SET to be the tallest building to date in Cyberjaya and geared towards obtaining Multimedia Super Corridor (MSC) status, Shaftsbury Square is the latest development to look out for.
It is developed by Shaftsbury Capital Sdn Bhd, a company wholly owned by Ikhasas Sdn Bhd, with a total land area of approximately 5.3ha (13.09 acres) and is expected to be completed within three years.
The freehold development comprises three office tower blocks, two blocks of luxury SOHO/Serviced apartments and 150 units of high-end retail shop-lots.
It is located within the Cyberjaya flagship zone with easy access via major expressway such as the LDP, SILK, South Klang Valley Expressway (SKVE), North-South Expressway.

It is about 15 minutes away from the KLIA and 20 minutes away from the KL city centre via the Maju Expressway.
Shaftsbury Capital Sdn Bhd executive director Tan Chee Kian said that Block B was sold out within three months before the launch.
“Within two days, we have hit the target.
“This is the first landmark and iconic building in Cyberjaya and the highest so far.
“It is built on enterprise land, meaning that a land that the government will give the Bill of Guarantee.
“With the integrated design, the residential, commercial and retail are all under one roof,” he said.
As an incentive, there is a 5% rebate for early birds (until October 31) for the second phase of Block A.
As part of their green efforts and in line with Cyberjaya’s green initiatives, Shaftsbury is proud to offer Malaysia’s first centralised solar-powered hot water system at SOHO and serviced apartments.
“Don’t just focus on Photovoltaic (PV) in generating electricity as thermal energy is also crucial in energy-saving,” he said.
Located on high ground along Persiaran Multimedia, it overlooks Putrajaya and Cyberjaya.
“This project offers the best view of Putrajaya, those above the eighth floor can view the fireworks during the annual International Fireworks Competition held in Putrajaya,” he said.
There will also be a private child care centre to cater to the needs of tenants.
“With the current economic demands, sometimes it requires both parents to work. Hence, we offer child care services
Among other features are a high-speed elevator, as well as a “all seasons and all weather” feature.
“Whether sun or rain, you are protected because the walkways are covered,” he said.
For those who want to forgo the hassle of choosing furnishings for their apartment, the Shaftsbury Exclusive Lifestyle Furnishing Package (Self) may be a solution.
Buyers are offered packages to have their units semi or fully furnished in accordance to the show units.
According to Tan, about 20-30% of the buyers signed up for the Self package.
“This means ‘Zero lagging time’ and it minimises the financial burden for the buyer.
“Even if you do not take up the package, all the wet works such as tiling, flooring, cabinet, toilets, and shower screens are taken care of. This will minimise disturbance as you do not have to put up with having workers still doing the wet works when you move in,” he said.

CYBERJAYA: Shaftsbury Capital Sdn Bhd has recently launched an office tower at its Shaftsbury Square mixed commercial development in Cyberjaya.
The 21-storey office tower is part of the second phase of the development which also comprises a 24-storey block of sohos and serviced apartments.
With a gross floor area of 194,000 sq ft, the office tower offers 114 office units ranging from 599 sq ft to 1,119 sq ft. Half floors and whole floors are also available for sale from the 11th storey upwards, measuring 4,808 sq ft and 10,657 sq ft. They are priced at RM600 psf on average, said Shaftsbury Capital chief executive officer Tan Chee Kian.
Tan told theedgeproperty.com via email on Monday, Dec 20 that the office units have so far been 30% taken up following their launch on Dec 18. Meanwhile the 417 SoHo/serviced apartment units which were launched earlier in October has been 70% taken up.
The first phase which comprises a 21-storey block of SoHos and serviced apartments as well as 145 units of shops have been sold out, he added. The shops are sized from 6,000 sq ft to 7,000 sq ft and are priced at RM700 to RM800 psf. The retail units are scheduled for completion in 2012 while the rest of the development will be completed in 2013.
Shaftsbury Square has a total net lettable area of 207,204 sq ft. There will be 780 serviced apartments and sohos in total priced from RM350,000 to RM6.5 million with sizes ranging from 463 sq ft to 1,373 sq ft.
The project, which has a total gross development value of RM700 million, is built over a 13.09-acre plot of freehold land.
It is under the Multimedia Super Corridor (MSC) located within the Cyberjaya flagship zone, along Persiaran Multimedia.
Shaftsbury Square represents Shaftsbury Capital's maiden property development venture. The company is a subsidiary of Ikhasas Sdn Bhd, which is involved in construction, harnessing solar energy, automated fare collection systems, maintenance of mechanical and engineering (M&E) facilities as well as trading.

APM sees brisk sale of The Arc@Cyberjaya

ANDAMAN Property Management Sdn Bhd (APM), which is currently undertaking its largest property project by far The Arc@Cyberjaya in Cyberjaya with a gross development value of RM700mil expects to sell all of its 1,000 units by year-end.
APM was incorporated in 2009 as a property management and property-related services company by a few individuals of the previous management of the Andaman Group, an established property developer.
APM executive director and head of sales and marketing Datuk Vincent Tiew says since the company's formation, it now has ten property projects in hand with a total gross development value of RM2bil.
“We have been operating for only three years and I believe we have come far to anchor ourselves as a respectable property management company; our clients are mainly property developers and landowners,” he tells StarBizWeek in a recent interview.
Tiew says The Arc@Cyberjaya, the company's single largest freehold property project is expected to be launched in March.
“We have several phases to the project. The first phase will comprise 250 units priced at an average of RM350,000 per unit.
The Arc@Cyberjaya should be fully occupied by 2015,” he says, adding that the property project would be an iconic landmark in Cyberjaya once the apartments and 15 badminton courts with five office/campus tower blocks are completed.
Tiew is confident of full occupancy for the project as the company has provided “strong incentives” for home-buyers.
Homebuyers of The Arc@Cyberjaya can expect an 8% gross rental guarantee per annum for up to 25 years based on the company's four-year + four-year lease-back-option for six times plus an additional year.
“We can afford to guarantee the gross rental rate because we have a contract with the Multimedia University to provide hostel like accommodation for first and final year students,” Tiew points out.
The owner of The Arc@Cyberjaya is developer Maju Puncakbumi Sdn Bhd.
It is APM's strategy to price their property units at “affordable” levels for the mass market. “We generally build homes for the mass market and price them to allow for favourable upside in capital gain in the medium term with secured rental-yield return,” he elaborates.
He points out that some of the company's other property projects also have a gross rental guarantee of 8% per annum, but the tenure was shorter. They include the Cova Villa at Kota Damansara comprising 346 units at an average of RM300,000 per unit with three years and another three years lease-back-option.
Cova Villa at Kota Damansara, which was completed in 2009, says Tiew mainly caters to the students of Segi College.
Yet another property project of APM Casa Residenza at Kota Damansara, which has a GDV of RM126mil comprising 357 units at average price of about RM380,000 per unit was launched last year and was sold off within two days.
The property project also has a three-year + three-year lease-back-option at 8% gross rental guarantee per annum.
Its recently-launched 44 units of commercial shops at Kota Damansara was also sold out within two days for the total sales value of RM135mil. Construction is in full steam now and completion with Certificate of Fitness is anticipated within 18 months from sales and purchase date.
Other upcoming projects include the Selangor Science Park 2 in Cyberjaya (GDV RM180mil), The Academia@South City Plaza in Seri Kembangan (GDV RM65mil) and four and five-storey shop offices that include a mall at Bangi with a GDV of RM500mil.
APM markets its property projects via its five sales galleries located in Bangi, USJ, Kota Damansara, Ipoh and Johor Baru and it has a strong 2,000 odd loyal existing customers/buyers for the various projects in the pipeline.
According to Tiew, the company plans to brand itself as a premier property management company that provides developers and landowners the option to leave the job to APM to fully build and manage their properties.
“APM has the expertise to customise a building for a developer/owner and to run the day-to-day property-service related activities including rental and tenancy management, security, billing/credit control, carpark management, and food and beverage,” he says.
“We have scalability and can source for building materials at very competitive prices because we constantly have ongoing property projects,” he adds

