Area51 April 22nd, 2011, 09:44 AM Hmm....interesting questions. Truth is I don't really have a preference amongst the mall developers. Mall adminitrations can be easy or difficult to deal with depending on the assigned Mall Manager. By far, the nicest I've met is the Mall Administrator of SM Bacolod. The most professional is SM MOA's, that's the reason he was plucked out of Podium and re-assigned to MOA (not sure though if he is still there or has been promoted.) Robinsons' Admin is quite difficult to deal with, fortunately we found an old friend who is part of the Management Team and the person did away with most of the red tape. Edsa Shangri-la and Rockwell can be difficult as well.
Design-wise, they all pretty much have different charms. By far the best designed carpark ramp is that of SM Centerpoint in Sta. Mesa, North Edsa is a close second. CC Castro was a genius. Virramall is a nice lazy stroll, Rockwell is always spot clean, Robinsons Place Ermita is always vibrant.
In terms of client relations, I can tell you now that the tenants of Ayala are the most taken cared of. Without going into specifics, the tenants of Ayala-owned Malls are the most contented of all.
For the mall design, I like Edsa Shangri-la Mall, it was way ahead of its time. I think it is one of the few that is at par with the best malls in any part of the world. Except for the airconditioning, Mall of Asia is up there as well, but mostly for breaking the monotony of SM mall designs.
Sorry I didn't quite get what the rest were saying as I do not understand Cebuano but the bottom line is, we all have different opinions of the malls and their developers. The posts I made were really just to present a different perspective of what goes on behind the scenes most are probably not privy about. I know these as we work with many retailers, store owners and I also personally know some of the architects involved.
And btw, about the design of the SM Seaside Complex, I think this has potential as long as SM doesn't scrimp on the material finishes. Hopefully they will put more thought into the roof garden as the one in SM Nort Edsa is just poorly done. I just wonder how come Exterior Perspective Rendering is sub par, just look at it closely and without bias. I am not talking about the Architectural Design here. This is a multi-billion project and is this the best they can do? Unless of course it is only a preliminary scheme. I've seen 3rd year Archi students who can do a lot better.

Ofcourse. They have their customer care "hotline", If a customer complains about you/service/product of your company, they call your attention and you'll be facing the mall admin for some explaining to do, sometimes with the complainant.

Totally agree. What's unfair in posting internal issues in forums like this is that there's no way of verifying if the infos are true or not. Its plain and simple rumormongering.

they should make cebu as their home base. thats very uncebuano i guess to put their headquarters in other parts of the country. a good example is the shipping companies.

well for one, we all know that the BPO industry is a major contributing factor to the purchasing power of Cebuanos, considering it's dollars infusing in to the economy, and we have to consider the fact that cebu receives millions of tourists annually as well as the remittances of our beloved OFWs. But I believe it will reach to the point na ma-saturated na jud ang market, not just now. :)

I agree. The mall gives you convenience. Most of the things that you might need can be provided by the mall/tenants. Thus, it saves you time for travel.
Even the factor that some people will just go there for 'pabugnaw lang' is hitting both the customer and the businessman. Relief for the customer and chance to sell for the businessman. It is very unlikely for someone to go to the mall without any extra peso in his pocket in case he gets thirsty, hungry or likes something on sale.

the population in metro cebu is growing every quarter. we've noticed the sudden increase of people migrating from metro manila to cebu. 4 out of 10 people are tagalogs while the rest comes from vismin areas. if the migration trend continues in the next 5 years, existing malls will be very crowded. thus, you now see big malls being expanded or new malls being built to ease mall traffic. even grocery consumption has increased tremendously. expect more and more hypermarts to sprout like mushrooms all over the metro.

