Saudi-based Kingdom Holding Company (KHC) has awarded architectural consultancy firm Omrania the contract to design master plan of 'Kingdom Riyadh Land,' a 16 million sq m mixed use residential and commercial development.
Omrania is an architectural and engineering consultancy firm with offices in Saudi Arabia, Bahrain and Jordan and work across the Middle East.
KHC, an investment company chaired by Prince Alwaleed Bin Talal Bin Abdulaziz Alsaud, said the Riyadh Land site, strategically located on Riyadh-Dammam highway in the north eastern outskirts, is a 15-minute drive from capital city.
The contract also includes provisional sums for traffic and environmental studies, the company said in a statement.
Once developed, the Riyadh Land will be a mixed-use residential and commercial development, in addition to a private leisure and equestrian club, with serviced bungalows and sports and other leisure facilities which are expected to be managed by Fairmont Hotels and Resorts.
Plans exist for the government to build a highway linking the south western end of this development to the nearby King Khalid International Airport, the KHC said.
Commenting on the contract, Prince Alwaleed said: “Our Saudi real estate projects are solid anchors for Kingdom Holding’s profitability.”
The contract includes co-ordination and approval of master planning elements, engaging and managing the traffic impact study and environmental impact assessment sub-consultants and other studies required to complement and complete the master plan in the role of the local master planner, including all liaison with local authorities, he added.
As per the deal, Omrania, one of Saudi's major building design firms, will also be carrying out the supervision of the infrastructure work on site.
Talal Almaiman, executive director for Development and Domestic Investments, said: “We are continuing with our solid and significant local projects aimed at increasing positive returns for Kingdom Holding Company.”
KHC has already given contract for master plan design of its 3.8 million sq m Kingdom Oasis Land to Hart Howerton, a full service New York and San Francisco firm providing architectural, interior design, land planning and landscape architecture services.
The contract includes concept landscape architecture and coloured renderings, said the KHC statement.
As part of the contract, Hart Howerton will produce preliminary concept architecture studies for the hotel, gentleman’s retreat, women’s Spa, and branded villas of which one scheme will be developed into the concept refinement stage to address concept details.
The preliminary master plan was submitted to Riyadh Municipality and their comments have been addressed by Hart Howerton, the statement added.

أعلنت شركة المملكة القابضة التي يترأس مجلس إدارتها صاحب السمو الملكي الأمير الوليد بن طلال بن عبدالعزيز آل سعود عن منح شركة دار الدراسات العمرانية التصميم الرئيسي للبنية التحتية في مشروع "المملكة الرياض لاند" البالغ مساحتها أكثر من 16 مليون متر مربع.

وعلّق المهندس طلال الميمان الرئيس التنفيذي للتطوير والاستثمارات المحلية " نستمر في مشاريعنا المحلية المحكمة بهدف تحقيق عوائد مجزية لشركة المملكة القابضة".
ويتضمن العقد القيام بالدراسات البيئية والمرورية، ويشمل عقد العمل تقديم خدمات التنسيق والموافقة على جميع عناصر التخطيط الرئيسية ، وتنفيذ وإدارة دراسة تأثير حركة المرور وتقييم الأثر البيئي الفرعي وتقديم الاستشارات وغيرها من الدراسات اللازمة لإكمال خطة المخطط الرئيسي، بما في ذلك العمل وتسهيل الاتصال مع السلطات المحلية لتنفيذ المشروع. وبالإضافة إلى ذلك سوف تتولى شركة عمرانية الإشراف على أعمال البنية التحتية وذلك في إطار متفق عليها مسبقا في مذكرة العقد.
وقد حصلت شركة هارت هورتون (Hart Howerton) على عقد تصميم الخطة الرئيسية ل3.8 مليون متر مربع في "المملكة واحة لاند"، ويتضمن العقد مفهوم هندسة المناظر الطبيعية والتصاميم الملونة. وكجزء من نطاق عمل هارت هورتون (HH) ستقدم الدراسات الأولية لتصميم الفندق، واستراحة للرجال، ومنتجع للسيدات، بالإضافة الى فلل ذات العلامات التجارية وسيتم تطويرها بمراحل ليتماشى مع متطلبات التصميم، كما تم تقديم الخطة المبدئية لبلدية الرياض وقد قامت شركة هارت هورتون (HH) بتقديم الإيضاحات بما يتعلق بخطة المشروع.