Tony Ho, Ascott's country general manager for Malaysia, believes that the new property will complement its existing properties by "leveraging on Ascott's strong brand presence, international marketing network and track record in managing award-winning serviced residences".
Citadines D'Pulze Cyberjaya is part of an integrated commercial and lifestyle development which includes offices and retail mall that offers restaurants and a supermarket. It features studio-, 1- and 2-bedroom layouts, and will start operations in 2014.
The Ascott Ltd is the world's largest international serviced residence owner-operator with over 21,000 operating serviced residence units in key cities around Asia Pacific, Europe and the Gulf region. About 5,000 units are under development. It is headquartered in Singapore.
The company has three brands — Ascott, Citadines and Somerset — and has a portfolio that covers 70 cities across 20 countires.
CapitaLand is one of Asia's largest real estate companies based in Singapore and listed there. It engages in real estate, hospitality and real estate financial services.

It's been growing by leaps and bounds, now because of work commitment can't really spend much time there, tiap kali pergi pun terkejut new buildings came out in every corner. I would say this is the most active private-led city in Malaysia

Property developer, S P Setia Bhd, has bought 108.5 hectares (268.11 acres) of prime freehold land in Cyberjaya's flagship zone for RM420.4 million from Setia Haruman Sdn Bhd.
The land will be developed as Setia Eco Glades project by Setia Eco Villa, a joint-venture company between S P Setia Bhd which holds 70 per cent and Setia Haruman Sdn Bhd 30 per cent.

KUALA LUMPUR: Cyberview Sdn Bhd, the landowner of Cyberjaya has RM2.52 billion worth of developments in the pipeline for this year, which will be achieved through land sales of enterprise, commercial, institutional and residential spaces.
It is embarking on several initiatives to create a livelier and more vibrant environment, which will see 3.21 million sq ft of enterprise space being built by Cyberview and other stakeholders in the cybercity.
In 2010 alone, Cyberview attracted a total investment value of RM3.19 billion, representing more than a third of the cybercity's total investment value since its inception, the company said in a statement on Thursday, Mar 17.
Over 500 companies have chosen Cyberjaya as their preferred business, outsourcing and solutions location including globally recognised names like DHL, HSBC, DELL, Shell, BMW, AMD and Ericsson.
Managing director Ir Hafidz Hashim in a statement on Thursday said since 2005, Cyberview has dedicated in excess of RM69 million towards the physical infrastructures and sustained maintenance of Cyberjaya.
Cyberjaya has experienced an exponential growth of 70% in the number of companies since 2006, and this is expected to continue to increase progressively.
"Cyberview aspires to strengthen key Malaysian government initiatives towards key economic and development programmes by driving inward local and foreign investment, developing skilled workers and talent, and nurturing creative economies in Malaysia via Cyberjaya's thriving content creation and multimedia industries," Hafidz added. — Bernama

CYBERJAYA – Apa lagi yang rakyat Malaysia tahu mengenai Cyberjaya selain ia menjadi nukleus kepada program Koridor Raya Multimedia (MSC)?
Bandar raya ini dibina atas konsep ‘Bandar Teknologi Hijau’ membayangkan komitmen kerajaan dalam menggalakkan guna tanah secara cekap dan mesra alam melalui amalan-amalan lestari.
Satu lagi bandar raya yang dibangunkan atas konsep yang sama ialah jirannya, Putrajaya.
APA DIA PEMBANGUNAN LESTARI?
Suruhanjaya Brundtland Pertubuhan Bangsa-bangsa Bersatu dalam laporannya pada 1987 mentakrifkan pembangunan lestari sebagai suatu yang menampung keperluan semasa tanpa berkompromi dengan kemampuan generasi masa depan untuk menampung keperluan mereka.
Ini bermakna apa-apa pembangunan mesti melalui kajian teliti akan keperluan semasa dan di masa depan dan penilaian impak semasa dan masa depan juga perlu dijalankan.
Pada 1992 Deklarasi Rio mengenai Alam Sekitar dan Pembangunan menyenaraikan tiga elemen, iaitu pembangunan sosial, perlindungan alam sekitar serta pertumbuhan ekonomi.
Projek pembangunan lestari yang baik ialah sesuatu yang mampu mengimbangi ketiga-tiga elemen ini.
Kejayaan dalam melakukan ini akan melindungi alam sekitar dan sumber-sumbernya dalam mengejar kemakmuran ekonomi sementara memuaskan keperluan kebendaan dan bukan kebendaan manusia.
KEDUDUKAN SEMASA
Di sinilah kejayaan pembangunan Cyberjaya penting kepada negeri Selangor khususnya dan juga negara amnya dalam melaksanakan konsep pembangunan lestari dalam projek-projek pembangunan.
“Cyberjaya akan dibangunkan sebagai satu bandar raya pintar moden yang menawarkan persekitaran mesra alam serta lestari, hanya membenarkan wasap pencemaran yang minimum, penjimatan tenaga serta penyepaduan tenaga secara harmoni bagi pembangunan bersama persekitaran sedia wujud,” kata Rashid Mat, Pengurus Besar Perniagaan, Komunikasi Korporat dan Perancangan Cyberview Sdn. Bhd.
Dalam mencapai ini langkah-langkah di atas telah diambil oleh syarikat untuk membentuk Cyberjaya mengikut aspirasi.
PEMBANGUNAN LESTARI MESRA ALAM
Anda pasti kagum melihat semua bangunan di sini dirancang untuk mengimbangi permintaan perniagaan dan sosial, menggalakkan dengan serentak persekitaran hijau.
Cyberview memperuntuk 40 peratus tanah bagi ruang terbuka dan laman hijau. Untuk mencapai ini, para pemaju perlu memperuntuk minimum 30 peratus daripada ruang mereka bagi peruntukan landskap.

Pembangunan seperti ini dijangka mengurangkan keperluan perjalanan yang lazimnya dikaitkan dengan pencemaran. Ia juga baik bagi perniagaan dan kesejahteraan sosial.
Sistem penyejuk berpusat terbukti dapat mengurangkan kegunaan elektrik bangunan serta kos penyenggaraan. Penyewa beruntung kerana dapat memaksimum penggunaan ruang dalam bangunan.
Mohd Hafiz Mohd Harun, 27, yang bertugas di sini selama lebih setahun berpuas hati dengan pembangunan seimbang di Cyberjaya tetapi berpendapat tempat ini masih memerlukan lebih banyak kemudahan.
ELEMEN KEEMPAT
Cyberview pula atas hasil usaha sendiri menambah satu lagi eleman kepada tiga elemen yang disyorkan oleh PBB dalam pendekatan pembangun lestari mereka – - kajian.
Selain menjadi tapak kepada pelbagai syarikat multinasional, bandaraya ini juga menjadi tuan rumah kepada beberapa institusi pengajian tinggi tempatan dan antarabangsa. Antaranya ialah Limkokwing University of Creative Technology (LUCT), Cyberjaya University College of Medical Sciences (CUCMS) dan sekolah pintar Sekolah Seri Puteri.
Bagi Cyberview, kemampuan untuk menawarkan kemudahan yang menampung pelbagai citarasa sementara mengekalkan kualiti kehidupan penduduk merupakan satu tambahnilai bagi pemilikan harta di sini.
Dua orang penuntut Universiti Multimedia dari Botswana iaitu, Tshepo Setlhare, 22, dan Georg Leaname Schulte To Brinke, 21, berpendapat adakalanya bandar raya ini terlalu senyap tetapi ia tempat yang baik untuk belajar.
“Khidmat bas ulang-alik datang dan berlepas tepat pada masa, mungkin terdapat sedikit kelewatan semasa waktu puncak tetapi perkhidmatan ini boleh dikatakan masih cekap,” kata Setlhare.
Tiada bayaran dikenakan bagi khidmat bas ulang-alik ini dalam kawasan Cyberjaya kecuali untuk perjalanan ke Putrajaya di mana bayaran RM2 dikenakan.
“Saya mengesyorkan orang ramai supaya tinggal di Cyberjaya, bagaimanapun saya berharap sebuah gedung membeli belah dan sebuah pawagam bagi tujuan hiburan di buka di sini,” tambah Georg Leaname.
PEMBABITAN PINTAR
Sesi ‘iGreet’ merupakan antara usaha Cyberview untuk mengemaskini maklumat kepada penduduk di sekitar bandar raya ini. Diadakan sekali setiap dua bulan, sesi ini menarik penyertaan pelbagai pertubuhan serta individu.
Sesi ini juga disiarkan langsung secara online di tv www.cyberjaya.tv bagi mereka yang mahu mengikutinya dari jauh.
Buat masa ini syarikat ini terbabit dengan pihak swasta dalam program penanaman pokok dan terdapat kemungkinan untuk menutup ruang-ruang letak kereta terbuka dengan panel solar untuk menjana tenaga elektrik bagi kegunaan domestik.
MENGORAK LANGKAH KE HADAPAN
Jika pembangunan Cyberjaya kekal pada halatujunya, bandar raya ini akan menjadi teladan baik kepada negara serta perancangan bandar dan pembangunan.

KUALA LUMPUR: OSK Property Bhd's upscale Mirage by the Lake condominium development in Cyberjaya has seen 90 out of 125 condo units in its first phase sold since February.
This represents a 72% take-up of the first phase where the units were priced from RM582,000 to RM1.07 million, with units ranging from 1,102 sq ft to 2,202 sq ft in gross build-up.
With a gross development value (GDV) of RM350 million, the project spans 12.14 acres of freehold land within Perdana Lakeview West in Cyberjaya.
In total, the project comprises of 413 condominium units in three blocks (each block from 6- to 10-storeys high), and will be released in two phases, said its public relations and communications executive Emily Cheng.
"(We have) targeted a launch (for the next phase) for the second half of this year (2H2011)," she told theedgeproperty.com recently via email.
The other types of houses in the project are 26 units of 3-storey lake villas, 39 units of 2-storey link villas and three garden villas.
The 3-storey lake villas will have land areas of between 2,357 sq ft-2,691 sq ft and build-ups of between 3,760 sq ft-3,916 sq ft.

OSK Property intends to go on marketing road shows overseas in 2H2011. In an earlier report in City & Country, the group said it was looking at promoting the project in Singapore, Hong Kong, Indonesia and China.
The residential development comes with a regular pool as well as a saltwater pool, and suspended catwalks that will connect the condominiums with the lake villas to disperse traffic from the ground.

Cyberview Sdn Bhd has RM2.52 billion worth of developments in the pipeline in Cyberjaya for this year, which will be achieved through further land sales of enterprise, commercial, institutional and residential space.
In a statement today, its managing director, Hafidz Hashim, said a total of RM3.34 billion was pumped into Cyberjaya last year via an influx of infrastructural and business investments, representing more than a third of the total investment value to date of RM9.25 billion.
"In the next four years, several developers will be building a total of 4,939 units of various property types in Cyberjaya.
"These include 3,030 apartments, 1,113 land properties, 774 small
office/house office and 22 townhouses," he said.
Hafidz said the challenge for Cyberview was to see the physical growth of Cyberjaya remain sustainable and attractive.
"While we have seen a massive influx of new projects and investments by major developers, another 2,145 acres of land are yet to be tapped and Cyberview has charted a strategy to see a major portion of the remaining available land be developed in the most equitable and balanced manner," he said. -- Bernama

The CrystalVille Group of Companies will be developing a mix of landed residential and commercial projects in Cyberjaya over the next few years with an estimated gross development value (GDV) of RM980 million.

Chairman Datuk Azman Mahmood tells City & Country that the housing market in Cyberjaya is set to take off with the entry of more established developers.
He feels that real estate in Cyberjaya did not draw investors looking for high capital appreciation in the past because the area was often perceived as part of Putrajaya. Generally, government administrative centres do not attract much interest.
“But with the big boys such as Mah Sing, S P Setia and others coming to Cyberjaya, people are beginning to realise it is a hidden jewel. It is no longer in the shadow of Putrajaya and has woken up to its own strengths,” Azman observes.
He says Cyberjaya is a planned and structured township that tries to emulate the developments in countries such as Australia by providing sufficient infrastructure such as wide walkways and roads and nice landscaping.
CrystalVille’s first project in Cyberjaya will be My Diva Homes in Perdana Lakeview East, an exclusive enclave that is home to a number of corporate leaders. The development will be carried out by its unit Subang Alam Sdn Bhd, which developed Subang Alam in Section 27, Shah Alam.
The name “My Diva Homes” itself is a unique way of attracting potential buyers, says Azman, who is also Subang Alam’s corporate adviser. “The name represents something special and unique about the homes that will make their owners proud.”
My Diva Homes
Located on a 7.6-acre freehold site, the development, with a GDV of RM110 million, sits on one of the most prestigious parcels in Cyberjaya, against the backdrop of the iconic Seri Wawasan bridge in Putrajaya and the Cyberjaya Lake Gardens.
My Diva Homes comprises 52 semidetached homes and two bungalows. The semidees come in two designs — the 2-storey Ibiza, of which there will be 38 units, and the 2½-storey Tropez, of which there will be 14 units. The Ibiza, with a land size of 3,600 sq ft and built-up of 3,856 sq