SM Prime Holdings, Inc. (SM Prime) is embarking on its fourth-biggest mall in the Visayas and Mindanao, this time to be set up in Cebu City.
The mall operating arm of the SM group of companies is also expanding its operation in Davao City, adding a new building structure to complement the existing and only SM mall in the area.
SM Prime is slowly but steadily expanding its base in southern Philippines.
"The south (VISMIN) offers great business opportunities given that population is big and many cities are moving towards urbanization," said Jeffery L. Lim, SM Prime chief finance officer, in an interview with Malaya Business Insight.
"With the increasing number of OFWs originating in the VisMin region and the number of BPOs relocating to this region, these factors have definitely increased the disposable income and upgraded the lifestyle of the people, which resulted in a clamor for SM since we are known as the premier lifestyle trendsetter," Lim said.
The company plans to add more malls in the area later apart from the Davao expansion and the new mall in Cebu City’s South Road Project.
As of end-2010, SM Prime had a total of 40 malls all over the Philippines, most of them in Metro Manila and outlying areas in Luzon.
Only four malls – SM Iloilo, SM Cebu, SM Davao, and SM Cagayan de Oro – are located elsewhere in the country and comprising 11 percent of the company’s 5 million gross floor area (GFA).
SM Prime in all of its malls provides marketing space of an estimated 11,848 tenants, while attracting an average of 3 million foot traffic daily.
In Davao, SM Prime’s expansion will complement its two malls in Mindanao, the ones in SM Cagayan de Oro, which opened a year apart in 2001 and 2002, respectively, and were the company’s first entry to both cities.
SM City Davao serves a "highly urbanized" community in an area considered to be one of the most progressive in the country, said the company. At 78,735 square meters (sq.m.) the Davao mall will have an additional 44,408 sq.m. through another structure that will be constructed beside it.
The new, "sleeker design" of the expansion will "create an identity that updates and revitalizes that of the original mall," said SM Prime in a report to stockholders.
"A random pattern of colored rectangles will decorate the expansion’s exterior shell, while incorporating wide windows to provide sufficient light to the spaces allotted for BPO firms located at upper levels," it also said.
The extension will feature a "landscaped" boulevard of restaurants with each restaurant having a dedicated area for al fresco dining and easy access to both the interior of the mall and to the exterior sidewalks and driveways. Elevated walkways will also connect the existing SM City Davao with the expansion.
"Special paved patterns will direct customers towards clearly defined entrances in front and at the back of the expansion, as well as towards the boulevard of restaurants, along a meandering, playful sidewalk. The exterior of the existing building will be renovated to blend with the expansion," said SM Prime.
An expansion means that there is marked development in the area since SM Prime initially enters a place with just a small mall.
"The mall size depends on the market capacity which is a factor of population and purchasing power. Other factors include the functional role of the city/municipality and level of transient population," said Lim, noting that while the malls may be there to service the people of the area, they also become a catalyst of growth.
"Since we serve as a catalyst of growth, the surrounding communities normally expand and more public transport lines become available to bring in consumers from neighboring towns. These cause the market capacity to grow which ultimately may justify the expansion of the mall," he said.
In Cebu City’s case, the construction of SM Seaside City Cebu, the name attributed to the new mall that will rise there, is making the company "excited" according to SM Prime president Hans T. Sy.
SM Seaside City Cebu will service locators to the 300-hectare reclaimed area that the city government of Cebu has auctioned for developers.
There are two big developers that won a portion of the property, 30 hectares of which went to the SM group.
Cebu City is commonly referred to as the "Queen City of the South" being the oldest city in the Philippines, having been founded in the Spanish era. It is also the second most significant metropolitan center in the Philippines where the most busy business activities are found down south.
The South Road Project was created by the Cebu City government to save and increase the limited lands available beside the city’s east coast.
SM Prime opened its first mall in the city in 1998, aptly named SM Cebu City.
At 291,043 sq.m., SM Seaside City Cebu will rank fourth in terms of GFA, next to SM Megamall, which has a GFA of 348,056 sq.m. SM North EDSA is SM Prime’s biggest mall at 482,878 sq.m.
SM Prime has tapped Miami, Florida-based architecture, interior design and planning firm Arquitectonica to design the Cebu mall.
