stephencua February 18th, 2011, 03:02 AM I've been passing through the huge lot in the corner of meralco ave and shaw blvd for the past few weeks.. i noticed that they've cleared the area of trees and all structures.. yesterday finally saw a small sign that said CAPITOL COMMONS an ortigas and co project..

leechtat February 18th, 2011, 09:23 AM ^^ yes. its a lot that ALI has bidded on but they backed out, so Ortigas & Co. assumed project development. It was supposed to be a Serendra type of development.
Now, Capitol Commons is a mixed used development, one exciting feature I can confirm is that a road shall bisect the property and shall connect with Meralco Avenue to Capitolyo Rotunda/Shaw Blvd. It will surely ease access to Ortigas CBD.
bustero February 18th, 2011, 10:57 AM I think there is an old thread with this project but diff name. It was speculated on a few years back since Ortigas gave announcements on it. Anyway looking forward to seeing what they will do with this.

stephencua April 1st, 2011, 11:38 PM Also yesterday, Santos revealed that they are now doing preliminary development work for Capitol Commons. The project will cost more than P25 billion. Aside from the residential component, the first two floors of one of the buildings will be dedicated to a mall while the succeeding three to four floors will be for office units, most likely BPOs. It will also have its own shopping mall.
Santos said that plans to partner with Ayala Land for Capitol Commons will no longer push through. “We realized we wanted to do it alone. After all, we waited 50 years to cover the property,” he pointed out.

ORTIGAS and Co. Ltd. Partnership (OCLP) plans to turn the former Rizal Capitol site into a master planned mixed-use community.
Joselito Santos, OCLP deputy chief operating officer and general manager for real estate, said the company expects to spend P20 billion to P25 billion to develop the 10-hectare property into a master planned mixed-use community called Capitol Commons.
The property will have mostly residential buildings, some offices and a high-end mall, Santos said.
The development of the township project will be done over a 10- to 15-year period and will be funded by internally generated cash, pre-selling and debt.
The company has plans to undergo an initial public offering, offering to float at least 10 percent to 15 percent of its shares.
“I think we are doing all the preparatory work. The timetable is still being finalized,” Santos said.
The property firm will spend about P700 million to put up the fourth high-rise residential tower in its 12-hectare property Circulo Verde at Calle Industria in Bagumbayan, Quezon City.
Named after a Spanish Catalonian town, Lleida is the first tower in phase one to offer mostly studio- and single-bedroom type units, making its offering a viable investment for young professionals and independent individuals.
Unit prices at the 24-story building range from P1.8 million to P8.5 million, varying from 21 to 95 square meters per unit. It will have 195 units in 21 residential floors, plus two floors for retail.
The tower also features a Sky Garde, a bi-level lush green space on the 11th and 12th floors, offering a view of the city and amenity deck deemed ideal as a lounge and entertainment area.
Prior to Lleida, OCLP launched three towers comprising phase one of the whole residential project: Majorca, Ibiza, and Seville.

