actually i hate the road beside KOMTAR, infront of Shang-ri La hotel. that stretch is about 200m and about 3 traffic lights!!

it is a ugly place but it is better to do something than just leaving it there. i think the place has been like that for a decade already.
i think Penang Times Square sounds odd. before that, the project was called Escoy place, named after the tin melting factory.

PENANG: A prestigious RM400mil tourism-themed residential and commercial project in the heart of George Town will mark Penang's entry into the “world of Times Squares.”
Located barely 100m from Komtar, the Penang Times Square would be the largest, in terms of built-up area, after New York's Times Square.
The new city landmark would sit on the 5.3ha site of what was once the country's second-largest tin smelting plant in Jalan Datuk Keramat – Escoy Smelting – which produced the world-famous Straits Refined Tin from 1898 until its closure in 1998.
The ambitious project, undertaken by Penang-based Ivory Properties Group, has generated much interest since canary-yellow zinc fencings were erected around the site recently, with buntings announcing the project.
Ivory Properties Group managing director Low Eng Hock said the project, to be completed by 2010, is envisioned as an urban village within the city.

“Be it the New York Times Square, Hong Kong Times Square, Shanghai Times Square or the Kuala Lumpur Berjaya Times Square, they are all synonymous as an event place,” he said in an interview here yesterday.
“We want to bring life to George Town. We want people to stay in the inner city and this is one of the last pieces of freehold property that could promote urban living here.”
Low said Phase One of the project would involve a landscaped park, open spaces and the construction of an 18-storey plaza – to be known as Birch The Plaza, named after the original Birch House that was used as the administration office of the smelting company.
He said the plaza would have 308 service suites, about 100 commercial lots, car parks and recreational facilities. A monorail station has been proposed there as well.
Low said they were still waiting for the authorities' approval for Phase One but hoped the construction could start by the end of next year and be completed by end of 2008.
He said restoration works on the 1908 Birch House started since June and were scheduled to be completed by the year's end.
It would be transformed into the company's corporate office and visitors' centre of the Penang Times Square, he added.
On the ensuing phases, Low said the plans had yet to be finalised but they would include a hotel, offices, a museum and studios to promote traditional crafts.
The century-old tin smelting plant first started as Seng Kee Smelter, run by miner Lee Chin Ho, but changed hands many times over the years.
It took on the name of Eastern Smelting in 1908, became Datuk Keramat Smelting in 1975 and finally Escoy Smelting in 1993.

Actually i hope they have a mini skyline around Komtar..Wat i means is built some skyscrapers, maybe 2 or 3 beside Komtar..that is enough..then...no more skyscrapers is allow to be built in the downtown...By building a few skyscrapers beside Komtar, it will make the Penang skyline look more beautiful, and more well organise:)

It’s just a spotlight, not a UFO
A POWERFUL spotlight which cast a moving bright spot in the night sky had created a stir among some Penangites who thought they had seen a UFO (Unidentified Flying Object).
For at least three times since early this month, the spotlight had been switched on for several hours at the former site of Escoy Smelting in Jalan Datuk Keramat, earmarked for the development of the RM450mil Penang Times Square.
Ivory Properties Group general manager and director Chok Keng Vui said the company purchased the RM15,000 motorised spotlight from Hong Kong to “brighten up the night sky” in George Town.
“As Penang is quite dead at night, we are doing this as part of our contribution to introduce some excitement,” he said.
Chok said the display was aimed at build- ing up the momentum to coincide with the progress of the mixed-development pro- ject, with construction slated to start by year-end.

This photo taken from Greenlane Heights shows the light beam coming from the Times Square project site near Komtar, casting a moving spot of light in the sky which is mistaken by some as UFO.
“We are testing the spotlight as part of our pioneer project and Penangites can expect more coordinated visual performances to come soon,” he said.
He added that when the moving light passed on low-lying clouds, mist or the fog, it might appear like a floating object in the sky.
Since last week until Tuesday, callers from Tanjung Tokong, Tanjung Bungah, Bayan Lepas and the mainland in Sungai Puyu, Permatang Pauh and Bukit Mertajam telephoned The Star claiming they had seen UFOs.

it looks the same!! the 1st phase (Birch the Plaza) is supposed to start construction this year end.
the only thing completed there is the restoration of Birch House. (the sides look incomplete though...??)

