^ mao ra na nga balita akong nadawat bai...no further info about sa design etc...remember, there was a news article nga 2012 pa ang construction sa SM SRP...but as of latest update, "madyon gyud to ang gipangsulti ni Hans Sy"...so we can expect middle of this year to 3rd quarter of this year nga masugdan na ang construction...

WOW! it must be very nice then :) most likely it will be more impressive than current SM malls kay so far I havent been to an SM mall that really wowed me (not even MoA). congratz Cebu..

Actually, the design of a structure really depends on how it's going to function. For the mall like SM which caters to lower-income market it's hard for the owner to spend such enormous amount on the design when its target market is the CDE market. If they build an upmarket mall that caters to higher-income sector then chances are theyll also make it a point that the design wud also compliment the kind of products they offer to such kind of market. So their target market and their expected income derived from the business wud usually dictate how much they wud spend on the building of the structure.

I agree. I don't think SM's target is only classes CDE. The way I see it, both Ayala and SM in Cebu have extended their reach to all classes. Some portions of the mall are more high-end than others and thus effectively catering to the different classes.

Agree... even SM City Cebu is not just targetting the CDE Market.... I have seen alot of people who belong to the creme of the crop shopping.

I agree. Business is to target where the money is. There are always fiseable studies. Ni accumodate gud ang Ayala ug SM para Jeepney stop to capture and entice the local public to spend and create and support businesses in their Malls.

Also must I say that to maximize profit and income return, SM would tend to have simplistic but practical designs commissioned.

A break from this design was MOA - which had alfresco areas. Malls with generous natural lighting tend to be more upscale - Look at the ayala malls. An exception to the rule was the northwing since the top floors are occupied by the parking area. You'll also notice that SM malls do not target the same market - it depends on location. For example the people you'll see at MOA or Megamall would differ a lot from let's say Bacoor - not because SM is targeting a certain market - but the predominant market in the region.

My say is this SM will cater to the ABC market.

Hi mga Bai, ask lang unta ko nganong gi-mention man ang SM-SRP nga soon to be the biggest mall in the Visayas and Mindanao. Is there any other mall these days nga mas dako pa sa SM Cebu dinhi sa Visayas ug Mindanao? Or they are just comparing the SM-SRP with SM Cebu, which is currently the biggest mall in VisMin.

I remember there was this vendor in Baguio who commented nga ni down jud ang iyang sales when SM Baguio opened. Sad but true same with some shops in downtown Cebu City.

I'm not totally against malls since it has its own pros and cons. There are also reasons why locals might prefer the malls more rather shopping at downtown. For one, we have a tropical climate and outdoor shopping might be an inconvenience. Second our infrastructures are not that much developed compared with high-end cities so locals might find it a hassle walking at streets without proper sidewalks, and the like.

Anyway I hope ma revitalize and ma develop na jud ang downtown as originally planned by Mayor Alvin. I've seen the blueprint and it looks promising.

Sometimes I get confused as to how a revitalized downtown should look like. For one, old Cebu did not have roads paved with bricks or stones, hehe. It might be dishonest to the tourists to make downtown Cebu City look like a European town, basin they might think that that's how downtown really looked like before when it's not.

Perhaps the city government should think of a time period that they want downtown to look like. Should it look like the downtown in the 18th century? The peace-time era (pre-war)? Or post-war?

I think a fusion of different time periods will do so now we'll have a downtown with Spanish-era structures (i.e. Basilica and Cathedral), Art-deco buildings (1930s), Post-war buildings (1950s, 60s) like the Ludo and Luym building, etc.

SM Development Corp., the listed property arm of the Henry Sy-led SM mall and banking group, is looking at expanding operations to the provinces in the medium term, an executive said last week.

The move will allow the real estate firm to take advantage of the following created by SM shopping malls outside the “Mega Manila” area.

“There are many requests already from the provinces,” Rogelio R. Cabuñag, president and chief operating officer of SM Development, said in an interview.

“We should be more aggressive so we are building [in the provinces],” he added.

SM Development already has high-rise residential condominium projects in Muntinlupa, Quezon City, Pasay, Parañaque, Makati, and Cavite.

The firm may start its first residential project outside Luzon in the next three to five years, in Cebu.

