yes. ayala heights was suppose to be the first high-end residential devt of ALI in cebu but it didnt prosper bec. it was developed during the time when the economy was badly crippled by the asian financial crisis in 1997 plus the geological integrity of the area that hinder them from continuing the project. i heard years ago that a portion of its 200-hectare property would be transformed into a nature park. how was it? never heard from it until this point.

Eunice V. Acejo, marketing head for Ayala Land Premier, said the firm will start preselling the 109 units in December, and targets to break ground by January next year.

“This is aligned with the overall thrust of Ayala Land to expand its geographical footprint,” she said.

Ayala Land President Antonino T. Aquino earlier said the company aims to bring all its four brands to Cebu and, in partnership with Cebu-based unit Cebu Holdings, Inc. and subsidiary Cebu Property Ventures and Development Corp., will spend about P2 billion every year starting next year to accelerate the development of Cebu Business Park and Asiatown IT Park.

Avida Land, Inc. has started the construction of its twin 25-storey residential towers at Asiatown, a 29-hectare cyberpark developed by Cebu Property. Avida Towers Cebu will be completed in 2013.

As usual... the No. of floors in any Ayala Condominium projects like the Alveo is always controversial... Media is not reliable because we have proven that the SSC is more accurate in gathering details in certain project like this... i suggest let us finalize the no. of floors of this project thread when the final rendering is up..

bitaw sad.. but according to the grapevine, the Ayala Premier Land's project, since its original name.. Park Tower 3 is already touted to be iconic and is slated to be the crowning glory of CBP.. thats why i dont believe its only 23 storey... until the official rendering of the project comes out...

harsh ra sad kaayo ka sa crown regency.. @ zurbs oi.. hehehe.. but i agree with you.. na its not really stunning in terms of design...... but at least it had set the precedence for other developers to exceed it. But we cant deny the fact that it had made Cebu proud with its towering 40 storey.. ( at least for now). :) but sooner or later when taller skycrapers in Cebu hovering maybe at 50-60 will be up, Crown Regency will have to bow down, but at least we could say, that the structure lorded over in VisMin Region.. for say... 5 years? or more....

It's 23 floors and that's FINAL... (27 floors = 3 basement parking floors + 1 basement utility floor + 23 floors for units and amenities)

Unit price is P10-P40 million... It's not just all about height everyone... so keep your cool. ;)

1016 Residences is so far the only Ayala Land Premiere development that revolves on country club living.

Hmmm, I guess, CBP cluster talls will not be as tall as those in Fuente cluster and AITP cluster.

Sayang kaayo...Naa pa man unta diha ang ACC.

Anyway, Bigfoot Media Park in CBP is still something we can look forward. But i'll just try not to hope high... :)

AYALA Land Inc. (ALI) yesterday announced the coming of another Ayala Land Premier project to the Cebu Business Park (CBP) this year.

Developer Ayala Land Premier, ALI’s high-end residential brand, has earmarked P1 billion as investment for the development of 1016 Residences, a 27-storey residential building. The project will stand on a 2,389 square meter (sqm) property with a 900 sqm footprint. It will house 109 units with 11 special units.

The project’s name “1016 Residences” refers to the lot number and block number where the project is situated – a good feng shiu number, according to ALI officials.

ALI senior vice president and head for Visayas and Mindanao operations Emilio Tombocon said the coming of the company’s high-end brand to Cebu is a clear manifestation of the company’s confidence and commitment in giving residential options to the Visayas and Mindanao market.

“This just shows that we are not done yet,” Tombocon said citing the recent expansions of Avida and Alveo in Cebu, the two other residential brands of ALI.


Tombocon said 1016 Residences will break ground before the end of the year. The entire development is projected to be completed by 2014.

ALI residential business group head Bobby Dy said Ayala Land Premier is taking advantage of the project’s prime location as it has direct access to a full range of retail, dining and recreational amenities.


The high-rise residential project will feature two-bedroom and three-bedroom units with unit areas ranging from 98 sqm to 197 sqm.

The prices of the units range from P10 million to P40 million. Among the project’s amenities are a kiddie play area, landscape gardens and lobby lounge. Unit owners will also get usage rights to the City Sport Club Cebu.


Dy said they are confident with the market as Cebu is now a key regional hub for both business and tourism.

