PLAZA GALERIA, Jl. Jend. Sudirman, Jakarta's CBD
This mixed-use project is situated along one of the busiest sections of Jakarta's Jalan Jenderal Sudirman, the premier boulevard of Jakarta. The building program consists of a 48 story office tower, a 21 story five-star hotel, a 21 story luxury condominium building, and a 6 story retail base. Three levels of subterranean parking spread out beneath the entire 3.5 hectare site. The gross area of construction is approximately 250,000 square meters (2.7 million square feet).

[B]KOTA KASABLANKA, Mixed-Use Dev., Jl. Kasablanka, Jakarta's CBD
The Kota Kasablanka project consists of a retail mall, a hotel, a 30 story office tower, and two twin 32 story residential towers over four levels of subterranean parking and building services. The total gross area of construction is approximately 48,000 square meters for the office, 90,000 square meters for the apartments, 500 square meters of pool deck, 1,000 square meters of clubhouse on the ground floor, and the basement area of 63,000 square meters.
The superstructure system of the Office tower consists of a reinforced concrete shear wall core and perimeter ductile moment resisting frame. Due to the long lease spans a beam-slab floor system was utilized. The Residential towers are also configured with a similar dual system to resist seismic loads. To accommodate various floor plans a two-way flat slab supported on the moment frame beams was utilized. The substructure utilizes two-way flat slabs and the complete project is supported on bored pile foundations.

Karena alasan-alasan yang belum diketahui, pembangunan Thamrin Exchange Square yang sedianya dimulai tahun ini di kawasan Jalan Thamrin dan Sabang, Jakarta Pusat, dihentikan.
Hartadi Widjojo, principal dari Raine & Horne Thamrin, Kamis (6/2), mengungkapkan, sedianya pembangunan kompleks pusat perbelanjaan, apartemen dan ruangan kantor ini, sudah akan dimulai awal 2003 dan dijadwalkan rampung serta dioperasikan pada 2005.
"Namun kami mendengar proyek telah dihentikan karena alasan-alasan yang belum jelas," ujar Hartadi, yang mengaku tidak mengetahui dengan jelas nama perusahaan pengembang yang akan melaksanakan proyek ini.
Namun brosur mengenai penawaran apartemen dan ruang di pusat perbelanjaan di Thamrin Exchange Square (TES) menyebutkan penyerahan rekening pembayaran dialamatkan kepada PT Bumi Perkasa Propertindo. Rencananya, TES merupakan semacam superblok yang terdiri dari pusat perbelanjaan (shopping mall) setinggi empat lantai dengan 904 unit kios, satu menara yang menawarkan 184 unit apartemen, dan juga sebuah gedung perkantoran.
Tidak diketahui dengan jelas siapa pemilik lahan, dan berapa nilai investasi yang dibutuhkan untuk penyelesaiannya. (Ant/prim)

The 60 storey Sheraton Jakarta Towers occupy the northwest corner of the Anggara Danamon Development in the heart of Jakarta's financial district. The project consists of 42,000 square meters of luxury hotel and its support facilities, 39,000 square meters of luxury apartments and their amenities, and parking to support the overall development. The total gross area of construction is approximately 108,000 square meters (1.2 million square feet).
Due to site restraints and exposure considerations, the development is configured into a podium for hotel functions, and two intersecting blocks - a trapezoidal low block and a rectangular high block. The apartments, which are located above the hotel spaces, offer tenants spectacular views of the city in all directions, and of the lush tropical environment south of the Towers.

Niaga TOwer II will resume construction next year, apparently will be taller than its original design (origianlly 40 storey, now it will be 50 +).

and what's happened to menara kencana, I heard about that project before.. and havent heard about it since... hope, that it's gonna be built, I like the design, pluse the height, wow... eheheh it'll be great if all these buildings are resumed or built.. we'll have a superb skyline

Re: the Kebon Melati project, I don't know the status of this at all. Maybe someone has more updated information. I got this from an Architecture firm's website, I sure hope it's not part of a competition and the final result is still unknown. At least it didn't mention that in the picture, so I'm assuming that it's a real project. I do know that the Waduk Melati [Water Treatment Area of Kebon Melati... kinda like a nice lake in Downtown Jkt > now ofcourse it's surrounded by slum area] project was planned during the pre-crisis days.
So, updates are most welcome.
As for architecture of "unbuilt" buildings, here's my thought: the architect's fee normally represents a major chunk of the investment in a building/skyscraper. Therefore, if a bldg ceases construction due to financing [as is the case w/ most pre-crisis projects in Jakarta's CBD], than when it resumes, chances are they will still use the same design. They may adjust it a bit, but the major "visual look" would mostly remain the same.
I know it's a pity, coz w/ the Asian Crisis Jakarta's lost about 6-7 years of design trends. I would love to see architects like Rem Koolhas, and Frank Gehry.

Alvin August 31st, 2004, 07:13 AM The Plaza Indonesia Extension 2 is currently the site of the Japanese embassy and the new EX shopping center. So I doubt that that extension will be built, although I've heard that the EX is a temporary building susceptible to demolition if an investor wants to build a larger project in the area.

Project Status: Construction of podium & partial tower completed when ceased during Asian Crisis. Current status unclear.
Fraternal-twin, 38-story office towers were designed to be part of a large-scale mixed-use complex. The towers are linked to a three-level integrated subterranean retail complex that horizontally unites the entire development with an existing hotel. The space above is used as a lushly landscaped plaza for the enjoyment of the people who work and shop there.
The buildings are mirror images. The outer sides are bowed outward eluding a circular form. The sides that face each other are straight, in slab-like form, with the inward slab stepping up utilizing outdoor terraces.

Dharmawangsa is alive n well, open, including the 6-star boutique hotel The Dharmawangsa [managed by Rosewood Hotels], Klub Bimasena [an exclusive members-only club], and The Dharmawangsa Luxury Apartments [they were notorious for their US$1 million/unit price-tag during the Economic Crisis > guess they have plenty company these days > those super expensive luxury apartments in CBD!]
The 2nd bldg, looks similar to Menara Global on Gatot Subroto [but it's actually the reverse]. The Menara Global originally included 3 Office Towers > 2 Twin Towers of about 24F [only one was completed], and a taller 1 in the middle 32F that never got built.

Found this rendering from the original Redevelopment Plan in the late 1990s. The plan calls for a massive redevelopment in utilizing the central location in Jakarta’s CBD, including Office Towers, Luxury Apartments and Retail Center. As proven by the recent BOT/Take Over by Djarum Group, the Hotel Indonesia redevelopment will be on a smaller scale.

Notice the classic design that mirrors the architecturally-rich Menteng residential area, Jakarta’s first masterplanned residential area from the early 1900s, during the Dutch Colonial Period. The area is known for its collection of art-deco, art moderne, and other Dutch Colonial architecture, most of which are protected under the city’s historic preservation.

FUTURE PLANS
The Metropolitan Complex is already a major landmark in Jakarta's central business district. On completion the 8 hectare core site will provide over a quarter of a million square metre's of grade A commercial office space and support facilities. We are in the land acquisition stage of an adjoining 4 hectare site which we plan to develop with serviced apartments and a hotel.
Our long-term goal is to create a town within a city, with commercial office space at its core together with integrated residential, retail and leisure facilities. In the not too distant future it will be posible to work, rest and play out the entire day without having to leave the Metropolitan Complex.
NOTE: If this project ever gets off the ground, it will be directly opposite Sudirman Square Dev. [formerly Anggana Danamon], which includes the 65 story Sheraton Towers Hotel.

But like I mentioned, this was part of the original study/plan for the Hotel Indonesia redevelopment PRE-CRISIS, and that's why it completely changed course. Final result is what Djarum [the cigarette manufacturer] plans to do w/ it, as per this rendering. But who knows, we haven't seen any final/official plans/design, right?

passion4architecture September 6th, 2004, 03:25 AM Hi Guys, yes there are many projects on the boards. Let's not forget though that most of the projects I posted in this thread were pre-crisis, so many of them won't see the light of day > as in all scrapped.
However, the last posting today, was a series of buildings I'm hoping will be built. And I'm really excited about them because they are already showing a departure from the "predictable boxy or glossy or all-glass only" architecture. These are showing signs of being more daring, fluid, use of inventive building materials, deconstructiv-ism skewed. Pokoknya, more interesting than pre-crisis [last century, that is!]
All signs are also pointing to the accelerated economic progress next year [2005] that w/ see a considerable increase in construction. If 2004-2005 we're seeing many new Apartment projects, I'm sure in 2005 they'll be followed w/ new Hotels and Offices. I'd also like to see large-scale Public Projects, ie. Opera Houses, Museums, Improved Parks, Improved Pedestrian Zones, Interconnected Buildings, Revitalized Old Neighborhoods, Better City Transportation System.... a cleaner and better Jakarta. In short... a more "human" Jakarta.

Anyway, from what I've heard new apartments will continue to be announced till next year, and the market will start to cool down in 2006. Office market and hotel will pick up from 2006 onwards, and apparently the property market in Jkt is supposed to boom around 2007.
Like you, I'm hoping for significantly greater investment in public areas such as pedestrian zones/strips, public gardens and revitalisation of old areas such as Glodok. I think this should be top priority (well, maybe 2nd, after transportation).

passion4architecture September 20th, 2004, 05:55 AM Personally I don't know how old the ICON project is. I'm assuming it's fairly new - w/in the past 2 years. The way the location is described - behind existing Chase Plaza, was initially designated for the PLAZA GALLERIA Mixed-Use [pre-crisis]. Same developer: Duta Anggada Realty. Plaza Galleria was to have a 2nd Office Tower 45F, the original J.W. Marriott Jakarta 21F, Upscale Mall 4F, and Serviced Apt Tower 21F.
And yes, they did start construction [digging the basement] before KrisMon.
So it's good to know Duta Anggada is building again. They need to update their website though, coz it still contains old info + old "future" projects, and the quality is very poor.
I couldn't find any other rendering/website of the ICON. Anybody knows more info about it? Architect? etc etc.?

JAKARTA (Bisnis): PT Bakrie Swasakti Utama akan membangun lagi tiga apartemen di kompleks Apartemen Taman Rasuna, di Kuningan, Jaksel menyusul tingginya minat konsumen menempati hunian vertikal tersebut.
Direktur Operasional PT BSU Dicky Setiawan mengatakan pembangunan tiga apartemen baru di kawasan tersebut dimungkinkan mengingat lahan yang ada cukup tersedia.
"Rencananya kami akan membangun tiga apartemen tersebut masing-masing di blok 5, 18 dan 19 mulai tahun depan," ujarnya kepada Bisnis akhir pekan lalu.

They are not putting the project on hold, they are redesigning the entire complex to include an high-rise office tower. The current 2 residential towers are 50-over-storey-high.

Yes, Alvin. There will be three towers instead of two. One will be an office tower. I think it may be as tall as the office tower in the original Plaza Galeria mixed-use development, if you are familiar with that original project.

Anyway, Plaza senayan (forum senayan, included the extension one) are being taken over by Gelora soekarno administration. I think its problem with the developing time limit. They ask the Japanese developer to build the whole area as quick as they possibly can, but the developing has been very slow.

The project sign on the construction fences have been covered with white paint . Lets just hope that the developer decided to update the design (this is, after all, a project that's been held back since 1998 crisis) and build an even better one soon.

Rain water and household sewage flow into the same open drains, which in turn flow into rivers, and finally end up into the sea. Not much sewage treatment work is done, and the result is polluted and stinking rivers and beaches. My personal opinion, we need to build some sort of sewage tunnels, which flow into a treatment plant before the water is released into the sea. For rainwater, we can still use the open-drainage system.

As for the design of BOC in Jakarta which was said too similar to the original one in HK, I was not surprised at all since the architect is the same person. And apparently he wants it build as it was designed originally.

Hi...its on hold indefinitely. Haven't heard any news about it for a loong time.
But my guess is that it will be built eventually, maybe 1-2 years from now since the economy is picking up and the property market is booming.

yeah, its not true...emporis data is very much outdated. It seems that they no longer have active correspondents from Jakarta. They only update major projects such as the Ritz - even then, they have no direct access to the proper source...they rely on us for their data :)

THat complex is now the Ritz Carlton (opening 1 May) and the supposed 300m residential tower that is yet to be built. Its an old design that was scrapped :)

Hasn't been officially launched.
Anyway, according to the Colliers Report, Menara Bakrie will be developed on Rasuna Said, and here's what its 1997 design looks like - its a 60 storey tower! I wonder if its being redesigned or if it will remain the same.