In January, SM Prime Holdings, Inc. disclosed it had bought a 30-hectare lot from the Cebu City government for P2.7 billion.

The country’s largest mall developer committed to invest around P20 billion to construct a shopping mall, a convention and exhibition center, two hotels, a couple of condominium buildings and eventually, a school and a hospital.

“We are following the malls because that means we will already have the network [in that province],” Mr. Cabuñag said in Filipino.

“[But] they will have to start their projects first.”

By the end of 2010, SM Prime will have 40 malls with 4.7 million square meters of gross floor space in the Philippines, 15 of them in Metro Manila.

Mr. Cabuñag said that as of end-2009, SM Development has about 150 hectares of “land bank,” including in Batangas and Cavite.

For this year, SM Development will spend at least P2.5 billion-P5 billion for land banking. Metro Manila is already saturated with major property companies, Mr. Cabuñag pointed out.

The benchmark capital spending for every high-rise residential condominium unit is about P1 billion-P2 billion, he added.

Profits of SM Development are expected to rise by 30%-50% this year given the continued demand for economic housing units. SM Development’s net income ballooned to P1.8 billion last year from P56.8 million the previous year.

Profits in the first quarter rose by more than half to P632 million due to revenue streams from new projects.

^^I don't think Business Mirror is recycling news articles for publication. I think the source didn't come from a press-conference held in Cebu few months ago. The reporter was able to get hold of SMDC, which is the listed condo developer of the SM Group.

In a separate interview, SMDC president Rogelio Cabuñag said while almost all its projects are in Metro Manila, it is open to building in Cebu.  

“[SM Prime] has been offering us this Cebu project, [so] we will take a look [at it]. The project will probably be located somewhere close [to the SRP mall]. But they should have the mall before we start moving in,” Cabuñag told the BusinessMirror.

On the contrary.. two more tenants will be opening.. a Bigger and Brighter Max Restaurant and Red Box... that will make a few space na lang ang wa pa ma occupy.

i think the bad thing about this is some businesses closed down, pero kung ato sad basehan ang statement sa SM and Ayala before, the demand for space is high that is why they have these expansions. so sa side siguro sa mga mall owners, wa'y mawala nila. IMO.

Mike, naa man pud ang SM waterfront tingali, so naapud sila Marina - club house. Hopefully mag boardwalk pud sila sumpay sa FLI. The boardwalk will definetly entice the general public, local and tourist alike, to visit the area and enjoy. :banana: :)

One of them FLI or SM should have a teampark nearby the boardwalk area. Just like here in Coney Island New York City where people from the northern edge of NYC takes a subway ride to Coney Island for people on a budget to enjoy a day. The beach close at sunset and the rides, ferris wheel, carousel, roller coaster and others, close at 2 AM. :banana: :)

SM Development Corp. (SMDC), the listed property developer of retail tycoon Henry Sy, may fast-track the launch of five more My Place condominium projects, of which two to three will also be in Quezon City.

SMDC vice chairman and chief executive officer Henry Sy Jr. said this will depend on the success of its My Place South Triangle, a P2-billion, four-tower development in Quezon City near Panay Avenue.

One more location is still under negotiation, Sy said.

SMDC is bullish on reached its aggressive growth targets set for this year, buoyed by strong sales from projects targeting the middle-income and affordable housing segments.

In an interview following the company’s stockholders meeting, Sy said sales are progressing faster than expected.  

“Sales for the whole [of] last year, we have surpassed [this] in May,” Sy told reporters. He said the company is on track to hits its profit growth target of between 30 percent and 50 percent compared with that of 2009, when the company grew net income  32 times to P1.9 billion.

Sy said SMDC had also begun to acquire properties in the Cebu and Davao areas, with projects planned in these locations possibly by next year. At present, there is still no decision as to whether these projects will be launched under middle-income brand SM Residences or the newly launched My Place brand, for the affordable income market.

SMDC formally launched on Tuesday the My Place South Triangle project.

SM Prime pays city P109 million

CEBU, Philippines - SM Prime Holdings Inc. yesterday turned over to Cebu City a check for P109 million representing its third payment for the purchase of 30.41 hectares at the South Road Properties.

SM has paid the city roughly P896 million so far and will be paying the rest of the P2.7 billion deal in six years.

Last January, SM paid the city P406 million after signing the conditional sale.

