SM’s P4.5B mall at SRP to become “shopping capital” in the south
CEBU CITY, April 11 (PNA) – SM Prime Holdings’ P4.5-billion SM Seaside City Cebu mall, soon to rise at its 30-hectare lot at the South Road Properties (SRP), is projected to become the “shopping capital” in the south, a top company official said.

SM Prime president Hans T. Sy told reporters that the new mall will have an “ultra-modern” design to bring in the young market.

A glass cube lit wit LED lights will be built in front to “add visual drama.”

Sy said that they aim to include something different in the mall such as a sky garden similar to the SM North Edsa and an “iconic” viewing tower that is 100 meters tall.

He hopes the tower will be a structure that people will talk about, similar to the metallic globe that they built in front of the SM Mall of Asia (MOA).

Though it is about half the size of the SM Mall of Asia, Sy said it will be larger than the current SM City Cebu at the North Reclamation Area. He explained that the 30 hectares is also just half the size of the MOA property.

The mall will have a circular shape and four floors for over 800 retail and food shops. They plan to include a two-storey department store, an SM Hypermart branch, five 300-seat movie theaters, an IMAX theater with over 500 seating capacity, an 18-lane bowling center, food court and an ice skating rink.

They will have a separate theater for stage plays and concerts and a covered event area at the fourth level. The covered parking lot will hold over 2,000 slots.

To showcase Cebuano works, a furniture zone and fashion boulevard will also be included in the area.

The mall is slated to open by the second quarter of 2013.

Sy said they officially began last Friday, starting with a road project.

They will also be building a church in the property, which is described as a “sleek, modern, all-white structure.”

Sy told reporters Friday that they already secured approval from the Cebu Archbishop’s office for the construction of the church within the complex.

After the mall is completed, Sy said they will start working on a hotel and residences. He also hopes to build a hospital in the area, and possibly, a school.

He noted that if the complex becomes a prime residential area, a hospital and a school would fit well in the community.http://www.pna.gov.ph/index.php?idn=2&sid=&nid=2&rid=340325

according to an agent in SMDC.. the residential condo in SM Seaside will be launched during the last quarter of the year or early next year...

we will be amazed of the plan SMDC have for Cebu..

I am waiting for this by next year... i believe this is the best place to get a condominium in Cebu for residential or investment purposes.:banana:

I believe if other developers will be given the chance to own a piece of land in SRP, they will equally have the same magnitude (or even more) of projects .. :okay:

Right, an ocean view of ships passing by Mactan channel and the future Mactan-Bohol bridge.

I think the location of the arc for the sky graden was meant to maximize the space allocated for the mall. If the sky garden is rotated facing the ocean, the tall tress should be relocated. You won't get a nice view with thick tall trees lined up at the edge of the building. Anyway, as shown in the render the sky garden was not designed for outside viewing :)

SM Prime launches SM Seaside City Cebu
(The Freeman) Updated April 17, 2011 12:00 AM Comments (0)

CEBU, Philippines - SM Prime Holdings launched its newest development in Cebu, the SM Seaside City Cebu at the South Road Properties last April 8 at the Radisson Blu Hotel’s Santa Maria Ballroom.

SM bigwigs, Cebu City officials, the different clients of the mall and the media attended the launch of the development that is expected to become a major landmark at the South Road Properties.

SM Seaside City Cebu will feature a church, hotels, a conference and convention center, residential buildings and a 4-level, circular-shaped, world-class retail mall with an SM Department Store and SM Hypermart, a 5-theater Cineplex and IMAX Theater, an 18-lane SM Bowling and Amusement Center, a food court and over 800 food and retail shops that will include international brands.

The Cube, made of LED lights, will serve as SM Seaside City Cebu’s icon.

SM’s cool summer party launches Cebu’s biggest mall

Philippine Daily Inquirer

The 30-ha development will be built by the water
SM SUPERMALLS has launched SM Seaside City Cebu, one of the first developments to be built as part of SM Properties’ SM Seaside Complex.

It’s a 30-ha project which will have sleek, high-rise residential buildings, a massive conference and convention center, a church, and other community facilities.

Aptly named, SM Seaside City Cebu is to be built by the water, designed by Miami-based architecture and interior design firm Arquitectonica. Inspired by the nautilus, it will have expanding concentric arcs from a central multipurpose space. Its façade is modern in polished silver metal that will reflect the sun above and the sea below.

The SM Seaside Complex will be the biggest in Cebu, so it was only fitting for SM to pull out all the stops at the launch.

Five hundred of Cebu and Manila’s glitterati flocked to the five-star Radisson Blu Cebu Hotel for the event.

More than 100 mall tenants flew in from Manila.

Guests were greeted to live sax music as they walked into the Santa Maria Ballroom, which had been transformed into an all-white, ultra chic space with a lighted acrylic bar right in the center. In this innovative design, drinks flowed through the night.

The focal point was a modern art installation—The Cube, the symbol for SM Seaside City Cebu, flanked on each side by sculptures in the shape of sails.

Both the installation and the bar were designed by Doro Barandino, one of the many artistic talents of Cebu. Barandino was also known for his designs of bags and other fashion accessories.

Attention was given the smallest details. For instance, individual framed photos were given guests as a memento, a charming, personal touch.

The business of partying

Guests were welcomed by Hans Sy, president of SM Prime Holdings Inc., and the rest of the program was kept short to leave more time for partying. The crowd was just the right mix—industry heavyweights such as Jollibee, National Bookstore, and Penshoppe, and bright young achievers who will be shaping the town’s business and social landscape in the not so distant future.

The Seaside Chic dress code made for a cool, laid-back vibe. Women were in caftans and summer dresses in neutral and vivid hues. Some donned nautical stripes as their take on Seaside Chic, while the men came in linen shirts and pants.

Indeed, the SM Seaside City Cebu launch was the perfect way to chill.

from my years in SSC-Cebu i have learned something..

1. there are forumers who are passionately Cebuano that they are ready to argue to defend Cebu.. ( they are also into offensive when necessary).

2. there are SSC Cebu forumers who did not want argument on the basis of regional pride. But would not minced words when they will argue with fellow SSC-Cebu forumers.

3. there are fence sitters and so called "messianic type" of forumers.
( they are also the self styled peace keepers)

4. there are lurkers

5. there are very opinionated and self righteous.

6. there are perfectionists.

7.and there are others too.

SSC Cebu is unique. Dire lang nimo makita among Forums na in one place.. same forumers argue each other like hell.. I dont know if this is truly the treat of being Cebuano.. (disunity) no wonder Gwen and Tom is still fighting each other.

But i hope.. there is one formula that could unite us.. that we could RESPECT each others views, and not point fingers to anybody because in return you are pointing your four fingers to yourself. We dont expect that this forum is to be without argument because that is the essence of forum ( clash of opinions).. :okay:

Nakahinumdum nuon ko sa-una nga gilalis ko about aning character sa Cebuano market, ga-ego tripping lang daw kuno ko :bash: But glad to know someone from the business sector affirms this. Cebu is really a different market, but while the metropolis is getting very cosmopolitan, consumerism/consumer culture is also growing. I dunno if this is good or adverse to the reputation of Cebu's market.

vatics
April 17th, 2011, 05:16 PM
Cebuanos are highly-opinionated (i dunno if there's such a term) and have very diverse thinking. Thus you see a lot of Cebuano designers doing good because we think differently. Cebuanos have high regard for quality og ang Cebuano trait na "dili magpauto o magpailad" kay moprangka ug tubag ang mga Cebuano. Another trait is "we love our own"...proud of being a Cebuano and Cebu-made goods.

About consumerism, it isn't bad at all because Cebuanos love good quality products and even patronize those who offer value-for-money goods and merchandize. thus you see a lot of entrepreneurs in cebu including our muslim brothers prosper here. according to rep. tomas osmeña, "cebu is one big chinatown". everywhere you see people sell and bargain and cebuanos patronize them big time.

Ang mga Santos (estatua) naka mounting na sa decorative walls. The will just turn the mounting base of the statue around and a mounted flower bases will be in its place. The Blessed Sacrament will also be turn around and a plain wall will just be seen on the front of the church.

IMO lang i don't think this is applicable sa ato. Kung pwede sa ubang lugar it doesn't mean pwede pod na diri. Let us remember na pre-dominant na catholic ang philippines and a lot of catholics would not be amenable to this type of set-up labi na kung ang mga santos mura nalang himuon ug decorative na kung dili ka ganahan imo nalang patalikdon. We have a lot of churches around the city that other denomination can pray. Applicable rani sa ubang lugar but i don't think mo uyon ang CBCP na ingon ani na set-up.

hope naa unta structure na tukuron sa SRP na maka ingon ta ba na kani sa cebu ra jud ni makit-an. most of the suggestions ako mabasa diri kay pulos nalang pareha sa singapore, pareha sa NY ug unsa pa na makita sa laing lugar. It would be nice if we could come up with something na maka ingon ta sa pinas ra jud ni or kita ang nag una himo ani.

from my years in SSC-Cebu i have learned something..

