Actuall, I don't think there will be no harm if Baq staying in my house. This only applicable once my own house complete and I move in to that house later earlier next year :D

The mall was planned along with Ikea and Tesco. Just the Curve's construction is a bit slow. Yes jam will be worse. But The Curve promises something different. I just can't wait. Any news about the Cineleisure building.

I think construction has commenced on Cineleisure... I saw another bunch of cranes located just next to The Curve... That place is gonna be one heck of an entertainment center... I mean, who can beat a complex 20-screen Cineplex as well as a huge bowling alley?

As for the Curve itself, the circular pyramid-glass roof has been erected! Wish the roof was taller though (something like at least half of its twin in Melbourne Central!)...

That condo has an interesting concept... But what is more amazing is that those ppl who actually can afford the top-floor unit gets the entire roof for a full-sized garden... Wow!

A model of the penthouse can be seen in the showunit... Btw, when is the Armanee Terrace going to be completed?

wow It's cool... I really like the design concept... But the highrise hotel made it little bit odd and i feel it is not suitable in this this type of beautiful project. Is the project now under constructions?

Yeah.....the project is currently U/C and it should be ready soon as the main structures are already topped-up ( except for the hotel which still had a few more levels to go ;) )

yea......it would be ready (structure-wise) by the end of the year but I dun think anyone would be able to move in yet ;)

I would love to take pics of the constrution but most of the time I am there is either at night and that I am driving or I din bring my camera :D

Just went there last Saturday and most of the structures are ready awaiting paint-job and other exterior finishes! :okay:

BOUSTEAD Properties Bhd is optimistic that it will register a gross development value of over RM300 million due to the launch this year of its new housing project in Mutiara Damansara, said its executive director Datuk Ghazali Mohd Ali.

"We have another 400 units of residential properties comprising bungalows, semi-detached houses, super-links and condominiums left to be launched," said Ghazali in an e-mail reply to Mail Money.

Ghazali said the launch of the 400 units will be spread out this year and next year to fully utilise the landbank it owns in Mutiara Damansara, which spreads over 355 acres.

Ghazali said for a start, Boustead – via its property unit Mutiara Rini Sdn Bhd – will launch eight units of bungalows priced between RM1.97 million and RM2.4 million on Feb 18.

He said the group will also launch 19 super link houses priced about RM1 million, and 34 semi-detached houses priced at about RM1.5 million by the middle of the year.

"This will be followed by the launch of another phase of super link houses, comprising 79 units, priced at about RM1 million, and 44 units of semi-detached houses, priced about RM1.5 million, in the third quarter," he added.

"Cineleisure Damansara, a multi-sensory shopping and entertainment complex comprising a 10-screen Cathay cineplex and electronic gaming centre is scheduled to open in April," said Ghazali.

The swanky Mutiara Damansara area currently houses, big retail names such as Ikea, The Curve and Tesco.

Boustead holds balloting for landed properties

BOUSTEAD Properties Bhd is holding a ballot for two phases of freehold landed properties comprising 57 units of semi-detached and 75 units of 2½-storey landed terraced housing this morning (June 23).

Executive director Datuk Ghazali Mohamed Ali says only about 10% of the 4,500 registrants are expected to turn up for the exercise.

The 132 units are part of a total of 487 residential units to be launched by the company this year, including 310 condominium units. An additional nine bungalow units will be launched later in the year, priced around RM3mil.

The semi-detached units for this morning’s ballot will have an average built-up of 4,000 sq ft while the 2½-storey terraced housing will have a built-up area of 2,500 to 2,700 sq ft with land area of 26ft x 80ft.


The ballot involves two types of semi-detached, those in Phase 1F, which is closer to Tesco and The Curve and in Phase 10, which is adjacent to Damansara Perdana town centre. Both phases 1F and 10 for the ballot offer a mixture of semi-detached units and terraced housing.

The semi-detached units are priced between RM1.72mil and RM2.32mil for non-bumiputra while bumiputra units are priced between RM1.6mil and RM2.1mil. The linked terraced housing is priced between RM920,000 and RM1.2mil for non-bumiputra (bumiputra: RM855,600-RM1.1mil).

Subsequent launches of 2½-storey terraced housing will have a built-up of 26ft x 95ft.

Says Ghazali: “Mutiara Damansara has, over the years, become a very liveable place. Amenities like The Curve and Tesco have provided a lot of value-added components. We have, at the same time, taken great pains to put in the aesthetics like planting ample trees and shrubs and adding in other value-added features like perimeter fencing. So all these have added up very well for us, and our buyers.

“Each residential precinct (scheduled for launching this year) is also fenced and will have a guard post provided by the developer. However, residents of each precinct are required to organise the employment of security manpower to man the guard post located at individual precincts. This has been successfully implemented in all the earlier phases of Mutiara Damansara by the home owners.”

Besides perimeter fencing, each house is fitted with an alarm system which will be activated when intruders try to break open any of the secured doors and windows. To activate the alarm system and linkages to the nearest police station, each home owner will have to liaise with a security company and police station, Ghazali says.

Cabinets and wardrobes will not be provided as these are personal choices. Instead, the units come with 3-phased wiring, alarm system, solar heater, auto gate and Astro points, but they will need to get the service provider to install the necessary wirings.

Phase 1F will have three entry/exit points while Phase 10, a single entry/exit point.

Besides the landed units, Boustead will also be offering 310 condominium units with built-up area of between 1,200 and 2,800 sq ft later on this year.

On the price of the condominium project, he says this will be priced in the high RM300 to RM400 per sq ft range.

“Surian Condominium was sold for about RM250 per sq ft several years ago. These are now being marketed in the high RM300 per sq ft and some even RM400 per sq ft. So we are optimistic about these 310 units that will be coming up soon.”

Each unit will be allocated with two car park bays and option to purchase extra car parks and storage space.

The landed properties do not have facilities but the condominium will have swimming pools (for adult and children), a gym, a sauna, squash courts, function rooms, spaces for cafeteria, laundry, nursery tuition centre and convenience shops.

Security for the condominium will include entry via access card only, CCTV at lift lobbies, and perimeter fibre optic fencing with infra red lights. In addition, guards will be patrolling the area 24 hours a day. Yet to be named, this high-rise will be located next to Phase 10, which is close to Damansara Perdana town centre.

Ghazali says the main selling point of the project is Location! Location! Location! Being a gated community has also been key to the project’s appeal, he says.

Another key feature of the project is excellent infrastructure and easy accessibility as there are several ways to get to Mutiara Damansara.

Another big value-added factor for the township is the future LRT route (LRT3) which will link Kota Damansara to Cheras and which will pass by Mutiara Damansara.

Its location around established townships like Bandar Utama, Taman Tun Dr Ismail and Bandar Sri Damansara has also helped.

Boustead Properties poised to go private

Any buyout could allow Boustead Holdings to gain control of Boustead Properties' cashflow of about RM200 million a year, an analyst says


CONGLOMERATE Boustead Holdings Bhd - which has investments in the financial, plantation, property and shipping sectors - plans to make a buyout offer for its property arm.

Details of the takeover offer for Boustead Properties Bhd will be announced today, the company told Bursa Malaysia Bhd yesterday.

While it is still too early to see how the deal will benefit Boustead, analysts agreed that the buyout makes sense.

"Any buyout could allow Boustead Holdings to gain control of Boustead Properties' cashflow. Boustead Properties has a free cash flow of about RM200 million a year, based on 2007 numbers.

"From the amount, only RM40 million went to Boustead Holdings through dividend. Strategically, it is a good move, but we still need more details to see if it is a good deal," said HLG Securities research manager Ridzuan Mohamed.


Trading in shares of both Boustead and Boustead Properties were suspended yesterday.

Boustead, which holds 63.3 per cent of the property company, may pay at least RM434 million to buy the remaining shares. This is based on Boustead Properties' last traded share price of RM4.64.

"Earnings potential for Boustead Properties is quite good, so it makes sense for them to take it private. But at the end of the day, it all depends on the valuation," said TA Securities analyst James Ratnam.

Shares of Boustead have taken a beating this year, falling some 19 per cent, which is worse than the market's 11 per cent drop during the same period.

Boustead Properties is also one of Boustead Holdings' most valuable unit as it is rich in assets. Its shares also offer a dividend yield of over six per cent.

It developed the fast-growing Mutiara Damansara project; owns commercial properties like Wisma Boustead, Menara Boustead, Menara Affin, The Curve and Cineleisure Damansara (50 per cent owned).

It also has a 25 per cent stake in Al-Hadharah Boustead REIT, which in turn has 10,500ha of mature plantation land. It also owns and manages the Royal Bintang hotels.

The property developer is expected to make more money from its Mutiara Damansara township as prices reach RM380 per sq ft. It was barely RM150 per sq ft five years ago.

It is launching 470 units of condominiums in Mutiara Damansara, worth some RM200 million.

Boustead Properties will also launch a RM2 billion mixed-development project on a 280ha site in Bukit Raja, Klang, by mid-2009. It plans to sell the land now and to build the township next year.
