guys, is the tower at the center will
be constructed at the same phase with the mall?
or is it feasible that the tower will be constructed
after the mall opens?

also, it's not about the size, but the spending power of the population.

you can also check the sound economic activity of a city just by counting the number of banks around.

talking about banks, sa Magallanes st pa lang daan, particularly from Sto Nino to Sen Hiap Hing, siguro around 5 to 6 BDO branches naa diha. BDO pa lang na wa pa na count ang uban...

you nailed it, bai brodix. let's not forget the 3 basic rules in putting up a business: 1. Location 2. Location 3. Location.

This is the reason why, some businessmen would be hesitant to open business if there's peace and order problems, low purchasing power, low human traffic, poor government support, red tape, bureaucracy, etc. ALL of these would point to one thing and that's L-O-C-A-T-I-O-N!

@jochval

that's chicken and egg, if that's the case. first things first, as explained several times by arnoldsa and other forumers here. cebu wouldn't have its first ayala and sm without the economic drivers that paved the way for the "successes" that we're enjoying now. and what are those? industries that increased the purchasing power of the Cebuano people like the Mactan Economic Zone, Tourism and even the old but still kick-ass Shipping businesses. LGU's role is to orchestrate a more progressive place by thinking of other initiatives that can prop up growth thus newer industries sprouted like BPO and the Design industry which also started with the Furniture businesses in Mandaue. We can't just say that this is all a matter of luck, because it really is NOT, what we have now is a product of what we have in our past...

October 16th, 2011, 04:20 AM
Bai @Jochval, they are there because of the demand. The demand for more spaces in Cebu City. Those spaces that you've mentioned are there because of Cebu City's efforts, both private and the LGU. The demand even pushed Cebu City government to millions and even billions of debts for both the North and South Reclamation Projects for immediate and long term gains. So, it's not those places that puts Cebu City to where she is now. It's the people of Cebu City who visualized and go beyond borders just to materialized those places. If you checked the history of CBP(formerly Club Filipino) and CITP(formerly Cebu Airport), the Osmeña's especially former Gov. Lito Osmeña exerted a lot of efforts to convince the incorporators of Club Filipino to sell the golf course to the Ayala's. The officials in the capitol in the early 90's did the same thing when they decided to have a joint venture with the Ayala's for CITP. Every Cebuanos plays a role in the progress of the city and province of Cebu. Those condos, restos and etc wouldn't sell if we the Cebuanos doesn't have the purchasing power. And those foreign direct investors would not invest here if we don't have the talents and the skills. As what Bill Gates said, I have done something good that God made me so rich! So, Cebuanos have done something good that God puts Cebu to where she is now!

Ang Cebu nilambo dili tungod kay swerte, malas pa man gani kay wala gyuy natural resources like fertile lands for farming, pipila ra gyud tawn ang yuta sa Sugbo nga dili bato-on and also Cebu is an island, isolated from other landmasses of Mindanao og Luzon.

(by blood or by choice) :okay:

What's wrong? Naa rasad na's panan aw sa usa ka taw nga maka dungog la'g naa'y mo ingon taga bukid og dagway, ubos dayon kaayo ang panan aw nila. Diri sa Cebu, whether mo ingon ka nga taga bukid (literally) or taga patag, wala na'y classification diri nga ubos or angat sa usa'g usa, fair ang treatment. it is just the classification kung diin ka nag puyo.

@king city, cebu city even provide employment not only to cebuanos, ug patapukon na nimo ang mga personnel sa isa ka kompanya diris cebu daghan gyud na taga inyo. the money, the demand, the market is here in cebu city so ayaw lag kahibong ngano diri pud na sila nagtukod sa ilang dagkong malls ug diri nagtapok sa cebu city nga naa man untay mga cities nga mas taas pag population sa cebu city. im sorry if i smell envy in your post.thanks for dropping by:cheers:

if we follow your logic kasi, are you going to say na malas yung place mo, dahil AFAIK, mas malaki population nya sa cebu city di ba?

^^ dili man na sa population daugon, it's the density which is land area divided by population, sa case sa cebu city, gamay ra ang land area pero dako ra kaayo niya ang population nga 800,000 pun-an pa sa working days moabot siguro ug 1 million tungod sa mga taga adjacent cities ari manarbaho, inclusive pa jud diha ang mga taga ubang Visayas ug Mindanao nga diri motrabaho ug moeskwela ug mga local tourist apil pa mga foreign tourist, so diha gi base nganong ingon ana ta ka booming ug gitagaan tag mga dagkong malls to accommodate sa ingon ana kadaghan nga tawo nya bongga pa jud..hehe

way back in 1987 or 88, bisan pa dili ingon ana ka booming ang Cebu, the location of the city serves as a good hopping point for people going to Leyte, Bohol, Samar or even Mindanao. We cannot just put into a conclusion nga tungod sa population sa mga uban municipalities og cities sa Cebu mao nang nilambo siya kundili ang Cebu City mismo during that time, og moingon gani nga "moadto mi og Cebu" ang ciudad gyud na mismo ang pasabot nga adtoon. And besides if Cebu City isn't as progressive as it is now, the other cities nga tapad niini dili pud motaas ang population.