“Given Cebu’s economy, the company will continuously look for opportunities to introduce more projects here,” Dy said.


Cebu Holdings Inc. (CHI) president Francis Monera reported that although the company has not started its pre-selling of units, many buyers have already expressed interests in owning a unit.

We have to consider that Cebu's market is just a small percentage to Manila's and Ayala got a lot of local competitors.

Might not be that tall or iconic, but still OK.

and Ayala is maybe just testing the market.. anyway our skyrise is still a baby so to speak.. there are still alot of years to look forward... lets just hope that another Cebuano, just like the Kings, Gaisano and Ting Guans will be more aggressive than these Manila developers..

IMO, cebu is much luckier we have nice looking buildings now-a-days compared to manila na ang uban outdated kay ang design maoy uso sauna. :okay::okay::okay:

CEBU CITY -- Ayala Land, Inc. will invest around P1 billion on its first upscale condominium development in Cebu.

Ayala Land executives hope to get the license to sell all 109 units of 1016 Residences -- the first condominium project of the Ayala Land Premier brand in Cebu -- by mid-December, and break ground by January next year.

Construction will be completed in 36 to 40 months, said Jose Juan Z. Jugo, Ayala Land Premier senior division manager.

He was confident Cebu is ripe for an upscale condominium development. “We think the Cebu market is very strong. We are very confident about this project,” he said.

The 1016 Residences will be the “first of its kind” in Cebu, Ayala Land Senior Vice-President Emilio Tombocon said. “I don’t think there’s anything that could match the physical attributes of this project,” he added.

The 1016 Residences will rise behind the City Sports Club within the 50-hectare Cebu Business Park, a masterplanned community developed by Ayala Land affiliate Cebu Holdings, Inc.

It will have 27 storeys, 23 of which will contain all 109 units. Out of the total, 11 units will have special features such as a private pool, a private terrace or a garden.

Regular units will cost P11 million to P12 million each. Special units will go for around P40 million. Each unit will be assigned a share in City Sports Club.

“The shape [of the building] is very unique. Each unit is a corner unit with views of either the sea or the mountains,” Mr. Jugo said. The development also complies with global efforts to protect the environment, executives said.

Im very disappointed with Ayala Premier considering this is their first highrise project in Cebu. Its way , way below the look of Residences at Greenbelt or Serendra and their other projects.Its not different with their low cost Avida projects

IMO, its just the beginning of more exciting projects in cebu!!! although taas tag expectation coz its an AYALA BRAND but let's also pray that our cebu-based developers would set the trend of sophistication and contemporary design here in Cebu which we are starting to see at this point. needless to say, Cebuanos are already world renowned artists with creative and innovative mindset. so i expect that whoever will make Cebu's monumental and iconic structure in the future, should be a CEBUANO! :okay:

i actually liked it. it's neat and classy and the terraces are awesome. quite nice and in line with my expectations of a residential building. surely the interior of this building is high-end.

residential buildings are not suppose to look fancy from the outside, rather they should have nice interiors. some under-const residential condos there look like office buildings, which have windows that have little access for free-flowing air.

Mapareha nani in the future sa Manhattan skyline sa NYC between 14 Street and 86 street mga tag-as na ang mga building. Unya ang sa Shanghai China, gipangguba ang mga heritage building nila ug gipangilisan sa high rise. That is progress. :nuts:

However, it turns out that the structure is not as what is expected.. and worse aside from being a dwarf structure, the design is a so-so....Cebu based developer's project offered better projects than this.

But, so much for this........ lets just be happy and thankful anyway.. hehehe.
We will just bank on our trust and confidence to Cebu based developers who does not fail the Cebuanos..

For me ok ra man ang design coz sa type palang sa building nga condo for me murag dili pwede or way angay mamahimong crown jewel ang condo. As far sa akong nahibaw an, ang mga crown jewels sa nag kina iyang ciudad sa kalibutan kay office towers or hotels or mixed use office condotels...:yes: Sa number of floors lang gyud ko nag expect og too much...

