It's about time.....

Burnaby's answer to Shangri-La. Very impressive.

It's not often you see a city (or municipality like Burnaby) crack two height barriers with one building.

they have some nice marketing posters for it - saw one at a station for the canada line tonight i think it was broadway

Wow, I've never heard that as part of any marketing ploy for a condo. I'm pretty sure any of the towers at UniverCity start at 1100 feet above Burrard Inlet, plus 100 feet of high-rise... more than Sovereign's 511' plus 400' elevation. And numbers are so meaningless anyway... if you actually want to feel high above the city, the best there is in Metro Vancouver is the Stonecliff towers at Cypress, which sit only at 600' above sea level.

The scale model for the SOVEREIGN tower seemed to draw even more interest than the display suites. At 511.4 feet it will be Burnaby's first true skyscraper. Bosa plans to begin excavation in three months time.

The units at Bosa's Sovereign tower—yet to be built—sold out on Feb. 19 in the first day of sales.


Sovereign, Bosa Properties’ planned tower at Kingsway and Willingdon Avenue, has a few things in common with the Olympic Village housing complex.
“Yes, they’re real estate, they’re concrete and in the Lower Mainland,” said Daryl Simpson, vice-president of Bosa Properties. “But that’s where the similarities end.”
For one thing, while everyone waits to see how long it will take to sell off the luxury units at the former Olympic Village, Sovereign sold out 202 units on Saturday, it’s first—and now only—day of pre-sales.
Simpson said it’s not really much of a comparison.






While the False Creek area has five or six other residential projects for sale within a block of the Olympic Village, the Sovereign will be the first new major real estate development in the Metrotown area in some time.
In Metrotown, “there’s a real dearth of supply,” he said.
Bosa Properties—which has developed HighGate Village and Esprit in the Edmonds neighbourhood, and Presidia, Monarch and Dynasty in the Metrotown area—also has a strong following, he said, and it’s been a while since the developer has done anything in the area.
As for the project itself, the 45-storey tower will be 500 feet tall, making it the second-tallest in the province. It will include 90,000 square feet of retail space and a 169-room hotel, all topped by the residential units.
All the condos start on the 20th floor, 211 feet above the street, making the views “very good to exceptional,” Simpson said, noting the project caters to the mid-luxury market, offering an “urban lifestyle without having to live downtown.”
Sales of Sovereign units totalled $98 million, setting a single-day sales record in Burnaby and surpassing the developer’s internal sales record.
Simpson said units ranged from 388 to 1,800 square feet with prices ranging from $259,000 to more than $2 million for a penthouse unit.
He noted that the 20 large units in the four floors below the penthouse are designed as “estate homes.” Priced from $700,000 to just under $1 million, they proved popular.
“We could have sold eight of those floors.”
Construction of Sovereign is expected to start this spring with completion estimated for spring of 2014.

They lined up in droves on Wednesday to receive their numbered tickets for the Sovereign by Bosa Developments pre-sale. Prospective buyers received priority numbers for the Feb. 19 pre-sale of approximately 200 units in the development near the corner of Willingdon and Kingsway.


Burnaby's latest high-rise residential development sold out last week before construction on the project has even started.

Sovereign, a 202-unit residential and retail tower planned near Metrotown, sold out on Saturday after more than 600 people lined up to purchase units.

"Sales at Sovereign surpassed the single day sales record in the Burnaby market, and surpassed Bosa Properties internal sales record," stated a press release from the developer, Bosa Properties. "$98 million worth of real estate has now been spoken for."

Last Wednesday, people lined up for priority numbers for the Saturday pre-sale of the residential units at Willingdon Avenue and Kingsway.

By 3 p.m., nearly 500 people had been given priority numbers for the 202 units.

"I'm very surprised there are this many people," said Peter Luk, who waited 20 minutes to get his number.

He was intrigued by the price and location of the new complex, he said.

Even though his number was high, he was not deterred.

"Not everybody buys so I'll see what's left when my number's up," Luk said.

The tower will be the second-tallest building in B.C., according to Bosa, at 500 feet.

"When we purchased this property five years ago, our vision was to create an iconic tower that would define the gateway to Metrotown and herald a new age of development for this area," said Colin Bosa, CEO of Bosa Properties, in the release. "With Sovereign, a new level of architectural design, a new level of luxury, and new tower heights have been achieved."

The City of Burnaby has worked closely with the developer, he added.

"We have a long-standing and mutually respectful relationship with the staff and council at the City of Burnaby as a result of the thousands of homes we've built here over the years," he said. "And we've worked very closely with them to ensure that the needs of the city were met."

With their new Sovereign project in Metrotown - Burnaby's tallest building to date - Bosa Properties is again helping to shape our growing city in a way that will benefit business, visitors and residents," Mayor Derek Corrigan said in the release.

The development includes 90,000 sq. ft. of retail space, a 169-room hotel, and the 202 condominiums.

"One of the things that makes Sovereign so unique is the fact that the first floor of condominium homes begins on the 20th floor, atop the hotel," Daryl Simpson, vice president of Bosa Properties, said. "While many high-rise projects boast of good views, the views offered here are truly exceptional as a result of the fact that homes begin at 211-feet above the street."

Construction of Sovereign is anticipated to commence this spring, with completion estimated for the spring of 2014.

^Yeah Bosa is full of shit. They should have said, "the tallest in Burnaby and one of the tallest buildings in BC."

it will be the 4th tallest in BC if it is built ASAP.

How are things progressing? Although the design doesn't depart much from the other condos in Burnaby, the added height of this one should really improve the skyline.

as far as I can see, they are still doing the excavation at the present time. It might take a couple more weeks before putting up the crane.

not sure! but if you look at other current underconstruction project threads, the Mark, the Chancellor etc. are pretty much using the same method.

walked by the site the other day and the hole was very deep, probably 3 or 4 times as deep as the last photo and they were still digging :)

Nice updates. How deep you think they are going to go with the excavation? One Wall Centre went down 75 feet and it's about the same height as this project. Would the same distance down be expected for this tower?

So I estimate another 3 weeks of excavating...

yeah, I'd think so! I'll keep this one update on a regular basis along with other projects in metrotown.

Just passed by yesterday and they've made some pretty big strides on the excavation. I'd say maybe 2 weeks max until they get the crane in there.

No, the height is intriguing though. If this project goes according to plan it will give a opportunity for other taller proposals to go through in Burnaby. Plus this project will be basically tied for the second tallest building in BC once completed. Considering that One Wall and Hotel Georgia are basically the same height.

found the answer to my own question

The tower will be 45 storeys tall, which is more than 500 feet (152 metres) above grade, making it Burnaby’s tallest structure. Axiom Builders Inc. is the general contractor and Chris Dikeakos Architect Inc. is the architect.


I better drop by there and ask for a job cause I cant find anything online

Crane should be going up Nov. 18th...maybe a day or two later. Bosa is doing the formwork themselves, not subbing it out.

yeah, you could see there are 8 layers showing on the wall in my oct 25 th post. After two weeks, it only adds one more.

I took this photo of the Burnaby skyline back in 2009. I think it was from Rupert or Renfrew skytrain station. I'd love to see a new photo from the same spot to see how things have changed with these new highrises, if anyone's in the area.
