The Marina Tower has been visualised as a modern, contemporary landmark that will reflect and emphasise the resort lifestyle of the Dubai Marina whilst presenting a nautical flavour. The elements of the design are inspired by the prominent sea facing location of the site. The concertina of the three curved, sail-like elements of the building create an interesting tension between these nautical forms evoking a strong sense of graceful yet vibrant, dynamic movement.
The design comprises a 51-storey tower above a four-storey podium with three basement levels below. The triangular plan form of the tower has been designed to achieve sea views to all apartments on each floor. The tower accomodates 38 housing residential floors 216 apartments with a mix of two-, three- and four- bedrooms. All are located around a central, rectangular core to ensure maximum sea views to each apartment.
The roof of the podium is designed to accommodate the pool deck and outdoor leisure facilities. These include a dedicated 25-metre lap pool, a separate children's pool and play area along with an exclusive family leisure pool and jacuzzi. A juice bar, barbeque areas, sun decks and lounging areas are also situated on this level. The health club level is elevated four-storeys above the pool deck and accommodates a large fitness centre overlooking the leisure and lap pools.
The ground floor comprises a double-height main entrance lobby, reception and guards' rooms. Areas for retail shops and a two-storey cafeteria are also planned.
