Q&A with Davit Giorgobiani, Executive Director, Hyundai Auto Georgia, official representative of Hyundai in the country

Q: You’ve reopened your showroom in Batumi. Which models and services do you now have on offer to the public?

A: A showroom had already been operating in Batumi in the past, but the global crisis forced us to temporarily close it for a while. The revamped showroom reopened on December 25 offering a comprehensive range of services and the full spectrum of models. As Hyundai’s official representatives in the country, we appoint dealers in the regions and supply them with cars and parts.

Q: How was business in 2010? Which model was your biggest seller?

A: For me, 2010 was a great year, we had around a 30% growth in sales on 2009. The most popular models were the Hyundai AX 35 and Hyundai Sonata.

Q: What are the prices for these models?

A: There are five different Hyundai AX 35 models with the price varying between $22,000 and $28,000, depending on the package. There are four varieties of the Hyundai Sonata with prices ranging between $24,000 and $27,500.

Q: Sales aside, what was the best thing in 2010 for Hyundai Auto Georgia?

A: We had quite positive sales in 2010, much better than in 2009. One of our key successes was being able to offer a number of interesting, new models to consumers in the country - something that I believe was one of the key factors in the recovery of our business following the crisis.

Q: Let’s focus on your future plans. What does 2011 have in store?

A: We are searching for new, reliable partners, as we plan to increase the number of branches, showrooms and service centers we provide. We are also going to work on bringing greener technology to Georgia. Towards the end of 2011, we plan to bring two new, more fuel-efficient models - the i10 and the Elantra – to the country. There is also a third model, which has an electronic engine, which will be introduced by the end of 2012.

Ritz-Carlton coming to Batumi

As tourist’s interest in Adjara increases, so does investors’ appetite. Under a recently signed agreement, a new five-star hotel is to be built in Batumi, a Black Sea coastal resort in the Autonomous Republic of Adjara.

Approximately $ 250 million will be invested in the construction works for the hotel which will be carried out by B&G Georgia, a Turkish-Georgian joint venture. The hotel will be operated by the famous Ritz-Carlton Hotel Company.

The Ministry of Economy has stated that construction works will begin in May this year and will be completed by the end of May of 2013. The hotel is expected to open in 2015.

Tourism in Adjara has been growing rapidly in recent years. Both central and local governments have been active in stimulating interest in Georgia’s Black Sea resorts with a series of festivals, concerts, international exhibitions, as well as a wide variety of other entertainment events.

Batumi, as most of the region’s other resorts, has undergone a total transformation in recent years with the aim of encouraging tourists to the city. More than 120 hotels currently operate in the region with 20 more expected to be built over the next three years.

Last year the first internationally-branded hotel in the Adjara region - Sheraton Batumi - owned by Starwood Hotels & Resorts Worldwide, Inc. opened its doors. The 203-room Sheraton features 43 suites, including a penthouse with a view of the Black Sea.

According to statements by government officials, construction works for further international brands such as Hyatt, Hilton and Radisson Blu are already underway.

Levan Varshalomidze to sight ongoing hotel constructions

The Chairman of Government together with the Minister of Finance and Economy of Ajara sighted today the ongoing hotel constructions in Batumi. Levan Varshalomidze and Vazha Bolkvadze examined the ongoing interior works and sighted the sample room of Radisson Hotel.

300 workers are employed in construction of Radisson Hotel. After the entry into operation in May 250 locals with relevant qualification will be employed in the hotel.

Later the Chairman of Ajara Government sighted the construction of Hotel Hilton. 70 locals are employed at the moment. It is planned to increase the number of workers in the future. Euro 80 Million are invested in the hotel construction that will end in 2013.

In August 2011, JFA was retained by Silk Road Group S.A. to design a master plan for a new waterfront development in city of Batumi, Georgia. The master plan will include a new 45 story luxury residential tower known as The Trump Tower Batumi, as well as a waterfront retail development and new marina, components which are also being designed by JFA.

This will be a phased development consisting of the Marina Village and Trump Tower in Phase I, and a mixed-use development for Phase II. The anticipated floor area of the entire development will be approximately 160,000 square meters.


The Master Plan

The master plan is organized by extending one of the major streets of Batumi (Rustaveli Avenue) into the site, which roughly splits the site into a northern and southern zone. The southern zone which consists primarily of the marina village, is designed to connect the new waterfront to the rest of the city, by creating a plan that matches the scale, height and proportion of new buildings to those of the historic Batumi city grid and fabric. The marina village is planned to be an exclusively pedestrian zone. The northern zone is intended to be a mixed use development and will be part of Phase 2.


The Tower Design

The Trump Tower will be part of the Phase I. The design of the tower is driven by two ideas – to create an iconic profile on the Batumi skyline, and to maximize the views out of the building for every residential unit.
A triangular floor plate has been chosen to accommodate these two ideas. By highlighting the special attributes of each corner, views are further enhanced; not onlyfrom each individual unit, but also from the public zones. Two northern corners with sea views get maximum exposure from having double corner window. The south corner opens up to the city view, providing southern exposure to the atriums.
Construction is anticipated to commence in 2012, with Phase I anticipated completion in late 2013 / early 2014.

Heliport crowns Atkins' planned Ad Astra Tower in coastal Georgian city of Batumi

Atkins has just released these remarkable designs for a new mixed-use facility in the seaside city of the Batumi on the edge of the Black Sea. Conceptualised for client Sustainable Growth Investments, the 45-storey tower is topped by a covered heliport which can be unveiled as a helicopter approaches. The building incorporates a 140-key, 5-star hotel, offices, retail units, penthouse apartments, a sky restaurant, multipurpose events hall, and a champagne lounge.

During the early design stages, the Atkins team was inspired by numerous historical structures in the Georgian countryside. They explain: “The concept design takes inspiration from the soaring watch towers seen in the unspoiled, unknown and unbelievably beautiful north eastern region of Georgia. The vernacular architecture is something no visitor to this region will ever forget as the past is written on the landscape in stone.”

Atkins’ Ad Astra Tower is a contemporary interpretation of these brick and stone watch towers, soaring skywards with a white concrete diagrid structure. Intelligent design utilises a triangulated system which braces the building against horizontal loads whilst the inclined members of the external diagrid structure carry the vertical loads. This geometric form will create a new point of interest on the Batumi skyline and will visible from a number of vantage points across the city and from the southern slopes of The Greater Caucasus mountain range.

Low energy environmental control systems are employed throughout the 51,490 sq m tower, enabled by careful analysis of effects that overhangs and integrating louvers in the diagrid system will have on the amount of light and shade that will enter the internal spaces. The shading option provides a 40% improvement on the maximum plant cooling load from that required by a baseline tower with external glazing only.