1. there are forumers who are passionately Cebuano that they are ready to argue to defend Cebu..

:okay:

SM Seaside City set to change Cebu landscape
April 18, 2011, 3:58pm

SM Seaside City-Cebu will be one of the first developments in the masterplan of SM Properties for their 304,100 sqm site, which stretches from the northern part of the SRP to the sea (AP)
CEBU, Philippines — As the city of Cebu thrives and its economy flourishes, SM Supermalls, the country’s largest chain of malls, puts their vote of confidence in the city’s growth potential by developing what will become a major new landmark at their South Road Properties (SRP) site.

A new mall, aptly called SM Seaside City Cebu, will be one of the first developments in the masterplan of SM Properties for their 304,100-sqm site, which stretches from the northern part of the SRP to the sea. Designed by Arquitectonica, an international architecture, interior design and planning firm from Miami, Florida, the grand, first-of-its-kind urban development at the SRP will change the landscape of the city with its nautilus-inspired design of expanding, concentric arcs from a central multi-purpose space.

A large church – a sleek, modern all-white structure nestled among lush foliage – will be the first to be built and completed in the SM SRP complex. Hotels, a conference and convention center, residential buildings and community facilities will follow, and will be designed to span out from the SM Seaside City Cebu mall, which will be located at the center of the entire development.

The mall will be interconnected with these other structures through elevated walkways.

With a lot area of 93,570 sqm and a gross floor area of 291,043 sqm, SM Seaside City Cebu will combine modern design with green architecture initiatives. A 100-meter Iconic Viewing Tower will give one a breathtaking view of the Queen City of the South, while a Cube inspired by the Globe of the SM Mall of Asia will have dazzling LED lights to welcome visitors with visual drama.

These will serve as the mall’s landmarks, as will the Roof Garden, a 23,442-sqm elevated park with dining establishments among verdant foliage and soothing water features. This four-level circular-shaped, world-class retail mall will have multiple anchors, including a two-story SM Department Store and SM Hypermart, a five-theater Cineplex and IMAX Theatre, an 18-lane SM Bowling and Amusement Center, and a food court flanking an ice skating rink.

In addition, the mall will have over 800 food and retail shops, including interhigher floors. On the third floor, these outlets will have verandas facing the garden below while the fourth floor will national brands.

Retail shops will occupy the outer arc of the mall on the ground floor. This area will include a furniture zone as well as a fashion boulevard to showcase the talent of Cebu’s many local designers.

Numerous new wining and dining outlets will face an inner circular garden, increasing in number as shoppers proceed to the have restaurants and bars on the outer circuit of the circle with verandas on the north side of the mall looking out to the sea.

The mall will also have a covered event area for concerts and shows at the fourth floor as well as a roof garden with ponds and trees, and restaurants to enjoy the beauty of the greens.

Keeping with the nautilus-inspired theme, the mall’s car park will be incorporated into the structure, helping to define the semi-circular volume of the building. The mall’s layout induces traffic to flow inwards and upwards.

The second-level garden has a drop-off area for private vehicles whereas public vehicles will have their own transport interchange at the ground level with different areas dedicated to taxis, public utilities and buses.

The retail and food outlets at the ground level will be easily accessible to the riding public while service and delivery bays for tenants and SM anchors are set aside at strategic areas.

SM Seaside City Cebu will be one of the first establishments to create an address in this district of metro Cebu, and will pave the way for development in the area.

Sakto kaayo nimo pagka sulti bai. This represents the many type of people in SSC and to put it in one group these are the different type of cebuano's you will find in SSC. This will answer the question what is a true cebuano and the answer is there are different type's of cebuano's and what makes them true cebuano's is there love for cebu and not just by being its birth place alone. They may have different approach in defending cebu but the truth is we are bounded by one and that is our love for cebu. We may have different views but Cebu is what makes us one.

Honestly, for a large scale project, the Exterior Perspectives (I am referring to the rendering) are really sub-par, amateurish even.

I concur with one of the comments above, why is the roof garden not facing the sea?

Count on SM to NOT have good sense of design.

I highly doubt if the anchor stores/franchises submitted their "intent to lease" voluntarily. Most probably, SM coerced them to lease or else....ever wonder why they don't sell Colgate Toothpaste in any SM/Save More/Hypermart/Watsons Outlets?

