Dezer, Trump plan second Sunny Isles project

Donald Trump and New York colleagues at Dezer Development are planning a second condominium project in Sunny Isles Beach.
"Trump will definitely be involved" in the new project, said Gil Dezer, president of Dezer Development, a New York firm that owns an estimated 49 acres on Sunny Isles Beach.
Dezer and Trump are building the $600 million Trump Grande Ocean Resort and Residences on 11 oceanfront acres in the Miami-Dade County city.
Trump and Dezer are looking for another partner, and real estate experts say Miami's Related Group is at the top of the list. The Related Group is one of several companies Mr. Dezer is considering, he said, but no deals are signed.
The new 1,000- to 1,200-unit project has been in the works for several years. A formal announcement is expected in the next few weeks.
The proposed three-tower oceanfront project is expected to sit on the southern end of Sunny Isles Beach on contiguous sites from 16001 to 15811 Collins Ave. that now include a vacant parcel; Veradero I and Veradero II, two older condominium buildings; and a Days Inn.
Dezer began buying units in the Veradero buildings several years ago and reported a complete buyout of Veradero II in September 2003. Dezer swapped its 2-acre Driftwood Hotel for the Days Inn, officials said at the time.
Related Group President Jorge Perez said in April that negotiations under way with Dezer but did not mention Mr. Trump.
A venture by Related Group, another major developer on Sunny Isles Beach, and Dezer would not be new. They joined forces to develop Ocean IV, the fourth Related tower there under the Ocean name.
Construction is under way on the first Dezer-Trump project on Collins Avenue between 180th and 182nd streets. The project is about 85% sold out, Mr. Dezer said.
Mr. Dezer has hinted that a third, more elaborate project, could be in the works for the sites of the Gold Nugget and Thunderbird motels - properties his company owns.
The redevelopment of Sunny Isles Beach will push the city's tax base to about $5 billion in a few years, according to city officials.
Developers such as Michael and Gil Dezer, Donald Trump, Jorge Perez and Edgardo Defortuna are leading the way. They are buying up and knocking down 1950s- and '60s-era motels and constructing high-rise luxury condominium towers.
Dezer Development and Mr. Trump's newest project at the southern end of the city will come at the loss of two older condominium buildings, Varadero I and Varadero II, and possibly the demolition of a Days Inn motel. Developers say they expect a formal project announcement in a few weeks.
Dezer officials began buying units in the condo buildings a few years ago. But the work was slow, officials said, one closing at a time.
Residents in at least one condo building - Varadero III, a low-rise building next to luxury residential high-rise Acqualina, under construction at 17875 Collins Ave. - did not sell when Acqualina developers tried to buy them out, said Peter Fragos of Turnberry International Realty.
"They bought their units for $20,000 in the 1980s. They own them outright. Why sell?" he said. The offers, up to $150,000 each, he said, don't cover costs to buy new construction on the beach - cost that is relatively low compared to South Beach standards.
Since incorporating in 1997, Sunny Isles Beach officials have approved new development regulations that encourage developers to build tall, thin buildings to preserve beach access and view corridors.
Two oceanfront towers at the $600 million Trump Grande Ocean Resort and Residences will rise 55 stories. The first project of the Dezer-Trump partnership is about one-third complete. The condo-hotel tower is open. Construction is under way on the second tower, and groundbreaking on the third tower is expected by the end of the year.
Dezer Development and Mr. Trump's second project is expected to include a third developer - possibly the Related Group of Florida. Collaboration between Dezer, one of the largest landowners on Sunny Isles Beach, and Related Group would not be new. The two are building Ocean IV, a 286-unit condo south of Related Group's sold-out Ocean I, II and III towers.
Fortune International Realty is another Florida developer expanding its reach to Sunny Isles Beach. Construction is under way on two projects, 248-unit Jade Beach, 17001 Collins Ave.; and M Resort Residences, 18683 Collins Ave., a 25-story, 210-unit condo-hotel.
Fortune is building Jade Residences at Brickell Bay, a 48-story, 326-unit project under construction east of Brickell Avenue in Miami.

A WALL of Condo Towers from the South Limits of the City to the North end starting with OCEAN 1 Tower down to the TWIN OCEAN COLONY Towers, AWESOME, I see TEN ( 10 ) more TOWERS on the Horizon in the next 4 years, I want a Picrure of Sunny Isles in 2009, NOW !!!, LOL.This is only the begining,and THEIR SELLING OUT FAST. THE SAYAN TOWER starting soon , OCEAN FOUR at 45 stories TO BE A SELLOUT FAST, and then there's OCEAN 5, OCEAN 6 and guess what , they even told me there will be a OCEAN 7, WOW, Wait till you see THE LA PERLA go up at the NEWPORT PIER, 51 Stories, I'm talking 545 Feet, THE JADE BEACH TOWER, at 170 st. and Collins BROKE GROUND last week, AT 550 FEET, its going to be THE ART OF THE BEACH, Wow, and THE TRUMP ROYALE, Just starting too at 55 stories, and 550 FEET, its A WALL that you can see from I-95 OVER THE FLYOVER driving North, WHAT A SITE ! :cheers:

TRUE, I read this in a FLORIDA TREND MAG. back when I don't know, BUT its THE FAA Putting LIMITS on TALL BUILDINGS IN SOUTH FLORIDA CITIES, OCEAN HEIGHTS in Pompano BEACH got SHOT DOWN by the FAA , for the building too tall for the runway approach there. SUNNY Isles BEACH for OPA-LOCKA Airport Approch, IT REALLY SUCKS, But theres LIMITS !!, :bash: the FAA !!

