What I know is that other YBs are willing to except Ivory in developing the Penang state. The only problem is Ng Wei Aik. He seems to like telling negative things about Ivory to his boss, who is also the most stupid Chief Minister of Penang so far. They like to stop people's work: PTS, Gurney Plaza Phase 2, Gurney Paragon, projects at Batu Ferringhi. Wait until thousands of purchasers have lost or delayed their investment or houses, and causes financial and legal problems, then only they see the problem. Khensthoth, thats the social problem I meant.

You all can recall back Ng Wei Aik's responce to the issue he handled. So childish! A 31 yrs old fellow who has no experience in finance, construction, economy and politic (except talk only before become SA). His previous job: teaching, writing, talking, talking, talking and bullshiting. Compare to others like Jeff Ooi, he is totally lousy.


Pls give more time to our new state gov ... I dun think they simply stop ppl work ; Somebody make a complaint so they have to take action , their way is listen to ppl voice and opinion no matter u r developer , purchasers or resident around , they r not stupid or childish k :bash: By the way what is the problem for teaching and writing ? Theres a lot of ppl act like samseng but still can be YB ...

While I am not bad-mouthing Jeff Ooi, what has he done? As far as I know, he has set up his own company, he has a blog (writing) and he has wrote book(s) (writing).

Everyone has their own skill set. While experience in economy and finance is an advantage, you don't exactly need them to become a politician - nor a Political Secretary to the Chief Minister. If you do not have knowledge in a field, use other people's knowledge.

On the same note, our current Agriculture Minister have a degree in Economics, and our Science, Technology and Innovation Minister have a degree in Agriculture Economics. Does their skill set and knowledge match their current portfolio? What about our Prime Minister who failed his Statistics paper and have a degree in Islamic Studies?

With all the development they have stopped, they have no guts to stop the illegal hawker center by state JPS at botanical garden. No one can start work before being granted planning permission by local planning authority, except the local planning authority itself (Town and Country Planning Act).

And ya, CM and Wei Aik has no knowledge in legal matter also.

I think the correct question to be asked is that who gave them the permission to start building in the first place. As far as I know, the previous administration should be partly responsible.

Regarding the comment about the non-existence of knowledge in legal matter, see my previous comment. No one in the world could have all the skill set and knowledge. Furthermore, I believe there are officers in the state governance to advise them about legal issues - using other people's knowledge.

许子根,我就不大清楚,因为我也是刚来到摈城。只是感觉摈城有这么好的人文、自然资源,然而经济搞成这样,实在是可惜。

我住在Gurney 附近,多美的景观啊,可是现在走过岸堤,臭气熏天,毫无享受可言,可怜还有好多人到这里晨练。

另外,补充一下,Gurney Palaza Phase II 快完工了,据说9月就对外开放了,旁边的Gurney Paragon (Hunza )也在按部就班地进行着,正在打地基。

前面有位朋友让我照一些PTS 的照片,我会尽快。

As a sign of respect to fellow forum members, let's use English instead.

I would have to agree that Gurney is beautiful, if not for the amount of mud and the odour. Sadly, the mud has been there for years, and is only recently aggravated by the land reclamation of Sri Tanjung Pinang in Tanjung Tokong. The Gurney Drive hawkers, I suppose, do not do good to the sea as well, as I suspect the water would flow to the sea directly.

Again, sadly, a lot of these projects, and the current problem faced by Penang is an effect of the lackadaisical attitude of the previous administration, and the general similar lackadaisical attitude of the people of Penang.

I received my progress billing, the sales said the Phase II will be open on June 2010 and the Phase i will be in this year, including apartment and shop.

I have check with my mother's friend who have received the progress billing. There was NO letter from Ivory saying that the Phase II will be open on June 2010.

Can you show us that letter?

I was going around PTS yesterday. It seem to be very quiet there at PTS site. I can see some worker sweeping the road (Jalan Timah). No one was working at the PTS site.

The worker at the construction site nearby (done by JKR or MPPP, I am not sure which one) was still working on sunday. I can hear loud noise from the construction site.

Last saturday, I was at Gama. Work still normal there. I guess that the stopwork maybe is for the MPPP to check further and not totally stopping the project. I have heard about the story on certain people are out to stop the project too in my office. I guess that it has spread fast.

The pilling and digging have completed and now the actual building of the Phase II have started. I don't see why the phase II need to be stop. Only the pilling and digging will cause the crack in the other building.

I think we must take the words of sales people there with a pinch of salt. This is the "professionalism" of developer sales people in Penang, or the utter lack of it.

Many times I've seen them shooting from the hips, making unrealistic claims. Honestly I doubt they know anything more than the average owners. Recently I sent Ivory an email, the sales person replied that they expect Vacant Possession in end Oct/ early Nov, and OC to come in 1 month or so. But when I ask another sales person, she said OC in Oct. I asked both of them within the same week.

There's isn't that many workers around the project as noticed by some. My guess is that those workers has moved INSIDE of the building to do the final touch-ups. Cos in terms of completion progress, I think Phase 1 is pretty similiar to that of The Spring, that project also dun hav much external activities as it draws closer to completion.

I was also told that Ivory will have an actual showroom done up in a month or two.

A while back somebody posted some pics taken from inside the building. Can you please post some pictures inside the units? Flooring, Ceilings, bathroom fittings, "kitchen" fittings (if any), window frames, doors.....Thanks

wao, just few days not visited, so many replies.
Let's talk on political issues somewhere else, but not here. It'll be more suitable and more fun if we talk more on PTS.
Recently I passed by PTS at night, seems like ivory has put on some extra lighting effects. Especially on the colour-changing LED light shooting on the tower, very interesting :rofl:
I think things are going fine for PTS phase 1. Obviously they have also started on phase 2, and something also on Phase 4. Btw, can anyone confirm on what's the structure for in Phase 4?

The upcoming show unit seems to be unit no.17-16. Notice tht's the only unit with windows fully fitted. Apparently only alternate windows can be opened. Even then, the windows are those push open type with pivot on the top tht can only open like 1/3.... I dunno how to explain tht... you'll have to see it for yourself... but I dun like it :(

Coincidentally.. this is the same guy who got the contract for The Light Phase 1.

I guess with the budget thrown in, The Light should be better, after all its a much bigger project there. Light Linear at RM550k and above, Light Point at RM800k and above and the Villas priced at RM4m and above. The point is that The Light is still at least 2 years away.

Neither do I... I've never seen that kind of windows used other than some banks, military buildings..... those that values security over aesthetics and comfort.

Nope...I'm just the average law abiding citizen, with no access to the inside of the building nor the courage to trespass the site :)

On a side note.... anyone heard the unconfirmed "rumour" that Jusco might replace The Store as the anchor tenant?

I thought The Store is planning to become the anchor tenant for Komtar?
Either way I hope PTS will get other better anchor tenant rather having the THIRD Jusco or The Store :bash:

I did ask an Ivory marketing guy about 2 months back (during a property fair), he told me back then that they were finalising the deal with Harvey Norman. Guess it's for Phase 1 I guess. Anyway, it's yet another fancy/expensive chain.

Common space as in the pool and facilities area for owners and tenants. Definitely not the open area for public. On a separate note, I hope the common area would be sheltered, given the local weather. Something akin to New World Park's concept would be pretty cool. Or... like Singapore's Bugis Junction would be even better.

Well the consolation is that, he must be pretty good, or else IJM wouldn't have engaged him on their waterfront project. Imagine this, two flagship development for two of the biggest developer in Penang, must be something eh?

PENANG:The state government will "restore" life to Komtar and for a start, the podium will be refurbished before the end of the year, Chief Minister Lim Guan Eng said.

He said there was a need to rejuvenate Komtar, which was opened to the public in 1974, in view of its strategic position as the “heart” of the state government.

“We will restore life to Komtar and make it dynamic. This is an integral part of our plan to revitalise George Town.

“This plan includes relooking into what we can do with the heritage trail located in inner George Town, Fort Cornwallis and Suffolk House which is being planned as a museum to showcase Penang’s heritage and history.

“Most of Komtar is already occupied. We need now to look into putting life back,” he said in an interview.

Lim added that the agreement with The Store Corp Bhd had to be renegotiated.

In March, the previous state administration signed a rental agreement with The Store Corp Bhd for its RM15mil supermarket and department store to be located in Komtar.

Lim added that the state government was also exploring the setting up of an international exposition centre at the present Pesta site in Sungai Nibong.

“Besides the Penang International Sports Arena (PISA), we need to have another centre for exhibition purposes.

“The plan is also to have a food and beverage complex to showcase the well known local delicalicies at the site,” he said.

Had a chat with an Ivory marketing guy (Jason) a few days back, he said they expect to issue vacant possession in Nov, but the date has yet to be finalised by the top management, they're trying to pick an "auspicious day" :) 3-5 weeks after that would be able to obtain OC, where 3 would be the more likely scenario. Sounds like good news :)

Here some of the info I managed to get out of them:-

1)The show unit will be ready in early to mid Oct. However their in-house ID service is already open to landlords/tenants as they have the exact dimension for every unit.

2) I offered to buy an extra car park as I'm sure they definitely had built more than one for each residentail units. The good news, they do. The bad news, they are only willing to lease it out on a monthly basis.

3) Something tht I've been dying to know but might seem trivial to others... floor tiles would be light colored 2x2. (cos I was going to hack it to smithereens and change it to 2x2 if it wasnt. And tht would set me back by about 8k)

4) Window glasses would be 6mm thick with black tint

5) In S&P there's only 4 elevators. They've built in a Service elevator, total 5 now. Two of the passenger elevators would service through to the mall, the rest serves within the residential units only.

hmmm... think tht's about all I can remember...

For extra car park, my opinion, better lease one rather than buy. Lease one about RM100 per month (may be higher), only RM1200 per year. Buy one will cost u not less than RM20k (i heard they r selling at RM25k now). Spend that money in ur kitchen or living room better

Obviously they are now doing the road widening. Directly looking at the mall frontage,it should be grand after the renovation. I heard that there will also be a very grand water fountain in between phase one and birch house near dato keramat road. Looking forward to see that. :nocrook:

Correction... actual show house would be unit 11-11

Ivory will unveil two in-house ID package during the Property Fair on 5-7 Sept. Package 1 is a whopping RM100K with full option.... I didn't bother to find out Package 2 once I heard that price tag.

I also heard that a huge fountain would be built at the epicenter of the entire Times Square project. But that would not be ready until after Phase 2.

Are you sure they are selling the car park? My mother's friend bought one unit of apartment with only 1 car park. Ivory have informed her to lease one as they are not selling anymore carpark.

I didnt say they are selling it, not me. I only know that they are leasing it out on a monthly basis, even that I don't know how much it will be....

Ivory called your mother's friend?... cos they never even call me. I only found out when I called to enquire.

Not really. It is only some kind of devider which u can always see at a junction between normal road and highway / main road. That will define the lane better, and to prevent those idiots who never queue up when turning into the mall parking entrance.

Progress in Phase II is moving very slowing. I can see only a portion of phase II been built. Are there any basement carpark in Phase II?

guys, if you were Ivory salesman and earn 10% commission for each successful transaction, how would you convince me to get a unit in phase 2? Right now i'm spoilt for choice, eye two landed property in Minden, suddenly, a condo with shopping complex right under my feet became so appealing. Budget around RM 450k to 600k.

Cargo boys eh, not too many from Penang, are you who I think you are? haha...
I liked it for the uniqueness of the concept. i think there isnt' anything quite like the Times Square in Penang. I like having everything just right at the door step.

Imagine this...wake up in the morning, hit the treadmills for 20mins, two laps at the pool. The go back up to change up. Head down again to Old town for a Kaya Toast, soft boiled eggs and kopi o kao kao. Then go to work from there.

Lunch time.... being in the city, head back home for a nap!! yeah!!!

After work, go home, quickly change into something more casual. Head downstairs for happy hour till your date arrives at the chic italian joint. After dinner, walk across to the cinema. A little shopping while waiting for the movie to start.

After movie, offer to give her a tour of the Time Square. Have a stroll in the night breeze beside the lap pool. Being almost 10 floor above ground, the recreational area provides a good view of the Old Georgetown. Maybe she can even see her house from there :)

Feeling tired? No problem, let's go up to the condo. A glass of wine, soothing music, dimmed lighting, cozied up together in the chaise lounge taking in the panoramic pre-war heritaged Georgetown. As you whisper in each other's ears.... u realised life is beautifully blessed.

Nice? :) Now my 10% commission haha

My main concern of getting a condo (even though i'm sick of staying in condo) is that i'll be away for sometime 2-3 weeks once i got another bar on my epaulette (now SO only has two bar) so i need a place where i know my things are safe when i'm away. My parents live on the mainland. Landed property cannot assure me that kinda security although a gated community would have them but i dont think i can get one since my budget is below 600k. And i want a nice area too.

Do you know me? hahaha. there's very very few cargo boys commuting from SG. in the mainline they have a few. Usually ex mas and ex air asia penangites they fly for the mainline SQ and commute from KL and JB. My contract is not exactly commuting but im making a full use of my day off since travel on SQ is free.

Well, why dun u consider Phase 1? There are still some units from Ivory, but it's going at around 500k and above. However I think u can get subsale units from property agents at around 450K. I know of one transaction made a while back at 450k.

Another option.... since you hav 600k budget, a little more will get u a 3-storey guarded terrace at SP Setia's Pearl Island. nearer to airport too..but lack the hustle and convenience of PTS of course

Group exe cutive director Datuk Seri Nazir Ariff (pic) said the discount would be given to those making the purchase on the spot.

I think the base part of the hotel is very nice... it's abit like the famous Taj Hotel in Bombay, very heritage look. From a farther persepctive, it actually synergize well with Phase One which has a little rustic heritage architechtural design, a little british east india element.

However for the tower section of the hotel..... it looks like an oversized club, very head-heavy design. I also do hoped that it's an interim design...

Overall, from an aerial perspective, the Northern half of the Times Square which made up of Birch Plaza and Hotel is of Heritage design. The southern half which comprises Birch Regency and the upcoming Super condo is of the new millenium architechure. PTS would be the land where the old world meets the new frontier.

I'm not sure. But it' good also if they can building the hotel first before completing the phases at behind. It'll look better at at the main road. However, I don't hear any news about which hotel is coming into times square so far.

Truelah.... I find it very slow. In the current property fair interview, the big boss don't dare to mention the completion date of the phase II anymore. I don't think it can be completed at the end of 2009. I will give it a new dateline : end of february 2010.

Plantino which started almost the same time as the phase II is now progressing faster.

Regarding to the monorail, the money (funding) comes from the federal government, so if they say that it is omitted from 9MP projects, then don't hope for it to be built for now...

for sure i won't be buying another project from ivory. One crappy conduct is enuf to affect my confidence as an investor.

I really dun see any good reasons for them to purposely delaying/ slowing down the construction. Accountabilty and integrety is the key.

Heard that the state government have stop the CF for the all projects by the developer of Jelutong Highway (IJM?). Well, most of the developer in Penang seem to have problem with the state government.

The new government respect the law and regulations - which is in contrast with the old ways of getting things done. For the record, they did not stop PGCC. PGCC did not comply with the regulations - which caused MPPP (not State Government) to stop the project.

They would be burying themselves if they were anti-development.

When Phase2 was launched in 2005, the expected completion date was end 2008/ early2009. For unknown reasons (only to investor, of course), completion date of 2008 becomes construction date.

Now the percieved problems with new government has become a convenient excuses why phase 2 has been in crawling pace. Pple start to forget to ask questions as to why they only start consruction of phase2 so late.

With persistent higher construstion cost and looming worldwide economic meltdown, our beloved developer will face even greater cost pressure. I am not surprised at all if they take 5 years to complete phase2.

The structure they are building now is the TNB sub-station, which is also part of the hotel building. Since they are still showing their big scale model, I don't think they are going back to the low rise concept previously.

I remember phase 2 was launched in early 2006. Phase 1 was launch in 2005.
I also notice that phase 2 is moving very slow. However, as I always checked out some updates from them during their road show in Gurney Plaza, I've never heard them saying about completing phase two in early 2009. Instead, the earliest date I heard was mid of 2009.

This picture was taken 30/07/2006. It show the phase I first floor stage. Only the front portion of phase I was built during that time. Now is more that 2 years and it still have not yet completed.

Now we cannot see the ground floor of phase II yet. Now is Oct 2008. By the speed of phase I, the Phase II can only be completed by Dec 2010. ONE YEAR behind it original target which was Dec 2009.

correct...i agree............people just sabotaging...they only talk about the delay and making a fuss....do they actually remember about few problems that came up relating PTS...like building crack nearby so they had to slowdown for inspection, the n about the higher cost for construction material which again led to slowdown to make a slight revision of the project...there are positive reason for the slowdown..wonder why people dont think about all these...simply talk only..haiyyyaaa...at least the project is still going on mah...be optimistic ler....the hotel project of PTS is also becoming closer to reality....good news overall despite the slight delay...chillll....

Not all of those who talk about the delay are trying to sabotage the project. They are not like our old friend Globo (remember him). I feel that Ivory is not doing a good job informing the public and buyer on the progress of the their project. Ivory used to have monthly progress pictures on their website but the website seem to be sleeping now. I have heard from my mother's friend that they only have update on their newsletter (4mths once). 4 mths once is not enough. They should continue their update once a month at least in their website. They should also inform the buyer of the target date and reason why it have been delay.

My mother's friend is not happy with the progress of the project and keep wondering why phase II is so slow.

Actually I strongly support this project.

No one is trying to sabotage the project - no one likes to see another failed project in the middle of the city.

It would, however, be better if people here stop hinting that the new government is trying to sabotage this project. Seriously, the state government do not benefit or gain anything from another failed project, especially one so close to their offices.

The banner Ivory put up in the election was their business. And business will always be business - they support whoever is in charge. Clearly, Ivory missed the sentiments on the ground at that time. It doesn't make sense for the new state government to be against Ivory just for one stupid banner, or just for who they support.

Regarding the updates, I think people need to understand the company more. It's still a very new company. Personally I think expectations on it is too high. And with high expectations come great disappointment.

I believe update is a very simple thing to do. Since this is a new company, the frequent update will help the public to trust the company. Now the public are just wondering what happening to the project. Ivory just let the buyer keep guessing when will be completion date. I have know someone who have bought one unit of the View. He was angry because he waiting for a long time before the View was completed. The company should not let the buyer wait and wondering what happened to their project.

