CONSTRUCTION START: September 2004

According to today's al-Khaleej Arabic newspaper, construction will start on Zabeel Mall next month. The building will be 7 storeys high, and other than a shopping mall, it will have 88 hotel apartments, a cinema, theatre, and cafes and restaurants. There's also a pool.

Yes, it looks like it's right next to Zabeel Park from the greenery I see.

The pic on the al-Khaleej site is very small, but in the newspaper it's big enough to see in some detail. It has a pyramid thing on the roof like Wafi and there's a pool under it. It has a lot of glass windows so ought to have a lot of sunlight inside. I don't know how big the mall itself would be. I think it would be similar to Mazaya Centre which is mostly made up of apartments. But this is bigger.

Maybe this is not the biggest mall , however it sure is the most beautiful one in Dubai in my opinion. :) thanks for the thread BullDozerGirl

The proposed mall will be built for Al Wasel club for financing their activities, it will be a ten year contract with the developer then the ownership will be transfered to Al Wasel Club. :horse:

what does al wasl club have to do with a shopping mall?

can't believe a sports club invests in a shopping mall!!! :)

but if i think about it twice, it seems to be very clever. all dubai shopping malls run well and as the number of inhabitants increases, and so does the demand for goods, it is a reasonable investment! in europe something like this would never be possible!

Its not only Al Wasel its also Al Shabab (Century mall) & Al Ahli (Lu Lu Center).

I think all of them had the same terms of transferring the ownership after ten years.

Operating a club is not cheap, it has a lot of expenses starting from paying the players, the cauch & operation and maintenance for football, basketball and vollyball...etc.

Do you know that Lamcy plaza will soon be transfered to the owner of its plot after the contract reach to an end.

Such things does not happen for the above but also in building villas. :horse:

I think I read in the newspaper article that a company called "5 Stars" or something like that will be running the mall for 20 years, and then Al Wasl Club will take over because they own the land on which it is built. Weird.

for what ive read it will have 7 floors and it will be in Jadaf (not near Zabeel Park) and Al Wasl club and this star company will share the benifts so the club will get 250 millions for 30 years untel it back owned to the club.

Tell me more about Lamcy Plaza.
I work next to it and would be interested to see what happens.
Where in Jadaf is the site for this mall?
Will take a drive past if someone can give me directions.

The board is up and the hoardings are in place right next to Al Wasl club in Zabeel/Al Jadaf border.

well... i thought about that too.
and actually i think most of the brands will move to the bigger malls, which means that only city centre, bur juman , and wafi might sustain in "old" dubai...
no hope for lamcy plaza ... imo ... unfortunately. :( :cry:

i think this mall will make it's own way .. and lamcy plaza can't be compared to it because locals doesn't go to lamcy it's very rare the don't like it but this mall will be better for sure

but this is pretty cool, i didnt know it existed, it right beside al Wasl FootBall Club, the board sign was hidden behind the trees, i had to walk to get to the sign, and take these pictures

Za'abeel Mall project costs soar on high steel prices

Dubai: The Dubai Eye Investment Company and China Railway Company on Tuesday signed an agreement to implement the second phase of the Za'abeel Mall project.

Dubai Eye is the owner of Za'abeel Mall. The second phase is expected to be completed within 100 days.

Company officials said that the project costs have risen to Dh550 million due to the increase in steel prices on international markets.

Abdullah Al Mulla, Director-General of the Five Stars Real Estate Company, which owns 60 per cent of the Dubai Eye, said: "The second phase consists of the construction of foundations and pillars.

"The compound will be built on 1.6 million square feet of which 400,000 square feet represent the built-up area.

"We expect to finalise the compound works in 30 months and then to begin the third and main phase of the project, that is the phase of the main contractor".

He added that his company would begin working on another shopping centre called The Royal Mall in a location facing the Jumeira Beach Hotel.

The mall will involve an investment of Dh50 million and will be completed in one year.

Sami Badr, President of the Board of Directors of the Kuwaiti Grand Projects Company, which owns 30 per cent of Dubai Eye Investment, said: "There are four new real estate projects which will be executed by the Kuwaiti company in several Arab countries, including a big real estate project in Bahrain and another major project in Dubai, with an investment of more than Dh10 billion."

The partnership ratio in Dubai Eye is distributed among three companies at the rate of 60 per cent for Five Stars Real Estate Company at Dubai, 30 per cent for Kuwaiti Grand Projects, and 10 per cent for Investors Bank of Bahrain.

Al Wasl Club has invested the land on the project, which has been leased for Dh280 million for 30 years. The club will then retain the land and the erected buildings, or else a new agreement will be reached between the parties.

there is no space for what can be called a mall, more like a tiny shopping arcade of which there are dozens among jumeirah road

don't see a need for this

This will be located on the HUGE plot ofland on the right side of the road as you come off Junction 4 and drive towards the Madinat Jumeirah, just opposite the Police College. There is a MASSIVE plot of land there and this is more than likely to be its location.

They have a separate bridge shown for Ras Al Khor though.

So maybe there is a Festival City bridge? They're a dodgy source to take for granted.

i was with the guy who is investing in zabeel park last week. nice guy deep voice though.
he wanted me to check out the lands around there with a potential GCC investor i had weeks ago

doesnt look like a very exciting project so im not excited about updates... the best achievement it wud do is to replace sand with a building and trees/pavement to tidy up the area

^^ It seams the investors have problems with financing. I heard this from someone working with a company that will supply them the primarily construction material.

My company is involved with this project and there seems a problem with the investors, Eye of Dubai (local) and Grand Real Estate (kuwaiti). They don't seem to agree in financial terms but there will be some developments soon. I think they are still keeping the main contractor, China State... :cheers:
