If I was an investor why would I choose Shell over Sea right now? They look the same at almost similar location.
I guess we'll find out why when they release more details about Shell.

They're not cheap though. It's about 105K per SQM. Same prices as BGC condos.

I managed to reserve 4 units just about 10 minutes after the price was released. So I got 2 choicest units. For me it's about getting good units in a development. The price is secondary.

LAPDRN February 5th, 2011, 01:00 AM they look simple, but the location is good. malapit sa manila bay, airport at mall. kung matuloy sports arena at casino lalong maganda. at isa pa malayo siya sa mga residential area. di kagaya ibang development, ok pag your inside your property, paglabas mo sa compound dadaan ka sa mga squatter areas.

management decided to change the lay-out of buildings C and D. Shell might be offering smaller units either 24 SQM or 20 SQM. Although it's not yet official, if this happens SHELL will definitely cater to a large market and will be more affordable to our kababayan's out there. They can invest in a 1BR unit and enjoy the luxury of living close to Mall of Asia, if they want bigger units they can just combine the units.

They have only launched Towers A and B. My agent just informed me that everything from 7th floor and above are gone and the 2 BRs with garden on the ground floor that I enquired were also taken. Those 2 BRs were priced at 8 to 10 million.

The units get sold faster this way. If you find 20 and 24 sq m too small you will buy 2 units. So the developer is able to sell 40 or 48 sq m each time instead of 36 sq m.

Further, the 20 m units will move faster as they are unlikely to attract VAT. Buyers can buy 2 or 3 adjoining units for bigger space and save on the VAT.

Shell and Sea should have been planned higher. I had a meeting at One E-Com where I saw an awesome view of the sea and mountains on the other side of the bay. Sooooooooooooo beautiful. It could be more beautiful from higher floors.

Yeah I've been in those offices. Great view!
But because of the airport I'd imagine you can't have high buildings around there.

That could be the reason why they are reducing the size. So that they may appear cheaper. I bought them because land is scarce in the Bay.

Depends on what you are looking for. If you want the view of the Bay, Sea will give you a better view. As for Shell, there are fewer units having the view of the Bay. Only those on the 12 floor and higher gets an unobstructed view. The good thing is the 1 BRs facing the Bay at Shell are larger than those at Sea. 36.15 sqm against 28 sqm.

The 2 BRs in Shell are going at about 8 million and those in Sea err going at 6 million. They are in demand and supply is limited. Please pm me if you are prepared to pay this price.

We are expecting this to be as successful as Sea Residences or even better since there are smaller unit cuts as small as 26sqm. Sea residences Building A and B is sold out. Building C to F - very few units left.
The Bay Area Development which includes the Pagcor City and the SM Mall of Asia Complex can now be considered as the next big thing in property development.

Ciax July 25th, 2011, 05:15 PM The amenities design hasn't been finalized yet.. but from what one of the project engineers said during an orientation, they wanted the design to have a beach-like feel to it. They said that the ground floor have restaurants from which tenants can buy drinks/food that can bring within the amenities area, but again nothin's final yet:)

todjikid July 25th, 2011, 09:00 PM if lahat kayo day job, at sabay sabay na aalis ng 6:30 am, ano magiging itsura ng hallway? dapat 5:45 pa lang nasa elevator ka na. dapat lawakan nila ang hallway. i think that the engineers already took this into consideration. yung unit sa bridge is a nice touch. ganda.

It is on the 14th floor of building A, facing the amenities. From what I gather units are now selling at 3.3 million. It also comes with a parking slot that I bought seperately for 750,000.00. The fact the U.S. Fed Reserve announced it was freezing key interest rates at near zero for two years, and without any major monetary stimulus program to accompany the freeze, the news initially was seen as portending a stalled economy, which translates into lower industrial activity, reduced energy consumption and trying times ahead.

The increase will push through but it's a dumb move. But who knows? If SMDC thinks people will pay more than who am I to judge? The smart move is that they make tiny units. 20-35 sqms. So the average Filipino sees this and thinks they don't have to dish out a lot of money and they own property.

Looking forward long term there has to be potential for substantial capital growth in these condos...at today's prices.

it depends po kung ano ang hianhaanap niyo, kung ready for occupancy na sea, pero kung pre selling shell residences is definitely better, kasi flexible ang investment terms niya and yung pre selling pa, for a 1 bedroom unit for as low as 300-400 singapore dollars lang or approximately 10K-15K pesos per month...:banana:
