Number of Units: 94 units of condominiums and 295 units of villas
Developer: BS Land and Home
Construction Cost: US$20 million
Unit Price: The asking price for villas is from $110,000 to $200,000, while condominiums are on the market from $170,000 to $180,000
Project Description: The project include 94 units condominiums, a lobby and reception area, a fitness centre, cafe, retail shops and play areas for children
Completion Date: around October 2012.

I think it is possible

My assumption:
- 295 units of villas = US$12 million ($40000 per unit)
- 94 units of condo = US$8 million (4 million per tower)

$4M per tower sounds like a underestimate. but they can probably build a villas for less then $40k.

First, you need tourists. lots of tourists.

Existing casino hotels etc very much serve the existing tourist number, like I say, open the airport, you need a little more action there, a medium/large scale theme park, etc.

^^ Maybe Shihanoukville needs more time to develop! Maybe another 10 years!

The condominium project is cancelled because land there is too soft to handle a 15 floors high building.

^^ in fact the company knew clearly that they can not build this 15floors in this area but they just put it in plan just to cheat the customer :lol::lol:

you just need to have very deep escavation, obviously, it will be so expensive it is unfeastible.

15 story building can be built anywhere. Even if it takes deeper to reach bedrock, it is still possible and feasible. It may cost $50,000 extra to drive the piers deeper into the bedrock. I don't buy the explanation of the ground is too soft.

The company is just cheap, that's why. They don't care, they just want anything that will save them money and cheat customers. :ohno: Bad company.

In the case of Sihanoukville, I think most people would prefer to live in villas than condo units, plenty of lands available there.

I would prefer high rise condo by the ocean. The higher it is, the more fresh air one gets from the ocean breeze.

I think the company has not sold all the houses and does not make much profit and run out of money and cancel the 15 story towers. It is not because of the ground is too soft.

My brother very disappointed with this project...
If I'm not mistaken he bought it since 2008 but now his villa not finished yet.

Better don't try with this BS.... Peng Huot or New World are much better.... but Im not sure it has in Kompong Som or not?

New world at North Bridge area was stopped by governor because it built without permission

I just bought a house there and the price and location is good. The big boss told me ground is too soft but I donno if it is true. But there will be no condos that's for sure.

If you don't mind, may I ask how much you paid and what is the type of house you bought? Thanks.

Ok I went to the office again today and they said they scaled down the condos to 6 floors, 8 condos per floor X 2 buildings. The prince range is 19 999$ to around 31 000$, which is very affordable. Most of the condos are with sea view (of Ochheuteal beach). Nobody has reserved one yet but many foreigners are interested because there is no condos whatsoever in Sihanoukville right now. Buy one guys !