Regular honest updated information are very useful. If there is any Ivory staffs looking at this forum, please update your website for the progress constantly and put the target completion date too.

I agree that Ivory has not done a good job at keeping their customer base updated. Knowing this not being among thier strength, I'd simply call them up whenever I'm back in Penang and got the itch to know more. Most of the time the information is ready but just sat bumly on their lap.

Made a call yesterday.... was told that there are very very close to handling Vacant Possession to buyers. Just left a little touch up work and some legal documentations... I wonder how they define "very very close".

I do agree that Ivory should update their customers more regularly, since we have been in the Internet age for so long, where updating progress photo onto the website is free, comparing to advertisement in newspaper.

Don’t forget, this is their first shopping complex project, and they are doing quite well as a maiden shopping complex project!

Yes, it is true that Ivory website is lack of new info. Just take a look at Hunza website. They got a number of pictures of Paragon. It show clearly what is going on there.

Ivory website is not alive. The Penang Times Square website have not yet been updated since ????. Ivory show update it until they r trying to hide things.

I like the design of PTs. I am looking forward to the opening phase I. They should also keep the public inform of what new shop that will be in the phase I. Just look at Gurney Plaza, you can see the list of the new shops at the old wing.

As for penang times square, we just know that it will be opened at the end of the year.

I too hope that the phase II will be completed soon. It will be a better place. A bigger shopping area. With phase II, it will be more complete. People said that Ivory delay phase II because they hope that the cost of material will reduce in the future and they will save the cost. They must remember about the buyer who have purchase it. I do agree that Ivory should update their customers more regularly, since we have been in the Internet age for so long, where updating progress photo onto the website is free, comparing to advertisement in newspaper.

Just seen this interesting forum. Actually I wanted to buy the residential unit. I find it very interesting as I can come down to the shopping mall whenever I like. I prefer the unit which is facing the sea. As for phase I, you can see the coastal side now but it will be different when phase II is up.

I nearly bought the phase II (sea view, 21st floor) but change my mind. Why? Yes, the completion datelah. I have check it out here and there. I see that it will be very slow for phase II. The first time I was told that it was February 2010, then when I decided to buy it was June 2010. (And now it may be Dec 2010) I found out that the earlier target date was sometimes in 2009. I have check out the construction site and don't seem to see much progress. The target completion date keep changing. Finally I decided to be the unit at Spring. It is a hard decision but I just don't want to wait and wait as the target completion date is not a sure thing. I know that I lose the chance of living in a condo with a shopping complex.

I guess there are always 2 groups of pple...

1) Those who treat PTS as a shopping mall which they can go jalan jalan window shopping. These group of pple do not really concern whether PTS is on schedule or being delayed. Penang is not short of Shopping mall anyway.

2) Those who invested/ bought a residential/ commercial units. A delay means
- Interest cost
- Lost of rental income (if u intend to rent out)
- Tens of thousands of funds being locked up for years.
- Increased risk of possible project abandon

I want a seaview unit. Phase I seaview is just temprory view only. After Phase II is completed (if it can be completed), you will not be able to see the sea anymore.

My parent bought one unit in Phase II but under my name. Current they are staying a land property in Bayan Baru. They want a condo because it is easier to maintain. We have choose PTS because of the location and shopping mall. We have purchase it a long time ago and the salesman don't even tell us that phase II is much slower than phase I. My parent intend to sell the current house to paid the phase II unit but we don't know when is the completion date of phase II. This make it hard for us to plan the sell of our current house. Luckily we have taken a bank loan first.

I am currently working in KL and do return back to penang for work purposes. Actually I am looking forward to transfer back to Penang when the phase II is completed. I don't like my current house location as I am too used to shopping mall around me in KL.

I do admit that the phase II is getting very slow. Each time I come back to Penang, I will go over the phase II site and got dissapointed with the progress. I guess that we will have to wait and wait, without knowing when it will be completed.

Same here. As I mentioned earlier, this crappy conduct of Ivory in relation to PhaseII progress is going to lose a lot of investor confidence.

A knife-wielding intruder is believed to have forced two international students to perform sex acts before they fell naked onto concrete from their third-floor balcony in Waterloo.

An 18-year-old Chinese student was killed and her 19-year-old Korean boyfriend, Chris Han, suffered a fractured pelvis and legs after they fell 25 metres outside the McEvoy Street flat about 1.45pm on Sunday.

The couple had been held hostage for more than an hour with their 20-year-old female flatmate and a female friend, police said.

It is understood Mr Han told paramedics a male intruder had made the pair jump from the balcony

"He was still coherent after the jump and was trying to tell them what happened,'' a source, who asked not to be named, said.

"They were forced to do sexual acts and then forced to jump off the balcony. That's why they were naked.''

Police would not confirm Mr Han's version of events but did not rule out sexual assault.

Redfern's local area commander, Luke Freudenstein, believed the pair had been climbing to safety on the balcony below when they fell. "We have no information before us at this time that indicates they were forced to jump," he said.

He described the attack as horrific and a home invasion.

"There is nothing to suggest that they targeted those victims, nothing to suggest that they knew those victims. This is the first time in my 28 years working that I've seen such a horrific incident as this.''

Police said the intruder, who investigators described as dark-skinned and aged about 30, followed the couple's female friend through the apartment block's security entrance about 12.35pm.

Once in the lift, the man held a knife to the woman's throat and accompanied her up to the flat.

Superintendent Freudenstein said it appeared the intruder had run off after the victims fell. Police have asked for people who may have seen the man in the area to contact them.

Security camera footage is being examined.

The four students were all studying towards their HSC-equivalent qualification at a local college, Superintendent Freudenstein said.

Investigators had spoken to the injured man in Royal Prince Alfred Hospital.

The 20-year-old flatmate, a Chinese national, was unharmed. She was not allowed back into the flat and sat in a police car while an officer collected a small bag of belongings at noon yesterday. The female friend also gave police a statement.

Police are using Interpol to contact the victims' families overseas.
Neighbours told police they saw the pair falling from the balcony of flat 606. Jae-Hyuk Lee, a student who lives opposite, said his younger brother, Jae-Min Lee, saw the woman fall before the man. Jae-Min Lee, 19, told his brother he saw the man lying on the ground groaning.

The owner of the flat, Gina Fiorentino, said the tenants had been there for two years.

Ms Fiorentino said she had never had problems with the tenants who paid their rent on time.

Another neighbour, Bas Bomer, said he and his friend Hans Veerhuis had been on their balcony when they heard a "dull smack''. Mr Bomer, whose flat is opposite, said he thought he had heard a traffic collision.

I guess that people prefer to rent shops in Gurney Plaza because it is already established.

People still not certain about new mall since the bad times is here.

I feel that it will pick up soon. I believe PTS is a very good project.

I guess this is why Ivory is delaying the Phase II. They should not slow down phase II because it will make people not confidence in Ivory. They should continue to complete it before June 2010 and let the buyers of the condo move in. They can delay the opening of the commercial portion of phase II but not the residential part. Although I didn't buy any unit there, I understand the problem of the buyers (I nearly bought one unit but changed my mind because of the delay).

Ivory seeks investor for proposed 5-star hotel

IVORY Properties Group is looking for an investor for the 450-room five-star hotel planned at its Penang Times Square development in Penang.

Ivory Properties Sdn Bhd executive director Datuk Seri Nazir Ariff Mushir Ariff said the proposed hotel and podium block carry an estimated gross development value of RM250 million.

"The 10-storey podium block will comprise six floors of retail outlets and six parking levels," he told Business Times in an interview.

Nazir said the hotel will form the fourth phase of development for the RM400 million Penang Times Square project on the fringe of George Town's heritage enclave, which has been included in Unesco's World Heritage List.



"We are seeking an investor who is also keen to operate the hotel whose rooms are expected to take up 200,000 sq ft over 20 floors.

"Alternatively, we are willing to build the hotel if a renowned hotel chain is keen to operate it on a long-term basis," he said, adding that the proposed hotel is expected to break ground in 2010 and be completed by 2013.

Ivory Properties managing director Datuk Low Eng Hock said the company has held initial talks with potential investors from the Middle East, but nothing has materialised as yet.

According to Nazir, the first two phases of Penang Times Square, which include residential and commercial units, are scheduled to be completed early next year.

"The third phase, which will include a convention and exhibition centre and a cineplex, is expected to break ground by the end of 2009," he said.

The value of the residential units has already appreciated by 30 per cent, while that of neighbouring properties in the Datuk Keramat area has doubled.

Penang Times Square sits on 5.2ha where one of the country's oldest tin smelting operations, Escoy Smelting Sdn Bhd, once stood.

About 0.8ha has been earmarked by Ivory Properties for an urban open space and a heritage museum.

Ivory Properties' other projects include the luxurious hilltop villas at its "Moonlight Bay" development along the Batu Ferringi tourism belt and "The View Twin Towers" which overlook the Penang Bridge.

Is the report correct???? How can the two phases be ready by early next year. I was shocked when I read it. Early 2011 maybe.

They are still digging the ground when I went to Gama last Sunday. Phase II is still below ground level.

I have found out the not all the tenants in the new GP wing are really new. Some of the tenants from the old wing is moving to the new wing. Well, I guess that they feel that the new wing will bring in more business.