THE 97-year-old Birch House at Jalan Datuk Keramat in Penang is being given a new lease of life with a RM2.5mil conservation project.
Restoration work on the former tin smelting office, which has been converted into the headquarters of the Ivory Properties Group, began in August last year and is about 90% completed.
“We are still waiting for the Penang Municipal Council's approval to restore the facade of the building,” the group's general manager Chok Keng Vui said.
He said restoration of the facade and landscaping work would take about three months to complete after approval was granted.
Ivory Properties, which is developing the surrounding site for the prestigious Penang Times Square project, moved into the two-storey building in March this year.

Chok said the original building structure was in “pretty good shape” although one of the corners was tilting slightly.
He said the electrical wires inside the building were replaced and concealed.
“We also removed the old air-conditioning system and replaced it with a modern centralised one,” he said in a recent interview.
Chok said the solid wood used for the door and window frames and staircases, as well as the wooden flooring of the upper level were maintained.
The ceiling height for the ground floor, however, has been reduced from the original 4.6m to 3.7m.
“We placed another ceiling to conceal the wiring and piping for the air-conditioning system. But we recreated the original cornice design at the sides of the new ceiling,” Chok explained.
He added that there was a long-term plan to relocate their office to another premises and turn the historical building into a tourist destination.
“In the mean time, we are dedicating a corner on the ground floor to showcase the history of Birch House and the tin-mining industry for the benefit of those who visit our office,” he said.
On the Penang Times Square project, Chok said construction work on Phase One was scheduled to start in November and completed in about three years.
Phase One comprises a 0.8ha open space and the 18-storey Birch The Plaza service suites and commercial units.

PENANG-BASED Ivory Properties Group, which is eyeing a listing on Bursa Malaysia Bhd’s main board, is on an acquisition trail to expand its landbank.
The company, whose RM700 million Penang Times Square project is being touted as an “urban village within a city”, is looking at acquiring land on Penang island, Seberang Prai and the Klang Valley, its general manager Chok Keng Vui said.
“The move is in line with positioning ourselves as a leader in the property and construction industries in South-East Asia,” he said in an interview in Penang.
Ivory’s current projects include the RM150 million Tanjung Park Condominium, the RM120 million University Place mixed-use development, the RM200 million Moonlight Bay and several other institutional and commercial developments.
So far, the ground floor commercial units of the Penang Times Square project, which is marketed locally and internationally, has been sold out in the first two phases.
The entire project, which sits on a 5.2 hectare (ha) plot of prime land along Jalan Datuk Keramat in George Town, used to house the country’s second largest tin smelter, Escoy.
Ivory Properties director Datuk Nazir Ariff said Phase 3, which will sit on 1.2ha, will include a five-star hotel, a 60,000 sq ft education and convention centre and a major retail player which will serve as anchor tenant.
“We are currently in negotiations with an international hotel chain which plans to set up a 500-room hotel here,” he said.
Nazir said Penang Times Square, which was designed as a tourist landmark along the lines of the “Times Square” projects in New York, Hong Kong and Shanghai, would be promoted as a location “where the city’s events unfold.”
“By being an address of one of the future monorails stations,” he added, “it will be just as accessible either by road or by rail in the near future.”

maybe because of now just preliminary concept,actually i saw the renderings before,the office tower that exist now will be replace wif difference design, and on near the office tower will hav somethin similar to Hong Kong convention center...quite impressive...but because of privacy problem can't get the image...paiseh, maybe Ivory will release on press or somethin soon...i think

the taller one is a hotel, the shorter twins are offices.
according to protoedenXD, it might reach 50+ stories. but by looking at the model, it looks like 40+ only :(

KOMTAR looks lonely coz of it's lousy location, if it is near Gurney Drive, it will not be lonely, and it will not spoil the image of the heritage area of George Town.

the office and hotel are the 3rd and 4th phase respectively. Ivory hasn't officially announce what they are having there yet. what you just saw can be considered "latest news" :D
about the design, i only love the podium. the buildings above it don't seem to blend well with the podium. however, overall, i think it is ok for Penang standards. besides, it is the most exciting project in Penang ever!

what i meant by refurbishing is not the shopping space but the entire interior of KOMTAR. There's no need to spend extravagantly to make it look superbly impressive, they just need to make it more presentable put the floors to better use - The IT mall is a good idea. Even Melaka have its own digital mall.

yalo the OC still havent obtained..the location is weird..i think it is quite hidden..but i dont think u can say it is way out of town lo..around the area we have so many malls, Queensbay, BJ complex, Tesco Extra, Giant and Sunshine Square...that area has become a very busy business district :)

PENANGITES can look forward to a new shopping complex next yearwhen Phase 1 of Penang Times Square is completed.
Birch the Plaza under Phase 1 comprises a four-storey shopping mall boasting over 300 outlets of dining, retail and service outlets. A further three phases are scheduled for completion by 2012.
The RM450mil project, launched in 2004, is located less than 500m from Komtar, sitting on a 5.3ha site that was once a tin smelting plant.
Ivory Properties Group general manager Chok Keng Vui said Times Square was the most ambitious project the group had undertaken.
He was speaking at the official launching of Birch House, a century old building erected in colonial times, which is now the corporate head office of Ivory Group.
The new office, adjacent to the site of Times Square, was officially launched by Yang di-Pertua Negri Tun Haji Abdul Rahman Abbas yesterday.
Over the last two years, Birch House had undergone a RM2.5mil restoration lasting two years and now returned to its former grandeur.
On another of Ivory’s projects, Moonlight Bay, Chok said over 70% of the units had already been sold.
“We hope to complete the project in three years time,” he said.
Moonlight Bay is a prestigious 6ha gated residential project, with 70 villas overlooking the sea drawing on a unique southern European hillside village concept.

Harvey Norman plans second outlet in Penang

PENANG: Australian retail billionaire Gerry Harvey is keen to take full advantage of Penang's booming economy by opening a second Harvey Norman outlet in Penang Times Square, after the one at Queensbay Mall.
On his first visit to Penang last Saturday, the 68-year-old founder of the Harvey Norman group was convinced the “Silicon Valley” had substantial growth potential.
“I was told that under the Northern Corridor Economic Region (NCER) a lot of money would be invested here in the next five to 10 years with half of it going into infrastructure. That is very good news for the people of Penang.
“I find this place very interesting with a lot of activities going on. I think it’s moving in the right direction,” he said.
Harvey Norman is a retail chain that offers a wide range of products from electrical, computers and communications and small appliances to furniture and home improvement.
The first RM10mil Harvey Norman outlet, measuring some 70,000 sq ft, opened in Ikano Power Centre in Petaling Jaya four years ago while the second RM5mil 30,000 sq ft outlet in Mid Valley Megamall was launched last November.
The retailer plans to open another outlet each at Sunway Pyramid and Kuala Lumpur's The Pavilion later this year.
Harvey Norman Holdings Ltd also controls other prominent retail chains including Space Furniture which is located in Bangsar Baru, Kuala Lumpur.
Harvey Norman stores are also found in Australia, New Zealand, Slovenia, Ireland and Singapore.
“At Harvey Norman, we endeavour to provide the most current product innovations and advancements from the leading brands. We also strive to provide our customers with quality products and professional service, every day,” stressed Harvey who now sits atop an empire that generates more than A$6bil in annual sales from 200 stores worldwide.
In the next three to five years, the Sydney-based Harvey hoped to expand his business in Malaysia to about 20 outlets.
The first Harvey Norman store was started in 1961 by Harvey and his business partner Ian Norman.
The original store specialised in electrical goods and appliances. Its immediate success prompted Harvey and Norman to seek expansion of the business.

