ESTANCIA IT SEZ is a notified SEZ and the first project of its kind in Chennai, providing a totally integrated township for discerning IT professionals to work and live, away from the congestion and pollution of the city.

Located on the GST (NH 45) Road in Guduvanchery, just a 20-minute drive from the airport, it is spread over an area of 82 acres. Surrounded by lakes and hills it already has a resort like environment. Adding to the natural beauty will be the landscaped campus of Estancia, serene and environmental friendly, to accommodate around 50,000 people.

Estancia will consist of three major components developed under three SPVs, promoted by the Larsen & Toubro Limited and Arun Excello Infrastructure Pvt Ltd.,

27 acres IT Special Economic Zone (SEZ) with 3.04 M sq.ft of office space.
41 acres Residential Gated Township with over 2000 apartments
11 acres Commercial and retail development with a Hotel Service apartment (By Holiday Inn) and a Mall cum Multiplex.
3 acres for a school run by Vidya Mandir (Mylapore).
The total project, spread over approx. 82 acres is expected to be completed in two phases by 2010 or even earlier as per demand.

World-renowned architects RMJM of UK, have created the master plan and designed each building, keeping modern international practices of township layouts in mind. Strata a subsidiary of RMJM has created the landscapes. Estancia will no doubt rival similar townships in Singapore and Hong Kong in scale and grandeur on completion.

True. Perungulathur has more or less became like tambaram with almost all buses stopping there and during peak hours it takes more than 10 minutes to cross perungulathur signal. Next traffic hit zone in the stretch is guduvancherry signal.

Minimum program is to build a uniform 6 lane with good service lanes. Service lanes (if at all there) are often misused by most of the road users. Long term solution is to go for 8 lane (not sure of the delay in doing that). My observation is that GST becomes 4 lane in some places, 6+1/2 lanes near airport, again losing some lands to hawkers. Patch work is done in most of the places to look like 6 lane till tambaram.

SHORT CUT: Pedestrians squeeze their way through the gap between the barricades and the concrete median on GST Road in Chromepet on Tuesday. Photo: A.Muralitharan

Risking their lives, several hundred commuters walk across the Grand Southern Trunk Road in Chromepet daily to reach the railway station and bus stand.

The Chennai Suburban Traffic Police along with the Highways Department and local bodies has been plugging gaps on the median wherever possible to prevent jaywalking and criss-crossing of vehicles across the road.

As part of the measures to reduce the rate of accidents and to improve traffic flow on the arterial road, barricades were installed a week ago at a pedestrian crossing between the medians.

According to police officials, the pedestrian crossing was closed as a traffic signal at the intersection of CLC Works Road and GST Road was activated recently and as it was only 50 metres away.

The move has not gone down well with pedestrians as they have to take a circuitous route to reach the bus stand and railway station. Many of them squeeze their way through the narrow space between the barricades and the concrete median.

Police officials said they had taken into account safety of pedestrians and motorists before placing barricades as it was not wise to have two pedestrian crossings in a space of about 50 m. However, since it was done only recently, they would study the new arrangement and take into consideration the pedestrians' views.

Chromepet residents recalled that as early as 2006, the National Highways Authority of India had mooted a proposal to construct a foot over bridge with escalators for the benefit of pedestrians to reach the railway station and the bus stand and even a function to lay the foundation stone was held a couple of years later. If such a facility was in place, pedestrians' problems would be a thing of the past, they added.

Just a month back when I was there for Diwali I met with an accident on this road near Guduvancheri signal. Two guys on pulsar with cruising speed did not mind the red signal where I started to cross the road after 5secs of Green signal along with other people. A school girl was right on the biker's track, then suddenly I entered with my bike to save the girl. They dashed my bike and I jumped out of it luckily. My Discover's neck got broken and dome was scattered to pieces. Those two fallen down and crowd caught them bleeding. The guys were drunken. As I have to leave India in next two days I had no time to repair my bike. Alas! But I was very happy that I saved the girl's life. That accident would have been fatal or could have completely changed her life.

This road is very risky. And I plead people to be very cautious when you are crossing this road. The mistake will not always be yours but others mistake can cause your life.

Traffic snarls between Guduvanchery and Perungalathur, has become the order of the day in the evening hours. A scene on GST Road recently. Photo: A. Muralitharan

Traffic snarl for several hours in the evening on the most important arterial road towards Chennai has become the order of the day.

