Hi people is there any new pictures of phase 2.Thanks for your help.

sad to c times square in this situation...the way they design the shopping mall is so 80..there isnt any skylight that allow the daylight enter the building, which will create a spatial quality to the mall . Everything turn to b so secluded and cramp, they do not even create this welcoming sense to the customers. I hope the 2nd phase of the mall wouldnt repeat the same mistake, but i doubt they will still do the same.

human traffic flow is the biggest problem i think.. they have corridors that lead to nowhere...

Just come back from KL after a few months there. Went to PTS yesterday to have a quick lunch at Roti Bakar. Soju has started. Saw a few shops have started their renovation at ground floor. Went up to 1st floor to have a quick look and saw that the floor was taped with planks. Could hear sound inside some shops (near escalator) which was closed with planks. Didn't have time to check it out.

When I was in KL, I meet a few guys who told me that some big names from KL will be opening their shops in PTS phase 2 next year. Heard that some from singapore too.

This is an open forum. PTS supporters or not are all welcome to post their comments. If Ivory boss is also posting here, I think that will be great, :lol:

PTS is progressing very very slow, I think everyone should agree. But luckily I also can see changes going on. These are some familiar names and the numbers of lots taken when I did a tour at PTS. Shoepoint (2), Tao (6), Bali Hai (more than 10), Hair Impression (more than 2), Kochabi (1), Foong Wei (not sure).

I think phase 1 is not big, the majority of the space already being taken up by Sunshine, the rest should be able to be filled up easily.

Wow, Tao taking 6 units !!! I saw the renovation notices but didn't read in more detail. You missed out Touch and Carlos something at the ground floor.

There are something going on at the empty shoplots along samsung too. These mean that ground floor will be filled up soon.

Foong Wei may take more then one unit as the row of shoplots are now under renovation.


I went to PTS to have dinner at Haven Delight with my friends last saturday but it is closed. Someone from the shoplot nearby told us that HD have been closed for sometimes. They are now focusing on their new business at Gurney Drive. He told us that HD will come back to PTS when things are better. HD have not removed their things. I can still see TV, cooker, chairs, tables and etc still there. There is a notice said that it is under renovation.

We decided to take our dinner at Soju. Love the colourful LED in front of the soju. It is very nice.

I saw that a group of people talking in front of the shoplot next to De Legend. The shutter of the empty shoplot was opened. By the way De Legend is closed. Pity that the Sifu's hand got chopped off by someone. Hope he will recovered soon.

By the way, anyone know what is the shop 'ur mart'? It is under renov. It is next to the outdoor ecalator.



My friend said that he have seen some Ivory's staffs taking a group of people around the empty shoplots at the ground floor two weeks ago. They are talking about which shoplot they want to take.

The "taiko" of ivory dun know how to run a mall.

this is the 1st time in malaysia, when a mall launch with no progress and no tenants full even after 2 yrs.

The best way to lighten up PTS is to put some tourism attraction inside PTS. May be something like prehistoric museum with life scale T-Rex, super croc, titanoboa and other dinosaurs. Let KLCC is famous with its Aquaria and PetroSains, but PTS is famous with its own prehistoric jungle attraction..Serious..I'm not joking. They can promote PTS to the entire world with this kind of tourism product. But who am i to give an opinion..

Yeah, this is a splendid idea, by organizing these kinda events and so-called promotions will definitely attract many shoppers pay a visit to PTS. As quoted special event, I actually plan to sell something like roses during the period of Christmas and trying to capture the attention of shoppers.

I still like to bring up an old issue of Penang Times Square Phase 1 car park. It is a bad design and shopper refused to drive up and park.

So Ivory might as well convert all of the parking lots on the 4a and 4b floors of the building into more retail space for food & beverage and other entertainment outlets.

A FOOD mall, a new food outlet concept in the northern region, is taking shape at the Penang Times Square in George Town, with the first phase expected to be ready by the end of next month.

Under the first phase, there will be a food court with 20 outlets offering 200 choices of food, including local hawker delights and Western food. There will also be a Tao buffet cuisine restaurant.