PENANG-based Ivory Properties Group - which is eyeing a listing on Bursa Malaysia's main board by the end of this year - is targetting to revive the abandoned "Fettes Villa" project on the island in three years.
The company's managing director Datuk Low Eng Hock yesterday said the company has earmarked between RM60 million and RM70 million to revive the project, although this does not include construction costs.
"We are now working on the project concept and only then will be able to finalise construction costs," he said.
He was speaking to reporters after a signing ceremony between Ivory's subsidiary, Ivory Villas Sdn Bhd; Malaysia Building Society Bhd (MBSB), the project's financier; and Gewaris Sdn Bhd (the project's former developer which is in liquidation).
Present were Chief Minister Tan Sri Dr Koh Tsu Koon, MBSB chairman Tan Sri Abdul Halim Ali and Ivory's executive director Datuk Nazir Ariff Mushir Ariff.
With a gross development value of RM247 million, Nazir said the project will comprise three 38-storey towers and 30 commercial lots on 5.4ha of land.
The project, which started in 1995 and scheduled for completion in 1997, was stalled in 1996 and affected 582 buyers.
It comprised about 900 condominium units, low-medium cost (LMC) apartments and 20 shoplots.
However, only about 210 condominium units and 358 LMC apartment units were sold while all the shoplots have been sold out.
The LMC and shophouse units are about 10 per cent completed while work on the condominium units has yet to start.
Ivory Properties is the developer of the RM1 billion Penang Times Square integrated development in the heart of George Town.
Nazir said the proposed project for which its first and second phases are expected to be completed by the end of 2008 and 2009 respectively, will include among others, a five-star hotel, retail shoplots and monorail connectivity.
"We are eyeing a ready catchment market of 446,000 people within George Town and 1.39 million within Penang," he added.

For those who are interested in subscribing to their Initial Public Offering (IPO), i will advised against it because this company is heavily in debt and they are using the KLSE listing to bail them out. I personally know a contractor who has yet to receive hundreds of thousands in payments after a few years. This company is a scam in various ways and has fabricated many things.

Share price is not necessarily an accurate indication of how well a company is doing financially, certainly not in a badly regulated rumour monging stock market like the KLSE. Just ask around and you will know how many people actually made money out of second or third liner stocks. All of them depend on rumours.
Try talking to people high up in the construction and banking industry and see what they say about Ivory. I am not making this up. Prominent banks like Citibank and HSBC refuse to finance their properties.

Agree. It's almost a dead town now at night compared to say 15years ago. Let's hope the new administration will at least start do something about it

So many projects?I can name you other Penang based developers that have many more projects than them (even ongoing projects for that matter). Some of their projects are still not officially launched yet and they are boasting about them. Ivory is a relatively new developer.
The other thing that a developer might have many projects but doesnt mean that they are making money. Ivory has HUNDREDS OF MILLIONS in unpaid loans and they are LOSING MONEY. They lie about their sales blatantly when it is just dismal. Everyone was told that The View was sold out years ago and they are still selling it now. Even their staff has admitted that to senior bank officials.There are numerous contractors that they still owed and i personally know one.
A solid developer does not have to take out such a huge amount of bank loan. Imagine the interest you will incur. I know of one Penang based developer that has more ongoing projects than Ivory but owes the bank nothing now.
I completely agree that the malaysian stock market is in a poor state. Too many companies got away with falsfying their financial statements(Ivory will the next one but not the last) when they applied for listing. That is why you see many second and third liner shares losing more than half their value in weeks. Hunza is a very likely candidate. watch out.

A prominent lawyer recently told me that some purchasers of Gurney Paragon has stopped paying because they fear that the project might be halted(stopped) because of certain planning irregularities. Ivory's Times Square actually received more density than it should under the planning guidelines as well. I wont be surprised if an investigation is launched into that as well

Interesting. Anyway, I know a few people in the development business too. I have to agree, in that circle, Ivory is not held in high regards. However, a common people on the street do not know that. They just look at their projects and speed of construction, and thinks Ivory is a great company.

Today, we can see mostly all the dead malls in Penang are built by him: OneStop (Midlands), BJ Complex, Megamall Penang and Prangin Mall (dying). We hardly hear of him now (although his brother is still quite active in the development business).

Yes Ivory is not held in high regards by people in the construction and banking sector in general not just their rival developers.It will be most likely candidate for the next Goh Chun Lai and Sunny Ho. You are right. The typical layman on the street will be easily duped by them. However, their deception will not fool the educated middle class.

I read a news article years back saying only 5 stories building was allowed to build in Geogetown. This was told after the completion of UMNO building and was said that UMNO building was last to build in high rise category. ...

I always not understand when ppls mention that Prangin Mall became "died" after opening of new mall ... My gf was running business there for many years ; In fact not much different before and after launching of Gurney Plaza , Queensbay Mall and she still doing quite well ... Yes , many big name such as Nike was disappear from there but hey ~~ always have new shop starting their business in Prangin Mall , If you look carefully almost all of the shop there still occupied ... Prangin Mall is the best choice for youngster and those middle income group ( i think most of Penangites from this categories ) ; How many ppl afford to shop in Gurney Plaza / Queesbay Mall for it's branded retail shop ? Base on my observation these mall is to cater upper income need ; Others than that should be "Window shop" kaki ( like me lar :lol: ) ... Other's mall i'm not too sure , Any shop owner in Bt Jambul , Megamall Penang as well as Gurney Plaza , Queensbay Mall may share ur opinion too ...

Prangin Mall wasn't great to start with. I am no structural engineer, but I think the building might be built too rapidly, hence all the cracks around the facade. If you notice, OneStop, BJ Complex and Megamall Penang suffers from the same problem.
From what I see and feel, the part of the building where Parkson is in, a lot of the shops aren't occupied, compared to say one year after it opened. Sure, the other part is doing quite all right I would say. However, I feel that the management is not doing enough to keep the place up to a certain standard. Cleanliness has certainly gone down.
I do agree that it's still one of the "affordable" malls to go, compared to Gurney and Queensbay. I personally rarely shop there due to the exorbitant price. I do go there and enjoy the atmosphere. Gurney and Queensbay have their own flaws too. However, the mall upkeep is still very good, compared to Prangin Mall.
Regarding BJ Complex, it's alright - certainly not as bad as the situation in OneStop, but they should really consider refurbishing the mall to make people feel more welcome. About Megamall, well, of the few times I went there, the lower floors are doing alright. The upper floors are essentially almost empty. There was even a abandoned building right next to it, but I guess that's being built right now.

That's how I feel. Is the current increase in mall and commercial space really needed? What is the actual market demand for these? Penang is a small island, with a combined (with Seberang Prai) population of about 1.5 million. We do get tourist every now and then, and every weekend people from nearby states will come. However, I don't think the increase in malls is really proportional to the increase in population and tourist.

Hmm do u think the state government wants penang to be like KL with so many malls? Hmm in my opinion, penang ppl dont like to spend their money for shopping. They only spend their money when there's a sale and during festive season rite? they just enjoy window shopping and eat at a restaurant just like me haha.. i rather shop at KL! Hmm penang ok la....i prefer queensbay and gurney plaza....
cooltemper April 10th, 2008, 03:02 AM Penang people are used to been categorised as people who prefer to save for rainy day then spending luxury. That is why shopping always won't success in Penang.
The success of Gurney must thanks for other states visitor
The success of Queensbay must thanks to USM students/Bayan Lepas workers (mainly from other states).
My fren who work in Standard Charted's SME loan division said that he find difficult to loan out money as Penang people prefer to use their own saving to open business rather than borrow money from Bank.
He used to work in JB, he said JB has no problem of loan out money.

Just think of going from your house, take a lift and when the door open, straight got a mall in front of you. it should be convenient especially for the SOHO or people who rent the apartment and who is from outstation.