The company also paid a P270.9 million bid bond last year which became part of the down payment. These two payments represent 25 percent of the total amount they owe the city government.

The 75 percent balance or P2,032,283,000 is payable in six years. SM will be paying the city in a quarterly installment basis.



The first quarterly payment was done last April where SM paid the city a total of P110,082,050. Yesterday’s payment was exactly worth P109,023,568.75.

Another payment will be made in October and December to complete the P433 million they have to pay for this year.

SM plans to invest P21 billion for a mixed use development project at the SRP.

The project will not only include a mall that is 10 times bigger than the existing one at the North Reclamation Area, but will also include a two-hectare convention center, which will be the biggest in the Visayas, two hotels and a residential building or condominium.

They also want to build a university and a hospital as part of the long-term plan.

SM targets the mall, convention center, hotels and condominiums to be completed within eight years depending on the company’s financial capacity and the demand for these developments.

In the next years, developments at the SRP that people may look forward to include the plan of Filinvest Land Inc. to put up an urban commercial district consisting of a hotel, office spaces, high-rise condominiums, medium-rise residential area and a white sand beach.

These are part of the 40-heactare joint venture agreement of Filinvest with the city government for a P25 billion development project which will be completed in 25 years. – THE FREEMAN

SM, which is planning for a mixed-use development project at SRP, has paid over P896 million to the City. This already includes SM's bid bond payment amounting to P270.9 million, which is part of the down payment.

Installments

For six years, SM, as specified in the contract, will pay the balance of P2,032,284,000 in quarterly installments with a five percent annual interest.

With the payment made by SM yesterday, it now only has a balance of P1,862,927,000.

The next schedule of SM's payment to SRP will be in October.

For this year, the investor will make four quarterly payments that will amount to P433 million.

SM will be investing at least P20 billion for its project at SRP that will include a convention center, hotels, residential condominiums, a school and a hospital.

The first structure to rise at the SM's lot at SRP is a shopping mall that is expected to be the 10th biggest in the world.

SM Prime to build P5-billion retail complex in Cebu property

MANILA, Philippines - SM Prime Holdings Inc., the country’s largest shopping mall operator, has earmarked P5 billion over the next three years to develop a retail complex within the reclaimed 240-hectare South Road Properties (SRP) in Cebu City.

SM Prime president Hans Sy said the company intends to focus on the development of the recently-acquired 28-hectare lot within the SRP. Plans are also underway to acquire an additional five hectares which will require an investment of P1 billion.

The P5-billion investment represents a quarter of the P20-billion spending program that SM Prime has allotted for a mixed-use development project at SRP over a 15-year period.

The shopping center is estimated to have a gross floor area of 250,000 square meters, which would become the biggest retail complex in Visayas and Mindanao. It is targeted for completion in 2012.

Apart from the mall, also being planned are a 60,000-sq.m. convention center as well as hotels and condominium buildings possibly to be constructed under SM Development Corp. (SMDC), the listed middle-income condominium developer of the SM Group.

SM Prime acquired the property for P11,000 per square meter or nearly P3 billion.

SM Prime is spending P12.1 billion this year for the opening of five new malls nationwide and one in China. Slated for opening this year are Calamba, Laguna; Masinag, Antipolo; Tarlac, Novaliches and San Pablo, Laguna which will provide 279,228 square meters in total gross floor area.

The company is scheduled to open its fourth mall in China, SM Suzhou in the fourth quarter of the year. Located in the province of Jiangsu. SM Suzhou will have a GFA of approximately 70,000 sqm.

Two new malls programmed for opening in China in 2011 and 2012 are Chonggqing and Zibo which will add to SM Prime’s three existing malls - SM Xiamen, Jinjiang, and Chengdu.

SM Prime is targeting to put up two malls each year in China to bring the total number of malls in the mainland to 10 by 2014 as it seeks to take its malls overseas public.

By end this year, SM Prime expects to have a total of 41 malls with total gross floor area of 4.5 to 4.8 million square meters. Its malls currently have a foot traffic of over 2.5 million per day.

For next year, SM Prime will start building malls in General Santos City, Commonwealth Avenue in Quezon City, Lanang (second mall in Davao City) and its second mall in Cebu to be located in Consolacion town.