In my personal opinion, if you are looking for investment advices, this is clearly not the correct place for it. That said, I am sure others might be able to help you.

There are no particular reason why people should be skeptical on the success of Penang Times Square (PTS). Some people are just natural skeptics, while others are natural optimists. We should always treat anything with just a hint of healthy skepticism.

There are some people here who are overly optimistic and supportive of PTS, for reasons I could not fathom, just as there are people who are skeptical about Ivory and PTS. Personally I am fine with Ivory and PTS, but I am afraid that some of the optimism and expectations on Ivory to perform is in a way similar to that received by some developer in the 1990s.

Ivory itself is a very very young company, with huge amount of success so far. However, I have heard from people that they have a high debt ratio compared to other developers, meaning they are willing to take a risk (which might not be a bad thing). In the current situation of the economy, I am not sure Ivory will be affected.

However, as a Penangite, I will encourage you to invest your money in George Town, even so now that it has been listed in the World Heritage Site. I see tremendous opportunity in George Town and Penang, but that might also be due to the extreme optimism I was talking about.

I am not skeptical about the sucess of Penang Times Square. I believe it will be a sucessful place. People said that the surrounding is not a good place. Old houses around. Well, I was staying in KL Plaza more than 10 years ago. I used to go around Bukit Bintang area. Behind the jalan BB, the flat and houses are old and dirty. After more than 10 years now, you can see how bukit bintang have changed. With Pavilon, Lot 10, Starhill, the surrounding have changed. They was a lot of people who said that Bukit Bintang is not a good place more than 10 years ago. But now it is not the same anymore.

Let get back to Dato Kramat Road. The surrounding got a lot of old houses. Well, my colleague said it is not a nice place. To me, with the renovation of Komtar, 1st Avenue, PTS and also the new shopping area (opposite Trader Hotel), things will change. When things changed, the property price there will not be cheap. You will have to buy the property at a higher price later.

People said that penang people don't have buying power. You must think of the future. The total PTS project will not be completed so soon. If you don't trust the current new state government to make Penang a much better place, then better don't buy any property in Penang. The problem with Ivory is just that they cannot have a committed target date for completion for their project.

People said the Penang's people don't have the buying power to have PTS, 1st Avenue and Gurney Paragon. Do they trust the current government to bring in more investments to Penang?

Like Warren Buffet said when you see the first robin, the spring will be over.

drove past PTS this afternoon, the fountain is working already (albeit a little too low profile fountain :ohno:). Didn't have time to snap any pics...sheesh where's the traffic jam when you need one.

Saw the fountain when I was driving by a few days ago. It was at night. The lights are on. Colourful light. Didn't have time to see the whole thing.

Ivory is not a bad developer but it is just that they don't seem to be committed to their target date. I have see their project like the View and Tanjung Park. It is very good quality.

Although I have already purchase one unit from IJM, I still like PTS phase II (Seaview). The date completion of PTS phase II is just not right for me and also there is no-committed target date for PTS project.

The VP date has been revised to early 2009 due delay. Reason not given.

There's either 1020 or 1050 left for Phase I, all selling at or around 500k. There's several ads in newspaper asking for 400k-430k though.

Well, i think not only the condo is delayed, but also the mall. I remember they mentioned in the newspapers early this year, saying that they will be celebrating chirstmas in penang times square and also count down. But now, seems like they are aiming chinese new year as cannot make it to open the mall even at 1st Jan 2009. Disappointed!

Being to Gurney Plaza's new wing but not happy with the F&B. What happened to the open spaces where people can dine? I like the old way where all the F&B outlet are on the ground floor. Hope the PTS phase I will not be disappointed. We will have to waiting for January or later ......

Regarding the "Tree is Bald", i think it is normal. For new development, all trees being planted are young trees which roots are not too complicated to transfer from its origin location. No one transfer big mature tree lah! :)

^^ MPPP can only do enforcement if they put parking bays there or if you park on the sidewalk or something. If it's just a road it's up to the traffic police. I mean if you park on the road shoulders I'll tolerate it but forcing people to change lane and jam up the road just because someone is too lazy to walk just pisses me off.:soapbox:

The ones who owned the commercial units have received Vacant Possession and has viewed their units ... they seem quite happy about it. The staff told that that VP for residential would come either in Dec 08 or Jan 09.

Though I've not invested into this development, I feel that this is a potential project for investors as my friends have made more than 70% from their initial investment since booking 3 years ago.

In regards to cars parking at the side of the road & congestion, it's the people who drives are responsible. We normally make remarks about others driving recklessly, parking at various obstructing places, jump queue during a jam, weaving in and out of traffic, speed through a traffic lights as they are changing to red and other various traffic offences. But when you think about it, I'm sure all of us make such offences once in a while, I know I do. So until everyone learns that if we practice such driving, others will too ... So no point arguing who is in the wrong here.