Development of realty, growth of software industry, and construction of road overbridges have seen a phenomenal growth of traffic on Grand Southern Road between Tambaram and Chengalpattu over the past few years.

Not only during weekends, but on weekdays, it takes several hours to negotiate the distance between Guduvanchery and Tambaram. D. R. Muthu said that a few months ago, he spent most of his time on his moped held up in long traffic snarls between Guduvanchery and Perungalathur. A resident of Ayyanchery near Guduvanchery and retail merchant of snacks, he said that many times, he was unable to reach his shop on time.

Residents and representatives of civic groups around Tambaram said that the problem was due to the delay in completion of the road overbridge to replace the railway level-crossing near Vandalur railway station. Officials of the State Highways Department pointed out that a road overbridge was nearing completion to replace the railway level-crossing near Vandalur railway station. Preliminary work was on to construct a similar bridge near Urapakkam railway station. They said that with mofussil buses arriving at Perungalathur from both Chengalpattu and Tambaram directions, the road width of GST Road was not proportionate and hence the problem. They were hopeful that once the present bus shelter in Perungalathur was completed, traffic snarls on GST Road would not be as acute.

Who would go and live in these places? They are very far from the city. Have they been booked enough? What happened to Valanchary SEZ? Have they started the operations?

^^ Dude, Stretch between Tambaram and Chengalpattu is actually bustling with activity. Just take the 9 towns(with railway station beyond tambaram(excluding paranur and ignoring the villages surrounding these towns) - Perungalathur, Vandalur, Urapakkam, Guduvancheri, Potheri, Kattankalathur, Maraimalai Nagar, Singaperumal Koil, Chengalpattu, all are now seeing lots of residential and industrial developments esp in the past 9-10 yrs. I just did a simple population calc based on 2001 census data(rounded to nearest 1000)..

Perungalathur -19000,
Vandalur -13000,
Urapakkam -14000,
Guduvancheri - 27000,
Potheri + Kattankalathur = 20000,
Maraimalai Nagar= 49000,
Singaperumal Koil = 8000,
Chengalpattu = 63000.
Total = 2,13,000 (2.13 lakh)

If you add the other villages abutting/closer to this GST Road stretch like peerkanakaranai, kaatupakkam, kottamedu, mambakkam, madambakkam, adhanur, thirukachur, paranur etc they will add another 1 lakh atleast.

so lets take it as 3 lakhs based on 2001 data.(chennai metro pop 65 lakhs) There had been huge developments in this stretch between 2001-2011 like sriram sez, mahindra city, estancia etc apart from other projects. all these things would have made the population 4-5 lakhs now.

Who would go and live in these places? They are very far from the city. Have they been booked enough?

* Most of the people here are those who go to work/study in chennai. Thanks to suburban railways & GST road.

* Also thanks to Maraimalai nagar industrial estate, Mahindra city, sriram SEZ these towns supply residential needs for people working in these areas.

* Sadly these areas(technically areas beyond vandalur/kilambakkam) are not included in the second master plan for chennai which will prove costly in future due to unplanned developments happening now. these projects will increase the problem of drainage as there is no proper drainage system in any of the above towns. also water resources will be of strain though this whole stretch is blessed with lots of lakes

* The closeness to City centre, Airport, OMR/ECR, Oragadam-Sriperumbadur all make this one of the best places to invest. People who bought lands in 80s and 90s are selling now at almost 80-150 times. (A small e.g is = my relative who bought land in 1987 at guduvancheri for 37,000 sold it for 32 laks in 2010.)

* will the govt realise the potential??

^^ Its not that such a development was unanticipated. Chengalpattu (prior to splitting) used to be the most invested district in the country (atleast in top five)

Two ideas are languishing.. ITIR and MAP (Marakkanam-Arakkonam-Pulicat). Either one of these ideas will provide the basic vision for this region.

Mahindras have created an ideal ecosystem to pull the city southwards. Flanked by OMR/ECR developments on one side and Oragadam-Sriperumbudur on the other side, GST is poised to be a vital engine for TN's growth.
With the other interesting data wlbkng has already provided, its small wonder, this region is crying for serious infrastrucutre and proper foresight.

This was more like a regional plan, you sure can draw parallels with NCR. The saddest part of this proposal was, it was mooted by CII.. who listens to business folks when all these funny politics can occupy the our politicians time..