Trump Towers by the sea

Developers Donald Trump, Jorge Perez, Gil and Michael Dezer and Tom Daly draw plans to team up to build a trio of condominium towers in Sunny Isles Beach.

The high-profile developers -- one well known in Florida, the other a one-man national brand -- are teaming up to build three luxury condominium towers in Sunny Isles Beach.

The high-rises are expected to be 45 stories tall and called -- not surprisingly -- Trump Towers I, II and III. Sales for the first tower is to begin Oct. 1.

The collaboration would also include Gil and Michael Dezer, of Dezer Development in Sunny Isles Beach, and Tom Daly, a Miami Beach developer.

''We are combining all of the forces,'' said Gil Dezer, whose father, Michael, started buying up land in Sunny Isles more than 10 years ago.

The towers would be on Collins Avenue between 158th and 160th streets. Dezer Development, Perez' Related Group of Florida and Trump are largely responsible for transforming the quiet resort town into a major center for luxury high-rise condos.

Gil Dezer said that his company had snapped up more than 40 acres of Sunny Isles Beach land since the early 1990s and that it was looking to buy even more beachfront property. He said Related would complement the Dezer-Trump team.

''Where we have the horsepower in sales, they have the horsepower in construction,'' he said. ``We work well together.''

Perez could not be reached for comment.

Trump was said to be traveling and unavailable for comment.

Dezer said that his company would do the sales and marketing, that Perez and Daly would oversee financing and construction and that Trump would provide input.

As the project goes forward, Trump will be involved in everything from architectural design and unit layouts to marketing materials, Dezer said. He added that Trump has particular standards that must go into each of the buildings, such as ceilings that are at least 10 feet high and eight-foot doors.

''He has veto power, but he doesn't use it unless its absolutely necessary,'' Dezer said. ``The man is experienced, so we want to listen.''

Dezer declined to give specifics regarding the deal's financial terms.

Related has built three condo towers in Sunny Isles Beach and is involved in a joint venture with Dezer on a fourth, to be called Ocean Four, which is expected to start construction this month. Dezer, meanwhile, has partnered with Trump on three towers there, including the Trump International Sonesta Beach Resort.

Each of the three Trump Towers will have about 300 units, said Daly, who is also involved with Perez in such condo projects as One Miami and 50 Biscayne in downtown Miami. The Trump Towers' prices will range from $900,000 to $4 million, he said, with ground on Tower I expected to break in April.

''Depending on market conditions,'' Daly said, ``we hope to break ground at six-month intervals.''

:) ANYONE Watching THE Topping off of the TRUMP PALACE Lately, I was by there yesterday, OCT.26th, THOSE three TALL Rounded SPEARS are Soaring SKYHIGH, I can't believe all that wasted SPACE for a CONCRETE DESIGN, Trump could of used that space for 10 MORE FLOORS, ITS still Soaring UP to its 550 FEET LIMIT. LOL MIAballinboi :) , Well, according to the World ALMANAC 2004 Edition, THE TRUMP PALACE on Sunny Isles Beach is only 43 Storys, which is TRUE as I was counting the floors yesterday, and its OFFICIAL at 551 Feet, one foot higher than the FAA LIMIT, but its that TOP Design which you got to see, TO BELIEVE which is at least 120 FEET Higherthan the 43 Stories, Check it out the next time your in Sunny Isles beach , lol. :cheers:

wow so its 1 foot higher than the limit what does that mean?? lool is the faa gonna sue them or something

so if u can build higher than the limit they shoulda just built 100 feet higher than the limit lol

LOL MIAballinboi :) , 1 ft more than the Limit , I don't think the FAA really would care that much, BUT Remember THe TRUMP ROYALE will be the SAME HEIGHT, I guess they'll have two Suits against them for another 1 ft higher than the LIMIT, LOL !!! :cheers:

Donald Trump Invests Own Money in Sunny Isles Projects, Local Developer Says

The partnership discussions were initiated a few years ago when Dezer learned that Trump was in the Miami area looking for development opportunities.

Trump Dezer Development hopes to break ground by year’s end on its 55-story twin, 391-unit Trump Royale.

The announcement comes soon after the development company recently topped off on the Trump Palace, a 278-unit luxury condominium tower on Collins Avenue and 180th Street.

Two years ago, someone decided to invest in the three-tower Trump Grande Ocean Resort and Residence complex, a three-tower condo and hotel complex: Donald Trump.