Yes i agree with you. Ang prosperity sa Cebu is not solely attributed by Cebu province's support but likewise to the sister provinces in the Visayas and Mindanao. (Take note Sister ang gigamit) Cebu does not consider neighboring Cities and Provinces as threat for her economic prosperity but rather carefully treated as partners of Cebu's progress. Cebu cannot be as progressive as it is today without the support and patronage of neighboring provinces. Ang pier or airport lang ang atong basihan pila ka mga tawo ang mungadto-ngahi sa Cebu every day. Unya inig uli nag bitbit ug daghang mga kinumpra and proudly carrying shopping bags of Cebu's big malls.

We have to understand that if we talk about shopping, mas daghan ug mga nindot nga mga items found in Cebu nga not available sa other cities in VisMin.

And lastly, ang Cebu dili mag panuko ug Tabang sa mga neighboring provinces panahun sa mga katalagman ug mga panginahanglan sa uban not to mention the charity works or assistance Cebu has done in rebuilding places damaged by natural disasters.

I hope i am wrong.

We should be thankful to God that Cebu was spared from the wrath of nature. That is why Cebu is abundantly blessed kay we share our blessings to those in need. Bravo Cebu Government.

Now expect more blessings to come for CEBU!!!!

--------------------------------------------------------------------------

Anyway, thanks to @Aamir, our posts are now much more safe, straightforward and relevant. Well, if only your criticisms were constructive enough to not stir a bad omen in our threads, you would have been a very sensible poster. But perhaps your ego and your pride has overwhelmed your reason that's how I see it. In lineage, I am a half Bulaceno and Cebuano. I was always proud of my home place (Cebu) but it never became a reason to have a grudge on others especially when they're just minding their own affairs. Your intentions could have been good, the problem was not and will never be on the intentions but rather on the way you convey your criticism which is offensive and at most times, bitter towards Cebu. Intentions can be hidden brilliantly if the wordplay is good.

I have been to DVO and even the entire Davao de Norte and I can see that the progress is indeed fast. It was so far form what it was back in 2001 when main national highways were still unpaved. I experienced getting so much dust from passing bus liners given the the road is not paved. Transportation back then was difficult and costly, but now, Tagum has a very good and wide national highway. Panabo and many other towns in Davao del Norte have new bus terminals. A lot has changed already, and it hasn't even reached a decade yet. And I expect it to get even better in the future. Davao City in itself is worth of praise, for a city strangled in an island that is marred with rebellion and violent events, it has kept pace with its peers and became great in its own. It has already made an identity of its own and that is where you should focus your efforts on as much as we Cebuanos focus on developing our beloved Cebu.

There's no reason to be bitter, we all get our fair share of the pie. In the end, what matters is not what is seen in the eye but rather the gratitude and appreciation we can all share about the good changes in our places and in our own country. It's hard to achieve such a way of thinking since we always want to make our place better than the others. And it's rather too hypocritical to proclaim we can change the world or our place on our own. So just get on with your life without getting frustrated with the blessing Cebu is experiencing. She deserved it because we worked hard for her to have it. ;)

Paul Villarete mentioned that there's a height limit at the SRP because the area (before it became SRP) used to be a flight path.

He however said that ATO should update the limits.

@snipcebu

A portion of the South Coastal Road has been closed while the SM Seaside City at the South Road Properties (SRP) lays culverts for its drainage system. The new megamall complex reportedly costs “at least P20 billion.” The mall itself will be twice as big as the SM City Cebu at the North Reclamation Area and will be the biggest mall in the Visayas and Mindanao. The mall and the church will be the first to be developed in the complex. The target opening date is from late 2012 to early 2013. Later, a convention center, residential, office and hotel towers, and hospital and school buildings will also be constructed.

^^^^^^ BGC has an area of 240 hectares lang... if we combine SRP 300, CBP 50, AITP 25 and BGC 240 that's still 615 hectares compared to the 700 hectares of MCIA Lot..

Sinjin P.
December 3rd, 2011, 04:41 AM

mAiNsTrEaMhunter
December 3rd, 2011, 04:49 AM
^^ IMO, the mactan airport could be 300hec pero murag apil man gud pagkapalita ang mactan airbase and other support facilities so all in all its close to 800hec. that's why there is still enough room for expansion sa MCIA tungod sa iyang kadako. doesn't have to be transferred somewhere else.

jochval
December 3rd, 2011, 04:55 AM

so unsa pasabot ana, slerz? mas dako ang area na kelangan ireclaim sa cordova for the airport compared to the whole srp?

asa man tag budget, naa pa man gani ta utang...

i agree sa point na, although mahitabo ang pagtransfer in the future pero not in near future... maybe in 20-30 years.
