Tower 1 will be 29 storeys. Ground floor and second floor will consist if retail stores. Parking slots are allocated for retail stores clients on the ground floor. Residential parking slots will be available from ground up to 5th floor.On the 6th floor will be the clubhouse and the amenities area. Residential floors start at 7th until the 29th floor. There will be 6 levels of special 2 br corner units with floor to ceiling glass windows.

But I took a glance at flair's floor finishes and it says vinyl planks? Avida's will be homogenous tiles. I didnt look at the rest. Ayala has always been fair with their prices and I would tend to trust them more than the others. I also trust DMCI though. Addendum, Cityland is even cheaper.. :lol:

Couldnt agree with you more. But I have to add though that the steep increase in prices is not solely attributed to the so-called "price appreciation" of the condominium market. It was largely brought about by the increase in prices of construction materials in the latter years of the last decade which saw China going on a construction binge while the world was teethering away in recession. That caused the prices of metals and commodities to spiral.
Not only that, developers have already wisened up and preselling prices right now are not what they used to be. In the past, you can make huge money if you were able to invest in a preselling project that went well, like the Oriental Garden in Makati. I heard it was just preselling at about php10k plus more than a decade ago and prices jumped five times in just a matter of years. I dont think you will ever get that kind of a deal now. you may still earn, but it is not as lucrative as before.

As for this project, this is nice. the price i think is justified. this will also pressure greenfield now to start redeveloping the greenfield district as avida encroaches on their perimeter..

But the area is good for personal enduse. Its in between 2 major CBDs with an MRT station right next door....

I have to agree that you have to choose carefully in this area as it is now perceived to be saturated. Maybe thats why Avida has leveled up their projects here by upgrading their unit fixtures at the same time retaining their competitive pricing as they are slowly veering away from the affordable segment (possibly to be taken over by AMAIA). Guess Ayala Land just cant stay in one place and just keep improving themselves. I remember Alveo (Community Innovations) also initially positioned themselves as the "affordable" segment of Ayala before Avida took over and now it's Amaia..

Rental yield is beginning to tighten up with finished condos coming online for the next 2 or 3 yrs. If the cost right now, is around 80k per sqm for Centera, a very conservative (meaning the low end rental yield for Philippines real estate market at 8% cash ROI) rental rate would be 550 - 600 pesos per sqm for BARE units. This does not include yet your operating costs. Considering operating cost of around 40% (at the high end), then this would bump up to 750 - 800 pesos per sqm. This does not include yet the time value of money that you lost if you purchased the unit NOW. I haven't seen the final sizing yet, so you could figure out the conservative rental of a finished unit come 4 yrs from now. The question is, could the market demand meet your rental price by then.
I agree that if your an END user, this would be a good buy. If your a conservative rental investor or a speculator, better watch your numbers. Always think YIELD.

But then again, there are so many condo projects in this area. Im not familiar with other projects but with Robinsons Land alone, we have 3 existing, 1 u/c, another few coming in collaboration with Federal Land, across the street are units by GA Towers, and some existing small time developers of midrise condos... correct me if im wrong ha pero im just basing my opinion on what Im seeing in that area - its a competition to get a tenant. Those who work in Makati have the options to stay or rent in condos in Pasong Tamo, chino roces, etc. Those in Ortigas can opt to rent in affordable condos around Ortigas din. There are so many projects in Ortigas and Makati that are vis a vis with the new condos rising in this area (in terms of the price). But if I have extra money, I would love to buy one in this area, not for investment but for end use. Pagdadami condos dito, its good for those na magrent, dami options, competition in terms of price. ;)

I thought it was pretty creative. I have yet to see any other developer use social media to this extent. Hope this helps people.

medyo hindi ko napapansin yun lot na to, I'm just basing how they did the perspective versus the actual lot. mukhang malapad yun magiging structure so which means magiging maganda ang facade :)
I agree na magiging congested ang area but probably it's for the good of the area, it's about time na maging commercial area na to and whole stretch ng Pioneer sana :)

With the theme "Fast-forward: Life at the Center of the Metropolis", the art contest is part of the grand launch of Avida Land Corp.’s latest high rise project. The paintings will be open for public viewing starting March 19.
"What better way to mark the rise of another Avida Towers than to showcase the talent and creativity of Filipinos, whose artworks will adorn the street where this development will rise," says Avida Marketing Manager Tess Tatco.
The 3D street painting competition is open to all Filipino professional artists and students of all ages. Participants must form a team composed of three to seven members to qualify.

Good points, but its not unique to this area..traffic is bad all over the metro.

We can't really compare this project to others yet as they haven't released all the details.

in terms of location, kung fan ka ng mrt, go for light (over woodlands). pero kung hindi ka naman araw araw gumagamit ng mrt, mag robinsons ka n lng, ung tinatayo, gateway yata yun. kung gusto mo tahimik, flair. sa centera, hmmm, wala akong makitang advantage other than paglabas mo ng condo eh sakayan na ng bus. sa presyo na lang magkakatalo. robinsons i think has the best location of them all.

But all condos are gated communities. They have their own private entrance/ exit with guards and reception areas. I was told that Light has a direct entrance to their common reception area so that you can directly proceed to it without even passing through the mall or retail stores.
Like all modern condos, once you are inside the residential area (as distinct from the commercial area), you have all the privacy you want. Not all people can just go to the amenities area (usually just above the commercial area) unless you are a homeowner.

I agree. That was my initial reaction. Although I find the studio tight at 22 square, at least, hidden ang kitchen. I don't like it pag diretso sa pinto ang kitchen. You can't move that much and sagabal. Plus, feng shui wise, pangit magkaharap ang kitchen at bathroom which is usually the case with studio units na kitchen kaagad pagpasok sa main door. There's also a lot of wasted space for 2 bedroom. Can't do much with the hallway.

I would also wait until the towers farthest away from edsa. I wonder if avida will put soundproof windows and special accoustic walls on the towers nearest edsa. Kung wala, maingay jan. Walang tulugan until you adjust to the environment that is edsa

I dont think the sala space was sacrificed. It's just the practical thing to do. What SM did was they made the toilet smaller or narrower than the usual so that the kitchen could fit in the side, thus the inside of the toilet is so small and narrow they have to make a door that pushes outwards, which could be a magnet for accidents, both to the people in the kitchen or someone who has just come home via the main door.
Anyway, Im not belittling SM as I believe they have a totally different market. Centera is more of a home while SM, particularly Light, is designed I think for transients. Thats another reason why they have to make the sala look bigger at the expense of the toilet and kitchen so that unit owners could possibly fit in another double decker bed for boarders' use. Centera also have windows in all the bedrooms and living rooms.
Another factor to consider is the density: Centera has only 552 units in tower 1, which is much much less than the other projects in the area.
Regarding the accessibility to the MRT, it is a bit farther to the station but really not that far. It is still walking distance to the Shaw Blvd Station. And if youre working in Makati, I think you should take the bus instead as MRT is so crowded during the rush hours.
I somewhat agree with greenarcher about the wastage of floor area in the foyer of the 2 br. However, what you can do is to put a display cabinet there or a shoe rack and a side table where you put your magazines or newpapers.
As for absolutblu's comment on the oddity of the placement of the bed in master bedroom of the 2br, well i find it odd too.. :lol:

But when I was speaking to a broker from their neighbor developer, he mentioned that Avida is building 8 towers. I clarified and told him, you mean 4 towers? He said, it's 8 towers. Ask their (Avida agents) if phase 1 or phase 2.
So I'm posting the question here since I don't really know any agent from Avida. And I'd like to verify what the other broker said.

An outdoor gym is a gym that is outdoors. It isnt all that bad. Have you heard of al fresco dining? A lot of times it is even more expensive than ordinary restaurants, so Im sure its not about cutting cost. It has its own appeal. Have you lived in a condo with a gym? Sometimes it could get smelly if it is not maintained properly. Maybe thats their reason. Who knows. But to say that youre not buying a certain property just because it has an outdoor gym is kind of babaw. Maybe sales of Flair is affected by Centera?

division_by_zero August 21st, 2011, 05:55 AM I dropped by the Centera Sales Pavilion yesterday. I attended an event at Paragon Plaza and noticed it was just the next block.
I am absolutely in love with the 2-bedroom unit - the one with the all-glass walls. Napakahigh-end tingnan and I can only imagine how it will be when it's turned over and you have one of the higher floors - great view of EDSA and the Makati skyline.
Also, I seem to like the finishings here better than the ones in San Lorenzo - parang mas high-end tingnan. Still, I choose SanLo because of the location (blocks away from Makati CBD) and I expect it to be relatively less busy (only two towers and no malls on the lower levels).

Nope, walang free condo unit ang spin a wheel. Up to 20k lang sya. That is aside from all the discounts that you will be getting by reserving and booking your account early (meaning submission of complete documents and payment of first DP).

I am absolutely in love with the 2-bedroom unit - the one with the all-glass walls. Napakahigh-end tingnan and I can only imagine how it will be when it's turned over and you have one of the higher floors - great view of EDSA and the Makati skyline.
Also, I seem to like the finishings here better than the ones in San Lorenzo - parang mas high-end tingnan. Still, I choose SanLo because of the location (blocks away from Makati CBD) and I expect it to be relatively less busy (only two towers and no malls on the lower levels).
I agree with you. I also chose SanLo over Centera. One more reason is because for investment and rental purposes, I think competition is fiercer in the Boni area compared to that area in Makati. Makati will always be Makati
