Hi,
Dispite Tiger giving me a bank account no: If you check R.E.R.A. website under Tiger, they are listed as an approved contractor, but it also says Marina Pinnacle, TRUST ACCOUNT NOT APPLICABLE, BANK ACCOUNT NOT APPLICABLE. This stinks. I am also trying to sell all mine now, but Tiger will not talk to any agents and are being really obtrusive. Completion dates are also being stated as December 2010. What a shower of shit these people are. I am writing to R.E.R.A. tomorrow, but I think they will give little resolution to the problems we are having.

Since January Tiger have built 17 floors. That one every 11days. I know that is poor for Dubai, but against British building that is not bad going.
I am not defending them, I still think they are a but of lying b******

I just drove by the site and noticed one sheet of glass on the marinna side. I dont know if they are just testing the glass that will be used for the building or glasswork has started, any ideas?

Thanks. I sent an inquiry to Tiger-Hamdy- on the due date. I don't expect much except the run around as usual if he replies. I going to Dubai solely this time around for my investment with Tiger. I will knock every door whether legal or otherwise. I am getting really sick and tired of their lies. They do have a good amount of my money with them.

I did get an email from Tiger stating the date being 2010. I am taking my case with RERA and putting as much pressure on them as I can to see an end to this scam.

I have just sent a letter to Waleed Mohammed Mohammed, as he is the seller on my conytract. I am sure he is fully aware of what Tiger are doing, delays, ignoring e.mails, not notifying it's clients of delays. But just in case he isn't I will give him the chance to reply and give reasons. I have also asked what Tiger propose to do about compensation. Of course on any development you expect delays, but not 2 1/2 years late.
I will probably just be ignored, but I think Tiger know, there is jack shit we can do about it.
R.E.R.A. is probably the best bet, as if enough complaints are recieved, R.E.R.A. will surely look into Tigers devious methods.

Just recieved August update from Tiger.
Almost identical to July.
So bugger all work going on.
They also sent loads of pictures, but they could be from any floor in the building, and the two external shots they took, you could not make out the top of the building, so impossible to count the floors. Crafty sods.

Has anyone managed to get any information from Tiger about proposals for dealing with delay. They are pressurising me to make payments on a revised payment schedule but my fear is that if I do so it will be viewed as my acceptance of new terms which could exclude any compensation for dealys. All they keep saying is that they will deal with the contract and they are unwilling to provide information as to how they propose to deal with the ongoing delays. Any information from others appreciated.

I was offered revised payment plan last year. When I asked about compensation, Tiger told me that was my compensation. Tiger are not adhering to their contract, otherwise we would be sitting in our apartments by now. My contract clearly states completion June 2008. Lying bunch of bar stewards.

Instead of everyone keep moaning about Tiger, it's about time something was done. I e.mail twice a week, I written to the owner of the Tiger, and all just get ignored. Tiger are rude, unprofessional and a disgrace.
Maybe someone can draft a letter of complaint to R.E.R.A. that can be copied by all Pinnacle owners to sign and send on.
If knowone can be bother to write to R.E.R.A or seek legal advise, then they have no reason to complain, they will just have to watch Tiger robbing them of their money and walking all over them.
I am trying to sell my apartments ( please knowone ask how much, I have already had a waste of space asking the ins and outs, who is probably a tall building anorak) My agent contacted me saying Tiger will not release any information. So basically we are stuffed, unless we take legal action.

According to a friend of mine who lives in MH, they're certainly working on this - something like floor 55. The design of the floors has changed. The frames are being fixed for the glass...

I have some pictures he has taken, but not sure how to upload them. I am happy to email them to someone if they want to share them on the forum.

Tiger Properties unveils deluxe towers

Tiger Towers, a luxurious project on the Dubai Waterfront, is the latest development from real estate major Tiger Properties, a report said.

Located on the Madinat Al Arab portion of the Dubai Waterfront, the twin condominium towers will rise to 170 meters and 185 meters, respectively, said a Gulf News report.

The towers feature a four-storey podium building and 3,000 sq m of retail space, adding up to a built-up area of 121,500 sq m.

There will also be a 48th floor roof-top restaurant and landscaped areas on the ground level.

