For the mall like SM which caters to lower-income market it's hard for the owner to spend such enormous amount on the design when its target market is the CDE market. If they build an upmarket mall that caters to higher-income sector then chances are theyll also make it a point that the design wud also compliment the kind of products they offer to such kind of market. I agree. I don't think SM's target is only classes CDE. The way I see it, both Ayala and SM in Cebu have extended their reach to all classes. Some portions of the mall are more high-end than others and thus effectively catering to the different classes. Actually before, Sm built their malls to allow minimal natural lighting - a sign of day and night. The very fact that you cannot tell the time inside the mall may make you stay longer - and therefore the chances of you buying an item is greater. Also must I say that to maximize profit and income return, SM would tend to have simplistic but practical designs commissioned. A break from this design was MOA - which had alfresco areas. Malls with generous natural lighting tend to be more upscale - Look at the ayala malls. An exception to the rule was the northwing since the top floors are occupied by the parking area. You'll also notice that SM malls do not target the same market - it depends on location. For example the people you'll see at MOA or Megamall would differ a lot from let's say Bacoor - not because SM is targeting a certain market - but the predominant market in the region. Cebu has a long tradition of being a centre of commerce and the arts, sadly, if the proliferation of malls isnt checked, that could die out along with the small businesses that lose their clientele to big malls...if only a fraction effort exerted into promoting the SRP would be used to support local business, especially in the downtown area...if only... i wonder what made the mayor change his mind...wasnt he against the prospect of having malls in the SRP? our downtown is going down a steep spiral...and guess what? tourists dont come to visit a city for the malls, they would rather prefer to check out the local scene, and sadly, we're running low on good offerings... Zuburbia March 30th, 2010, 12:23 PM another mall...im not totally against it, since it would create jobs, but come on... at the end of the day, it's the mall tycoons who win...Juan works in the mall, makes some money to support his family, and where does he spend this money? in the mall of course, from groceries to clothes...the money almost always never leaves the mall owner's pockets tourist attraction? oh come on...walang ganyan sa States? :lol: as if walang malls sa pinangalingan ng mga turista sa atin...besides, if i were a tourist looking to shop while travelling, frankly, i'd rather shop in HK or S'pore... Good points indeed bai Pirena. I remember there was this vendor in Baguio who commented nga ni down jud ang iyang sales when SM Baguio opened. Sad but true same with some shops in downtown Cebu City. I'm not totally against malls since it has its own pros and cons. There are also reasons why locals might prefer the malls more rather shopping at downtown. For one, we have a tropical climate and outdoor shopping might be an inconvenience. Second our infrastructures are not that much developed compared with high-end cities so locals might find it a hassle walking at streets without proper sidewalks, and the like. Anyway I hope ma revitalize and ma develop na jud ang downtown as originally planned by Mayor Alvin. I've seen the blueprint and it looks promising. .:. For one, old Cebu did not have roads paved with bricks or stones, hehe. It might be dishonest to the tourists to make downtown Cebu City look like a European town, basin they might think that that's how downtown really looked like before when it's not. Perhaps the city government should think of a time period that they want downtown to look like. Should it look like the downtown in the 18th century? The peace-time era (pre-war)? Or post-war? SM targets the mall, convention center, hotels and condominiums to be completed within eight years depending on the company’s financial capacity and the demand for these developments. In the next years, developments at the SRP that people may look forward to include the plan of Filinvest Land Inc. to put up an urban commercial district consisting of a hotel, office spaces, high-rise condominiums, medium-rise residential area and a white sand beach. Dela Peña The Philippine Star MANILA, Philippines - SM Prime Holdings Inc., the country’s largest shopping mall operator, has earmarked P5 billion over the next three years to develop a retail complex within the reclaimed 240-hectare South Road Properties (SRP) in Cebu City. SM Prime president Hans Sy said the company intends to focus on the development of the recently-acquired 28-hectare lot within the SRP. Plans are also underway to acquire an additional five hectares which will require an investment of P1 billion. The P5-billion investment represents a quarter of the P20-billion spending program that SM Prime has allotted for a mixed-use development project at SRP over a 15-year period. The shopping center is estimated to have a gross floor area of 250,000 square meters, which would become the biggest retail complex in Visayas and Mindanao. It is targeted for completion in 2012. Apart from the mall, also being planned are a 60,000-sq.m. convention center as well as hotels and condominium buildings possibly to be constructed under SM Development Corp. (SMDC), the listed middle-income condominium developer of the SM Group. SM Prime acquired the property for P11,000 per square meter or nearly P3 billion. SM Prime is spending P12.1 billion this year for the opening of five new malls nationwide and one in China. Slated for opening this year are Calamba, Laguna; Masinag, Antipolo; Tarlac, Novaliches and San Pablo, Laguna which will provide 279,228 square meters in total gross floor area.