Recently, KHC announced that it had sold 1M sqm of land west of "Kingdom Riyadh land" for SR250 per sqm to the Real Estate Investment Company Ltd. (one of its subsidiaries, 38.89% owned by KHC) for the development of the second "Kingdom City" as the first "Kingdom City" was opened in 1999 and has 100% occupancy. On the east end of the "Kingdom Riyadh land" is "Kingdom Oasis" which has a main and complete infrastructure where the FS Hotel will be developed. Moreover, the Company announced that Omrania were awarded the design of the master plan design and infrastructure of "Kingdom Riyadh Land".
At the core of the community, the Four Seasons Resort will be taking advantage of a 75,000m2 man-made lake by stretching along the waterfront. The design will have its roots in the Arab architectural tradition, with more relaxed elements in a Mediterranean resort style.

أعلنت شركة المملكة القابضة عن إنشاء ثاني فنادق فورسيزونز Four Seasons في السعودية، الذي سيقام في مشروع واحة المملكة ضمن مشروع الرياض العقاري البالغ مساحته الإجمالية 16 مليون متر مربع.
ويقدم المشروع تجربة سكنية فريدة من نوعها في مدينة الرياض، ويهدف إلى التكامل مع فندق فورسيزونز Four Seasons الواقع في برج المملكة، وتقديم أفضل تجارب الضيافة والمعيشة، مع إضفاء أجواء من الراحة والمتعة.

Kingdom Holding Company (KHC), the investment firm chaired by Saudi Prince Alwaleed Bin Talal Bin Abdulaziz Alsaud, said it has begun work on its major real estate project in Saudi, Kingdom Riyadh Land.
The Riyadh land is a mixed use residential and commercial development project coming up on a 16.8 million sq m of land.
KHC had in last February awarded the masterplan design and infrastructure contract for the project to Saudi architectural consultancy firm Omrania.
Announcing the project launch, Prince Alwaleed said, “Riyadh mega project will bring promising returns to Kingdom Holding investors. Our Saudi real estate projects are solid anchors for Kingdom Holding’s continuing profitability.”
As part of their service Omrania’s contract includes the co-ordination and approval of all master planning elements, engaging and managing the traffic impact study and environmental impact assessment sub-consultants and other studies required to complement and complete the master plan in the role of the local master planner, including all liaison with local authorities.
In addition Omrania will be carrying out the supervision of the infrastructure work on site at the pre-agreed rates contained in the award memo, he added.

Price Alwaleed said the Riyadh megaproject will bring 'promising returns' to investors.
Kingdom Holding Company is to begin work on the 1,600ha Kingdom Riyadh Land project, the chairman, HRH Prince Alwaleed Bin Talal Bin Abdulaziz Alsaud, said on Wednesday.
The enormous residential project is one of two that Kingdom Holding is developing, with another 200ha project also underway in Jeddah. Together, the two projects are expected to attract more than $19.9bn from investors over the next few years.
“The Riyadh mega project will bring promising returns to Kingdom Holding investors. Our Saudi real estate projects are solid anchors for Kingdom Holding’s continuing profitability,” said Price Alwaleed in a statement.
There are currently in excess of 400 families on the waiting list for the current residential compound.
In addition, a comprehensive study of the market and the economic implications of the project have led to the Real Estate Investment Company, the owner and operator of the Kingdom City residential compound in Riyadh, to acquire a loan from Banque Saudi Fransi to finance a second Kingdom City.
“This strategic step is aimed at broadening the activities of the Real Estate Investment Company and to benefit its marketing and operations ability,” Talal Almaiman, executive director for Development and Domestic Investments for REIC, said.
The second city will be developed to provide increased facilities for residents to benefit from the infrastructure and other planned projects by the developers, with co-operation from the concerned parties.
In February 2011, Kingdom Holding announced that Omrania, an architectural and engineering consulting firm based in Saudi Arabia, had been awarded the master plan design and infrastructure contract for Kingdom Riyadh Land.
The contract also includes provisional sums for traffic and environmental studies. As part of their service, Omrania’s contract will include the coordination and approval of all master planning elements, as well as liaison with local authorities.
The consultancy will also supervise all the infrastructure work on site.