Wa sad ka kapangutana nga mo abot og 40 million ang mga units kung dili serious ang Ayala sa Cebu? Mo price kaha sila og ingun ani kung mo ingon kag "ITO NALANG ANG GAGAWIN NATIN SA CEBU"? Sa kadaghan sa gitukod nga condos sa Cebu ron ni sugal paman gani sila og invest og ingun ani ka high end (the most hi-end condo in Cebu as of now) coz they're very confident sa Cebu.
Wala pa baya ta sa scale sa Manila (interms sa kadako sa market) nganong mag expect man tag i equal sa ayala ang ilang projects didto og sa Cebu. Nag sugod pa gani ang Cebu... so be cool, oks?

Ayala Premium usually build tall buildings but very conservative with regards to the design of their residential building. They dont even have an iconic building in Manila.Their latest project in Makati ,Point Tower although 60 storeys high looks like just an ordinary building but considered as the most expensive today with prices ranging from 10 to 90 million pesos per unit or 163,000 pesos per square meters.Maybe they still testing the Cebu market since its just 100 plus units thats why its not very tall.

Wow, there's a lot of bashing going on. But this is a typical safe but clean ayala design... My tip is to never give in to the marketing hype, be patient and see what happens :)

See Asia Tower, still looks classy even after years. One Roxas Triangle, very clean and chic. See TRAG and Park Terraces, it employs the same design theory. Look at Senta and even The Columns.

If they will divert from such designs, they will not be an Ayala Land bldg. I think the chic thing about the bldg is that its opulence is not look-at-me-i'm-worth-millions, its more i-am-confident-and-beautiful.

i see that too... makes me wish back for the days when we were just grateful that these kinds of developments come to cebu and look forward to what it brings to the local economy... maybe this 'attitude' comes with development/progress no? the more we get developed the more we become harder to please? just my thoughts.

imo, it's a nice residential condo highrise - but the hype 'shape is very unique' and 'crown jewel' does not apply.

the description - posh or high-end condo units is more appropriate. the 'very unique' tag may refer to the unit layout and orientation.

in terms of its overall architecture - it is definitely not outstanding, obviously since it's only 22-27??? storeys - and its contemporary look. hopefully the 'stratus' would look much better.

Maybe we should think more out-of-the-box here. Manila is an entirely different market. Land is scarce & expensive which would explain the tall towers. 1016 still stays true to Ayala Land standards, the amenities and finishing of the building are better than any seen in Cebu so far.

The finishes of 1016 Residences are very clearly Ayala’s. Luxury does not have to scream. Elegance is always classic and understated. 1016 Residences is a world-class development mirrored after Park Terraces, the hugely successful Ayala project in Makati with units worth more than P50M! This is very exciting. Imagine a unit with its own pool? Or a unit with a large garden of its own? Only Ayala can do something like this.

But the luxurious interiors can never be enjoyed by people like me. Haha.
True enough, the building isn't ugly at all. It is a neat-looking building. It's just that the adjectives used hyped it beyond what we would normally expect.
People like me can only see it from outside and though the design looks homey, it is also not iconic or worthy of being the "crown jewel of CBP".

Wanted it to give the King complex a challenge for the height too.

I cannot post pictures of the floor plans yet, since HLURB in Cebu is strict.

But here are the rundown of the specs:

Ayala Land Premiere’s 1016 Residences shall only have 109 residential units available for sale, all which are prime corner units. A 27-storey Bldg, of which 23 floors are for residential use and there are only 6 units per typical floor.

1016 Residences shall stand on approximately 2,400 sqm parcel of land in Cebu Business Park, 900 sqm of which shall be used as the buildings footprint and shall be efficiently used for landscaped parks and private gardens.

Units Available for 1016 Residences

The 2-bedrooms is sized in the range of 98sqm-101sqm, with 1 appurtenant parking slot. The price range with VAT is approximately PHP 10M – PHP 40M.

i still consider rockwell land corp. the best developer for luxury condo development in the country. when buyers have all the pot of investment to burn, rockwell condos are highly recommended. although rockwell condos are perceived to be highly overpriced, buyers don't mind the hefty price tag. they are perfectly satisfied with the exceptional customer service afforded to them by the developer up to the smallest detail.

another developer of luxury condo in the country is kingdom hotels investment, a foreign developer owned by a member of the saudi royal family . its pet project now is raffles residences makati.

ayala land, under ayala land premier brand, is a promising luxury condo developer in the country. now that ayala land premier touches ground in cebu, expect the influx of the multi-millionaires and billionaires here in our beloved sugbo 5-10 years from now. with cebu's healthy business climate and excellent recreational environment, it will not take a long time cebu will become every businessman's vacation home in asia.