MANILA, Philippines—The Ayala and Ortigas Groups, developer of Metro Manila’s major financial districts are in talks on a potential P25-billion joint venture involving a prime 10-hectare property along Shaw Boulevard in Pasig City that formerly housed the Rizal provincial capitol.
The property was donated by the Ortigas family to the Rizal provincial government a long time ago but reverted to the landed clan after a new capitol was inaugurated in Antipolo early last year.
Pasig City, which has rapidly urbanized over the years, was carved out of the province of Rizal to be part of Metro Manila in 1975, but it continued to host the provincial capitol until the recent transfer. After more than 50 years of having its seat of government in Pasig City, the opening of the new Rizal provincial capitol addressed the clamor of constituents to have the seat of government within the territorial jurisdiction of Rizal while freeing up the property for new development projects by the Ortigas group.
Industry sources said Ortigas & Co. was now keen on developing the property at the outskirts of the bustling Shaw Boulevard and was in active talks to team up with the Ayala group, which so far has a very small footprint in the Pasig area.
This is potentially the first joint venture between Ayala and Ortigas groups, each with a long history in corporate Philippines dating back to the Spanish colonial times. Over the years, the Ayalas focused its urban development efforts on the Makati central business district and nearby areas like Taguig and Sta. Rosa, Laguna, while the Ortigases focused on the Ortigas central business center in Pasig as well as in Greenhills, San Juan.
In a brief interview with the Inquirer, Ayala Land Inc. chief finance officer Jaime Ysmael confirmed the talks between the two groups, but said nothing definite had been agreed on so far.
“There are ongoing discussions,” Ysmael said. He said ALI, for its part, was interested in the 10-hectare property because it was suitable for a mixed-use development, with the residential components a potentially good fit to the group’s Ayala Land Premier and Alveo brands.
Ayala Land Premier caters to the high-income residential segment while Alveo caters to the middle-income segment, particularly the upwardly mobile young urban professionals. Among Alveo’s projects are Two Serendra in Bonifacio Global City and The Columns along Ayala Avenue.
Ortigas & Co. president Rex Drilon previously announced plans to use the old capitol site for a new project called “Capitol Commons.” He had estimated that about P25 billion in fresh investment would be needed to develop the property.
The Ortigas family has mapped out an aggressive redevelopment program for its biggest properties to maximize the values of its central business district. Four new flagship projects were earlier announced with an investment value of approximately P25 billion each—for a total of P100 billion in investments over the next 10 years. The development of the old Rizal capitol was part of this long-term plan.
“We intend to become the Ayala of the north,” Drilon had said, alluding to the property developer’s commitment to quality and “green spaces” in its projects.

what do u mean leechtat? isn't meralco ave already extending up to shaw blvd? or are they donating some land to widen that part of meralco ave cause right now, meralco ave narrows down to 2 lanes only on that part :)

I was at Pasig City Bldg Official's office one time several months ago. Apparently, development plans were being reviewed by them when they told me if our company might be interested to buy parcels of land here, smallest cut is about 1 ha.

I saw it also the whole-page ads from Manila Bulletin, Star and Inquirer yesterday. Featuring all their projects from their earlier developments like greenhills, ortigas center and their new on-going projects. In each newspaper ibat iba ang featured projects.

