glacier05 April 9th, 2011, 08:30 PM as a binondo resident, i know this area gets flooded easily lalo na pag high tide dahil tabing ilog. residents in this development will be be closer to the river than they anticipated. just saying. =)

I've lived in Binondo for so many years. I don't believe walking along Escolta or near its vicinity is dangerous even at night. Security guards are on duty at almost every building. The area is more safe than in Cubao.
derf April 25th, 2011, 05:19 PM Escolta is safe, even if it's kinda dark at night, especially now that there are 2 fine dining chinese restos plus 24 hours mini stop. Yes, it's definitely way way safer than Cubao. This project is in a fine location and very accessible via LRT and other public transport. What jcdak might be referring to as dangerous is the location of Federal 's other project, The Riviera, which is located near del pan! I have a client beside that location (Galeria) and am wary passing thru there even during the daytime.

Escolta is safe, but this isn't located in Escolta. You have to enter T. Pinpin and walk towards the end of it, by Pasig River. It's too quiet and isolated. More than half of the units has been sold already though.

glacier05 May 12th, 2011, 06:15 AM looks too boxy. but then again, dinadaanan lang naman siya ng jeepney at pedicabs so i guess hindi kelangan ng super gandang exterior. magiging target lang to for hold-up/akyat bahay, lalo na katabi ng ilog.
this is just my opinion. i used to pass by this area during my commute to/from school (then work), and sa totoo lang, i have never felt really safe. laging mabilis ang lakad ko at hyper aware sa surroundings kasi baka ma-hold-up. but maybe it's just me...

The only problem I see there is the usual flooding during high-tide. Water from Pasig River usually goes on the street during high-tide. My friend is also complaining that when they open their window facing the river, they can usually smell some bad odor from the river. I heard Federal Land strategically built their condos beside Pasig River as a symbol of prosperity. Since water in Chinese is a continuous flow of luck.
Regarding the design, this will dramatically add beauty to the Manila skyline together with other condos that are being built within the district.
glacier05 May 13th, 2011, 04:33 AM mahaba po kasi ang escolta. yung twin towers ay mas malapit sa jones bridge side, mas ok nga dito kay may restos na operational til late at night. yung riverview will be situated closer to the sta. cruz side, which has a much more dangerous vibe (at least, to me).
the sta. cruz end of escolta is a jeepney and pedicap waiting area at maraming tambay dito.

mightyrai May 13th, 2011, 05:13 AM Escolta Twin Tower is a few distance away from the site of Riverview Mansion. Around 2-3mins walk lang yan. Escolta Twin Tower is exactly in Escolta St. while Riverview is on the other side facing Pasig river. When I walk in that area medyo may mga tambay nga sa tabi ilog, pero I think once na develop na tong condo na ito eh mas magiging secured na ang place. They also need to improve the public lighting system to add security on this area.

That is true. During high-tide, this area gets flooded up to your ankle. It's something you have to live with. Even though you can drive through the flood, your kids and your maid wouldn't be able to walk outside to run errands. Pasig water is very unsanitary. You can't have your maid walk through that water and then bring that inside your home.

Safety will not be an issue, squatters are to be relocated during the Presidents era - flooding will be controlled, mostly eliminated through the Pasig River Rehabilitation and Beautification Program. More and more estate projects are being built and planed along the city river. Malls are on the drawing board, Binondo´s China Town is in the remake.
Then you have the restoration of Intramuros ready to pick up, with golf course within City Center and reach. Rizal Park Rehabilitation is slow, but ongoing. Traffic will ease likewise due to the SLEX - NLEX expressway connection through PPP.
North Harbor Rehab. is commencing this year with a planned expressway connection to NLEX to ease truck traffic in the area. If South Harbor Financial Center will ever push through, that will easily top your investment in Center Manila.

yup. Pero worried lang ako sa building na ito. i hope tinadtaran nila ng pile footing ang foundation nito dahil malambot ang lupa. nag-settle yung lupa sa harap nitong daan kaya baku-bako ang daanan

jcdak August 12th, 2012, 07:37 AM I've asked several people in the area if they got flooded last week. Surprisingly, they said there was no flood. Escolta and the rest got flooded, even T Pinpin street (ankle deep), but Riverside itself didn't get flooded. Since the block is elevated, the water probably rolled down to Escolta.
That's good news to the buyers if they are worried about living next to the river.

Thank God for that wall along pasig river. If not for that the riverbanks would have been flooded. I thing i noticed about the pasig river is that the water is getting higher and higher each year. A few decades ago, one can seat along its banks and look down to see the water now the water is almost street level. And this happens even if there are in summer. Thats why the underpasses below the jones bridge is oftentimes under water. This is the new reality.
