View Full Version : 70 approved skyscrapers???

I have a question ? maybe grollo might know. On ss.com, there is approx 70 skyscrapers listed as "approved". My querie is, how long is it until those approved skyscrapers are "shelved" due to DA running out?
In Sydney, the DA application once approved has a shelf life of 2 years. Once this time is lapsed the DA has expired and model removed from council display. The developer/applicant then has to relodge there application to start the approval process again!
So in other words the DA has to be started within the 2 years or it will hve to be withdrawn and lodged again. This gets the developers to actually build the approved project they got approved!!
The reason for 2 years expiry is sometimes the area around planned skyscraper might change or have other DA's might alter shadow/sun access ect.
If DA expires this means lots of dollars and more meetings again with planners ect. Sometimes theres 'extensions" for DA's but very rare.
I remember back 2 years ago when the Lumiere project was just 2 weeks before expiring and the developer Greencliffs commenced work on a 2m foundation pile and then did nothing for another 12 months. but since they physically commenced on the job this was deemed ok and DA recommenced timing for another two years. lol
So out of the 70 approved skyscrapers for melbourne on ss.com, how many have expired? or all of them have been recently approved?
Does DOI have different DA rules then melb council?
If the DA is older then a few years then the DA is as good as dead.maybe moved back to proposed or never built section?

You have to remember that there were a huge number of towers approved in 2003, also it isn't that hard to get a permit extension in Victoria.

Many of the proposed towers are in Docklands and are included in the long term plans for each precinct so they don't have an expiry date.

I have checked all of the approved for Southbank and they have nearly all been granted permit extensions because most of the developers are waiting a few years for market conditions to improve. The proposed Savoy tower was recently granted a two year extension.

I also "take care" of Perth.s Adelaides, Brissys + other cities, and notice that there isnt that many proposals or approved scrapers. It cant because there hasnt been any, but maybe we dont know of them or theyve come and gone.? im lucky here at City of Sydney where i even get to find out about an extension to a toilet in a 3storey terrace in Glebe.lol
