finn August 22nd, 2004, 04:36 AM Looking very boxy and unimpressive in terms of design. For a start they should reduce the bulk and increase the height. Maybe they should attempt to acquire the properties on the end of the block, so as to increase the site size and floor space ratio.
Homeroids August 22nd, 2004, 05:19 AM Hmmm, quite tall for that part of town and would look quite pronounced passing it on the freeway. Yeah, a bit boxey.
Muse August 22nd, 2004, 07:46 AM http://www.sayhey.co.uk/invboard/html/emoticons/ohmy.gif Gee, I didn't think they built them like that anymore.
Dilaz89 August 22nd, 2004, 01:39 PM how fucking sad! perth architecture is getting sadder and shittier by the fucking day! was looking for something good!
reduce bulk, add height!
Dilaz89 August 23rd, 2004, 10:25 AM if this gets built, i will be ashamed to call perth my city!
Dilaz89 August 23rd, 2004, 10:26 AM just going back about a year i remember seeing 2 other projects for this end of town. does any one know what happend to them?
NZer August 23rd, 2004, 10:35 AM I like Perth, and I don't really like to be critical of it because I don't live there and I don't want to piss you guys off.......but I really hate the look of that building.Honestly, how much is it going to cost to make it a bit more presentable so that it is not just an eyesore.I think that sometimes we forget that a building like this can't just be removed like a rubbish can or a cigarrete butt on the footpath. It is there for a looooong time,The developers of these buildings obviously don't give a shit what they are doing to the city in the long term,or even the cityscape in the short term.
Dilaz89 August 23rd, 2004, 10:46 AM i agree with you 110%! i sure will be writing to the council about it and i hope some of you do too!
NZer August 23rd, 2004, 11:01 AM I'm going to write to the council.
I'm going to say that if this building gets off the ground I will reconsider ever migrating to their city.
It's seems so short sighted to allow crap like this........shame,shame on them.
perthwa August 23rd, 2004, 11:04 AM You Can E-Mail The Selling Agent (Mark Hay Realty) via.... (scroll down) http://www.realestate.com.au/cgi-bin/rsearch?a=o&ag=&s=wa&c=53107830&tm=1093100299&id=101801308&f=30&p=30&t=res&ty=&snf=rbs&cu=&fmt=&header=
perthguy78 August 23rd, 2004, 11:04 AM that mark hay is fucking up the west end........ this looks like a moscow style building..... shit..... the roof suck and it looks short and squat........ talk about sticking it up MirvacFini......... its next door to their hq :)
perthwa August 23rd, 2004, 11:06 AM mark hay is selling agent not developer, and it will only get up if people buy it, so its really up to the people of perth if they want a quality building or a second rate one, to fat needs more height, and way to bland and bulky, these sorts of buildings are the ones that help scare people at scarborough probably
Dilaz89 August 23rd, 2004, 11:08 AM fuk its not like they have limits in that end of town. make it taller and cut off some of that bulk and modernise the facade.
if i was adrian fini i would spit on that!
NZer August 23rd, 2004, 11:12 AM It needs to be taller, stepped somehow, and some curves wouldn't go astray along with a more intersting street frontage-expensive maybe, but should quality really get compromised over the long term image/feel of the CBD.........?
That gentlemen,is the question I ask you.
perthwa August 23rd, 2004, 11:13 AM i think it has 140 aprox units, so that could help give some life to the great QV1 plaza on weekends, and if it had a great design it could help revitalise the city, more cafes/restaurants and shops at ground floor would be great, half the bulk and make it 2 times taller, with a more cutting edge design, the building isn't ugly just boring to tears, perth's skyline has a chance to go a higher quality to the rest of australia and bland buildings like this will hold us back
NZer August 23rd, 2004, 11:19 AM Exactly, but it needs to start filtering out the bad/bland stuff now-before everyone takes lesser quality buildings for granted and they pop up all over the CBD.
I hope I'm not sounding like a nimby,I just want the best for Perth, thats all-I would rather all the CBD streets were lined with 50 storey buildings right up to the footpath, that were actually intersting, rather than bland 18 - 25 storey buildings that have big setbacks and all the other bare minimum requirements to get approved.
perthwa August 23rd, 2004, 11:26 AM imo perths apartments market is alot different thans s, m & b, most towers in perth and quality with river views that get built, i don't think our market is sooo strong that people will just buy crap to be in an apartment, look at box on hay street, that is classy and living their is a part of someones image because its funky and quality and that sold well, we really need to change the nimbys from not supporting high rise full stop but learning to asses developments on their merits making sure the great stuff gets up and the bland and boring doesen't I think its great people are getting interested in architecture and we should demand the best to create the best we can for a stunning city scenery wise and a Boutique city... laided back and relaxed is good but we need a vibrant heart!
perthwa August 23rd, 2004, 11:28 AM and now that construction is moving again in perth we used to be like its over 10 levels lets get it up, now that we have construction its good to see we (forumers) are thinking more about quality and it would be good if the developers did that same, and think more about $$ and try and build an icon for the city or something that is going to add to the streetscape and street life and draw people into the city
NZer August 23rd, 2004, 12:46 PM Totally agree.
I just hope PCC do their part thats all.
Dilaz89 August 23rd, 2004, 02:07 PM im sure they will however i think its approved.
jacobsian August 23rd, 2004, 02:39 PM I offer my condolences on behalf of SA. It's sad that when you start getting some property investment happening, the bandwagoners come into town with this profit maximising slum crap. Lord knows it's happening to us now (eg globe apartments).
Dilaz89 August 23rd, 2004, 04:26 PM it was appoved and everyone in council voted for its approval:( thats fuked!
Dilaz89 August 24th, 2004, 10:24 AM eami l igot from mark hay
Michael,
The artist impression of our development definatly does make the building look quite bulky and large. The building will actually improve the overall look of that part of Hay street and has set a benchmark for design. Giving residents large balconies to enjoy the outdoors.
Keep an eye out for a more recent artist impression or if you would like more information call us at 92257000
sounds like theyt couldnt give a fuck!:(
perthwa August 24th, 2004, 11:12 AM ask them to send out new renders thats one of the only meetings ive missed in a long time so i didn't get renders, and thanks for the effort dilaz thumbs up
Dilaz89 August 24th, 2004, 11:17 AM yeah no probs. i just asked them and i'm awaiting a reply
perthwa August 24th, 2004, 11:22 AM complain again under a new name lol:D

ill add to ss.com asap!
Dilaz89 September 3rd, 2004, 10:05 AM u like it?? i thought you had a good taste in architecture!
perthwa September 4th, 2004, 08:43 AM approved
perthwa September 4th, 2004, 08:46 AM http://www.realestate.com.au/objects/props/1308/101801308ml1093841594.jpg
Dilaz89 September 4th, 2004, 09:53 AM pcc are dickheads and peter natrass is a half-a-brain cause he lets develpments like this go ahead then bitches ie. like he did with pcec
mikeyraw September 4th, 2004, 09:54 AM It doesnt look that bad, but from the side I think it will look very bratislava ghetto.
Dilaz89 September 4th, 2004, 09:58 AM 0k my plans to make this better is to crete tower setbacks and some sort of roof feature and to get rid off that fuken / / / thing on the podium and replace it with a nice glass wall.
lol if only i were an architect
perthwa September 4th, 2004, 11:25 AM I dont mind it, though the tower is abit dull, should be more like the podium what has some colour and interesting parts, though should be more slender and taller, a more interesting roof, and more shape and less balconies
Dilaz89 September 6th, 2004, 01:40 PM " If you would like to view plans or need any assistance regarding real estate and or investment oppurtunities you can call 92257000. We are holding an investment seminar on the 14th september. Bookings are essential and a $20 donation to charity will guarantee you a seat. The seats are nearly filled and will be held here in our office.
"
perthwa September 7th, 2004, 11:12 AM lol if only i were an architect
maybe you should consider doing it @ university, we need people like you in the development industry who have vision and passion:D
Dilaz89 September 7th, 2004, 11:16 AM nah no demand atm + you need a fairly high T.E.R score. i wanna be a town planner anyway so i might be controlling these sorts of developemnts in the future
perthwa September 7th, 2004, 11:19 AM and say fuck planning schemes all development welcome in my council! hopefully a job like that will allow you to have some personal flare and not just be stuck with bland culdersac suburban design
Dilaz89 September 7th, 2004, 11:24 AM if i get chucked out into the suburbs to create more low desnsity developments ill be quitting. im sure it wont tho since the govt wants to put a stop to sprawl in the future
perthwa September 7th, 2004, 11:33 AM i want grids back like in the inner city, i hate hate hate the new burbs where there is one entry and the rest is just culdersacks, we need steet trees in EVERY STREET too
Dilaz89 September 7th, 2004, 11:37 AM the new burbs have the worst fuken street trees imo! if i were a subrub planner i would create large open bolevards lined with those fig looking trees and those cool looking urban trees for the houses + id make a minimal amount of cauldersacks
NZer September 7th, 2004, 11:39 AM Trees are great for cities,Perth has some pretty nice tree lined streets too.
perthwa September 7th, 2004, 11:40 AM yeah I would have back lanes, one car per house, no parking in the streets, a huge canopy of trees, small but high quality open space, no front yards, no back yards, little setbacks, and main street with cafes, and service, and a small 'once a week' urban shopping centre, high frequency public transit, bike paths etc... drive up marmion ave north yuck roofs roofs roofs its all the same, no trees, a macdonalds here and there, a shopping centre here and there, cars oriented so so so sterile btw continue planning talk in network city
perthwa September 7th, 2004, 11:42 AM Trees are great for cities,Perth has some pretty nice tree lined streets too.
in the western burbs they are stunning, west perth is great, every street should be like that and not bloody ugly shurbs, nice europian trees, and if people have to have backyards they need dozens of huge tress, and urban jungle look, toronto is big but very very green, people keep cutting stuff down and it make thier homes look so so bland, the garnders on the new cheap home are fucken ugly like a little bland plant here and there... grrr
perthwa September 7th, 2004, 11:46 AM I Have vision of a st kilda road like entry into the CBD for wellignton street, just get some fucken cars of the road, and skrew local aussie trees and bring some nice europian ones in!
http://www.realestate.com.au/objects/props/0353/101850353al1094538616.jpg
NZer September 7th, 2004, 11:47 AM There is too much concrete/tack in newer landscaping imo. Green is best.
Dilaz89 September 7th, 2004, 11:49 AM yup i would delete a lane in that rd both sides and put a nice garden island there with a few shubs and euro trees
perthwa September 7th, 2004, 11:50 AM and concrete walls should have some art, graffiti, interesting materials etc.. cost is one factor and looks good is important to!!!
and we should follow QLD and crack right down on smoking, smoking is not cool anymore, smoking is out, not acceptable! vote with your voice, smoking sucks, say it again kiddies smoking sucks!!!
perthwa September 7th, 2004, 11:51 AM and i hate for developments like hemisphere put a big fence around it, other than adding some residents and density in the skyline it adds nothing to the CBD, needs ground floor cafes, art, and billboards etc.. to add interest to the streetscape
Dilaz89 September 7th, 2004, 11:51 AM yup smokin is shit. it should be banned everywhere imo
Dilaz89 September 7th, 2004, 11:52 AM yup the hemi is very 70's as far as the ground level goes. a bit sad
NZer September 7th, 2004, 11:52 AM wrong thread buddy.
perthwa September 7th, 2004, 11:53 AM we have to to to much open space most is dead grass and a place for anti social behaviour, look at east perth the open space area isn't huge but its alot more effective than ones 100 times bigger because its high quality, quality is better than quantity
Dilaz89 September 7th, 2004, 11:53 AM agreed!
NZer September 7th, 2004, 11:54 AM Thats why Langley Park and Wellington Square should get planted with hundreds of trees,so they are like Hyde park.
mikeyraw September 7th, 2004, 12:03 PM Yes, It makes our city look shite. What purpose does a big blotch of grass do?
perthwa September 7th, 2004, 12:05 PM its something alot of dense asian cities don't have i guess, even if they dont over-run it with development, atleast some cafes etc.. could be put there, like the new restaurant on the esplanade
Dilaz89 September 7th, 2004, 12:16 PM yeah the langly shits me
NZer September 7th, 2004, 12:27 PM It's a great opportunity to make Perth BEST park, but something has to be done with it to get it there...........is it used for sports or something ?
mikeyraw September 7th, 2004, 12:29 PM Why cant we have a monumental fountain in the middle of the park or something defining for perth. Something like the bell tower but with a little more punch.