It sure can become a reality. First thing it needs is a strong visionary person from CM's office, a bunch of groundbreaking legislations, redirect all the useless freebie money into providing infrastructure.

The idea was not to make a concrete jungle in MAP, instead it called for sustainable development based on resources. It was a very forward idea. I wish its high time to revive this idea of MAP.. The current dynamics of urbanization already point in this direction.. only thing is there is no vision or guiding agency to regulate growth.

The traffic between Chengelpet and Tambaram has increased to its peak.
I used to travel from Tambaram to SP Koil in 30-35 mins in long distance bus, but nowadays it takes more than an hour to reach Tamabaram from SP Koil.

The only solution is to have the 3rd railway line which should be taken along with the doubling project that is happening between Chegelpet and Southern Districts(The existed meter gauge lines served earlier to move some amount of passenger traffic. In its absence the passenger traffic has moved to bus). There are no scope of introducing additional lanes in the existing GST Road.

To start with all Level Crossings in the entire GST road stretch till chengalpat atleast needs to be made irrelevant by constructing ROB or RUB. Currently the railway line acts as a divider for development and there are huge skewness in development because of developments favouring GST road side. Myself looking for plot development in MM Nagar but waiting because of this LC..

looking at rapid growth between tambaram-chengalpattu, SR should convert the existing third line between cgl-tbm and also in future they should lay fourth line also. so that suburban train will have a dedicated line like tbm-beach line. it will definitely ease some traffic on GST road.

as soon as the tambaram and vandalur ROB completed , it will ease the traffic on perungalthur .

yeah, when i enquired yesterday in Metropolis, they said Infosys employees alone have already booked around 100 flats there. One of my friend who lives in nungambakkam also has booked a flat there. Though he has his own house in the center of the city, travelling almost 4 hours daily, made him to take the decision. Getting a seat in train is not easy during morning times and moreover road transport(private veh and company buses) becomes quite impossible to commute daily from city because of the perungulathur jam. people leaving work at 5.30 pm are reaching home after 8 and 9 pm(and have to start back again by 6.30 AM next day). Many even started to think of leaving Mcity because of commutation problem(mainly because of the perungulathur jam). Unless more train services/perungulathur traffic problems were solved, this trend of either shifting home near to mcity or ppl leaving mcity will continue. With most of the companies expanding their bases in mcity(infy growing aggressively), its already high time to look into the transportation problems. almost 30% of mcity employees are staying in nearby areas like tirutheri, sp koil, chengalpet, mm nagar and this percentage is increasing day by day. Land rates have gone up many folds and rents for 2 bhk houses went above rs 7500/month in sp koil.

nhai has been extremely tardy when it comes to chennai. even rest of tn has very good nh. 3 lanes each from tambaram & bypass merge at perugalathur into a 4 lane highway to south. i doubt even 6 laning this stretch until chengalpat would be sufficient & i see no signs of this starting yet.

They should make the Tambaram chenglepet as express way and provide 2lane service road both side with entry & exit to express way @ vandalur,urapakkam,Guduvancherry,MM nagar,SP koil. MTC to use only service road and TNSTC/SETC to ply on express way.Later they can extend the express way upto tindivanam

That's very true and quite surprising since, as you said, NHAI has been extremely active across the rest of the state...

The 3 main highways leading out of Chennai - NH45, NH4 and NH5 all desperately need to be widened to twice their existing width.

Forget future planning - 8-lane roads are already desperately needed upto Chengalpet, Kanchipuram and Tada along these 3 highways respectively..

wlbkng
February 16th, 2011, 12:45 PM
* 8-lane roads are must along with service roads(10 lanes in principle) but the prob is this much amount of space is not available @ many places between Tambaram(TBM) and chengalpattu(CPT).

* Take for an example between Perungalathur and Vandalur gate, the stretch is squeezed between sriram sez and railway tracks. If railways goes on for expansion for 4th track(it might not happen for another 2 decades though) then it might eat up part of this space too. There are lots of trees that may have to be uprooted to make this widening possible. but green activists will object to this. on the other side, sriram sez has roads and building quite closer to NH. but i think that space can be taken but again land acquisition probs will surface. this is one such example of numerous constraints in this stretch between TBM & CPT.

* Atleast they should go for 6 lane in the first phase and then they can build a 6-lane elevated highway along this stretch from TBM to CPT (Distance : 40 kms) with exit/entry ramps at Vandalur, Guduvanchery, MM nagar, Mahindra city in the second phase.