New York’s “The Donald” inked a deal with Dezer Development that made him an equity partner in the project, the first tower of which, the Trump International Sonesta Beach Resort condo-hotel, was completed in 2003, said Gil Dezer, president of the development firm.

The partnership had its roots in talks that began in 2001, said Dezer. The first phase of the agreement was basically a licensing agreement by which Trump lent his name to the project and received financial compensation in return. But now, however, Trump has a financial stake in the project.

“It was discussed from the beginning,” Dezer said. “We first discussed it in 2001, and then the events of September 11 occurred. But the outlook is looking better and we’re going full steam ahead. In sales we weathered the recession and the uncertainty following the September 11 attacks, and we’re seeing an overwhelming response.”

Pricing for the Trump Palace ranges from $600,000 to $11 million, said Trump Dezer spokeswoman Mandy Weightman. In addition, penthouses units, which can range to up to an entire floor, are available at prices reaching $25 million. Occupancy for the Palace is expected in the first half of 2005, and the Trump Royale is expected to be completed in 2007. The residential projects are about 85 percent sold out, Weightman said. Among the buyers are former Dolphin Ricky Williams, New York Yankee Tino Martinez, and Florida Panther Vladimir Malachov, she said.

The condo-hotel includes 22,000 square feet of meeting space and 15,000 square feet of lobby level retail space. Condo-hotel units have luxury appointments and feature restaurants, a gym, spa, maid service and other hotel amenities. Owners can rent out their units during times they are away, and the Sonesta hotel management firm handles the details.

Although the residential towers will be a traditional condominium, unit owners will be able to avail themselves of the hotel services provided in the condo-hotel, said Dezer.

Dezer credits Trump’s role in the success of the project. “He’s been a huge factor, not just his name, but his personal involvement in the project. With his input, we improved on the plans, followed his lead on sales and marketing of the project, and we’ve taken it to another level.”

Trump recommended enhanced security amenities and taller ceilings at the project to make it more appealing to prospective buyers. The towers will be the tallest resorts in the area. “We Trump-sized it,” noted Dezer.

Dezer, along with his father, Michael, the founder and CEO of Dezer Development, have extensive holdings in the city which include 45 acres of prime oceanfront property stretching from 195th to 158th Street on Collins Avenue. The three-tower hotel-condo complex itself is on an 11-acre parcel at 180th Street and Collins Avenue with a commanding 1,000 feet of ocean frontage, said Dezer.

Trump Towers, the Dezers’ next partnership with Trump, will also include The Related Group of Florida and feature three 45-story condo towers at 158th Street and Collins Avenue. This summer, city leaders approved a request by Dezer Properties for a temporary sales trailer at 15800 Collins Avenue, across the street from the construction site on the east side of Collins Avenue between 158th and 159th Streets. Dezer said that his firm plans to donate the entire .75-acre sales trailer parcel to the city in exchange for transferable development rights after their project is sold out.

Since 1997 Dezer has purchased hotels including the Thunderbird, Monaco, Driftwood and Golden Nugget. Dezer said he purchased the hotels for redevelopment, but claims the buildings have a year-round occupancy rate of 90 percent. He is continuing to acquire land, and said that he has been in discussions with Trump about additional projects they may develop jointly. “He’s been very receptive; he likes the market and is impressed with what’s going on here,” said Dezer.

Like other developers active in the city, Dezer likes what he sees. "Sunny Isles Beach is a new city located in one of the best beachfront locations. It is masterly planned, and has tremendous potential," said Dezer, who also owns Dezerland Hotel in Miami Beach and properties in New York.

Dezer said that doing business with Trump has been rewarding. “We’ve had no problems whatsoever; it’s a very happy arrangement. He’s a brilliant businessman, and we’re working very well together.”

DARN FAA :bash: , they Have to RUIN Everything, BUT ITS TRUE :) < I just found OUT , THE Tower LIMIT on ALL of Sunny Isles Beach According to the VICE MAYOR, That I have spoken too, IS 550 FEET, and that goes FOR ANY FUTURE TOWER, If its Jade Beach 2, OCEAN 4, OCEAN 5, OCEAN 6, LaPERLA TOWER, TRUMP ROYALE, or the Newest Proposal TRUMP -DEZER -PEREZ CENTER of THREE TOWERS, 550 IS the FAA :bash: LIMIT on Sunny Isles BEACH, IT SUCKS :sleepy: , But according to HIM, Thats THE RULES. :bash:

I was just looking through the website of my favorite architect Kobi Karp and he has some really cool renderings in there. I love the ones titled "Trump Dezer Beach Resort" and "Trump Dezer South". I love Karp's use of color in his buildings. At least one architect in Miami can design buildings that aren't boxy.

I love Karp's use of color in his buildings. At least one architect in Miami can design buildings that aren't boxy.

LOL, Uptown. The truth of the matter is, though, at this point in time, there aren't too many buildings out there that aren't at the least loose copies of existing structures. Probably the most unique one out there that I can think of is the John Hancock Center (Chicago).