MANILA, Philippines - Ortigas & Co. plans to speed around P90 billion over the next 10 to 15 years as it prepares for its conversion from a limited partnership to a corporation.
Company chief operating officer Rex Drilon II told The STAR that of the total amount, more than P20 billion will be spent for the redevelopment of Greenhills Shopping Center (GSC), P25 billion for the development of a new project in Pasig, P30 billion for Frontera Verde along C5 in Pasig, and more than P15 billion for Circulo Verde in Quezon City.
The redevelopment of GSC will take between seven to 10 years and will cost at least P20 billion, Drilon emphasized. The shopping component alone will cost P15 billion.
Phase I of the redevelopment, which began this year, involves demolishing the existing Gloria Maris restaurant, transferring it to a new location within the complex, and putting up a new Unimart supermarket at the site where the old Gloria Maris was.
“The redevelopment will consist of around eight phases. Phase 2 will include a new Unimart. Succeeding phases will include building a bigger tiangge in the old Unimart, putting up a new mall that would triple our shopping space from the present 100,000 square meters to more than 300,000, increasing the number of parking spaces from the present 3,000 to 10,000, tearing up VMall (used to be called Virra Mall until it was refurbished at a cost of P400 million four years ago) and building a new one, building three residential towers and one office cum hotel building, among others,” he said.
But Drilon stressed that all of these have to be done in phases so as not to disrupt the conduct of business at the shopping center.
In 10 years, all the buildings and structures that make up Greenhills Shopping Center will be gone, but Drilon promises that its character will remain the same.
Meanwhile, Drilon revealed that they hope to break ground by the end of this year to early next year Capitol Commons, a mixed-use development just like Rockwell, at a 10-hectare property that used to house the Rizal Provincial Capitol, thus the name of the project.
The property was donated to the Rizal provincial government 50 years ago but reverted to the Ortigas family after the seat of government moved to Antipolo.
Drilon estimates that the Capitol Commons project will cost more than P25 billion. Aside from the residential component, the first two floors of one of the buildings will be dedicated to a mall while three to four floors will be for office units, most likely BPOs.
Also in the pipeline is the development of the 18.5-hectare Frontera Verde at the corner of Ortigas Ave. and E. Rodriguez Jr. Ave. (C-5) in Ugong, Pasig City. Its anchor locator is Tiendesitas, which is owned and managed by Ortigas & Co., which also plans to put up two more buildings built-to-suit for BPO locators in the property.
Drilon said once the masterplans for Greenhills and Capitol Commons are finished, they will start preparing the masterplan for a new Tiendesitas as well as for the whole Frontera Verde property probably by next year.
While the group has not decided what the new Tiendesitas will look like, Drilon said there is a possibility that it will be something like Greenhills Shopping Center. “After all, we have been very successful with Greenhills. We know the technology. And we can replicate it at Frontera Verde. But of course, we have to consider the fact that Greenhills and Frontera Verde are not very far from each other,” he said.
The new Frontera Verde will probably cost around P30 billion.
Ortigas & Co.’s biggest residential project to date is the P15-billion Circulo Verde in Bagumbayan, Quezon City.
The group has already completed the foundation of the first two towers (Majorca and Ibiza) and is set to start on the third tower. The Circulo Verde project will have 15 residential towers. Phase I will be finished in five years.
“We still have around 60 hectares of prime land, including the one which used to house the Rizal Provincial Capitol but was reverted to the partnership. This does not include around 34 hectares of property inside Camps Crame and Aguinaldo which could revert to us if the military and the police stop using them,” Drilon said.
From a limited partnership, the group is now considering converting into a corporation, partly in order to raise more funds for projects it will be undertaking in the next 10 to 15 years.
“In the early 1900s, most of the businesses were partnerships, including those of the Ayalas and the Roxases. But in the ‘60s, there was this realization that the corporate structure was more efficient. Unlike in a corporation where the stockholders do not answer for the liabilities of the corporate entity, in the case of a partnership, the partners do to a certain extent. And it is easier to raise capital when you are a corporation,” Drilon pointed out.
He revealed that they have already set up five corporations, all special purpose vehicles, each one to be handling a particular business in which Ortigas & Co. is engaged in. “For instance, one of the corporations will be handling Circulo Verde while another will take care of Greenhills Shopping Center and another for Capitol Commons,” he explained.
In case Ortigas & Co. finally decides to convert into a corporation, Drilon emphasized that the creation of the five new subsidiaries will not be futile. “They will be REITs,” he said.
A REIT or real estate investment trust is defined as a tax designation for a corporation investing in real estate that reduces or eliminates corporate income taxes. The REIT structure was designed to provide a similar structure for investment in real estate as mutual funds provide for investment in stocks.
Republic Act 9856 or the REIT law was recently enacted and provides for the regulatory and tax framework for REITs, which are companies that own and operate income-producing real estate assets. Shares of these REITs are to be listed on and traded at the Philippine Stock Exchange (PSE).
To encourage investments in REITs, the REIT law provides certain tax incentives to the REIT. However, in order to enjoy these incentives, the REIT must be listed with a stock exchange and annually give out at least 90 percent of its distributable income to shareholders.
Drilon said they expect the environment to be favorable to a conversion by Ortigas & Co. into a corporation towards the latter part of the year. “Timing is important. After all, we have to raise capital,” he added.

It shouldn't be in the render because One Galleon Place is to be built in Ortigas Center and not in Capitol Commons.
Is Estancia Mall in the render? I don't see a sizeable podium structure that could be a mall.

In a briefing yesterday, Joey Santos, general manager of the real estate division of Ortigas & Co., said the master-planned mixed-use community, envisioned to become the next address of choice in the Ortigas/Pasig area, will have over 280,000 square meters of residential units, some 35,000 sqm. of prime retail space and 20,000 sqm of office space for knowledge process outsourcing firms.
Santos said the retail component will comprise a high-end shopping mall that will open its doors to the public in 2013. Estimated to cost around P2 billion, the mall, dubbed Estancia, will have Store Specialists as its anchor store. The supermarket, on the other hand, will be anchored by Unimart while the entertainment component, comprising the cinemas, will be handled by the same group operating Promenade in Greenhills.

Ortigas & Co. launched on Wednesday, Dec. 14, 2011, a P25-billion mixed-use project redeveloping the former Rizal provincial capitol in Pasig City, called Capitol Commons.
Ortigas & Co. officially launched Wednesday its P25-billion redevelopment of the former Rizal provincial capitol in Pasig City, on which it will build a mix of residential, commercial and office buildings over a 15-year period.
According to the property developer, the 10-hectare mixed-use project located at the southern end of the Ortigas business district—strategically situated between Makati and Quezon City—would be called Capitol Commons.
Once fully completed, the project will have 35,000 square meters of prime retail space, 20,000 square meters of office space aimed at knowledge process outsourcing (KPO) companies, and 280,000 square meters of residential units.
More than half of the land area would be allocated for open spaces, the company said in a statement.

Tycoon Henry Sy Sr. is finalizing a deal to acquire a majority stake in the privately held Ortigas property group in a transaction worth around $1 billion, seen as a potential “game-changing” move that will expand the SM group’s landbank in the metropolis and give it control of the 16-hectare Greenhills shopping complex.
Inquirer sources confirmed that the SM group was close to a deal to buy into the Ortigases’ property holding unit OCLP Holdings after a crucial bloc, which included British banking giant HSBC and some family members, consented to the deal.
The sources said that HSBC, the single biggest stockholder of OCLP with a stake of 34 percent in the property unit, has already signed some documents approving the sale. On the other hand, there was likewise a critical mass of Ortigas family members who had agreed to the transaction, aiming to unlock more values from their vast landholding.
The target was to finalize all documentation by March, at the latest, one source said.
Jose Mari Lacson, head of research at local stockbrokerage Campos Lanuza & Co., said this was a potential “game-changer” move that could propel the SM group’s SM Land or SM Development Corp. to the size of Ayala Land Inc.
“It allows them to secure a large landbank in a major central business district. Ayala can now pick on somebody its own size,” Lacson said.
The Ortigas group has a vast urban landbank spanning Mandaluyong, San Juan and Quezon City, the crown jewel of which is Greenhills shopping center.
It is not yet known which SM unit or units will take part in the transaction but SM Prime is seen benefiting significantly given the Greenhills landbank.
“Only SMIC can muster that money without straining its balance sheet too much,” Lacson said. He added that the group could also choose to use SM Land but this unit would have to raise cash, although a share-swap was also seen as a possibility.
Just last week, SM Investments raised $250 million from the sale of five-year bonds convertible into equity.
Both the SM and Ortigas groups declined to comment on the prospective transaction Wednesday.

In an interview, Ortigas & Co. senior vice president and general manager Joey Santos told The STAR that about P1 billion will be spent this year for Viridian, the first luxury residential condominium development under the Greenhills makeover masterplan. Viridian is scheduled for turnover in the first quarter of 2015.
Viridian is part of Greenhills Shopping Center’s 20-year redevelopment plan that calls for better shopping, dining and entertainment experiences, and bringing back the “community gathering place” feel that has always been associated with Greenhills, he said.
Two other residential condominium projects and one office building will also be constructed as part of the new Greenhills masterplan, Santos added.
Santos said the old Unimart building will give way to a new one that will house the expanded shopping center area, costing P500 million in two years’ time. This will double the current available shopping space in the place.
Also part of this year’s capital expenditure budget is the construction of a commercial/mall building costing about P1 billion at Capitol Commons, Ortigas & Co.’s newest multi-use development in Pasig.
Santos revealed that they are currently undertaking site development and road construction at Capitol Commons, located at the former site of the Rizal provincial capitol which was reverted back to the Ortigas family.
Ortigas & Co., soon to be renamed Ortigas Holdings, is spending around P90 billion in the next 10 to 15 years more than P20 billion of which will be spent for the redevelopment of Greenhills Shopping Center (GSC), P25 billion for the development of Capitol Commons, P30 billion for Frontera Verde along C5 in Pasig, and more than P15 billion for Circulo Verde in Quezon City.

MANILA, Philippines–The SM Group is getting “nearer” to its bid to acquire a controlling stake in the property holding firm of the Ortigas family, one of the biggest landlords in the metropolis.
“Everything is ready. The financing is ready. We’re just waiting for final instruction,” Henry Sy Jr., vice chair of SM Investments Corp., said on Monday.
Sy, who is in charge of many of the group’s property projects including residential developer SM Development Corp. and leisure estate arm Highlands Prime Inc. (HPI), was asked about the progress of the talks with the Ortigas group at the sidelines of the annual stockholders meeting of HPI.
“It’s getting nearer and nearer,” Sy told reporters.
The SM group confirmed last February ongoing talks to acquire a controlling stake in Ortigas Holdings Inc. The old holding company Ortigas & Co. Ltd. was converted from a limited partnership into a corporate entity, a restructuring that paves the way for the entry of a new investor, a stock
debut or both.
Aside from the 16-hectare Greenhills shopping complex, Sy noted that the Ortigas group had a lot of “nice” properties such as the Tiendesitas complex in Libis. Sy added, however, that he could not give any timetable on the closing of the transaction. A prospective transaction was earlier estimated at around $1 billion.
Asked whether the prospective takeover of Greenhills would gnaw at the market share of nearby Megamall – one of SM Prime Holdings Inc.’s most profitable malls – Sy said “the market is getting bigger and bigger.” With the growing population of Metro Manila and the increasing pool of business process outsourcing workers, Sy said the consumer market was continuing to grow.
An analyst has described SM’s prospective purchase of the Ortigases’ holding firm as a “game-changer” move that may propel SM Land or SM Development Corp. to the size of Ayala Land Inc. as this allows SM to secure large landbank in a major central business district.
SM group patriarch Henry Sy Sr. himself, who built a fortune out of retailing and shopping mall development and who now also owns the largest banking group in the country, has aggressively pursued this prospective transaction in the last few years, industry sources said.

The SM group is “getting nearer” to acquiring a majority stake in the private holding firm of the Ortigas family.
“Everything is ready. The financing is ready. We’re just waiting for final instruction,” SM Investments Corp. vice chairman Henry Sy Jr. said.
Ortigas & Co. Limited Partnership director Rafael Ortigas confirmed last week in an interview that both parties were still in talks.
“We are talking but we have not concluded anything yet,” Ortigas said.
Sy said negotiations between the two parties are “getting nearer and nearer” and talks are getting more frequent.
The Ortigas group has vast properties in Mandaluyong, San Juan and Quezon City. Its properties include some of the country’s best residential, business and commercial developments.
These include the landmark Greenhills Shopping Center, the financial district of Ortigas Center, value regional shopping destination Tiendesitas in the mixed-use prime location of Frontera Verde, residential areas Valle Verde subdivisions, Greenmeadows, Greenhills subdivisions, Luntala, Circulo Verde and Viridian in Greenhills.
SM Investments, on the other hand, is one of the country’s largest conglomerates with investments in banking, real estate, shopping mall development and mining.
SM Investments chief finance officer Jose Sio earlier confirmed the Sy group eyed a majority interest in OCLP.
Both groups, however, did not disclose the size of the transaction.

MANILA, Philippines - The Ortigas family foiled the SM Group's attempt to buy a 34% stake in its property firm, BusinessWorld reported on Friday.
BusinessWorld quoted company director Jaime M. Ortigas as saying the Ortigas group matched SM Group's offer to buy Hong Kong Shanghai Banking Corp.'s (HSBC) 34% stake in the property firm for P11 billion.
"The Ortigas Group exercised its right of first refusal as it bid for the shares held by HSBC….OCLP Holdings (Ortigas & Co. Limited Partnership Holdings, Inc.) was able to match the earlier offer of the SM Group," Ortigas said.
"HSBC was selling something worth like P11 billion for the entire 34% stake and the deal pushed through. Today (Thursday) was the deadline for the purchase payments," he said.
On Friday morning, the Sy-led SM Investments confirmed the news report.
"We were informed that the existing stockholders of Ortigas Holdings, Inc. (OHI), which consist mainly of the Ortigas Family, exercised their right of first refusal on OHI shares owned by Hongkong and Shanghai Banking Corporation," SM Investments said, in a disclosure to the stock exchange.
The Ortigas group has vast properties in Mandaluyong, San Juan and Quezon City. It owns the 16-hectare Greenhills shopping center, where V-Mall houses 5 SM franchises namely Toy Kingdom chain, SM Appliance Center, Our Home, Watsons, and Ace Hardware.

MANILA, Philippines (1st UPDATE) - Ayala Land Inc. (ALI) has sealed a P15-billion peso deal with a group led by Ignacio Ortigas for the development of the Ortigas family's land bank areas, including the Greenhills Shopping Center and Tiendesitas.
This, after the Ortigas group - or at least part of the family - blocked Henry Sy's attempt to take over one of the country's oldest real estate companies.
The Ortigas family consolidated its interest in their holding company by buying a 34 percent stake held by British banking giant HSBC, matching an earlier offer by Sy's SM Group.
The buyout of HSBC's stake gave the Ortigases time to think about their options while property giants SM and the Ayala groups wrestled for control of the urban property developer.
ALI said the deal will allow them to expand their list of business districts that already counts Makati, Quezon City and Bonifacio Global City.
"The partnership... was forged upon the invitation of the Ignacio R. Ortigas group," Ayala Land said in a press statement.
"We are privileged to be a part of this strategic alliance. We welcome the opportunity to participate in the development of these key areas in Metro Manila," ALI President Antonino T. Aquino said.* "Many of our successful developments such as the Ayala Alabang, Cebu Park District, Bonifacio Global City, Trinoma, Nuvali, Abreeza Davao, and Centrio Cagayan de Oro were built on strong partnerships with various groups."
Ortigas & Company currently owns strategic land bank areas in the Ortigas Business District, Greenhills Shopping Center, Tiendesitas in Frontera Verde, Circulo Verde, and Capitol Commons.*

In an earlier disclosure to the Philippine Stock Exchange on Friday, ALI said it had obtained authority from the board to negotiate and enter into a strategic alliance with the group led by Ignacio Ortigas for the purpose of allowing ALI to participate in OCLP Holdings Inc., the parent company of Ortigas & Co Ltd.
ALI said it had allocated an initial amount of P15 billion for this partnership and in the development of various properties and businesses.
"This opportunity comes with the invitation of the group of Mr. Ortigas and is in line with the company's expansion plan," the disclosure said.
It was earlier reported in that some Ortigas family members have started talking to the Ayalas, who are likewise of Spanish descent, to foil the entry of the SM group.
Strategic alliance
ALI said: "The strategic alliance is consistent with Ayala Land's thrust of expanding its operations to other areas within and outside Metro Manila through partnerships."
"Our company intends to contribute its expertise in building large scale mixed use developments to this partnership. This development project includes plans for residential, office, retail and hotel components," ALI said.
The Ortigas family members who bought the stake from HSBC - erstwhile the single biggest stockholder in the company - can not divest their stake under a lock-up period. But the deal effectively consolidated a controlling interest within the family which made it easier to sell an enlarged stake to a new investor.
"The existing stockholders which consist primarily of the Ortigas groups exercised their right of first refusal on HSBC shares on Ortigas Holdings Inc.," SM Investments Corp. Cora Guidote said in a text message Thursday night.
Banking sources confirmed that payment to the stake was paid to HSBC as of Thursday.
It was earlier reported that while certain factions within the Ortigas family were willing to take in SM Investment Corp. as a new investor while some preferred the Ayalas instead.
Industry sources said family members from both factions jointly out up funding to buy out HSBC's stake.
Ortigas Holdings was created when Ortigas & Co. Ltd. was converted from a limited partnership into a corporate entity, a restructuring that paves the way for the entry of a new investor, a stock debut or both. It had taken some time for the Ortigas holding firm to take this corporate route because of the diverse ownership, the old partnership being a very old entity whose shares of stocks had been passed on from one generation to another.
A key urban developer, Ortigas Holdings has 50 hectares of land spanning Quezon City, Pasig, San Juan and Mandaluyong, the crown jewel of which is the 16-hectare Greenhills property complex. Another 40 hectares of prime land can be added to its land bank, which include portions of Camp Crame (10 hectares) and Camp Aguinaldo (30 hectares), which were donated to the government years ago but which it has the right to buy back if the government vacates the area in the future. - with a report from ANC