* But they must complete 6 laning first before taking up this elevated highway. Whats more, there wont be land acquisition problems since it will come up on the existing NH, no environmental clearance problems etc.

* I would like a healthy discussion on this regard. Does anyone know any official email address so that I/we can forward the proposal to him?

wlbkng
February 16th, 2011, 12:54 PM
Moreover making the existing stretch alone as expressway will obviously increase the congestion in service lanes. more than 50% of local traffic (based on my experience) in this stretch till chengalpattu are primarily due to the areas residential/commericial/public transportation users between TBM & CPT region. squeezing them into service lane will actually aggravate the traffic woes. thats why i said making the existing road as some kind of arterial road (6-lane with service roads) like Anna Salai and building elevated road and making that as an expressway will reduce the problem and also keeping in mind of the problems that might occur in future

I was about to ask this. Many here(mcity) needs a right contact to raise the perungulathur traffic jam issue and force railways to finish the vandalur ROB fast. Atleast this will be a temporary solution for the mess happening at perungulathur daily. To whom can we raise this?

another neglect along this gst road is by railways. they are not at all interested in stretch beyond tambaram. now patronage has increased many folds compared to just 5 yrs ago. still railway timetable did not change much. they should increase the frequency particularly at peak hours. but before that they must finish the pending ROBs like vandalur. if they are not convinced about patronage during non-peak hours like midday, they can go for 3-4 compartment EMUs or even DMU during non-peak hours.

another way to reduce congestion on GST is to extend the Chennai bypass road upto chenglepet or atleast SP koil. Bypass can run parallely to west side of railway lines from irumbuliyur to SP koil. ( am not so familiar on those side land availability)

^^

- 8-laning of GST, GWT or GNT
- 3rd line from Tambaram to Chengalpattu on suburban by gauge conversion (this is just possible in one year in TN gvt and SR works together, sadly this is not even in proposal of SR:bash: )
- Chennai bye-pass extension to SP koil or Chengai (It needs more than 15KM new alignment road)

are long term projects. We have to wait for ORR to take the load of small stretch Vandalur-Perungalattur.

They should plan for super outer ring road covering Mahabs, Chengai, SRPD, Thiruvallur and Ponneri as very long term plan.

if Mahindra city developers pressurized state government and Railways, regarding speeding up the vandalur rob project, and also converting the existing Mg line into BG between Tambaram&chengalpattu,then there will be some improvement. so that more trains can operate between tambaram& chengalpattu. Because of MWC request only all the emu trains starting from cgl converted to operated till Beach , before that emu trains starting from cgl was operated upto tambaram only , except in peak hours.

If the IT companies in MWC requested State and Railways i hope something might happen.

On the GST Road near Aringnar Anna Zoo, Gold Souk Grande is an 8 lakh square feet premium mall which in the future could house hotels, stores and retail shops. The well known Ramada Hotel is going to open its hotel with 120 rooms at this Gold Souk which makes it an ideal retail destination for those in and around GST Road which in fact has no such or similar mall nearby of around 20 km. The entire Gold Souk Grande Mall is built with 100% vaaasu complaint.

This is the first ever Gold Souk in Chennai which is located right next to the Crescent Engineering College at Vandalur on GST Road which is fast becoming the next OMR of Chennai with various housing and business projects that have come up and coming up these days.

Features of Gold Souk Grande
* Multiplex
* Hypermarket
* Food courts
* 4 star hotel (Ramada)
* 300 stores to open

If you are planning to own a property at Gold Souk Grande contact them at 1800 425 4000 as they are predicting an annual appreciation of around 30% every year. Those looking for business property investment, Gold Souk Grande seems to be an ideal option.

I think, a new road must come up, by-passing all these stretches upto Chengalpet, so that it will reduce half of the traffic upto Chengalpet. It will be too difficult to convert this road to a 6 lane upto Villupuram / Tindivanam, with the current traffic.

I am thinking why not build an an elevated arm from Chengulpet which would link IRR ,ORR and Chennai By Pass . It could be elevated and run South to North and pass through Oragdam(Vandalaur-Wallajabad) , over ORR and Terminate with an Interchange at the Chennai ByPass . In future it could even be extended to IRR . This will enable freight and container traffic to move between these expressways and bypass the Kathipara Chengulpet stretch completely . In short even though we end up having circular express ways like Bypass,IRR,ORR we need N-S/S-N Connectors to complete the Grid .

Gold Souk Grande mall to be ready by next year

Chennai, Apr 2 : The Gold Souk Grande, the eight lakh sq ft premium retail space, built by the Aerens Gold Souk Group (AGS) on GST road, near Vandalur Zoological Park, would be ready next year, Ashish Gupta, Vice Chairman and Joint Managing Director, AGS Group said today.

Addressing a press conference here, he said the Grande would mark the destination mall that will house all reputed jewellwery brands under one roof.

More than 300 regional, national and international brands of top jewellers in the country, all holding hallmark licences would set up their retail shops in the mall, he said adding this would give a wide choice for the people.

The mall would also provide space for Fashion, Entertainment and Hospitality, he said.

"Being a destination mall with a first of its kind, Gold Souk Grande will attract and offer a world class shopping, entertainment and hospitality experience to the people in the city outskirts," he said.

The retail area was already catering to 10,000 residences, three IT Parks, Multi product Special Economic Zones and four leading Educational Institutions, he added.

The Rs.28-crore project will be implemented by State Highways Department

Pedestrians struggling to cross seven busy junctions across the city may soon have a respite as tenders are to be floated in a few days to build foot over bridges with escalators.

The Rs.28 crore project would be implemented by the State Highways Department. While an FOB each would come up on Jawaharlal Nehru Salai at SBIOA School Road junction, near DG Vaishnav College on EVR High Road, Arumbakkam and Velachery Bypass Road near the Chennai Metrowater filling station, two facilities would be built on GST Road and Taramani Link Road.

On GST Road, the FOBs would be constructed near MEPZ and near Tambaram Taluk Government Hospital, Chromepet. The TCS junction and Perungudi Road junction on Taramani Link Road would have such facilities.

Olympia launches the Grande

http://www.thehindubusinessline.com/features/investment-world/article2883167.ece?ref=wl_companies

Chennai-based Olympia Group has launched Olympia Grande on the Grand Southern Trunk road at Pallavaram, a Chennai suburb. The premium residential project, with 780 apartments of two- and three-Bedroom-Hall-Kitchen units, is to be priced between Rs 50-75 lakh a unit. The apartments will be across 17 blocks of 11-floor towers, as part of a gated community. The project is designed by RSP Architect, and offers modern amenities, including a club house. The project is registered with the Indian Green Building Council as a ‘green home', and will have environment-friendly features and water and energy-saving facilities.

Mr Ajit Kumar Chordia, Managing Director, Olympia Group, said the project in the southern suburb is well connected by road and rail to the city, and the peripheral areas on Chromepet and Tambaram, all of which are major hubs for residential, industrial and office space. The Olympia Group is known for its premium segment projects, and in the current financial year plans to launch one more luxury residential project of 400 apartments and villas, and the second phase of the Opaline, Opaline Sequel, with 750 units. The first phase of Opaline on the IT corridor, the Old Mahabalipuram Road, with 1,200 apartments, has been nearly sold out. This will take the delivery pipeline of projects to approximately 3 million square feet by the Olympia group, he said.

+1. With the 6/8 laning of GST Road by NHAI this area is going to rock.

Sources in the Highways Department said their drawings had been made keeping in mind the widening of the GST. Land acquisition is being done accordingly, the official said.

Two other projects replacing level crossings along the GST Road that are in various stages of construction are also awaiting NOC from the NHAI. At least 30 per cent of work has been completed at LC 47 at Singaperumal Koil. It would be a road over bridge with a rotary on top.

The Rs. 52 crore project commenced a year ago and is expected to be completed in September 2013. However, sources said that the NHAI has asked for change of design as in future, the GST Road is expected to be widened into an 8-lane facility. Presently, the NHAI is the process of finalising the detailed project report for 6-laning it.

The State Highways Department will form two link roads to connect the traffic on arterial roads in southern parts of the city in this fiscal.

Highways and Minor Ports Minister Edappadi K. Palaniswami who tabled the policy note for 2012-2013 at the Assembly on Friday said that the Pallavaram-Thoraipakkam Radial Road, which now connects IT corridor and the GST Road, would be extended up to East Coast Road. Once the department completes preparing detailed project report, process to acquire lands would begin this year.

