about sa abono2 nga part... they tend to elevate the site since nag apas sila sa outlet sa drainage...kay kung kalevel lang sa road ang mall kay dili makapadagan ang mga tubig sa sewer lines to main drainage system sa SRP...

nindot ang drainage system nila and dili yano2 ang design sa ila concrete box culvert... dili na siya kuyaw lunop2 ang area since dali ra man mkaadto sa dagat ang mga run-off...

not many SMs can be built like this because the design must be in harmony with the location and srp is the perfect place for it to be in.

THOUGH they are not selling chunks of the South Road Properties just yet, Cebu Investment Promotions Center (CIPC) managing director Joel Mari Yu revealed yesterday that they will be offering 10 lots for sale “very soon.”

These small parcels of land will be between 2,000 and 3,000 square meters each and will be sold for a minimum of P30,000 per square meter on an open bid.

The lots will be in between the developments of SM Prime Holdings and Filinvest Land Inc.

After the deals with Filinvest Land Inc. and SM Prime Holdings Inc., Yu said they are not selling any more properties until the price for the property goes up.

“We have enough money to meet our cash flow needs for the next five years,” Yu explained.

He said that if they begin selling now, they will be selling at lower prices than in three or two years from now.

Yu said SM Prime is hoping to break ground on its shopping mall by February 15.

While he did not disclose what the plans were, he assured the Cebuanos will be blown away by the development plans SM Prime has prepared, saying they hired international firms to complete the plans. :cheers:

Take it easy guys..palami ra na sa storya oi. Haha. Don't take offense on behalf of CBP and AITP. I think he has basis with his statement, at least a man of his caliber probably would. He knows his stuff I guess. And that's not to say he is badmouthing Ayala because I think he had had a hand in the development and marketing of CBP and AITP himself. So I don't think he'd make snide remarks just to be nasty. Hehe.

Everything in the SM complex is already masterplanned at the onset so I expect them to have a better overall layout compared to CBP and AITP whose development is relatively patchy at a time when our share of investors were gradual. Ang kaning sa SM mas taas ang ilahang level of control I guess.

If he says it will make CBP and AITP (as they are now, because undoubtedly they would also improve) look baduy, then that is a great thing! So cheers!

I think Ayala has a proven track record in developing large central business district as big as 300 hectares like Makati and Fort Bonifacio .SM largest development so far is the 60 hectares Mall of Asia complex but it took them 5 years upon completion of the mall to start the other projects like the office building, convention center, residential building and the sports arena.Same thing happened to Radisson hotel which was idle for so many years but just completed recently and the supposed convention center which not yet started as of now. Their difference is when Ayala announced a project they will build it immediately while SM they will also build it, but the question is when?

SM starts work on major Cebu project

CEBU CITY -- SM Prime Holdings, Inc. will start earth works for its P20-billion project within the South Road Properties (SRP) this month and break ground for its second Cebu mall in January while negotiating to acquire a property for a fourth mall.

SM also plans to build three new malls in the Visayas and Mindanao.

The company is eyeing a second mall in Iloilo City and preparing to expand the Bacolod mall. Negotiations have also started for a mall in General Santos while construction of a second Davao mall is expected to start next year. These additional malls in Visayas and Mindanao are expected to open in 2012, SM Prime President Hans T. Sy said.

SM has awarded the project contract for its 30-hectare SRP property in Cebu to Manila-based DDT Konstract, Inc., Mr. Sy said at the sidelines of the launching of SM City Cebu’s digital directory on Thursday night.

The SRP project, which will host SM’s biggest mall in the Visayas, will be launched in February or March next year. Construction of the mall is expected to start in the middle of 2011, said SM Prime Vice-President Fides S. Garcia.

“Plans are shaping up very well. We have, more or less, decided on the landmark that will identify the project, similar to the globe at the Mall of Asia,” Mr. Sy said. The landmark will showcase Cebu and boost tourism, he added.

Mr. Sy earlier said the company will invest around P20 billion to build the 250,000-square-meter mall, a couple of condominium buildings, a hotel, and a church.

“By the time we launch in February or March, we will have finalized the concept for the church and will have something to show for the roads. A lot of preparation is still needed. We have to flatten [the area] up and fill up some parts to make the property higher,” he said.

The SRP is a 300-hectare greenfield property that was reclaimed by the Cebu city government in the southern part of this city. It is touted as the new “growth center” of Cebu.

SM’s plans to build a second, but smaller, mall in Cebu are also on target. The second mall, which will cost around P800 million, will rise in Consolacion town, about 12 kilometers north of this city.

Construction will start in January and is expected to be completed by the last quarter of 2011, Ms. Garcia said.