MANILA, Philippines — Property giant Ayala Land Inc. expects to conclude “shortly” a much-coveted partnership with the land-rich Ortigas family, confident that its entry as a strategic investor in the latter’s privately held property holding firm was welcomed by a “bigger” number of Ortigas family members.
“We’re taking the required steps right now. We’re right in the way of progressing towards that successful conclusion. We expect that to happen shortly,” ALI president Antonino Aquino told reporters on Thursday at the sidelines of the launch of ALI’s Vertis North urban project in Quezon City.
ALI earlier announced it has obtained authority from its board to negotiate and enter into a strategic alliance with the group led by Ignacio Ortigas for the purpose of allowing the company to participate in the OCLP Holdings Inc., the parent company of Ortigas & Co Ltd. An initial budget of P15 billion had been earmarked for this purpose.
Aquino said ALI could pursue a number of central business districts in Metro Manila simultaneously.
“When you start looking at other countries in Southeast Asia, they have really been able to do all of those developments simultaneously. Because of the slower pace of economic development in the past, we were not as fast, but today with all that these positive news that we’re getting, I’m confident that we’ll accelerate development and it will enable us to get developments in all these multiple areas on a simultaneous basis,” Aquino said.
Aquino is cognizant that before ALI could come in as a stockholder in the Ortigases’ holding firm, it would have to wait for the expiration of the lock-up period, during which the buyers of a 34 percent unloaded by British banking giant HSBC were prohibited to unload their shares.
“We’ll have to respect the shareholders who are there right now. We have to be very respectful of the partnership and all of the commitments and agreements they have entered into,” he said.
Asked whether he was confident that ALI had the critical mass of allies among the Ortigas family, Aquino said: “Of course.”
“I think they have the bigger share. They have a major share,” Aquino said, referring to the group of Ignacio Ortigas.
Tycoon Henry Sy’s SM Investments negotiated to buy the stake held by HSBC and some family members ahead of ALI, but family members afterwards decided to buy out HSBC’s stake and consolidated control of the holding firm within the family. Last week, the group of Ignacio Ortigas formed a “strategic” alliance with ALI.
“Together with our strategic partners, we’re very confident about the fact that we can put in place all of those developmental aspects that we’re known for,” Aquino said.
Asked whether ALI was keen on getting a controlling interest, the ALI chief said: “What’s important is to have very good management involvement and being able to master-plan and being able to identify what are the priority projects that have to be done and implement it and execute it and according to the quality that we’re known for as we have successfully demonstrated in Makati and Bonifacio,” Aquino said.
Aquino noted that most of ALI’s large-scale projects were in fact borne out of partnerships such as with the Bases Conversion Development Authority and Campos groups in Bonifacio Global City and with the National Housing Authority in Vertis North.
“We’ve proven ourselves that we’re very good relative to being fair to our partners, creating value for our partners and at the same time, being able to develop something very nice in those areas,” he said.
Moving forward, Aquino said the strategic alliance should have overall management control of the entire process. He said the right structure would have to be put in place to be able to exercise management direction in the projects to be managed.
Asked which landholdings of the Ortigases appealed most to ALI, Aquino said the Capitol Commons mixed-use project in Pasig and the Greenhills commercial complex.
“The company has solid tracts of land that are prime for any type of development or redevelopment,” Aquino said.
The Ortigas holding firm has a landbank of 50 hectares spanning Quezon City, Pasig, San Juan and Mandaluyong. dissociative August 17th, 2012, 12:06 PM I'm very disappointed with the road break / intersection that they positioned awkwardly in front of Valle Verde Terraces. There's already an existing intersection there but for some reason they made their own intersection that's literally meters away from the old one. What's up with that? Residents there now won't have a choice but to bear the traffic going to Shaw Blvd then make a U-turn just before reaching Shaw. Talk about a time waster.