Boey Chee Kun, Penang Times Square’s personal assistant to group managing director, said there would be 500 parking spots in the first phase and 600 lots in the second phase, located on the complex’s fourth floor.

He said the food mall’s second phase, which would consist of cafes, Thai and Indonesian food outlets and a steamboat restaurant, would be ready after Chinese New Year next year.

“We aim to complete the third phase by the end of next year.

“Although it is still in the planning stage, we’ll most likely be inviting more local operators to participate in our plan,” said Boey.

He said many countries like Singapore and Hong Kong had adopted this food mall concept.

“Penang is a famous hub for food; thus with this concept, it will attract more and more people to the island.

“Customers can look forward to easy access to parking lots and eating quality food in a comfortable atmosphere,” said Boey.

He said the prices would be almost similar to those of a haw-ker centre.

Oh no, I try not to figure it out how long I have hold it. I noticed that there are a number of shops in Queenbay mall which are closed. I talk to some staffs at paddington pancake shop and was told that business around here (especially clothing) are not doing well. Most are hoping for the holidays to help the business. They said that there are too many shops here and some are not getting enough business to cover their cost. People just want to walk around the aircond mall.

Hope that the state government will get more tourists to Penang. Penang is not get as many tourist as Malacca since the heritage award.

1st Avenue also delayed their opening which was originally on May 2010 to August 2010. Then to Nov 2010. Now I heard that they managed to get more enough shops for their opening in Dec.

Let us seen how is the parking at the Phase 2. Phase 1 & 2 cark park are joined together. You can see phase 2 car park from the phase 1 car park. One phase 2 is opened you can drive to phase 2 car park from the current phase 1 car park. The new entrance is between phase 2 & 3. The entrance is currently being build. It is round like Gurney & prangin mall. People can have the choice of using the old entrance or the new entrance. I prefer to go up in the new entrance and go out in the old entrance. Going out from the old entrance is very easier because it is wider.

I think Queensbay malll are much better than PTS la.
even some shop close also no problem.
PTS still struggle even from day 1.

the mall is nice. i like it! but there are not enough retail outlet to make PTS more happening.

Hmm... things may not look good at the moment but the entry of SOJU and BOSS do help to light up the survival of the lingering mall. At least we can see crowds in the mall whenever the night falls especially during the weekend. 2 years is a long period but since u guys have been persistent for such a long time, why dont u just be a little bit more optimistic for the near future when the phase 2 is accomplished？ haha~

Lol.. being auctioned at half of its original price is totally sucky! Hmm.. it's damn true that the management should carry out some dramatic changes to curtail the mall from continue to be like a dead mall.. It's hard to believe that a shopping mall with the standard like PTS would be in this situation, even prangin and komtar are doing much better than PTS. It's down to the retailer to salvage themselves >.<

To gather most of the shops by open together is meaning do not let two or three or four shops open by themselfs, the management must gather all the shops to have the same opening days - at least cover 70% /80%'s shops.

Better not look at the pictures. U will be very disappointed if u happen to be a purchaser. I visited their booth in gurney plaza in year 2006, sales persons said phase 2 condo will complete in mid 2009. Can u believe it? Compare mid 2009 to now end of 2010. I bet they can only earliest finish mid 2011. Those ppl buy and plan to stay or married memang kena teruk with Ivory! When Ivory ppl sell u product, they can promise anything, but when deliver, they will give u a lot of excuse, like the sales person resign already, or it is not stated in s & p. Better be very careful with their s & p and supplimentary agreement if u have no choice but insist want to buy Ivory product. They always play dirty in it.

1st Avenue is not doing good, but at least they hav retail shops that Ivory can never get, like Starbucks, Dome, Roti Boy, Sushi King, Red Box. Ivory can only get cheap brand which u never heard of it, maybe from other abondoned mall.

It is really shame to have Ivory develop this piece of good land. The boss has no performance, all big and small share holders should vote for his resignation!

Don't expect a quick turn around. It could be a great property over long term when the Luxury Condo Units and the Hotel finally completed hopefully in 5-6 years time frame. Otherwise this will be my retirement home.