Dilaz89 September 7th, 2004, 12:29 PM its used for nothin
perthwa September 7th, 2004, 12:30 PM we need more suburban high-rise like this one proposed in melbourne, esp near rail transit corridors
http://www.skyscrapercity.com/photopost/data/510/135mitcham.jpg
perthwa September 7th, 2004, 12:31 PM langley park is great for sport, but its in the bloody CBD, that much grass is even to much for the burbs, sesh:D
Dilaz89 September 7th, 2004, 12:34 PM sydney has better suburban highrise than melbourne. something like that tower would look sweet around where the raffles is!
perthwa September 7th, 2004, 12:41 PM maybe we should do up langley park like melbourne (pics from stevemelbs site)

perthwa September 7th, 2004, 01:16 PM some more melbourne pics from stevemelbs site, perth could take some leasons from melbourne! i think going overseas/interstate really opens your eyes to how much better perth can and should be if the locals would get over thier 'layback' lifestyle spill, and let perth progress!

fight for progress:D
Dilaz89 September 7th, 2004, 01:24 PM wish airfare wasnt so god damn expensive! then people with no so much money could afford to travel more often and im sure views on perth would change then!
perthwa September 7th, 2004, 03:02 PM people who haven't traveled probably don't know anydifferent and how other cities can function succesfully in different ways
perthwa September 7th, 2004, 03:26 PM elevations from dilaz
http://www.skyscrapercity.com/showthread.php?t=131189
perthwa September 15th, 2004, 11:50 AM approved with completion in 2007, same developers as statton, strong demand from interstate
Dilaz89 September 15th, 2004, 02:24 PM source?? should start in like march of next year.
btw for those who are interested they are selling apartments off at 82 royal street east perth.
Dilaz89 September 15th, 2004, 02:25 PM btw the stratton developers are shit. all their buildings are too similar like haryy seidler.
perthwa September 15th, 2004, 03:55 PM the west australian property section.... (wednesday)
Dilaz89 September 15th, 2004, 05:13 PM is there a good render?
Dilaz89 October 7th, 2004, 04:34 AM the site--
http://img.photobucket.com/albums/v42/mdilaz/DSC02077.jpg
perthwa October 7th, 2004, 04:47 AM man look at all those sprawling low rise crap, what a waste of space! like it or not but atleast it will bring abit of height to that part of town
Dilaz89 October 7th, 2004, 05:03 AM its all prime developemnt sites tho.
perthwa October 7th, 2004, 05:06 AM so is that ugly arse freeway:D
Dilaz89 October 7th, 2004, 05:11 AM mayby oneday if they decide to sink it until its out of the cbd it will become a good option to build on.
perthwa October 7th, 2004, 05:14 AM get rid of it alltogether a bloody shocking place for a freeway, its also divided so much of perth like leederville from west leederville, from above perth looks like a giant carpark so much bitumen for cars, this city is to car orientated, about 40% of land use is toward the mighty car....
Dilaz89 October 7th, 2004, 05:20 AM perth lacks a lot in vison.
perthwa October 7th, 2004, 05:22 AM well cars are force though the CBD even if not going to the CBD adding to greenhouse gases in the CBD, we need more radial road like reid hwy so you don't have to pass through the CBD when not going to the CBD, we plan for the cheapest option in this city and the best shortterm one, not enough foresight about 100 years down the track...
Dilaz89 October 7th, 2004, 05:25 AM perth could be better if the state govt and pcc work together.
perthwa October 7th, 2004, 05:30 AM haha good luck, the government departments can't even do that, some project have to get approval from like 6 different departments and take years and years to get approved....
Dilaz89 October 7th, 2004, 05:33 AM its fucked!!!! i cant beleive how stinge the govt are in not helping pcc sink the rail line. id ratther the nmr stop at rockingham so the rail can be sunk!!
perthwa October 7th, 2004, 05:40 AM it need to be a marginal seat to get the dosh rolling, really all they care about is winning the next election, if they just did a good job then they would have nothing to worry about
Dilaz89 October 7th, 2004, 05:41 AM they need to take risks!!!!!

Dilaz89 October 11th, 2004, 10:55 AM fucken hell!!!
perthguy78 October 11th, 2004, 11:34 AM the facade is ok.. but too stumpy
perthwa October 11th, 2004, 11:37 AM yeah like westralian take 40% of each floor + some height
perthwa October 12th, 2004, 10:49 AM Thank you for your email.
Please see below further details on 996 Hay St Perth for your perusal. Please understand that the marketing is in the very early stages and therefore material is a little sparse:
Here are a few key points to assist you further: -
· An offer will fix the price of the apartment at today’s price and any increases through the duration of the project will not affect your contract price.
· A deposit of 10% is required or a Deposit Bond could be arranged (no deposit required) and nothing further until settlement in mid 2007.
· A unique pre-leased arrangement extending until 2013 is available.
· The apartments will be finished to a high standard and generally incorporate a choice of 2 bedrooms, 1 or 2 bathrooms, at least 1 balcony and car bay per apartment and are 85m˛ or larger in size with balconies ranging from 17m˛ to 25m˛.
· Facilities include a pool, spa, sauna, gymnasium, outdoor barbecue area, meeting room and cafe/restaurant along with Perth’s first 24 hour doorman/security service.
Views and aspects are a strong feature of this development and full glass height windows capture and highlight the views throughout the 20 storey complex. Cutting edge design, full wrap-around balconies and exotic spas to pamper you are also a leading feature of each individual apartment
As with any real estate transaction both timing and location are the greatest drivers to achieve profits. This opportunity delivers both those with exceptional clarity. Participating at this early stage ensures the choicest property with the greatest upside.
The location in the heart of the new “Resources Boom of the West End of Perth” is destined to yield exceptional returns in both rental and capital growth. To progress further please call myself or my assistant, Joanna Tennyson, to arrange a one on one appointment.

Dilaz89 October 12th, 2004, 10:56 AM material isnt just sparse on the marketing.....
perthwa November 17th, 2004, 08:36 AM what i thought was a tender for condor towers construction might be for this project, it says hay street which street this project is on and a mid 07 completetion what this project says completion is for...so this might by starting constrction in march 05
Scraperfan November 17th, 2004, 08:59 AM hey just looking at that rendering above and the comments from mark, if you look closely you will see the floor to ceiling glass. so i think what the rendering DOESNT show is the REFLECTION you will get from either the sky or surrounding buildings, which means this building could end up having quite a nice blue tinge to it, and they may even colour or frost the glass balcony balastrading.
apart from being only 20 stories, the only thing i can really see wrong with this one is the flat roof, some tapering would really have given this one some character, but we dont have that many towers that look like this one right now, so it might add yet another dimension to perths skyline - all is not lost!
Dilaz89 November 17th, 2004, 09:21 AM so how much is mark paying u?:D
i just did a quick sketch of a woodisde tower styled roof on this, it doesnt look that bad at all!
Scraperfan November 17th, 2004, 01:05 PM yeh a sign would be good, especially if it faces north or west, Perth's skyline will really start to take on a north-south dimension after this one and swan panorama.
RocStar November 18th, 2004, 03:09 AM If this building has full glass height windows then it will be great!. Looking at the render pic, I still can’t notice any windows though, besides on the dark grey shaded parts to it. It looks like it only has your normal door way out to the balconies which cannot be correct?..thats why it has that 'old block of flats look about it…BUT if it does have full glass windows at the balconies it should look just fine!. Also I think the ‘stumpyness might actually be a good thing for its location. It is opposite QV1 which is a fat ass..lol..so it may balance things out a bit. A thinner tower will look out of proportion next to QV1 plus it will spread some bulkiness out to Hay st.….
….so this tower may actually be a ‘god sent’ ..lol
perthwa November 18th, 2004, 10:11 AM imo browlie tower is shit hot compared to sprawl, I would prefer verticle shit holes that sprawling shit holes ie the northern suburbs... build up not out, i would prefer an ugly tower than another 200m of sprawling low density homes...
perthwa November 22nd, 2004, 05:45 AM i can confirm this project is the one in the paper to construction will start in april so heres some more apartments for the central CBD core, and other 20 leveler and another off the terrace
Dilaz89 November 22nd, 2004, 09:10 AM pro property have now taken it over so start hasseling them instead of mark hay!:D
perthwa November 22nd, 2004, 09:15 AM might be joint marketed? i got a marketing page in the letter box for statton so wonder if ill get one for this... statton sold well so i guess this will with construction already getting ready for major marketing, good to see confidence in perths apartment market
RocStar November 22nd, 2004, 10:42 AM This is good news but I want to see another render pic. There is no way I would buy looking at that pic!..lol
I like and hope Murray and Hay will become little canyons of apartments..wouldn’t that be somethin!
