Probably not, but you can always try to ask permission from the guard. im sure you can technically do it by asking someone else to pose and ask someone to take their pictures

Amid burgeoning supply of affordable condominiums and the continuous tightening of competition in the real estate industry, Avida Land Corp., the affordable arm of property giant Ayala Land, Inc., remains its stronghold among homebuyers and investors.

Avida Towers Alabang, one of Avida’s newest condominium projects, for instance has raked in sales and is continuously gaining market interest.

Most of the buyers are families, local investors, expatriates, as well as young professionals from Muntinlupa, Las Piñas, and other areas in Southern Luzon who have found a good investment in the residential project due to its prime location and the numerous lifestyle opportunities it affords.

"There may be a number of condominiums and housing developments in Alabang that were established before Avida Towers Alabang, but surprisingly a lot of people show their interest in this residential project," said Dez Cruz, Avida head of residential buildings.

The two-tower project, which was launched in April last year, has nearly sold-out the first tower and is now gearing for the launch of its second tower this March 2011.

Avida Towers Alabang sits on a 5,000-square meter land within Ayala Land’s Madrigal Business Park, making it a prime location for individuals who want to have a balanced lifestyle.

Alabang houses a booming commercial and business district in Muntinlupa City and is minutes away from Makati where many offices and business establishments are located.

Since it is located within the Madrigal Business Park, a huge commercial zone, Avida Towers Alabang is close to many restaurants, shops, and supermarkets.

Future residents of Avida Towers Alabang will also not miss out on leisure and relaxing activities as it is not far from the attractions of the South such as Batangas, Laguna and Tagaytay.

"Because of its strategic location, residents will have less time on the road and more time for their family, hobbies, and other things that they enjoy," Cruz relates.

Avida Towers Alabang makes the upscale lifestyle of the famed location more affordable. For the prime location it affords as well as the quality of the development it gives, it comes at the best price.

For as low as P1.4 million, buyers have the option of selecting from studio, one- and two-bedroom units.

Buyers may also avail of Avida’s stretched down payment scheme wherein units are sold for as low as a P13, 400 per month.

The developer’s sister company, Bank of the Philippine Islands (BPI), also offers a special housing loan promo rate of 8.75 percent fixed for five years for applications received beginning March 1 and booking on or before May 31, 2011.

"Avida Towers Alabang is definitely an affordable housing option for couples who are starting to build a family, young professionals, and upwardly mobile individuals," Cruz said.

hello again!!!

i just spoke with my bro, he told me they weren't allowed to take pix and it was impossible to sneak around coz they were assisted by 4 Avida staffs when they visited the model units.

may i ask you some questions?

when i bought my condo last july 2010, i didn't know back then the ins and outs of buying condo. and to be honest, i still don't. this is my first investment in the philippines.

here are my questions:

1) All units are RRF or MUF? or depends on the buyer?

2) If in case my unit is RRF can i still request Avida to make it MUF? or vice versa? (note: i already asked my agent. just waiting for her reply)

3) i paid 25% of the unit cost, and the remaining balance is payable in 30 months. which means, my unit will be fully paid before the completion of construction. to date, i haven't received any documents from Avida, just receipts for my monthly amortization. is this normal? what are the documents that i should expect to receive from Avida? when should i receive those documents?

thank you so much in advance for your help.

yep tower two just launched this March and the price list for both towers one and two are similar - tower one had to increase its prices by 5-7%. A lot of southern based / Ayala Alabang / Alabang Hills clients bought from Avida more from Filinvest Alabang because of the brand; Ayala is more recognizable and I guess more trust worthy.

Nice to hear your reply. Talaga? Tower I is more expensive na ba? Well sabagay ganyan naman usually style ng mga developers to make it appear na "nahuli" sila ng pagbili kaya naabutan ng increase hehehe.

A lot are saying na Ayala properties increase in value because they are properly maintained. Yan ang dahilan nila kaya di raw nila kailangan ng artista na endorser. Their brand name and quality speaks for itself

I actually bought a unit sa Amaia Scapes Laguna nila. 900K lang may bungalow house and lot ka na sa Calamba. Kahit na economic housing lang yan ng Ayala, still its managed by the Ayala Property Management Corporation. I know it will be a good investment for the long run

Korek ka dyan, Ayala Property Management Corp or APMC has maintained all Ayala properties such as Forbes Park, Greenbelt and Ayala Center, Ayala based projects in BGC, Alabang Town Center, and all Avida and Alveo and what not properties including Nuvali (Nuvali but you)- they say that what you buy and what you see upon turn over is what APMC will maintain or at least keep it as close as possible to the finished product even 50 or a 100 years from now - well obviously Glorietta was ripped in half and redone over again - but with condominiums, rest assured that its in good hands.