'With Tiger Towers, we will establish a new benchmark for buildings in the Waterfront district - one of Dubai's most successful new urban neighborhoods. This is not much help to the Pinnacle purchasers. Now R.E.R.A. has been introduced, all the funds collected on the new project will go to the new project. Unfortunatly all the funds collected on The Pinnacle, a percentage has gone on finishing over Tiger projects, which is why The Pinnacle has had so many delays.
I don't think companies like Tiger should be allowed permission to continue building new projects, when there is so much uncertainty and lack of professionalism in their current projects.

Matters are gone very quiet. Has anyone got any updated photos? Hopefully work is proceeding. Its difficult to get any proposals from Tiger as to how it proposes to deal with delays, yet they continue to press for payments.

Things are getting more quiet because there is no progress at all.
I went yesterday to see the Site and unfortunately it was the same as it was last month, no improvement at all.

If really they want to complete the work they can do it within 6 months time. But they said that the project will be completed in June 2010 to take it easy.

No...if you look at the render, you can count 12 balconies (floors) from the last service floor....and compared to this picture there are just 5 floors less... I'm wrong??

Tiger properties will continue at a slow pace, as they are holding back on the sale of at least two hundred apartments. When other developments catch up, the value of Tigers apartments will have doubled if not tripled, therefore they sale of their two hundred existing, will be equivelent of selling 4-6 hundred at the old price. They do not want current buyers selling, which is why no mortgages are available and why Tiger are so uncooperative, as this would be detrimentel to their future sales.

you can notice 2 things:

1. In the rendering, between 1° service floor and 2° service floor there are 14 floors, while in real picture there are 16.... why? maybe the rendering was wrong....
2. According to the project, the executive floors are 16. Actually they built 7 of them, so there are just 9 floors to complete the structure (or 7 if they changed something in the project, but i don't think so).

With a 1 floor per week rithm, MP needs 2 months more or less to top out!!

I have one bed apartment on 16th floor. When Tiger took me to see it, the 16th floor is 6 above the first service floor, which makes the first service floor level 10. According to Tigers last report they were supposed to be completing floor 61 in September, I dont think so, whatever way you count it.

I bought a 1 BR later on and my Contract says Completion June 2010.

I managed to change and revise my payment term as followings:
The total outstanding 300,000 Dhs.

I have agreed to pay another 100,000 Dhs in three installments every four months (January, May & December 2009).

After that the remaining dues +/- 200,000 Dhs to be paid on completion date

1. Finished concreting of slab, columns and lift lobby up to 64th floor.
2. Finished concreting of core wall up to 65th floor.
3. Finished plastering woks of internal wall of all flats units up to 51stfloor using DUBAI CEMENT PLASTER (ready for wall tiles setting and wall paints). In progress works at 52nd floor.
4. Finished concreting of core wall stair-1 up to 64th floor and core wall stair-2 up to 64th floor level.
5. Finished concreting of electrical and garbage room up to 53rd floor and finished form and steel works at 54th floor ready for casting concrete.

10. 90% finished in repairing of plastering works for internal walls up to 51st floor and in progress up to 52ndfloor using NATIONAL PAINTS product.
11. Finished application of waterproofing on slab of kitchen and T&B up to 27th floor.
12. Finished ceramic tiles setting on wall of all kitchen and bathroom up to 44th floor and in progress works at 45th up to 49th floor, for floor tiles 88% finished up to 24th floor.
13. 85% installation of ceiling cornice at 9th floor up to 11th floor.

NEXT ACTIVITY FOR THE MONTH OF DECEMBER 2008


1. Installation and fixing of steel rebar, shuttering works and casting of concrete on slab, columns and lift lobby at 65th floor.
2. Installation and fixing of steel rebar, shuttering works and casting of concrete on core wall from 66th floor.
3. Installation and fixing of steel rebar, shuttering works and casting of concrete for core wall stair-1 at 65th floor and core wall stair-2 from 64th floor.

His reply was he did not know what was happening on site, and the last thing Tiger was worrying about at the moment was compensation. I continued to quiz him, but as usual, when he cannot answer questions he hangs up. Tried to call him back, but he was busy. Looks like they are in the shit.

I did recieve pictures from Tiger a couple of days ago, all internal, but a lot of tiling and marble going on, pictures of completed kitchens, so maybe they are doing a lot of internals. It has all got to be done I suppose, I'd be happy at the moment just to know it is going to be completed.

I too have received an email from someone else who has an apartment on MP regarding a for sale sign and construction stopped.

I have emailed a friend of mine in MH (assuming he hasn't fled Dubai) to see if he can shed light on this. :ohno:

Spoke with Mr Hamdy today, he confirmed construction is still going ahead, and the site can be inspected at any time, he confirmed things had slowed down, as per the rest of the marina, but they were still hoping for completion July 2010. I would love to get compensation, but I am more interested in having the project finished. I think if everyone starts claiming compensation as well, then the site will probably never get finished. 9. 90% finished installation of G.I. pipes riser for LPG Gas up 50th floor and 75%
finished at kitchen gas pipe line up to 48th floor and in progress woks at 49th and
50th floor by BC Lootah Gas contractor.
10. 90% finished in repairing of plastering works for internal walls up to 52nd floor
and in progress up to 53rd floor and at stair case 1& 2 up to 53rd floor using
NATIONAL PAINTS product.
11. Finished application of waterproofing on slab of kitchen and T&B up to 36th floor
and in progress at 37th floor.
12. Finished ceramic tiles setting on wall of all kitchen and bathroom up to 44th floor
and in progress works at 45th up to 49th floor, for floor tiles 90% finished up to 28th
floor and progress at 29th up to 32th floor.
13. 85% installation of ceiling cornice at 9th floor up to 11th floor.
14. 85% finished installation of AC Ducting up to 44th floor and in progress woks at
46th floor and 80% finished installation of chiller pipes up to 50th floor.
15. Finished installation of Fire Fighting pipe riser up to 50th floor and 50%at 48th
typical floor for Fire Fighting pipe lines at all flats.
16. Finished painting (primer coat) of internal walls of all flats and stair case up to 51st

17. 90% finished of balconies curtain wall at four elevations from 6th floor up to 48th
floor, and 90% at external curtain wall for front & right elevation at 6th up to 48th
floor.
18. for cladding works 100% installed of runner and brackets at all elevation from 6th
to 32nd floor and continuous from 34th to above for all elevations.
19 95% installed of elevator machine at P1, P2, P3, P4, and P8, 15% installed at P5,
P6, and P7, start installation at S1 & S2 by KONE
NEXT ACTIVITY FOR THE MONTH OF MARCH 2009
1. Continuous fixing of steel rebar, shuttering works and casting of concrete on slab,
columns and lift lobby up to last floor` level.
2. Continuous fixing of steel rebar, shuttering works and casting of concrete on core
wall from 67th floor.
3. Installation and fixing of steel rebar, shuttering works and casting of concrete for
core wall stair-1 at 65th floor and core wall stair-2 from 65th floor.
4. Installation and fixing of rebar, shuttering works and casting of concrete on
electrical and garbage room from 60th up to 62nd floor.
5. Continue on wall plastering using Dubai plaster on bedrooms, corridors, kitchen,

Recieved e.mail today, Tiger chasing last but one payment. Being it is supposed to be going into an Escrow account, I thought they were not allowed to draw on that money until they had reached the equivilent amount of construction. Told them I was not paying until compensation had been agreed. Right or wrong? We will have to wait and see.

Had major row with Hamdy today, he made it quite clear that Tiger were not going to pay any compensation, also would not answer why Marina Pinnacle was registered as one building and not apartments, and why was money still being asked to be sent to Walheed Mohammed Mohammed (the owner) and not Marina pinnacle. It stinks.

I sent e.mail yesterday to R.E.R.A. awaiting a reply.

They only open 8 -2.30 Monday to Thursday

I think everyone should be sending them an e.mail, it will take more than just mine. Although I do have e.mail addresses of at least 50 other purchasers and have told R.E.R.A. that I was speaking on behalf of all of us.
We will see, I don't think R.E.R.A. have any balls, which is why these developers ignore the Dubai laws, and it would appear getting away with it.
I emailed Hamdy again today, as I have still not had a response from yesterday. I have told him that the contract I signed and the payment schedule, related to a completion date of June 2008, therefor as there was a completion delay of 30 months, then all my payment schedule dates should be put back 30 months. This still means that they would have been sitting on at least 60% of my money for over 3 years.
Obviously still no reply. The only way they will do anything, and thats if we all keep on at them.
There does not seem to be any passion on the Pinnacle forum, unlike the Torch. Maybe people have just accepted they will loose money, and are happy with it.

I sent a similar email to Hamdy expressing the same points as Pinncale1. They are sitting on over 75% of my money. I believe we should act collectively to express our issues to RERA.

I am sure you all are aware RERA has over 35 Billion worth of complaints on their hand from various projects.

The floor construction have been stopped for 3-4 weeks. The cladding is going very very slow. For the interiors I can't judge, but the overall impression is not good.

Received an email from Hamdy stating the he will apply the contract terms to force me to pay the remaining installment. I have paid over 75% since 05 and my reply to him is, I see you in court.

I not lobbying here but we should be thinking/acting collectively as investors
because no doubt we are being f---ed in lieu of what's happening in the world economies.

Totally agree. I to have told Hamdy, they are not recieving any more money from me. I had a massive argument with him and called him a liar and his company cheats. I think it is pointless paying anymore money, as it will be just more money to loose. They have told so many lies I just don't trust them. I don't care if they take the property back and pay me my money back less the 20% stoppages as per contract. I would still be better off. I have contacted R.E.R.A. but they are totally useless and are on the construction companies sides. No one is ever going to form a group to stop these crooks, so I now think it is every man for himself.
If Tiger had not held back 400 units, thinking they were going to sell them at a higher price near completion, they would not be in this mess. It is all down to greed. If anyone thinks they are going to get compensation, they need their head testing. You will be lucky if you ever get an apartment.
If anyone who owns a property in this development, and who actually gives a shit that their money is going to be lost, please pm me. I will give an update in one week on how many people actually care.

Just recieved this from someone who has also been experiencing problems from Tiger with threats over non payments

According to ESCROW LAW no Developer can or could collect ay payments but through the ESCROW ACCOUNT.



To be able to collect the following payment(s) the DEVELOPER should send a copy of the Escrow latest report mentioning the percentage that he reached in his project and have the right to claim the payment as per the ESCROW report. Meaning that if you do not receive any ESCROW report the Developer can not ask you to make any payment at all.



The ESCROW law has been established to protect buyers from wrong pressures from Developers and has organize the percentage of payments which deletes automatically the Payment Schedule mentioned in our Contract Agreements.



The Project being delayed beyond the date mentioned in it will automatically be organized by ESCROW percentage.



WITHOUT ESCROW REPORT NO FUTHER PAYMENT(s). This is final and please stop asking the same question. The answer is there by the Land Department to protect us.



My advise is for you to answer Developer’s demand for next payment is to answer him that you are ready to pay provided he sends you the copy of the ESCROW report he received lately and that you will abide by the LAW and not by the Agreement’s schedule because the ESCROW LAW already deleted that schedule.

Just read interesting if not worrying article, about Dubai changing an existing law to benefit developers

Legal changes

The Dubai government has indicated that it is to make certain amendments to article 11 of property Law 13 2008, regulating the system of dealing with defaulters.

Law 9 of 2009 will serve to clarify how much developers can keep if investors default on payments. If at least 80% of the project has been completed prior to default, the investor loses all money paid to that point. The property will then be auctioned as compensation to the developer to account for the missing increments.

If at least 60% of the project has been completed prior to default, the developer is entitled to keep 40% of the original purchase price. If less than 60% has been built the developer is only entitled to keep 25% of the purchase price.
If construction has not been begun prior to default, but this is not due to 'negligence or omission on the developer's part', the developer may keep 30% of the installment money paid up to that point.


There is going to be a lot of properties up for auction. It stinks.

Some years ago they were advertising the tower as the tallest residential tower in the World, despite the title at the time was held by a recently completed way, way much taller tower that had just dethroned a Dubai tower already taller then what The Pinnacle was supposed to be. :nuts:

Things are getting done but slowly.
Had meeting with three of two of the directors, usually bull, but at least it is still going forward. They are still saying Dec 2010.
Only looked at floors 16 and 21. Tilings finished, balcony doors in, lifts operational. Lot of work still to be done.
Tiger said 72% complete. Don't know where that figure came from. I guess it is just a case of waiting.
Builders on site were very helpful though, and did not mind showing us where ever.

I have got t10, when we were there 2 weeks ago, we stood on our 21st balcony. Good size, roughly 10ft x 4ft maybe slightly bigger, views at the moment, really good. marina and sea. Tiger advertise our apartments as 1061 sq ft not 747.