ft, is priced at RM1.98 million or RM514 psf. The Tropez has the same land area but a larger built-up of 4,367 sq ft and is priced at RM2.25 million or RM515 psf.
The bungalows will have the same built-up of 4,500 sq ft but different land areas of 6,790 and 7,930 sq ft. Their prices were unavailable at press time.
My Diva Homes will be launched in two phases, starting with the Ibiza semidees with a GDV of RM76 million, says Azman. Construction has begun and completion is scheduled for January 2013.
The soft launch of the first phase of the Ibiza semidees on March 26 saw a take-up rate of 35%. The official launch is slated for June 18.
The second phase, consisting of the Tropez semidees, is expected to be in October or November 2011.
Azman says the design of My Diva Homes is based on an open concept, where there are not many walls.
“We don’t want to build a home with walls or fittings which people later remove … it’s a waste of money. The kitchen and the dining hall are open. If the owners want to put up a wall later, they can do so.
“The open concept also allows more ventilation. In a tropical climate like ours, the more rooms there are, the more air that is trapped,” he explains. The units will face north to avoid direct sunlight and reduce the need for air-conditioning. Other green features include garbage separation and energy-saving appliances.
The project is of low density with only seven units per acre in a lush tropical environment. Security will be a priority, with double-guarded entry and exit points.
The homes will be equipped with a smart-home alarm system and CCTV and hot water storage tanks for all the bathrooms but the maid’s. They are also equipped with air-conditioning piping, a covered drainage system and underground cabling.
As the new developments in Cyberjaya offer various concepts such as smart homes and eco-homes, Subang Alam will capitalise on the scenic Cyberjaya Lake Gardens and its surroundings. The lake is only about 300m from My Diva Homes.
“We work from nine to five at the office, get stressed out and want something peaceful when we get home. The scenic lake and its surroundings will help owners destress. It’s very peaceful,” says Azman.
To fully capitalise on the views, the homes will enjoy a 240° view of the surroundings.
Another plus point is that the development is located within the mature neighbourhood of the 100-acre Perdana Lake East.
Nearby are primary, secondary and private schools as well as colleges and universities. Other amenities include the Alamanda mall in Putrajaya, the Putrajaya International Convention Centre, the Street Mall in Cyberjaya, Palm Garden Golf Course and Hotel and The Century Square and Cyberjaya Community Recreation Club and Sports Arena.
There is easy access to My Diva Homes via the Maju Expressway, North South Central Link (ELITE) and SILK.
Says Azman: “The Putrajaya ERL (Express Rail Link) station is a mere minutes away and the KL city centre is only 25 minutes away [by ERL].”
The buyers the developer is targeting are upgraders and those who prefer a place that is quiet yet has easy accessibility to the city.
Vita and Opus
Another development by the group in Cyberjaya is the Vita near the Street Mall and bus terminal. Expected to be launched by August, the project has an estimated GDV of RM700 million.
The 13-acre freehold commercial development, to be spread over three phases, will feature a courtyard plaza, a green deck and an elevated street. Vita is expected to be fully completed by 2016.
The first phase, covering 6.2 acres and with an estimated GDV of RM250 million, consists of a 25-storey SoHo tower offering 300 units and a four-level car park.
Built-ups for the SoHo units range from 450 to 600 sq ft while the indicative price is RM500 psf.
There will also be a retail area comprising 3 and 4-storey shopoffices, a 185,000 sq ft basement car park and a 300,000 sq ft podium.
Azman says the commercial development offers a unique feature in the form of an elevated street — a ramp that offers customers direct access to the upper floor units.
“Malaysians do not want to park their cars too far away and walk to the shops. If possible, they want to park inside the shop,” he laughs. “What we have done is, even if the shop is on the top floor, people can still bring their cars up and park in front of the shop.”
This, he says, will give the ground and first floor units an equal advantage when it comes to customers.
The second and third phases of Vita, covering 2.7 and 4.1 acres respectively, are to be launched by end-2012 and end-2014. Their development plans have yet to be finalised.
CrystalVille also owns a nine-acre freehold plot adjoining My Diva Homes in Perdana Lakeview East on which it plans to build 3 and 4-storey villas as well as 4-storey duplexes with an estimated GDV of RM170 million.
The development, tentatively called Opus, comprises 55 units of 3-storey villas, 22 units of 4-storey villas and 102 units of 4-storey duplexes, each with its own lift.
The development will also have a 2-storey clubhouse.
The first phase, comprising 24 units of 3-storey villas, 11 units of 4-storey villas and 40 units of 4-storey duplexes, is expected to be launched in May next year and the second phase by January 2013.
“We are now finalising the floor plans for each design,” says Azman. The 3-storey villas are designed with a built-up of 2,828 sq ft and a 250 sq ft garden while the 4-storey villas will have a built-up of 3,822 sq ft and a 181 sq ft garden.
The built-up of the upper unit of the duplexes is 2,049 sq ft while that of the lower unit is 1,309 sq ft. The average indicative price for the Opus development is RM450 psf.
According to Azman, the group is looking for new parcels of at least three acres in the Klang Valley. “Right now [we are] looking at Ara Damansara. We are eyeing three acres of land for commercial use and are in the midst of discussions,” he says, adding that the group will not be looking for more land in Cyberjaya for the time being.
“Our shareholders believe that our exposure in Cyberjaya should be limited to these three projects. We don’t want to put all our eggs in one basket.”
The company, he adds, prefers to be a niche developer focusing on building small but a quick turnaround.
The group’s maiden developments were shopoffices in Desa Sri Hartamas and Plaza CrystalVille I and II, completed in 2002 and 2004 respectively. CrystalVille also developed the Plaza PrismaVille shopoffices in Desa Sri Hartamas, which were completed in September 2002.
Its Subang Alam project is of low density with only 158 semidees and bungalows on 20 acres of freehold land in Section 27, Shah Alam.
The group also recently completed Plaza CrystalVille@ Setapak — a leasehold project with a GDV of RM110 million on 6.4 acres — in Kuala Lumpur, which it hopes enjoys the same success as Plaza CrystalVille in Desa Sri Hartamas.

KUALA LUMPUR: NTT MSC Sdn Bhd, a unit of Japan's NTT Communications Corp (NTT Com), plans to begin construction of a new data centre in Cyberjaya by as early as this month to meet the growing need of its clients in Southeast Asia.
A NTT MSC spokesperson said the commercial operation of this tier-III ready facility, known as Cyberjaya 3 Data Centre, is expected to be launched in June next year.
"Cyberjaya 3 Data centre will be built with modular architecture for flexible expansion to meet the growing requirements of disaster recovery solutions, offshore and others.
"Leveraging on the lower electricity tariff rates and operation cost of Malaysia, we would be able to provide high quality service at lower price," the spokesperson said in response to Business Times' email query.
Additionally, the spokesperson said the establishment of an office building along side the Cyberjaya 3 Data Centre will enable NTT MSC to provide spaces for customers' remote office or backup site.
While not disclosing the project cost, the spokesperson said with the development of outsourcing and cloud computing and the steady increasing demand for data centre services globally, many companies have moved and increased their investment in Asia.
"This has influenced the growth of the data centre market and it becomes a key driver for NTT Com's future expansion plans," the spokesperson said.
Besides having an attractive sales environment, the spokesperson said Cyberjaya was chosen as a suitable location for NTT Com's new data centre because of the lower electricity tariffs and operation cost.
NTT Com has been offering data centre services since 2002 through NTT MSC, which is based in Cyberjaya, the hub of the MSC Malaysia's initiative.

NTT unit to spend RM38m on third data centre

KUALA LUMPUR: NTT Communications - an international and long distance service arm of Nippon Telegraph and Telephone Corp (NTT) - expects to spend some one billion yen (RM38 million) to develop its third data centre in Cyberjaya, Malaysia.
Its public relations officer Akiko Suzaki said the construction of the new Cyberjaya centre will begin this month. Commercial operation of this Tier III-ready facility is expected to be launched by June 2012.
"Besides the growing importance of Asia, the overall demand for data centre services has been increasing.
"Not only does Malaysia have an attractive sales environment, but it is located next to Singapore, a strategic location for regional headquarters of multinational companies.
"The lower electricity tariff rates and operation cost compared to other neighbouring countries is also a key driver increasing data centre demand in this region," Suzaki said in response to Business Times' email query.
She said compared to Thailand and Indonesia, the political environment in Malaysia is stable.
"Malaysia was selected one of the world's top three strategic locations for offshore outsourcing after India and China. With low risk of earthquake, tsunami and other disasters, demand for disaster recovery can also be seen.
"Corresponding to such needs from customer, NTT Communications decided to establish the third data centre in Cyberjaya," Suzaki explained.
According to a NTT Communications statement, customers of the new Cyberjaya 3 Data centre will receive the added benefit of "extra-low-latency extra-reliable services" when the Asia Submarine-cable Express (ASE) connecting Malaysia, Hong Kong, Japan, the Philippines and Singapore begins in 2012.
In January, NTT Communications had announced that it plans to launch the ASE, a 40-gigabit-per-second undersea cable in June 2012.

KUCHING: OSK Property Holdings Bhd’s (OSK Property) subsidiary company Jelang Vista Sdn Bhd introduced its ‘Mirage By The Lake’ second phase to Kuching property buyers last weekend.
The second phase project included a Block B condominium and three-storey bungalows near to the lake. The two-day exhibition had attracted big crowd and professional investor was there giving consultation, it said in a press release.
Built at an area with low population density, the properties were designed simple and trendy creating a bright and spacious ambience for residents to enjoy luxury living.
Mirage By The Lake was located at a prime area of the Perdana Lakeview West where residents could see spectacular lake view in Putrajaya. The project in progression was expected to be completed in 2014. Some condominium units and three-storey lake view bungalows were expected to be completed this December.
Located at a strategic place connected with highways, it took only 34 kilometre to reach Kuala Lumpur. Amenities within the vicinity include schools, shopping malls and medical centres. Its first phase project which was open for booking last May had sold out all of the units, it stated.
This time, there were 208 units available at Block B condominium, 11 levels, ranging from 1 ,084 square feet (sq ft) to 1,361sq ft, priced from RM686,800 onwards. The Block B condonimium had only five units at one level with two lift for residents’ convenience.
The three-storey bungalows ranged from 4,733sq ft to 4,800sq ft were built in a ring shape, 360 degree surrounding a lake with beautiful view and was meant to feel like a resort setting.
The project would boast a swimming pool with 72 metre width for residents to swim in. The bungalows were priced from RM2,479,800 onwards.
The residential project with greens, water and contemporary cosy design with comfortable living environment had won numerous building awards.
Mirage residential project covered an area of 12.14 acres, freehold land title, 481 residential units comprised two blocks of condominium, 27 units of double-storey bungalows , 38 units of three-storey lake view bungalows and three units of three-storey garden bungalows .

Known as Cyberjaya City Centre, the 57ha commercial project will take about 15 years to develop, says Cyberview managing director
Cyberjaya: Cyberview Sdn Bhd, the landowner of Cyberjaya, is coming up with a new commercial project worth about RM8 billion to RM10 billion to drive new investments at the cybercity.
Known as Cyberjaya City Centre, the 57ha project will take about 15 years to develop, said Cyberview managing director Hafidz Hashim.
"We are selling the tender documents now for companies to compose the best masterplan and commercial proposal.
"We expect this project to take Cyberjaya to a new level," Hafidz said yesterday after a media briefing on the Cyberjaya progress.
It is understood that more than 20 developers are keen in the project, including Mah Sing Group, UEM Land Holdings and Naza Group.
Cyberview aims to woo more multinational companies (MNCs) and domestic investments there. More than 500 firms are operating in Cyberjaya, and 35 MNCs.
In terms of land deals, Cyberjaya has sold three times more landbank this year totalling 259ha (RM1.23 billion) compared with 82ha (RM404.30 million) in 2010, driven by developers seeking to launch residential projects.
Hafidz said this brings total investment into Cyberjaya for 2011 to RM3.04 billion, or RM12.35 billion since its inception in 1997.
Meanwhile, Cyberjaya expects RM3.73 billion worth of new developments for next year, which are to be achieved through further land sales of enterprise, commercial, institutional and residential space, Hafidz said.
"There is more interest now in Cyberjaya. The investing public are more aware that we are very close to the Kuala Lumpur City Centre and the Kuala Lumpur International Airport in Sepang.
"The connectivity has opened up attention to other developers," Hafidz said.

Cyberjaya is often perceived as the nerdy cousin of the staid, administrative capital of Putrajaya. While the former was designed as a hub for IT and IT-related industries and is home to a number of multinational corporations, its less-than-vibrant retail scene and lack of nightlife has not helped to differentiate it from the surrounding administrative capital.
“People perceive Cyberjaya to be like Putrajaya, maybe because of the ‘Jaya’ suffix as well as their proximity to each other. Otherwise, it is really just like Puchong [and the nearby suburbs],” observes OSK Property Holdings Bhd senior public relations and communications executive Emily Cheng.
The real estate developer is ready to dispel this notion as it is poised to introduce its second development here — the Pan’gaea mixed-use development that will cover 16 acres of freehold land in Persiaran Bestari in the western part of the IT hub.

Pan’gaea will comprise serviced apartments, offices, shops, a hotel and a retail mall, and will be developed in five phases over four years. The Green Building Index-compliant development will have five acres of landscaping and employ a rainwater-harvesting system, among other features.
Phases one and three will each feature 800 units of serviced apartments, while phase two will contain 4-storey shops housed in a podium. Phase four will consist of an office tower and a hotel and phase five will feature a retail mall with a tentative net lettable area (NLA) of 500,000 sq ft, says Cheng.
The mixed-use development has an estimated gross development value (GDV) of RM1.2 billion.
Indicative prices for the serviced apartments in phase one, also known as Solstice, range from RM188,000 to RM450,000. The built-ups range from 450 to 880 sq ft with layouts featuring one to three bedrooms. The 880 sq ft unit is a duplex with 2+1 bedrooms.
The serviced apartments will also feature large windows to maximise natural lighting and sky garden terraces on each floor, adds Cheng.
Other facilities include a 50m infinity pool, pool bar, hanging gazebo, reflexology path, gym, squash court, launderette, convenience store and business lounge.
“In the first phase, the serviced apartments might be housed in one or two towers … we’re still tweaking the plans,” Cheng explains. Prices and built-ups for the shops have also not been fixed.
OSK Property aims to get a four-star rating for its hotel and will be looking for hotel operators.
Construction work on Pan’gaea is slated to begin later this year and expected to be fully completed in 2016.
Unlike its first foray into Cyberjaya in the form of the Mirage by the Lake high-end residential development, Pan’gaea is an effort to cater for the mass-market as more residents from the surrounding suburbs such as Subang Jaya and Puchong look at relocating to the area, says Cheng.
Mirage by the Lake comprises 125 low-rise condos, 26 3-storey lake villas, 39 2-storey link villas and three garden villas, and has a GDV of RM350 million. Phase one, which features the condos, is sold out while Phase two is 30% sold.
A number of other developments will be coming up in Cyberjaya such as S P Setia Bhd’s RM3 billion, 268-acre Setia Eco Glades mixed-use development and Mah Sing Group Bhd’s RM690 million gated and guarded mini-township Garden Residences.
OSK Property envisages Pan’gaea — or at least the retail mall — as the hub of all the surrounding homes coming up in the future.
“We want this development to [anchor] the area. We feel that that with the mall, it will be a hub of activity in the immediate area and the larger Cyberjaya area,” says Cheng.

The Cyberjaya project will comprise small office/home office (SoHo) units, serviced apartments, a retail mall and a hotel. It will cover 9.4 acres of freehold commercial land and will be developed in four phases. The first phase will entail a three-level street mall and a block of SoHos that will stand at 10 to 16 storeys. Phase two tentatively will feature a two-level retail podium and 28 levels of serviced apartments. The final phase will provisionally have an 11-storey hotel and a 15-storey block of office suites.
In total, the estimated gross floor area of the development is pegged at 2.13 million sq ft, while the net saleable area is 1.68 million sq ft. The SoHos make up the bulk of this space at 502,000 sq ft, followed by the serviced apartments at 336,000 sq ft. The office suites are expected to take up 252,000 sq ft, the street mall 220,000 sq ft, the retail space 200,000 sq ft and the hotel 168,000 sq ft.
“Cyberjaya is a hot area now, and in fact there are already many developers buying up land. With the government’s focus and support to promote the area, and also with the government administrative centre [Putrajaya] in the area, I believe there is a lot of potential in Cyberjaya.
“We will have to watch very closely over the next two years to see whether there is going to be an oversupply [of serviced apartments and SoHos] in Cyberjaya. We believe we can actually try to target or do products that are slightly more saleable like SoHos where the entry price is lower,” says Cheah.

the same restaurant planned to open months before, my tenant is non-mulism, the complaint about not being able to eat pork for lunch, only then i know it was not allowed by MpSp. Guess there are policy changes now.
But it was ridiculous for them to come out with the restriction at the first place.. Very funny and shallow minded.

KUALA LUMPUR: SP Setia Bhd, Malaysia's top property developer, is poised to hit a whopping RM60 billion in gross development value (GDV) this year.
This would be helped by the launch of at least four big projects worth RM6 billion in GDV, said SP Setia president and chief executive officer Tan Sri Liew Kee Sin, who added that the company was confident of achieving its sales target of RM4 billion this year.
Continued strong property demand and ample liquidity in the local financial system would help SP Setia to achieve its target, he said.
Liew said SP Setia had locked in sales of RM933 million for the first quarter of its current year ending October 31, 2012.
"This represents a 27 per cent increase over the RM737 million achieved in the corresponding period of the previous year," he said.
For the year ended October 31, 2011, SP Setia exceeded the RM2 billion mark for the second year running, ringing in a new sales record of RM3.29 billion.
Liew said its RM4 billion sales target would come from numerous upcoming project launches.
"We expect to launch at least four new projects worth about RM6 billion this year. We expect our gross development value to reach RM60 billion."
In Sabah, SP Setia is set to officially launch a project known as "Aeropod" in Kota Kinabalu tomorrow.
The integrated commercial development in Tanjung Aru is the group's maiden project in Sabah, mooted after its SetiaWalk development in Puchong, Selangor.
The group will also be launching several projects in the coming months, such as the Setia Eco Glades in Cyberjaya.
"A new eco-themed development based on the award-winning DNA of Setia Eco Park in Shah Alam has been planned for 108.5ha of prime freehold land."
With the group's current landbank at 1,707ha, Liew said SP Setia was in a strong position to offer a wide range of products to cater to different markets.

CYBERJAYA: The Emkay Group will embark on additional development here with a gross development value (GDV) of RM3.8 billion, said its chairman, Tan Sri Mustapha Kamal.
He said the development would take place in five years, under Cyberjaya's "third wave" beginning this year until 2016.
"The development comprises 3.1 million sq ft of office space, 3,250 units of various types of residential units, 856 commercial units and a light industrial area for automotive support services," he told a media briefing here today.
Since its inception in Cyberjaya, Emkay has invested some RM1.3 billion from 2006 until last year in developing office space, commercial and residential units.
These projects provided a total net floor area of 1.9 million sq ft of office space, 214 commercial units and 452 residential units.
Mustapha said Emkay's investment in Cyberjaya would be increased almost three-fold.
"This shows our commitment and confidence in Cyberjaya's progress into the future. We have managed to position Cyberjaya in tandem with the government's aspiration towards the realisation of Malaysia's intelligent city," he said.
He said the group made a profit of RM213 million from the RM1.3 billion invested from 2006 until last year.
On whether the group would be recording three-fold increase in profit in sync with its three-fold investment Mustapha said:
"Maybe. Logic will tell that."
Emkay Group owns 75 per cent of Setia Haruman Sdn Bhd, the master developer of Cyberjaya.
Emkay's development of residential units will see an increase of seven times with its plan to build another 3,250 units in the next five years compared with only 452 units built between 2006 and 2011.
For 2011 alone, out of RM3.04 billion investments in Cyberjaya, 80 per cent, or RM2.4 billion, was invested in the development of residential units.
Various types of residential units were offered last year by participating developers including condominiums, bungalows, semi-detached, town houses and link houses.
Compared with 2010, the total number of residential units launched last year increased by over 90 per cent from 2,348 units to 4,940 units.
It is anticipated that an additional 7,488 residential units will be offered in the near future, which is capable of housing some 32,000 residents.
"This 'third wave' is undoubtedly an important milestone in the development of Cyberjaya as a liveable city," Mustapha said.
Mustapha said Emkay also planned to build affordable homes in Cyberjaya under Projek Perumahan Rakyat 1Malaysia (PRIMA).
"We are looking into it, toying with the idea. The land here is expensive," he said.
He said that the group had been given nod by the Perak state government to build affordable homes under PRIMA in the state. - BERNAMA

Beliau berkata, penubuhan UIM merupakan permulaan kepada sistem integrasi ilmu dalam Islam secara menyeluruh di negara ini.
“MUIM kini sedang berurusan dengan Kementerian Pengajian Tinggi dalam peringkat menunggu status pengiktirafan sebagai universiti.
“Saya bagi pihak MUIM menyerahkan kepada pertimbangan dan budi bicara kementerian untuk menentukan sama ada universiti ini akan diletakkan di bawah institusi pengajian tinggi (IPT) awam atau swasta,” katanya pada taklimat media mengenai penubuhan UIM di sini, Jumaat.
Turut hadir adalah Ketua Bahagian Kewangan MUIM, Datuk Abd Manaf Ahmad dan Ketua Pengurusan dan Perundangannya, Datuk Dr Abdul Monir Yaacob.
UIM dahulunya merupakan Kolej Islam Malaya (KIM) yang ditubuhkan pada tahun 1955 diperkenankan oleh Raja-Raja Melayu ketika itu bagi menyediakan kemudahan pengajian dalam konteks Islam kepada pelajar tempatan.
Operasi KIM kemudiannya ditangguhkan pada 1970 namun diaktifkan semula pada 2010 selepas diperkenankan dalam persidangan Majlis Raja-Raja ke-222.
Mohd Yusof berkata, berkata, beliau yakin kerajaan menyokong penubuhan UIM kerana hubungan kerajaan dengan institusi raja-raja Melayu sangat kuat.
“Berdasarkan beberapa mesyuarat dengan (Menteri Pengajian Tinggi) Datuk Seri Mohamed Khaled Nordin, saya yakin perkembangannya adalah positif.
"Pengambilan pertama dijangka dilaksanakan pada Jun ini. UIM akan beroperasi buat sementara waktu di Institut Latihan Islam Malaysia di Bandar Baru Bangi, Selangor.
“Usaha sedang dilakukan untuk mendapatkan sebidang tanah di Cyberjaya sebagai kampus tetap UIM berkonsepkan Islam dan institusi raja-raja Melayu,” katanya.
UIM memfokuskan program pasca ijazah iaitu peringkat sarjana dan doktor falsafah dengan mengutamakan mereka yang berpengalaman dalam bidang-bidang masing.
Menurut Mohd Yusof, penubuhan UIM amat unik kerana ia merupakan universiti yang membuka pengajian kepada semua bidang tetapi dalam konteks Islam.
“Sebagai contoh, jika seseorang itu mahu mengambil bidang kejuruteraan maka apa yang dikaji adalah pembinaan dari segi perspektif Islam. Begitu juga bidang perubatan, apa yang mereka akan kaji dalam konteks Islam,” katanya.
Keduanya, beliau berkata, para pelajar nanti dibenarkan membuat tesis dalam mana-mana bahasa dunia namun sinopsisnya perlu ditulis dalam bahasa Melayu.
“Penasihat mereka akan terdiri daripada dua orang iaitu seorang yang memahami bahasa Melayu manakala seorang lagi yang mahir dalam bahasa yang digunakan dalam tesis berkenaan.
“Pendekatan ini memudahkan kita bertukar dokumen sekali gus menjadikan (UIM) sebagai sebuah pusat penyelidikan antarabangsa,” kata Mohd Yusof.

CYBERJAYA (Mar 23): Cyberjaya will see its first mall opening in 2013 courtesy of D'Pulze Ventures Sdn Bhd as part of its D'Pulze Cyberjaya development.
According to project director Kan Ky-Shen, the company chose to build a mall in the centre of Cyberjaya due to strong demand.
"The mall is actually a demand-driven product. We hope that this mall will be the first fully integrated mall in Cyberjaya," he told The Edge Financial Daily.
Launched in early 2011, D'Pulze Cyberjaya sits on 4.3 acres (1.7ha) of freehold land and has a gross development value (GDV) of RM500 million. The development comprises two hotels, two blocks of serviced apartments and a mall that caters for the population in the area.
There are 505 units of apartments. The studios and single-bedroom units are 558 sq ft and two-bedroom units 676 sq ft. The whole development has a total built-up of 1.7 million sq ft with the mall having a gross floor area of 400,000 sq ft. The company has already signed tenants for its retail component, but declined to name them as yet.
The serviced apartments have been fully taken up. The units were sold for an average price of RM600 psf.
When D'Pulze came into the Cyberjaya scene in 2009, they started with a market survey on the infrastructure needs in the area.
"When we did the market survey, we found that the area was in need of residential components and it needed a retail centre. We also found a demand for hotel accommodation," he said.
According to Kan, there are about 40 multinational corporations in Cyberjaya and 500 multimedia super corridor status companies, hence the need for hotel accommodation as well.
One of the D'Pulze Cyberjaya hotels will be managed by Ascott Ltd, while the other will be managed by Tune Hotels. Ascott came into the picture in 2010 when it was looking to acquire land in the area and the two parties agreed to work together. Citadines by Ascott Ltd will offer 232 rooms, while the Tune Hotel will have 162 rooms.
"When you're looking for a site to build your product, you try to look for the best location with a lot of visibility. We are located right next to Persiaran Multimedia, Cyberjaya's main road," he said.
The development is expected to be completed sometime in 4Q13. Kan estimates that the mall will be catering for about 450,000 people by 2014 as well as an additional 3,000 primary catchment from the residents at its development.
He said the developer is always on the lookout for other opportunities.
"We normally consider three things; location, price and timing," he said. "One of the areas that we are seriously looking at is Penang. Yes the island is saturated with many big-time developers, but people are neglecting the mainland and we believe there is a lot of potential there."
D'Pulze Ventures is a wholly-owned subsidiary of Beach Capital Sdn Bhd. The company was established in 2009 as a special purpose vehicle for its maiden project D'Pulze Cyberjaya.

CYBERJAYA: CrystalVille Group has rolled out the first phase of its commercial project in Cyberjaya dubbed Vita@Cyberjaya.
The integrated business and retail hub sits on 13 acres of freehold land and will be developed over three phases with an estimated total gross development value (GDV) of RM670 million.
The first phase has an estimated GDV of RM250 million and will cover 6.2 acres. The first phase comprises a 16-storey tower with 345 units of SoHos called Vita SoHo. The SoHo units have a built-up ranging from 450 sq ft to 600 sq ft with an indicative price of RM500 psf. The SoHo will be open for preview in May while the official launch will take place in July.
Vita@Cyberjaya also includes a four-level car park, a recreation floor and retail area. The retail component dubbed Viva Lifestyle offers 97 units of duplex shop offices with built-ups from 1,965 sq ft to 5,244 sq ft. They were recently launched in February at prices starting from RM1.4 million.
The first phase of Vita@Cyberjaya has an estimated GDV of RM250 million and will cover 6.2 acres.
The 300,000 sq ft recreation area will include a swimming pool, gym and clubhouse. Meeting and conference facilities will also be provided. Plans for the second phase is being finalised and the developer is considering including a mall and hotel.
According to Datuk Azman Mahmood, CrystalVille Group corporate advisor, they are optimistic of the medium to long term potential for shops and retail space in Cyberjaya. A project like Vita providing shopping retail and commercial space will fit well in the overall development of Cyberjaya as a new township, he added.
“Vita is poised to attract not only the population of Cyberjaya and Putrajaya but also those in its surrounding vicinity including Puchong, Seri Kembangan, Bangi and Dengkil,” he said.
Currently, the total population in the 5km radius of the development is about 176,000. Azman estimates a local population of at least 1,035 to patronise the shops at Vita daily.
He said the presence of established developers such as UEM Land Holdings Bhd, S P Setia Bhd, Mah Sing Group Bhd, OSK Property and Glomac Bhd in Cyberjaya give confidence to the public and stir property demand in Cyberjaya.
“Prices have gradually moved in tandem with the newfound confidence in the market. Our prices take into account the demand behaviour at Cyberjaya which is expected to peak from 2015 onwards. We are realistically competitive yet sensitive to buyers’ concerns,” said Azman.
Prices of shops in Cyberjaya now range between RM298 psf to RM1,079 psf. In Puchong, the prices are at an average RM1,333 psf while serviced apartments and SoHos in Cyberjaya are priced between RM406 psf to RM732 psf.
“Cyberjaya has cleared its take-off and is now picking up speed. Cruising level will be reached sometime in 2015 with full speed ahead by 2018,” Azman concludes.
CrystalVille was established as a boutique developer with CrystalVille Plaza, a commercial centre in Sri Hartamas, as its maiden project. With the success of CrystalVille Plaza, Prismaville Sdn Bhd was created and soon developed another landmark development named Prismaville Business Centre, also in Sri Hartamas.
Future developments include OPUS@Perdana Lakeview East, Cyberjaya which offers two phases of 3-storey villas and 4-storey duplex villas, totalling 172 units.

KUALA LUMPUR (April 16): Local developer OSK Property Holdings Bhd is tying up with group buy portal Groupon Malaysia to promote its Paragon Sofo suites at its Pan'gaea mixed-development in Cyberjaya.
Under the partnership, Groupon Malaysia will sell vouchers worth RM8,000 that can be used for down payment of the units at RM500.
The down payment is 10% of the unit prices — ranging from RM298,000 to RM750,000 — and excludes a booking fee of RM5,000.
The vouchers — which are for sale from April 16-30 — are valid from April 17 to June 17, and buyers are limited to four units, with one voucher only usable for purchasing one unit.
Buyers using the Groupon voucher from April 20 — the official launch date of the project — to April 29 are entitled to an early bird rebate, developer interest-bearing scheme, free sale and purchase agreement (SPA) legal loan documentation, disbursement and loan on stamp duty, no-interest installment plan and one to three car park bays per unit.

A piece of advice. Try avoiding all projects by MK land. At least in cyberjaya. I bought my unit at Cyberia Crescent 2 back in 2007. The maintenance is :ohno: horrible to say the least. Took them forever to come to repair faulty pipes even though my unit was under warranty then. Things are much more worse in Cyberia Smarthomes Block A,B and C.
If you're buying because you wanna stay, forget it or lower your expectation. If you wanna buy to rent it out, by all means, please do but set aside few thousands for repair and patch up works.
Living in area full of students, especially the international ones is quite challenging for me. The blacks, the iranians, the banglas, the stupid arabs, gosh i hate all them stupid international students.
Now i rent out my unit to Pinoy expat. They are good.
Rental rate is okay. Back in 2007 i rent out at RM 1100 per month for unfurnished unit. Now i just add airconds for each room and start paying maintenance, my rate now is RM 1700 per month. My tenants has no complain except rowdy neighbors upstairs who party every weekend nite and guess what, they are africans.

NTT unit to spend RM38m on third data centre

KUALA LUMPUR: NTT Communications - an international and long distance service arm of Nippon Telegraph and Telephone Corp (NTT) - expects to spend some one billion yen (RM38 million) to develop its third data centre in Cyberjaya, Malaysia.
Its public relations officer Akiko Suzaki said the construction of the new Cyberjaya centre will begin this month. Commercial operation of this Tier III-ready facility is expected to be launched by June 2012.
"Besides the growing importance of Asia, the overall demand for data centre services has been increasing.
"Not only does Malaysia have an attractive sales environment, but it is located next to Singapore, a strategic location for regional headquarters of multinational companies.
"The lower electricity tariff rates and operation cost compared to other neighbouring countries is also a key driver increasing data centre demand in this region," Suzaki said in response to Business Times' email query.
She said compared to Thailand and Indonesia, the political environment in Malaysia is stable.
"Malaysia was selected one of the world's top three strategic locations for offshore outsourcing after India and China. With low risk of earthquake, tsunami and other disasters, demand for disaster recovery can also be seen.
"Corresponding to such needs from customer, NTT Communications decided to establish the third data centre in Cyberjaya," Suzaki explained.
According to a NTT Communications statement, customers of the new Cyberjaya 3 Data centre will receive the added benefit of "extra-low-latency extra-reliable services" when the Asia Submarine-cable Express (ASE) connecting Malaysia, Hong Kong, Japan, the Philippines and Singapore begins in 2012.
In January, NTT Communications had announced that it plans to launch the ASE, a 40-gigabit-per-second undersea cable in June 2012.

NTT MSC Sdn Bhd, a unit of Japan's NTT Communications Corporation, today launched its third data centre -- Cyberjaya 3 Rimba Digital -- in Cyberjaya.
Constructed within thirty-two weeks, the three-storey block with 30,000 square feet of space will be fully operating by mid-May.
Its president & CEO, Fumotoshi Imaizumi, said the new data centre offers NTT MSC’s regional customers unique advantages including enhanced data security, high–technology performance, cost effective solutions and fast connectivity.
"Our goal is to ensure our customers gain that competitive edge by using our services, expertise and facilities.
"That’s why we have designed and built our new environmentally friendly data centre according to world class standards," he told reporters.
He said Malaysia was chosen due to its well-diversified economy, cost advantages, well development infrastructure, a large talent pool and good governmental support for infrastructure development.

CYBERJAYA (May 22): The Emkay Group is set to increase its investments in Cyberjaya over the next five years to RM3.8 billion.
Dubbed the "New Wave", the slew of new projects to be launched includes Auto Ville for automotive support services, 856 commercial units, purpose-built IT buildings and 3,250 residential units of various types.
"Our active involvement in Cyberjaya's development started in 2004. The Emkay Group created the momentum by investing RM1.3 billion to date in the development of purpose built office buildings, Cyberjaya's first LEED (Leadership in Environment and Energy Design) Gold green building, as well as other commercial and residential units," said EMKAY Group and Setia Haruman Sdn Bhd chairman Tan Sri Mustapha Kamal at the official opening of Wisma Mustapha Kamal in Cyberjaya on May 17.
The event was graced by Sultan of Selangor Sultan Sharafuddin Idris Shah.
Wisma Mustapha Kamal is the group's latest Grade A office development, with a gross development value (GDV) of RM150 million. It comprises two towers of 11 levels each, with a total net floor area of 262,748 sq ft.
The group has developed properties with an estimated total GDV of RM10 billion, comprising over 50,000 units of residential and commercial properties and five million sq ft of office space.
Its major developments currently include NeoDamansara in Damansara Perdana; NeoCyber, MKN Embassy Techzone in Cyberjaya; and the Pulau Banding Development in Tasik Temengor, Gerik, Perak.
The "New Wave" (2012-2016) will see new investment in Cyberjaya totalling RM20 billion over the next five years, with investment from the Emkay Group as well as other developers.
The "New Wave" has support from several bodies, including the Multimedia Development Corporation (MDeC), Cyberview Sdn Bhd and the Sepang City Municipality. It is set to contribute approximately 18 million sq ft of office space; 1,200 shop units; 14,000 residential units; seven schools and eight universities and colleges, as well as a population projection of 100,000 by 2016.
Cyberjaya recently received recognition from the Japanese government during the "International Forum of Future City Initiatives" held in Tokyo in February 2012. It was selected as one of the first models in the world of "Future Cities", which share in leading practices in the field of sustainable development.