B. Kannan, a resident of Thoraipakkam, said link roads between GST Road and ECR and ECR and Rajiv Gandhi Salai would help residents. Sources in the Highways said they will initiate detailed project reports for the schemes announced in the Assembly soon. The proposal to extend Pallavaram- Thoraipakkam Radial Road up to the ECR would cut travel time for those commuting to GST.

The other link roads are from the stretch of Maraimalai Adigai Bridge-Irumbuliyur Road at Medavakkam to Karapakkam on Rajiv Gandhi Road and a 200-feet road connecting Chennai bypass and Outer Ring Road near Karunakaracheri at Ambattur. Alignment has been changed after the residents' protest in the locality.

Two more grade separators would be added to southern Chennai this year. While one facility would come up on the junctions of Medavakkam Road and Pallavaram Thoraipakkam Road near Keelkattalai at a cost of Rs.60 crore, another would link three roads. The Rs.90 crore worth grade separator would be built on the junction of Medavakkam-Sholinganallur Road, Medavakkam- Mambakkam Road and Maraimalai Adigai Bridge-Irumbuliyur Road at Medavakkam.

Some more projects in the pipeline are link roads between Rajiv Gandhi Road and ECR at Neelankarai and Palavakkam estimated to cost Rs.100 crore. Detailed project reports are being prepared for a grade separator at the junction of Mount-Poonamallee Avadi Road and Chennai Bengaluru Road near Poonamallee.

Connecting ECR and OMR will help between east–west connectivity, said officials. “All the links that we now have on the roads are from north to south and development too is happening in that direction. With east west connectivity, development that is perpendicular to the two roads will happen,” an official said. Residents of west Chennai also have something to cheer as bridges across Coovum river at Nolambur and between Mount Poonamallee Avadi Road and Paruthipattu would be built.

Minister K. Palaniswami also elaborated on six-laning of Rajiv Gandhi Road for 25 km from Siruseri to East Coast Road near Mamallapuram. He sanctions Rs.100 crore for phase II of Outer Ring Road. In a bid to develop infrastructure for Oragadam industrial park, Singaperumal Koil-Sriperumbudur Road and Vandalur-Walajabad Road would be widened to four lanes.

CHENNAI: The government will build a 1,420 crore peripheral road that will skirt the city and its heavy traffic to connect Mamallapuram in Kancheepuram district and Ennore Port in neighbouring Tiruvallur. The 162-km-long highway will compliment Outer Ring Road that connects Vandalur and Tiruvallur-Ponneri-Panchetti Road in Minjur.

Announcing the Chennai Peripheral Road in a suo motu statement in the assembly on Wednesday, chief minister J Jayalalithaa said the highway will link Singamperumal Koil, Sriperumbudur, Tiruvallur, Thamaraipakkam, Periyapalayam and Puduvoyal and Kattupalli near Ennore Port.

"A detailed report will soon be prepared for the project. New stretches of 83.2km will be built for the road and 78.6km of existing road will be upgraded," she said. The road, which will come up 30km from Outer Ring Road, will aid container movement to and from Ennore Port.

Industry reacted with elation to the announcement. "The idea is wonderful and we welcome it. The state is bringing to life its Vision 2023 document which gives thrust to infrastructure development," said R Dinesh, chairman, CII-Tamil Nadu State Council.

"The manufacturing, automobile and automotive component industries are mushrooming rapidly in the Chengalpet and Sriperumbudur-Oragadam belt due to availability of infrastructure and skilled workers," Dinesh said. "The initiative will raise investor confidence."

Phase I of the Outer Ring Road was conceptualised in 1996, but took shape only in 2010. "Acquisition of land for ORR came at a huge cost, but that will not be the case with Chennai Peripheral Road," said a senior highways official.

The road will also help container movement from the southern districts along East Coast Road, 765km of which the state is widening and upgrading between Chennai and Kanyakumari. "ORR will soon reach its capacity so it is imperative to work on a project for the long-term," the official said.

With the six-lane Outer Ring Road moving at snail's pace, heavy vehicular traffic takes a toll on roads, especially Bypass Road that links GST Road near Irumbuliyur and Maduravoyal.

"If the deadlock is resolved and the Chennai Port-Maduravoyal road is built, it will compliment the peripheral road," an industrialist said. The NHAI-Chennai Port Trust joint initiative was recently put on hold by the state public works department, which wanted course correction of the road along the Cooum.