CEBU CITY, Philippines—Ayala Land Inc. (ALI), under its Ayala Land Premier brand, has poured in P1 billion for its first high-end condominium development in Cebu.

The 27-story 1016 Residences will rise on the 50-hectare Cebu Business Park (CBP) and will be completed by 2014, according to ALI senior vice president Emilio Tombocon.

Good feng shui

“Cebu is the premier, commercial and business district in southern Philippines and we are proud to launch this one-of-its-kind development in a community of global citizens,” Tombocon said.

The name of the condominium building was derived from the lot and block numbers and presented “good feng shui,” he explained.

Bobby Dy, senior vice president and group head of Ayala Land Residential Business Unit, said the company was still waiting for the license to sell all 109 units. Ground-breaking ceremonies are planned by yearend.

To be built beside the exclusive Cebu City Sports Club (CCSC), the 1016 Residences will have 11 special units highlighting private gardens and patios, roof decks, gourmet and Asian kitchen and private pool.

Regular units will be sold for up to P12 million, while the special units are priced at P40 million.

Heavily landscaped

Every floor will have six units—four two-bedroom units (98-101 square meters) and two three-bedroom units (131 sqm). The size of the three-bedroom special units may go up to 229 sqm.

Each unit will come with an assigned share in Cebu City Sports Club.

Development will cover a total area of 2,300 sqm, but only 900 sqm will be devoted for the building footprint.

The rest will be “heavily landscaped,” Dy said.

“Cebu has always been, and will continue to be, a key geography for us,” Dy added. “It is a place where businessmen thrive, a major trading hub in the Visayan region, a major exporter of fashion accessories and furniture, and increasingly becoming strong in BPO .”

Jose Juan Jugo, Ayala Land Premier senior division manager, said the project was inspired by outstanding Cebuanos who have made names in the international scene.

I would say the whole park beside 1016 Residences needs to be updated and landscaped. Surely Ayala Property Management can be up for the task.

The whole Cebu Business Park area in the Samar loop vicinity must also upgrade/repair the sidewalks since most of it are uneven, taken over by shrubbery and broken.

I can say that for sure they will do this before the 1016 Residences project turn overs by 2014 since the over-all look of the community should be at par with the Asiatown IT Park project.

you can't call an area 'squatters area' just because the houses there are small, constructed using cheap materials, and are huddled close together.

but to answer your question, yes, the area can be very visible from where the moneyed will soon be lounging. lol.

actually i don't like to call them squatters but informal settlers. yes, it's just a stone-throw away from Barangay Hipodromo at the eastern side of CBP and there is also another one due north and that is Barangay Luz.

* whole road networks should be asphalted instead of road concrete to make the road more neat and clean similar to ayala avenue in makati.
* well-maintained road signs and markers (or better upgrade them to something new and attractive)
* year round fresh paints of road lines
* upgraded street lights
* upgraded road island landscape

you can't call an area 'squatters area' just because the houses there are small, constructed using cheap materials, and are huddled close together.

but to answer your question, yes, the area can be very visible from where the moneyed will soon be lounging. lol.

recommended improvements inside cebu business park:

* whole road networks should be asphalted instead of road concrete to make the road more neat and clean similar to ayala avenue in makati.
* well-maintained road signs and markers (or better upgrade them to something new and attractive)
* year round fresh paints of road lines
* upgraded street lights
* upgraded road island landscape

if i am one of the owner sa house and lot kanang kilid gyud sa kural sa cbp , ako ni ibaligya sa usa ka developer para magtukod sila ug hotel tower or bpo tower to compete sa mga business inside sa cbp.

^^ This is correct. Most likely, within the course of the construction of 1016 Residences that parcel of land's owner will sell/JV lot to a developer who can challenge the ALI development. Good business sense imho...


That will be quite a challenge to sell these pricey units considering its location. I'm sure the surroundings will get better in the long run.

I must say this project is growing on me. The design I mean.
It is nothing so mesmerizing, but it is classically elegant. And the lavish landscaping is something I look forward to seeing. It looks like a great place to live in for those who can afford. Hehe.

me , i actually like it. its simple, elegant and timeless.. the white color and clean lines ,make it easy to look in the eyes.. i prefer this design than the sedona parc, there's too much going on in the design, IMO.