PTS is a long term project... it's a strategical development usually rich developers will do... ivory is not expecting crowd to the mall as of now. the mall is only an early preparation for future occupancy when the PTS is complete with apartments hotels and phase 4 cineplex...and also convention centre maybe.... in the future PTS will be an all-in-all hub and don't be surprised at that time both the mall will be 110 % occupied with more demand for retail space...

As for now, PTS need a global brand to get back into the race. Something like Carrefour or WallMart rather than S...... That is the fact. One more thing...I went to AEON Bandar Perda and they got this DinoTrek by Petrosains which is really a crowd puller. Those animatronic dinosaurs really turned people on and it is a success story for the time being. People want multiple attractions in one place not just various shops selling the same products...

To be hoset, after more than 2 years, Time square phase 1 still got alot of empty lot.

All I care is for the shop lot to fill up. It does not need to be high end or some sort, any shop will do as far as it's taking up the space and make it a happening venue. I don't think the condo resident will shop at hight end shop daily. All we care are shops that could cover our daily needs and still pleasant to visit during free time with Family/kids....

Here is another failure of PTS proven. In middle of November 2010, the prangin mall kid engaged by ivory said that the food court and Tao restaurant will be ready by end of December last year. You are welcome to visit PTS to see the result, nothing!

Owners of pts phase two already received vacant possession letter from ivory. You are also welcome to take a look at phase two, also nothing! Obviously pts phase two is not completed but ivory still issue VP letter to the owners because they worry kena late delivery (LAD). Not sure any of the phase two owners are smart enough to sue ivory for this as this is a very big lie!

If you go search around in website, u will see no developer got shot like this in a forum, only ivory. This stupid eng hock should be shame of himself! I met with one of the pts condo residents in roti bakar last weekend, he told me a lot of shame things about ivory and eng hock. U will be shocked when u heard it. U will be even surprised when u found out it is true after investigating. This boss of ivory is a total bullshit who only play with ladies and think of sex everyday! No heart for the company even after it got listed. Obviously his time has come, and so does ivory. So sorry for the staff who still know nothing about the negative side of the company and their boss!

In my opinion, probably tenant mix or management. coz location is great and design, although bad in certain areas, but not bad to the point that it is uncomfortable...

sad to c times square in this situation...the way they design the shopping mall is so 80..there isnt any skylight that allow the daylight enter the building, which will create a spatial quality to the mall . Everything turn to b so secluded and cramp, they do not even create this welcoming sense to the customers. I hope the 2nd phase of the mall wouldnt repeat the same mistake, but i doubt they will still do the same.

true..this mall is sooo boring.....there are so many mall in penang if PTS want to attract crowd coming there..it must have something special that make it different from other mall in penang...in Georgetown we already have prangin, komtar and 1st avenue so why need to go to PTS?

I heard from my friend that Tao have stopped their renovation in PTS since Dec. Heard rumour that Tao is planning to go to 1st Avenue. Bad new for PTS. I guess that it is true that investors are losing hope on PTS.

My friend have found out that Ming Garden which will start it's renovation soon after CNY is not just a small chinese restaurant but it will be quite big. Coffee Island (current outlet is at Gurney Drive) will also be opening its outlet here. Tao, Food Gallery, Ming Garden, Coffee Island and a few more F&B outlets are trying to opening at the same time. My friend also heard that Phase 2 has also started to to signup a quite number of new tenants and will be opening together around Jun 2011. More will be signing up after the CNY.


I was at Sunshine City yesterday night and saw the banners around PTS. Tao is taking up around 10 lots. Coffee Island around 6. As for Ming Garden a large portion of Level 2 have been closed for it's renovation. For 1st floor, you can see that a large portion of Level 2 have been sealed off. Food Gallery have taking a huge portion of Level 1 (near phase 2). There will be a outdoor escalator leading to the Food Gallery from Chin Ho Plaza outside. A new bubble lift will also service the new phase 2.

New spiral carpark entrance to the Level 4 carpark like gurney plaza. There will also be a basement carpark for those who don't like to drive up.

There are only around 6 empty lots left at ground floor with the arrival of Tao and Coffee Island. Huge portion of Level 2 is also take up by Ming Garden and Hair Impression.