That's the HUGE difference with Ayala properties - they have ONE single maintenance company that handles all projects. It's quite clever really.

I currently sell this project directly as a property specialist so yes do contact me for site viewing or reservation of a unit.

I just visited Avida Towers Alabang kanina since I was at ATC. compared sa mga pics na napost kanina ang laki na talaga ng nadagdag sa mga natayo. way to go! Sana matibay ang pagkakagawa, alam kong kayang kaya yan ng Ayala.

They are offering the Homestarter Bond pala, I wonder if pwede pa rin ako sumali dun at gamitin yung babayad ko pangbawas sa utang ko sa Ayala even if nagbayad na ako ng initial down. Sayang din kasi yung 10% bonus credit e

Yeah I do hope lumuwag luwag ng konti sa Alabang Zapote. I think for now it's mainly caused by the excavations of Maynilad considering na maliit lang ang volume ng sasakyan lately due to high oil prices. Once natapos yung excavation I think traffic will improve.

Well I know biased ako kasi i own a unit here, pero considering that I live far north sa QC, I really believe in the potential of the growth in the south. I really believe in this property and the same goes for the developer as well. Viva, Ayala Land :D

Some one bedroom and two bedroom units have balconies. Two bedrooms have five windows and they're all corner units. One bedroom units either face the next tower or facing East (units in Tower 1) towards Laguna de Baie and or West (units in Tower 2) facing Las Pinas and Madrigal Biz park.

One bedroom: 35 - 39.71 sqm starts from P3.2M upwards.

Two bedroom: 53sqm P4.4 - 4.6M

Longest payment for down payment is 24 - 36 months through bank financing.

Tower one units with balconies are the only ones facing east - they're all sold out. Tower 2 balconies facing east are facing Tower one - there's still a few left.

From which tower do you want?

Saw this inquiry from other Avida project forum....can anyone clear this up...

"Do Avida condo developments especially here in Metro Manila stand/will stand on leased lots only (good for 50 years) and therefore you can't have absolute/perpetual ownership when you buy a unit?"

pag ganun ibig sabihin ba after 50yrs wala na tayong right sa property natin since leased lots lang daw??? :uh:

i was thinking baka after mag-expire yung leasing agreement ng land baka pagiba na yung condo or baka may panibagong bayaran since expired.

Ang alam ko when you get a CCT, you have ownership in your unit and a stake dun sa lupa na tinatayuan ng condo mo. Yun nga lang by voting yung pagbenta ng lupa niyo kelangan ayon sa majority ng homeowners' association

There are studio units available on Tower One. Are you interested in getting a studio there? I have some details but generally its P1.6M for 22sqm and you get to pay as low as 10-15k a month for 24 months.

Will this be the tallest building in Madrigal Business Park once done ?
The current tallest is Richville Corporate Center at 20++ storeys , which is an office tower , while Avida is a residential .

Hey plmetzen:

Just read your post. I went to the showroom in ATC already over the weekend and got a computation from one of the agents there. I'm still deciding but Avida's payment schemes are attractive I must say. Thanks for your reply.

Maybe , they are first completing the whole podium and tower 1 and then afterwards tower 2 will be constructed. The structure is almost halfway since its 26 storeys .

Even if I live from the north, i believe this is one of my favorite investments as it is located in the prime area of Alabang and I got it at a very cheap price

Walang masyadong interesado sa thread na ito, but I think developments are smoothly continuing for this project. I am confident that this will be one of the most valuable investments in Alabang. Sana maraming umupa sa units ko in the future

^^wala naman sa thread activity yan. Mas maraming sellers dito kesa buyers. Marami din dito mga engineers, architects, etc. Look at Solemare Parksuites thread. Langaw din. Kala mo walang interesado din. Pero 2 towers fully sold na, plus the third is almost done na rin. And my friend was able to rent out his unit (approx 75sq.m. ata) for 60k++, barely 2 weeks after turnover. Fully furnished na kasi. Alabang will only get better. It was overrated a few years ago, but right now, i think it is on the way up. Lots of construction activity goin on there. By the time Avida will be completed, the commercial areas there would be in operation already. Kulang na lang magfull blast na rin yung Madrigal and locators will start coming in. If that should happen, jackpot ka na.

The construction is quite fast ..very nice ... in less than a year tower 1 is nearing completion. Hopefully tower 2 starts constructing also , if it still not yet , so the whole
structure will be completed soon.

talagang OT nga pero ya, there will be an upcoming project in Valenzuela. It has already been announced in a sales rally. But the thing is, they havent disclosed OFFICIALLY where exactly. It is widely assumed though that it would be in plastic city since it already appeared in some news (rumor) articles. Probably you can still buy win and/or phes. Correction lang yun. Now we're really OT. hehe..