Back to the main topic. I've recently browse around Facebook, in search of long long friends (and pretty girls) and found a few random pictures of PTS's interior and facility floor. I guess some of the staff at Ivory may have visited the place and taken some pictures ... Not alot of pictures but one picture shows a LARGE swimming pool and another a view of Georgetown after dawn ... very appealing indeed. I've lost the direct link. :(

I'm not sure about you all but recent news in the newspaper states that there will be no other highrise development in Georgetown since it is now a heritage site. So, I guess it's either PTS or never ...

If I'm not mistaken only a tiny part of Georgetown is enlisted as World Heritage.....and I think Komtar and its surroundings are not included

Komtar is not included in the buffer zone. In fact, the buffer zone ends just before Komtar. Nor is PTS anywhere near the buffer zone.

eh....quite funny...phase 2 is going on fine ah....thought got some problem launching or buildings nearby cracked....whats the progress....another doubt is i thought according to the masterplan the current phase 2 site supposed to be the site for the hotel phase 3 or 4 not sure....and thought the phase 2 which is the birch plaza or regency not sure also supposed to be on the site behind thhe current completing phase....quite confusinglah...

From the building's color paint, stained glass windows, huge and modern advertisement boards... the whole luxury feeling of the building is gone...

With great expectation comes great disappointment. If you notice, each and every brochure and rendering from the developers carry one important message - Artist Impression Only. That is one thing I do not like with ALL developers (and Fast Food Stores): it's as if they lie to you and get away with it.

PTS was never luxurious to begin with.

It is true that the building color is not the same like the drawing but we cannot expect too much. I admitted that the advertisement is small and not like in the drawing but over all the whole phase I is quite good from the outside. Compared with the other mall like queensbay and GP, it still looks better (outside). Well, we will have to wait for the opening to see how it looks from the inside.

If you look at the actual pictures, the wall have been reduce to half height instead of full. I guess that it will give more light to the car park. The advertisement can only be half the original size.

A bit of correction, VP for residential is 4th Dec. Commercial was earlier. Middle of Nov if I'm not mistaken. My friend received the letter from Ivory on Friday 5th Dec.

what i think:

colour = ugly
car park = too overpowering the façade, ugly
railings = ah beng
lighting = no bad
design = podium and roof is quite nice, everything in between is ugly

i hope the interior, the tenants, the maintenance and subsequent phases will not be such a let down

VP "decided" and given by architect, saying that this building is completely done (owner's part) and can be handed to purchasers.

OC "decided" by authorities (now no more OC, but CCC), saying that this building is completed according to plans submitted, and it is fit and safe for occupancy or its usage.

To my understanding, not 100% sure. :nuts:

I've collected my key for the residential unit. Went up to view the bare unit, show room as well as the mall. I must say I'm pretty impressed with what I saw.

The residential units has two elevators that leads right into the mall. And five other elevators operate within the residential premise. The elevators gave a very good first impression, glass etched times square logo on the interior wall, hieroglyphic carvings on the entire inside of the elevator doors. and two (9 inch?) LCD screen with ever-changing wallpaper that also shows current level, time and (I think) weather/temperature. (Anyone seen that in any mall/condo/office in Penang?)

Lobby area is huge, with marble flooring. The ceilings are high, hence it is very airy. There's a community hall, karaoke room, aerobic centre, sauna rooms, games room, and a pretty big gym. But there's no view to speak of inside the gym. Plenty of greenery along the isles of the corridors but pretty bare at the common outdoor area cos tht area is fully tiled/timbered.

The pool is prehaps the main attraction. It's huge, I dunno the dimension, it looks like a standard olympic sized pool. But then I may be wrong, I'm not good at guesstimating dimensions haha. I've stayed in Bayswater, it's about 4 times (in volume) bigger than the one in Bayswater. (my guestimation again :)) Sun deck is bare, but they are going to put some wooden stilts and canopy shades in due time... yeah, in due time.... 2 BBQ pits just by the pool, pretty nice layout, but nothing fantastic about it. There are some monuments and big objects that scattered around with no obvious use or function, at least to me.

From street level we can see the two storey high, stupa shaped "little houses". Initially I've thought tht there will be stairs leading up to the upper floor which gives good view from inside and perhaps a little privacy, but then it's actually just expensice decorative structure. No stairs nor chairs/bench there... just high ceiling. It would've been really nice if they have that. There's no view from the outdoor common area as the walls are very very high with no grilles nor peepholes, tht's a bummer. Despite the high wall, it was very windy though.

That's my first impression/observation of the common area. I've taken alot of pictures, but then I've loan my camera to my fren for a week before I got the chance to upload it to my computer. My bad.....