Haha. It's Spanish for 'stay'.
It's in line with the Spanish naming of some of their other projects - Círculo Verde, Valle Verde, the Frontera Verde complex where Tiendesitas is.
If they're too keen on keeping with the theme of their name, they could do it like Sofitel Philippine Plaza (where they greet you upon entry "Bonjour-Mabuhay!"), this time greeting you "¡Bienvenido-Mabuhay!" upon entry :D

yup, easiest way is through fx lang from megamall pero hindi pa siya dumadaan dun mismo sa Capitol Commons. Kung taga Pasig ka dumadaan mga jeep sa Shaw Blvd pero if coming from Edsa medyo wala ka masasakyan going to SHaw Blvd since umaakyat sya fly over and bumababa na sa may Soho Central.
I guess it depends kung magiging masa nga itong project na to and depende na lang sa laman ng mall :) like Shangrila kahit nasa Edsa na sya hindi pa rin napupuno ng mga tao dahil sa mahal ang mga shops :)

MANILA, Philippines - Real estate developer Ortigas & Company is spending P5.8 billion for its various retail developments.
In a briefing on Tuesday, February 19, Ortigas & Co. Shopping Center Division General Manager Cathy Casares-Ko told reporters that the company has 4 key retail development projects:
•Greenhills Shopping Center - P1.97 billion
•Tiendesitas - P740 million
•Estancia - P2.7 billion
•Industria - P400 million
Together, the projects will cover an additional of around 240,000 square meters of retail space.

The Greenhills Shopping Center is set to get a facelift that will include additional dining, shopping and entertainment facilities. There will also be underground and open parking spaces as well as canopied walkways.
The redevelopment of Greenhills will also include a new P1.4 billion-worth supermarket that will have have 12,000 square meters of shopping space.

Ko said Tiendesitas will still offer the best of Filipino handicrafts, furniture, fashion, entertainment and a unique pet village.
But the shopping center will be upgraded to include air-conditioning, second level shopping space, escalators and elevators, and balconies that provide an indoor/outdoor feel.
Building A will be open to the public by June 2013, while Buildings B and C will be open by October 2015 and May 2014, respectively.

Ko said Estancia will feature high-end but non-luxurious brands. She said Ortigas & Company is already in talks with several foreign brands to come in and open stores in Estancia.
The shopping center will also feature 3 levels each of parking and retail space as well as 6 levels of office space.

Industria, the smallest retail development of the company, will have a market-feel to it. It will also feature a unique arts and crafts space where exhibits can be mounted.

really takes me back to the pirate-filled days of Virra Mall and how far its come.
Texas Tech's Forte February 19th, 2013, 11:03 PM The "variety" and "spacing" of these shopping/retail projects in and around Ortigas Center is what impresses me. They are not all high-end shops. The spacing gives the adjacent condos/houses increasing value. Not all of these new shopping projects are in one area (example: now The Grove benefits from Tiendesitas expansion; Privato will benefit from Estancia).

I grew up in Barrio Kapitolyo (from 1974-1998). I live in marikina now. I never thought there'd be the day when a major bridge will cut through the very village where I used to bike and play around.
Kapitolyo is just so commercialized now. I'm happy for it and sad at the same time coz life was so simple and more quiet back then.
I can just imagine how much more this new bridge will change the situation inside the village. I guess it will cut through some of the old factory areas located near Pineda, right at the lower parts of East Capitol Drive. It will be ok and a very welcome addition for the businesses inside. But it's the volume of vehicles, noise and traffic that it will attract that bothers me....:sad2:

I agree, some type of designated walkway or path from Metrowalk area up to Commons would be nice and beneficial.