Kingdom Holding Company (KHC), the investment firm chaired by Saudi Prince Alwaleed, has won approval from shareholders to buy 'Kingdom Oasis,'a 3.8 million sq m residential development in Riyadh for SR431 million ($115 million).
The mammoth project, which will be offering unparalleled living community experience in Riyadh, is part of the 'Kingdom Riyadh Land' real estate project which is fully owned by Prince Alwaleed.
Announcing this at the company AGM, Prince Alwaleed said the Kingdom Holding has also decided to distribute SR550.3 million quarterly dividends for 2011.
The meeting was attended by the KHC board comprising Talal Almaiman, executive director for development and domestic investments, Ahmed Halawani, executive director for Private Equity, International Investments, Sarmad Zok, the executive director of Hotel Investments, Dr Khaled Al-Saheem and Taher Agueel and Rasha Elhoshan.
Moreover, Saleh Al Sagri’s proxy was provided to the chairman of KHC, said the KHC in a statement.
At the meeting, the board also won approval from investors for the issuance of sukuk (Islamic bonds) either in one part or several parts through the issuance of one or a series of versions under the programs that the company will initiate at those times and the amounts and conditions determined by the board without the need to return to the AGM with a 100 per cent vote.
Commenting on the results, Prince Alwaleed said, “Kingdom Holding enters the year 2012 with strength & will continue its dividends distributions.”
The meeting was also attended by Shadi Sanbar, KHC CFO, Nada Al Sugair, executive director Finance and Administration, Heba Fatani, senior executive manager, corporate communications department (CCD), Dr Nahla Alanbar, private executive assistant to the chairman, Intisar Al-Yamani, executive manager, CCD, together with representatives from ministry of commerce and capital market authority (CMA).

Kingdom Holding Company (KHC) chaired by HRH Prince Alwaleed Bin Talal Bin Abdulaziz Alsaud announced the signing of the agreement with Saudi Telecom Company (STC) to provide Telecom Infrastructure for Kingdom Riyadh Land. The project includes a smart fiber-optic network to provide the project with an integrated information technology solution for all communications and services.
The agreement is the foundation for establishing a smart city based on information and communication technology with a goal to provide outstanding level of services in the region. The infrastructure will be developed according to the highest international standards, including interactive e-services for all project elements such as safety and security, road traffic, monitoring facilities and other services. The signing took place in the presence of Prince Alwaleed Bin Talal and Eng Saud bin Majed Al Daweesh — CEO STC Group.
Eng Talal Almaiman, Executive Director for Development and Domestic Investments, KHC and Jameel Abdullah Al Molhem - CEO of KSA Operations signed the agreement at KHC’s office in Riyadh.
Prince Alwaleed commented: “This significant strategic alliance between Kingdom Holding and Saudi Telecom is a beginning of a long term relationship with STC’s extensive experience in this filed we are confident it will add value to the development of Kingdom’s smart city at a high level of telecommunications standards.”

يعني واضح انه مشروع سكني وأيضا راح يكون هناك مشروع فندقي ضخم لم يعلن عنه إلى الأن

أرض الرياض
تحتل أرض الرياض موقعاً استراتيجياً على طريق الرياض- الدمام في الضواحي الشمالية الشرقية من المدينة وعلى بعد 15 دقيقة تقريباً بالسيارة من المدينة، وتبلغ مساحتها 16.8 مليون متر مربع تقريباً من الأرض المستوية نسبياً وتحاذي بجزء كبير منها الشارع الرئيسي، وهي غير مطورة حالياً فيما عدا وجود بضعة محطات وقود على الجانب الجنوبي من الخط السريع وعدد من المخيمات السكنية الصغيرة. ومن المقرر أن تصبح هذه الأرض مع تطويرها منطقة عمرانية مختلطة تضم منطقة تجارية إضافة إلى ناد ريفي خاص ومضماراً للفروسية ومنازل ريفية كاملة الخدمات ومرافق رياضية وغيرها، والتي يتوقع أن تديرها فيرمونت للفنادق والمنتجعات. وتجدر الإشارة إلى أن هناك خطة حكومية لإنشاء طريق سريع يصل ما بين الطرف الجنوبي الغربي للمشروع ومطار الملك خالد الدولي القريب من الموقع.
وتقدر الشركة القيمة الإجمالية المحتملة لهذا المشروع الاستثماري بحوالي 20 مليار ريال (5.3 مليار دولار أمريكي)، والذي سيستوعب ما يصل إلى 75.000 نسمة. وقد تم تكليف بوز آلن هاميلتون ("بوز آلن")، وهي إحدى الشركات العالمية الرائدة في مجال التخطيط الاستراتيجي والاستشارات الإدارية، بإجراء تحليل للسوق بالنسبة لمختلف مكونات المشروع ودراسة التصميم العام للمشروع في ضوء هذا التحليل، وتقييم الأداء المالي المتوقع له مستقبلاً. كما كلفت الشركة كلاً من شركة العمرانية وشركة بارتون ويلمور لإعداد المخطط النهائي للمشروع.

مدينة المملكه بالرياض ابعد من مدينة المملكة بجدة
لأني قد حسبتها من وسط جدة طلع لي 45 كيلو
وعلى مااذكر من مشروع المدينة بالرياض الين وسط المدينة يمكن حول 50 تقريبا او اكثر لاني من فترة عنها بس اذا رحت لهناك راح اعطيك كم بالضبط