Maybe SM should really focus on other businesses and stop flooding our country will malls. We need more resources pumped into agriculture, power generation, infrastructure and manufacturing.

grabe sad nang term "coerced"... na word.:lol:
SM hires Leasing Managers who markets the spaces to existing malls just like anybody mall operators do. The prospective lessor checks the site, the plan, the proposal and the offered space and decides based on that information provided.

There is no coercion on that matter.. but what i know lang is SM is very strict on synergy... thats why if you are a supplier, tenants, vendors etc.. you got to have a BDO Account or maintain a BDO payroll account.

As far as i know.. the SM SRP is already 60% leased out this early, because the lessors are equally interested and excited for this State of Art, New SM Design..... And i will not be surprised that before the formal opening it will be 100% leased out....

SM doesn't need to coerce its existing sm tenants to do business. it is not there loss if those tenants prefer not to lease because there are hundreds of other new tenants waiting line to do business with the sy family.

grabe sad nang term "coerced"... na word.:lol:
SM hires Leasing Managers who markets the spaces to existing malls just like anybody mall operators do. The prospective lessor checks the site, the plan, the proposal and the offered space and decides based on that information provided.

There is no coercion on that matter.. but what i know lang is SM is very strict on synergy... thats why if you are a supplier, tenants, vendors etc.. you got to have a BDO Account or maintain a BDO payroll account.

As far as i know.. the SM SRP is already 60% leased out this early, because the lessors are equally interested and excited for this State of Art, New SM Design..... And i will not be surprised that before the formal opening it will be 100% leased out....

agree :okay:

^ I think the dispute has been fixed. 2009 pa ni siya. Colgate-Palmolive questioned the accounting of SM Malls regarding the sale of their products so ilang gipull-out ilang products.

Same goes with Star Cinema, ABS-CBN questioned the accounting of SM Malls regarding the sale of their movie tickets that's why they did not show Bea Alonzo's Movie on SM Cinemas 2 years ago :)

Of course it is not a loss for SM but it is a brave act of defiance. The question was not "about the accounting of their sales" but the unfair and questionable "deductions"...etc.

and

regarding the "synergy", Lease Managers etc...if you guys only knew...

Vatics, unfortunately not much. Most of what I know is known to me in confidence.

Often, things are not what they seem. There is a reason why many SM Malls no longer enjoy 100% occupancy. There is a reason why some grocery items in SaveMore are a lot more expensive. There is a reason why the number of SM-owned retail outlets (even kiosks) are increasing in relative proportion to the number of tenants.

realidad @Zubz?
kani nga quote niya sa ubos:

Maybe SM should really focus on other businesses and stop flooding our country will malls.

I'll ask also to give insights about Robinsons... Sana ang Robinsons nalang ang sabihan nya na "stop flooding our country with malls" coz IMO Robinsons is not doing good interms of their responsiveness against mga disasters. Sana tuluyan nang nasunog ang Robinsons Place Cebu kay wa man diay tarong ilangmanagement and stop building that Rob Maxilom baka ma ulit lang ang mangyari sa Robinsons Place...

And here's SM na doing good in all corners sa Pilipinas even their disaster preparedness, and catering every provinces upto even Gen Santos and now you're saying them to stop building?...

I hope tirahin nyo muna yung developers na pabaya like Robinsons kaysa tumira kayo ng developers na nag cacater sa lahat ng sulok ng ating bansa...

@Sinjin, if he's not an SM hater... Maganda ba sinasabi nya sa MoA? how about sa North Edsa, maganda din ba sinasabi nya? So if he says pangit lahat ng SM at wala nang masabing maganda, for sure he's a fan of Ayala...

In the first place, why does he has to open that issue in the SM Seaside thread, is it something very significant? Did someone ask for it?

If ever there are issues like that, i believe its internal.. ( and i even know of some internal issues).. but i believe its not worth posting here..

i believe lets stick to the SM Seaside affairs, events, updates etc.. na lang.

Bottomline is SM is a superb mall developer and it will continue to do so as long as it is profitable. The so-called disputes with tenants like Colgate and Star Cinema is purely a business conflict and had been resolved in a manner benificial for both sides. No need to put color into these as these are realities in all business especially big ones. But in all fairness to SM, they offer one of the more competitive pays in the mall industry and try to give back to society thru there sponsorship of SM scholars in Cebu since their SM mall started here in 1994.