Dilaz89 November 22nd, 2004, 02:33 PM yeah even this project will give that area a massive boost. there was another one planned for this end of town called sarah & cook. it must have fallen though tho but it was only 14 floors
Perth4life3 November 22nd, 2004, 02:53 PM i wonder if im related to Mark Hay
23knots November 22nd, 2004, 09:44 PM yeah even this project will give that area a massive boost. there was another one planned for this end of town called sarah & cook. it must have fallen though tho but it was only 14 floorsI spoke to the developer some time ago and it hasn't been canned. It's just in its very early stages - a keen director jumped the gun with the website. So it could happen, and probably will if 996 goes ahead.
Dilaz89 November 23rd, 2004, 05:29 AM emailed pro property and they are sending me out a booklet on it. should have some nice new pics of it
Dilaz89 November 23rd, 2004, 05:37 AM oh and incase anyone wants to know the tower is 64m high
perthwa November 23rd, 2004, 07:46 AM this side of the skyline is set to get a good bulking up the towers arn't the best but the great thing is we have the glassy southern view and we are developing a dense northern views, its all good, statton and woodside are rapidly improving the northern aspect, as can be seen from leederville train station overpass, the more buildings the better, will slowly give perth that big city look, make the city look like more than just a place to work but a place to live and a hub for 24/7 activity...

Dilaz89 December 26th, 2004, 03:05 PM www.ellement996.com.au says completion mid 2007 so should start mid 2005. also its 20 floors (17lv apartments).
RocStar December 26th, 2004, 03:34 PM Strange how they don’t have a render pic on their website????…well we know why, cos it looks fugugly hehe..However they do have this http://www.ellement996.com.au/apartments.asp …and you know what, it doesn’t look that stumpy after all ..lol
Dilaz89 December 26th, 2004, 03:50 PM rocstar i think thats looking side on.
RocStar December 26th, 2004, 04:30 PM yeah, I just took a look at the floor plans and the building is more of a rectangle shape and not square as first thought. So it really shouldn't look that fat after all really.

eww
Dilaz89 December 26th, 2004, 04:35 PM hopefully if it does turn out that bad the massive qv1 will make it look tiny. all that needs to change is the roof design and it will be cool,
Perth4life3 December 26th, 2004, 04:45 PM there very, urban apartments.

RocStar January 29th, 2005, 07:57 AM Good News!..Work to commence in April this year. Must be selling real fast. I think the success of these is due to its location. The Malls, Kings Park and Northbridge are all within easy walking distance unlike say Hay st East Perth and Adelaide Tce. The West end of Perth is where I would buy. As soon as your out the door your in the heart of it all easily!…..unlike even the more expensive Terrace rd apartments.
Btw..some other render pics than the one above do show lots of glass :okay:

Ipggi April 13th, 2005, 11:33 AM I noticed this advert in todays Wentworth Courier (http://www.wentworthcourier.com.au/). FYI the Wentworth is the community paper for the posh eastern suburbs of Sydney. It's a bit full on when you first browse a copy as as it is a completely colour, free, weekly magazine of around 250-350 pages mostly filled up with real estate classifieds of expensive apartments and houses.

matt_sbs June 17th, 2006, 12:19 PM shit, it has really started to take off now, great news
Citystyle June 17th, 2006, 08:14 PM The Sites On the End Of Hay Street Are Absalute Prime esp on southern side. The Location and Veiws from there in a 80m Appartment tower would rock, Qv1 in veiw and chances are even a 200m building on northern side of emu site would not block river veiws.
This and mabey a QV2 (sounds like the cover is off). Would liven up the place and be a catalyst for rapid change around the area. (I hope to see Qv3 one day there is no finalised design, the carpark can take 80m of tower on top of it!)
KamikazeTaxi June 19th, 2006, 04:00 AM QV2??
Th3-Co0L-P3rTh-Guy June 20th, 2006, 08:16 AM wow bloody awsome it better go ahead:) a good idea that they wish to build it on the northern part of the site, very cleaver:applause:
