its just a project management firm who have a pretty good list of projects they've overseen, but mostly COMMERCIAL / RETAIL rather than Residential!

Its great to hear from a construction firm on the forums! Apologies for calling the project a "scam", but with the number of such projects in Iraq, I hope you forgive us for having pessimistic thoughts initially.

It would be great if you could post some information and maybe even construction pics of the project. as well as completion dates / prices etc...

Thank you for your positive responses, I fully understand your skepticism with regards to the issuance of the Licenses and the trading that has in some cases followed.

From day 1, we always planned to act on the license (Al Ghadeer Village) and I think you will find that our prompt action and mobilization has coerced a number of other license holders to move. We have a perfect team with a fully committed Iraqi partner in 4th Dimension and funding to match our ambitions from the Al Bilad Bank of Baghdad.

I have requested some pictures from site so that I may post them on this thread; I plan to be in Najaf with my colleagues within the next few weeks so I will be able to offer an update.

With regards to the availability of units to the general public; in Phase 1 of the construction is not possible for you to purchase a house in Al Ghadeer Village. The Phase 1 construction is limited to only 3000 housing units. These have initially been made available to Najaf State Employees only. We received 18,500 applications and had to select the purchasers through a lottery party which took place last month at Al Najaf Council hall. I will try to keep you updated as the project proceeds and in any case you can monitor the project progress through the Copperchase (كوبرجيس ) website and the website of 4th Dimension.

That's great! Thanks for the update. We await your info! also if you can send us the location of the village (maybe as a wikimapia link) so I can go and take some pics of the site myself when I pass through Najaf it would be great!

That is Awesome, the Big Devil has been saying we need low cost housing all over Iraq, hopefully more than 3000 houses will be built.

Any other plans for bigger projects?

The site is on the road from Najaf to Karbala, head out of Najaf about 10 miles from the centre on the RHS. You cannot miss the Copperchase-4th Dimension Board. It is on the route for the Arba'een procession.

Progress at Al Ghadeer

I have just returned from a visit to Najaf, the visit was memorable for many reasons.

Primarily it was good to see such progress being made at the site where in addition to the traditional Block and Beam construction that is going on for the VIP houses, the Cellate Fibresteel Reinforced Precast Concrete production process is starting. The Sales Office has been established in Najaf and is running very smoothly, it was most interesting to see and feel the warmth and gratitude from all the buyers toward Copperchase – 4th Dimension; they now believe that this is truly going to deliver a new start for them.

On a personal level, I was moved by the sight (and sounds) of the of Arba’ een pilgrims who had in some cases walked from as far off as Basra to visit Karbala with nothing more than the clothes on their backs and a pair of flimsy sandals. Thousands upon thousands of devotees being supported and encouraged along the route by others offering food, drinks and shelter; Something I will never forget.

Thanks for the update.

You mention that you use Cellate fibresteel. Is there any additional insulation for the walls, since a 200mm Cellate Fibresteel precast wall has a low R value?

Also any "special" features in the houses like centralised ducting for air-cooling/air-conditioning, solar-hot-water? Waste separation/recycling bins for the houses as standard? landscaping? playgrounds?

How many units are you planning on building in the second phase?

What are the monthly/annual maintenance fees for public areas? What do they include?

Sorry for all the questions, Hope you have answers some of them.

I also have an unrelated question, since you were in Najaf and no doubt spoke to the locals / local authorities did you see any evidence of the mythical "najaf monorail"?

That's awesome, news.

I'm glad you were moved by this procession, it has been happening for hundred of years.

Tony, have you thought about starting these projects without the investments from local government? For example, the same way they are doing it in Kurdistan, people would come to you and order a house to be built?
