Stellar Place will be composed of one high-rise building (number of floors not yet finalized) and two 6-storey mid-rise buildings. Available units would be studio, 1, 2, and 3-Bedroom units.
Lot Area of Stellar Place: 8,608 sqm
Stellar Place’s Perspectives and Scale Model will be finalized this February 2011. The pricelist and launching would be this March 2011!

The traffic situation there is not bad. The area is not prone to flood. Yes that's a creek.

Seems like they also got that property after the river. Truly nice development.
This area is getting busier with the redevelopment of C5-Katipunan-Luzon-Congressional-Mindanao Avenue gateway, the connection between SLEX to NLEX became seamless. Great news for the villages in the area!
Congressional also is a busy commercial area at the Cherry Northridge points, which simulates a Katipunan-Ateneo feel.
Visayas Avenue is slowly turning into an office space hub. Recently I passed by low-rise commercial buildings u/c.
PUJ ply Visayas Ave via the Tandang Sora - Quezon City Hall route. Taxis are also regularly plying this avenue so accessibility is 24/7.
Nearest school is the Montessori, it makes the area traffic though in the morning (visayas bound to eliptical).
I would say this is a good place for end-users, start-up families. Better QC project than their Magnolia Place in terms of location. Rent may not be as optimal as other near CBD locations. Unless of course QC-CBD will be realized within the next few years.

Is VAT inclusive on all prices given?

Usually po kasi, DMCI includes the VAT in all of its Prices. But the closing fees are not just like whats listed above

At least one person was hurt and hundreds of families lost their homes as P10 million went up in smoke in a fire that razed 1,200 houses in a residential area in Quezon City Wednesday night.
The fire started at 7:23 p.m. at Barangay Culiat in Quezon City and reached Task Force Bravo before it was put out past 10 p.m., radio dzBB's Rodil Vega reported.
Residents tried to save their belongings, piling their possessions up to Visayas Avenue and near the affluent Metro Heights Subdivision.
A certain Jun Leyba suffered second-degree burns in the face, the report said.
Metro Manila fire marshal Chief Superintendent Santiago Laguna estimated the damage to property at P10 million.
An earlier report by dzBB's Sam Nielsen quoted village chairman Jaime Garcia as saying about 800 families lost their homes in the fire.
City Mayor Herbert Bautista rushed to the site and instructed Garcia to find alternate shelter for the residents.
On the other hand, firefighters tried to prevent the fire from reaching the nearby Montessori School of Quezon City, which was behind the residential area.—JV, GMA News

The prices were just released last Friday. So the lowest amortization you can actually go for studio is 8.5 to 8.7k per month and for 1 bedroom 9.8 to 10k per month and settle the closing fees on September 2013

Congratz! If I had enough funds I would invest here, seriously. Just think of the number of months wherein you can spread the down payment so for VEGA that's 38 months. Location is great, near UP diliman, Trinoma, SM etc. Plus it's made by DMCI so quality talaga. You are one of the few lucky ones who are allowed to make use of minimum 15% DP. From the looks of the launch this morning, this project is highly in demand. Yung mga iba werent able to get the units of their choice sa dami nauna. In a few months, prices will increase pa.

Have you visited the site already? To be honest nothing has been done yet. What we do know though is that the project itself will be elevated. I would expect DMCI to do major works on the creek. From the scale model, you can more or less see that even the midrise buildings will be elevated at a higher level as well. These may be the reasons why turnover for the buildings were moved from September 2013 to 2014.

Price increase on June 12, 2011 (5% for mid rise and 4% for high rise)
Parking slots are now available since June 1 (450k up)
