This is the sequel to Marquee Place and shall compliment Marquee, the Ayala Land development in Angeles.

It shall be built on a 1.3 Ha area in Marquee, nearest Angeles exit of NLEX.

4 Towers, 2 of the 4 Buildings will be launched first.

The 2 towers are not the same height, one being taller than the other. The parking complex was designed seemingly to be another structure with a unique cladding.

One building will be 8 storey and the other is 13 storey. There are only 20 units per floor, combined for the two buildings. So the two towers will have 20 units per floor in total for the typical floor plan.

1 Bedroom Units are 45 sqm, which shall comprise of 50% of the available units for sale.

2 Bedroom Units are 60 sqm, which shall be 35% of inventory.

3 Bedrooms at 90 sqm, which shall be 15% of the available inventory of units for sale.

Amenities include karaoke, function rooms, gym, multi-purpose hall, lap pool, outdoor play area, kiddie pool, connection to Marquee Mall TBD.

hi, how big an area does Ayala control/plan to develop in this locality? what's the selling point to this project i.e. future development plans and nearby schools and hospitals?

i've heard some have already reserved several floors. i wonder if that's true

being in front of an ayala mall and with a large parcel of land for future developments, i think property value will rise very fast

Heard that Alveo already conducted the formal ground breaking ceremonies for Marquee Residences last October 2011. All 1 bedders have been confirmed sold with a few 2 bedders and 3 bedders left for sale. Hope somebody can post construction updates for Marquee Residences :)

i think construction is already on-going for this project. should easily be completed as scheduled since it is not that 'high rise' compared to those in makati or bgc.

Ito ang mga alam kong hindi po binabaha during Heavy Rains sa Pampanga: Angeles City, Mabalacat City, Magalang at Porac. Yung sa Abacan area po ay hindi naman binabaha, may mga IS lang na nakatira sa ilalim ng tulay kaya tuwing malakas ang ulan, nagkakaroon ng evacuation sa mga nakatira doon

I'd guess marami ring foreign nationals na based in Angeles yung bibili dito. I spoke with one of the local developers before and there is a market for them since they can't own lands. If they do buy, they're forced to name it under their "partners". Pag nagaway, wala na. :nuts:

If ever bumaha sa Angeles, it's because of the road drainage system and not due to river overflows. If you take the bridge coming from Marquee going to the city proper, you'll see how high above the elevation is from the river unlike in San Fernando where you're almost at level with the waterways; all the more as you go south to Sto. Tomas, Minalin and Candaba swamp which is the catch basin.

^^ I did and was surprised to give me a vague answer. The info that I received from Krispy Kreme staff in SM - Clark was even better. He told me to go to their Marquee Mall branch after they ran out of donuts here in SM. :lol:

NEDA officially calls it Metro Angeles, and Metro Angeles includes Angeles, Mabalacat, San Fernando, Porac, and Bacolor.

Metro Pampanga is a term introduced by Gloria Arroyo, but it's not catching on.

Metro Angeles raises the eyebrows of nearby San Fernando, because there's some tension between the two regarding which city is more important. Angeles is an independent city, while San Fernando, although only a component city, is the capital of the province.

Since Clark, in spite of just being a zone, is getting popular outside Pampanga, and is getting a lot of bigtime projects, the term Metro Clark is beginning to float, on the assumption that Clark is the center of future developments in Pampanga.

I use Metro Angeles since in reality that is what it is.

But to be more comprehensible, especially for people not familiar with Angeles, I say Metro Clark.

The problem (?) with the term Metro Clark is that eventually, Metro Clark will include cities/towns from Tarlac province. This could be the first case of an inter-provincial metropolis.

But then, we have Metro Iloilo-Guimaras don't we? :D