Mr. Sy said he had gone through the plans for the Consolacion mall, which will involve the reconfiguration of an existing structure at the 4.7-hectare project site. SM signed in October a long-term lease for the Consolacion property. This new mall will have a gross floor area of about 57,000 square meters and will host four cinemas, an electronic products zone, a food court, a department store, a supermarket and a three-level parking area.

Meanwhile, Mr. Sy said he was negotiating to acquire a property in Banilad in the uptown area of this city for a fourth mall. He declined to elaborate.

“I feel Cebu should hold three or four [SM] malls. We have 16 in Metro Manila,” Mr. Sy said.

SM starts work on major Cebu project

CEBU CITY -- SM Prime Holdings, Inc. will start earth works for its P20-billion project within the South Road Properties (SRP) this month and break ground for its second Cebu mall in January while negotiating to acquire a property for a fourth mall.

SM also plans to build three new malls in the Visayas and Mindanao.

The company is eyeing a second mall in Iloilo City and preparing to expand the Bacolod mall. Negotiations have also started for a mall in General Santos while construction of a second Davao mall is expected to start next year. These additional malls in Visayas and Mindanao are expected to open in 2012, SM Prime President Hans T. Sy said.

SM has awarded the project contract for its 30-hectare SRP property in Cebu to Manila-based DDT Konstract, Inc., Mr. Sy said at the sidelines of the launching of SM City Cebu’s digital directory on Thursday night.

The SRP project, which will host SM’s biggest mall in the Visayas, will be launched in February or March next year. Construction of the mall is expected to start in the middle of 2011, said SM Prime Vice-President Fides S. Garcia.

“Plans are shaping up very well. We have, more or less, decided on the landmark that will identify the project, similar to the globe at the Mall of Asia,” Mr. Sy said. The landmark will showcase Cebu and boost tourism, he added.

Mr. Sy earlier said the company will invest around P20 billion to build the 250,000-square-meter mall, a couple of condominium buildings, a hotel, and a church.

“By the time we launch in February or March, we will have finalized the concept for the church and will have something to show for the roads. A lot of preparation is still needed. We have to flatten [the area] up and fill up some parts to make the property higher,” he said.

The SRP is a 300-hectare greenfield property that was reclaimed by the Cebu city government in the southern part of this city. It is touted as the new “growth center” of Cebu.

SM’s plans to build a second, but smaller, mall in Cebu are also on target. The second mall, which will cost around P800 million, will rise in Consolacion town, about 12 kilometers north of this city.

Construction will start in January and is expected to be completed by the last quarter of 2011, Ms. Garcia said.

Mr. Sy said he had gone through the plans for the Consolacion mall, which will involve the reconfiguration of an existing structure at the 4.7-hectare project site. SM signed in October a long-term lease for the Consolacion property. This new mall will have a gross floor area of about 57,000 square meters and will host four cinemas, an electronic products zone, a food court, a department store, a supermarket and a three-level parking area.

Meanwhile, Mr. Sy said he was negotiating to acquire a property in Banilad in the uptown area of this city for a fourth mall. He declined to elaborate.

“I feel Cebu should hold three or four [SM] malls. We have 16 in Metro Manila,” Mr. Sy said.

IMO. sa amalfi oasis og sa SM condo/residential high rise, mura ug mas interested ko sa SM (better view of the sea - thinking of getting a unit as a vacation property).

Yup, SMX Cebu mao na ila convention center sa SM.

i think ang layout similar ana... pero ang actual detail and shape sa mall is most probably nautilus shell.

pero confirmed na this is the first non-box shaped SM mall.

nakabantay ko bai diehard murag naay elevated al fresco sa iya left half of the circle..ka-nice unya some parts are overlooking the visayan sea and the bohol horizon, other parts are oriented towards the hi-rises and the mountains of cebu! weeeeeeeeeeeee!

i also love the hi-rise and the whole complex, sus labi nag dili lang na siya space model..ang detalye kaha sa? samot ka-wayuk! i am at ease and contented with the design and site planning...wow! makarelax na ako huna huna! haha im not disappointed at all! i hope mao nani ila final plan...:banana::banana:

Parehuson nila dri sa NYC. The Union Square subway station at 14 Street & Broadway is a park on the street level. Also the whole Bryant Park behind the main public library at 42 Street near Times Square is a seven storeys underground books archives. The public park looks so natural with tall trees & fountain.

Mayta nindot and pagkalandscape sa palibot nindot ang mala-AYALA TERRACES na style kay refreshing ug open-door oasis ang theme. mas komportable ang ing-ana kaysa sa closed, boxy style SM malls. :)
