Song Saa Private Island, luxury private island resort in Cambodia has recently completed its first mock-up villa.
The upmarket resort is being built on Koh Ouen and Koh Bong in Cambodia’s pristine Koh Rong Archipelago. Upon completion, the resort will feature 25 rainforest, beach and over-water villas, each featuring a private pool. Adopting a ‘Rustic Chic’ design, the resort is inspired by Cambodian fishing villages with features such as over-water buildings, thatch roofs, use of rough-hewn natural timbers and drift wood, while offering the amenities and services one would expect from a five-star resort.
At the heart of the resort will be an over-water restaurant and lounge, positioned just off the island’s shoreline and surrounded by ocean. Other resort facilities include an infinity edged pool, gym, spa & wellness centre, yoga & meditation centre and a beachside water sports centre offering a range of activities such as sailing, diving, kayaking and snorkelling.
The resort commenced construction in March 2010 and is now well underway and on schedule to welcome guests in November 2011. The second show villa is expected to be completed this month.
“We are pleased to see the project’s steady progress. The completion of the first one-bedroom jungle villa marks a key milestone for Song Saa and illustrates the quality of development that we aim to achieve at the resort.” said Mr. Rory Hunter, CEO of Brocon, the Australian-owned company behind the development.
The first phase of villas was launched for sale through sole agent CB Richard Ellis in late 2009 and sold out within two months to a diverse mix of global investors spanning from Japan, Norway, UK and France. Following the success, the subsequent phase of one- bedroom over-water villas was launched in October 2010.
The villas are backed by an investment proposition which offer investors an 8% guaranteed yield for five years. The second phase of over-water villas has received strong interest from investors in Hong Kong, Singapore, China, and the UK, with one sale now concluded, leaving only five-over-water villas remaining for sale.
Development on Cambodia’s coastline has been limited to date and tourism in Cambodia has been largely centred on Angkor Wat and Siem Reap. However, with regular airlift from Siem Reap and Phnom Penh to Sihanoukville scheduled to begin in March, this will be a major catalyst for growth in Sihanoukville and Cambodia’s south coast tourism. Song Saa is accessible by a 20-minute boat ride from the Sihanoukville port.
Alternatively, the resort can also be directly accessed by a one hour sea plane flight from Siem Reap. Brocon has recently finalised a deal with a sea plane operator to operate two daily flights to and from the island, making the resort extremely accessible for owners and hotel guests who can enjoy an extended beach holiday following their visit to Siem Reap.
With the resort scheduled for a November opening, a highly experienced team has been put into place to oversee the management of Song Saa Private Island. Heading the team is Jean-Paul Riby, the resort’s General Manager who is a specialist in small, remote luxury resorts with over 15 years of experience.

Plans are in place for a new $10 million international airport on Koh Rong island, but questions remain as to when construction would commence and when funding would be available.
Designs for the roughly 7,200-square-metre airport terminal, which will consist of Khmer- and resort-style architecture, were completed two years ago, said Edward Billson, managing director of MAP Architects, a Hong Kong-based firm that is handling Koh Rong’s master plan.
With 2,650 metres of runway, even bigger planes like the Airbus A321 will be able to land. The airport will be located in the centre of Koh Rong, which is the only area on the island with flat land, Billson said.
But construction, which will take two years, can only start “when the funding is arranged”, he added.
The airport is part of the first phase of Koh Rong’s development plans, which also includes establishing luxury resorts. With 28 beaches, Koh Rong has been billed as Asia’s next big island destination.
But the developer, local conglomerate Royal Group, is still sourcing for investments for the island, said Billson.
Royal Group was granted a 99-year lease in 2008 from the government to develop the 78-square-kilometre island, along with its partner, Hong Kong real estate company Millennium Group.
Millennium Group then dropped out “a long time ago”, said Royal Group’s chief finance officer, Mark Hanna. According to another source familiar with the project, “both parties were not getting along with each other [mainly due to] a lack of ability to attract funding in a timely manner.”
Billson said he was not aware of how much money had been raised so far. “[The island] is a big project and will take a long time to complete development,” he said.
But funding, if slow, appears to be on the right track. Royal Group told him last year that the airport would be operational in the next five to 10 years, Billson said. Officials at Royal Group, including Chairman Kith Meng, declined to comment when contacted by the Post.
Earlier this week, Royal Group established a joint venture to launch a new national carrier called Cambodia Airlines. If the airport is launched, the airline would “of course” fly to Koh Rong, with flights from Siem Reap and Phnom Penh “definitely a possibility”, said Hanna.
According to Billson, the airport hopes to attract direct flights from Bangkok, Hong Kong and Singapore, because “that is where investors have money and would be interested in setting up villas in Koh Rong”.
But not all feel the airport is a good idea. Managing director of Koh Rong Dive Centre, Sakip Capal, said, “[The airport is the] wrong project, as we do not need an international airport – we already have one at Sihanoukville [about 40 kilometres away].”
Instead, Royal Group should invest in faster boats so that visitors can be ferried from Sihanoukville – the main portal to Koh Rong – in half an hour, he added. Currently the ferries take two hours.

Starting in October, ferry rides to the Koh Rong islands from Sihanoukville will take only half an hour, down from the current two hours, via a new $650,000 boat.
The 100-seat catamaran ferry was purchased by the Koh Rong Dive Centre and will arrive from Thailand at the end of September, said Sakip Capal, the dive centre’s managing director.
The centre operates most of the boat rides from Sihanoukville, the main gateway to the islands.
The Sihanoukville-Koh Rong-Koh Rong Samloem journey will occur once in the morning, and again in the afternoon. Koh Rong and Koh Rong Samloem islands are separated by a distance of four kilometres.
Currently, the dive centre operates three smaller ferries that are modified wooden fishing boats. “When the weather gets stormy, there’s always a risk [of an accident], so they are not 100 per cent safe,” Capal said.
Conversely, the fiberglass catamaran is “designed for bad weather”, and is “lighter and safer on the waves”, he added. The new vehicle will replace the old ones, unless “there are too many people [who need a ride]”.
While private speedboats already offer a half-hour journey, they can only transport up to 14 people and cost $200. With the new ferry, the prices will be similar to the existing ferry ticket prices – $10 for a one-way journey – so that everyone can afford a fast ride, Capal said.
ANA Travel’s owner, Anna Spencer, told the Post her travel agency, located in Sihanoukville, gets up to 80 customers a month visiting Koh Rong’s islands. “They would love it so much if there was a cheap and fast way there,” she said.
Her customers sometimes complain about the long journey, and a few even become seasick during the ride.
With the fast ferry, tourists will also be able to reach Sihanoukville quickly in case of emergency, because “on the island there are no doctors if anything happens”, Spencer added.
