mao gyud ni nga words akong gi-imagine sa tarpaulin...nag-expect man gani ko nga wala'y render og kana ra nga words mo-appear sa billboard with the SM Logo...heheheh!

...i'm having the same feeling (excitement) seeing the photo when the current SM City Cebu was about to be built...though, wala'y rendering pa 'to sa-una but only the SM logo and it said on the billboard... "SOON TO RISE...SM CITY CEBU...NOT JUST A MALL BUT IT'S A CITY"

like pure green and white... for how many months?? mao ra ni?? gikan pas.China??

just upset with the rendering.. hope they have a separate and much detailed rendering
for the mall..

^^ though, medyo dark pagkakuha ang photo but i think na-a na'y mga add-on details sa render such as that roof garden and that spire on the middle and others...i hope bai @slerz can take a good pic tomorrow...hehehe....salamat in advance bai! :okay:

if you noticed only the mall and the church are in clear detail while the other structures are just silhouettes.. thats because both will be constructed first, the rest are still on the drawing board..

you have to see in person or the clearer shots.. coz even the sea, the bushes and BRT are detailed... even the church and the roof garden structures....

And besides, it's not the render that counts but the real thing. I can already imagine how it'd look like just from this render.

I think na usab ang plan pero kung ako ang owner or engineer mas maayo duol ang hotel sa convention center para dili na maglisod ang mga guests nga nag attend og convention.:)

Hahaha tinuod na masayop jud sila usahay pag identify especially sa site tanan arki, engr or staff sa site mag wear raman hardhat na white. pero sila color coding man yellow for carpenter, blue for mason og uban pa.:):)

just a clarification on the term 'planning'

conceptual, feasibility and design stage;
architects = aesthetics, functionality, etc.
engineers = strength, utilities and processes, etc.

fabrication, construction, turnover;
planning can overlap, and depends on the type of the project, the client may not require the services of either the engineer or the architect.

for large commercial/institutional projects, the services of both the engineer and architect are required with close coordination for planning (both), or better yet, with a designated planner/scheduler.

for most industrial projects, services of architects are not required from concept to completion.

so in context; we are referring to planning for 'accessibility' or 'functionality' - that is the responsibility of the architect.

CERTAINLY NOT. Space planning is ALWAYS the architect's field, and he is trained for 10 semesters
in college to do that. There is no single subject in a civil engineering course that deals with architectural
design. Perhaps the only design in CE (civil engineering) is structural design, which is totally different
from space planning.

FYI, RA 9266, the Architecture Act of 2004, is already implemented in full force without legal impediments.
This means that only registered and licensed architects can sign architectural plans (those sheets marked
'A'). CEs, who have been tolerated to sign these plans before the passage of the law, are now considered
as illegal persons should they sign architectural plans. The logic is very simple: architects for architectural
plans, structural engineers/civil engineers for structural plans. I hope we can all understand that. That is
the clear delineation between the two professions.

in theory yes i agree with you on that but in reality your duties and responsibilities varies depending on your interests and specialization and assignment and where you work. my uncle is an architect but he heads a city engineers office in mindanao. my parents are both civil engineers do both plans and constructions while my brother is an architect he does planning and construction supervision as well. so its really hard to draw the line who does what in construction business.

^^well everything is normal except for your uncle and a tad for your parents. What plans do your parents prepare? They should be structural plans, not arch'l (also by saying 'do' you might mean execute, which is perfectly normal for CE job). Let us not forget that construction is not only about the actual construction, but more importantly the preparation of plans. It's in the preparation where we can clearly distinguish each professional's work. When sugbuanon corrected that planning is the architect's job (to which you replied), he most probably meant planning on the preparation phase, because planning does not happen on the actual construction. So if your reference to 'construction business' is the actual construction stage, then you are correct that there are little overlaps in the jobs at the site. But then again it's quite non sequitur to what sugbuanon said.

As per Civil Engineering Law and Ethics, Republic Act No. 544* (As Amended by R.A. 1582) we, civil engineers, still have the rights to sign some achitectural plans. it is still an argument between the two fields since they allow to pass the RA 9266 without amending RA 1582 first. it is an overlapping of duties which we cannot deny that civil engineers still have the right since we first put it on by laws.

I like the design of the mall, actually. I do hope they will feature a large aquarium, something like that of Dubai's Atlantis, the Palm. After all, the structure is located near the sea, so pumping water in the aquarium would be relatively easy.

Diba ang propose sa ciudad nga minimize na nila access sa mga private vehicles sa SRP as a whole? BRT na magdagan sa SRP. Ang buhaton mag dagan ang mga shuttle buses going clockwise and counter clockwise SRP routes o ang BRT ba. :dunno: :)

maybe because of BRT project nga ila pang gi huwat ang confirmation for the said project, this is the reason why late ang ilang pag release sa rendering...guess ko lang :)

This goes without saying that future SM projects in other provinces or in MM may also trump this one. But this SM is for the keeps!

And look at that! Ila gitawag og deck kay these gardens are all elevated.. I can imagine the money spent on the earthworks. But this would totally pay-off.

Mura ni cya og infinity pool ang dating, but its the garden and greens meeting the sea and horizon.
Ang tunga mura lage na og baseball diamond? Naa sports complex sa sulod? Haha. With ice skating rink, plus with pools, plus with baseball diamond?? Haha.

Plus ang aesthetics sa mall would make it require lots and lots of cash. Those gardens and the iconic tower in the center. Those aren't simple decorations. They're also expensive.

This project seems to be similar to that SM projects in China, well in terms of clustering. hhehe Di na jud ko katulog ani. I agree with you guys, this project is like a city-on-the-making. It will overshadow other projects in the Metro. Hope nga glassy ang designs sa mga towers kay nindot jud ang view ani from a far. This project will surely boost Cebu's economy as well as tourism. Hope nga naay fireworks display every saturday similar to MOA. :)

^^ the GFA of the current SM City Cebu at 268,000 sq.mtrs. includes the parking levels at the Northwing...however, if you noticed the figure presented for SM SRP, the parking area is separated which shows the figure of the entire development's parking space...so, if we take the parking area's figure for the mall alone and add it to 183,231, it will surely be more than 250,000 sq.mtrs. :okay:

THOUGH they are not selling chunks of the South Road Properties just yet, Cebu Investment Promotions Center (CIPC) managing director Joel Mari Yu revealed yesterday that they will be offering 10 lots for sale “very soon.”

These small parcels of land will be between 2,000 and 3,000 square meters each and will be sold for a minimum of P30,000 per square meter on an open bid.

The lots will be in between the developments of SM Prime Holdings and Filinvest Land Inc.

After the deals with Filinvest Land Inc. and SM Prime Holdings Inc., Yu said they are not selling any more properties until the price for the property goes up.

“We have enough money to meet our cash flow needs for the next five years,” Yu explained.

He said that if they begin selling now, they will be selling at lower prices than in three or two years from now.

Yu said SM Prime is hoping to break ground on its shopping mall by February 15.

While he did not disclose what the plans were, he assured the Cebuanos will be blown away by the development plans SM Prime has prepared, saying they hired international firms to complete the plans.

Yu was very optimistic about the plans that he boasted that the Asiatown IT Park and the Cebu Business Park will pale in comparison five years from now.

“They will be very baduy after SM builds. Mo-menos kaayo,” he said.

Yu also bared plans to fill up Pond A, saying the Department of Environment and Natural Resources has made it clear that they cannot secure a title for it unless it is filled up.

thanks a lot Mr. Sy for being bullish with Cebu's economic potential! The people of Cebu have the reputation of being 'hard to please' (artistically) - but this one just exceeded our expectations.

Tommy O deserves also our gratitude, i personally don't like him but his being stubborn on aiming high for Cebu City seems to pay-off (exceedingly) in 3 to 5 years.

again, daghan kaayong salamat Mr. Sy and Tommy O. Cebuanos deserve a development like this.

of course manghilabot jud labi nag dili masunod ang gusto, in the first place the architects started the whole idea...sunod nalang nang engineers sa unsay gusto mahitabo sa architect, kung dili nila mabuhat aw pwede raman pod mohangyo nga dili lang pod kayo lisud lisuron ang design..hehehe!:)

reminds me of a client in manila - an architect, for a structural design of a huge residential house with a very complicated architectural layout (dili pa uso ang CAD ato). on the course of my design, i called him few times telling him that there are some problems with the layout that it should be changed. I got the same reply 'NO, don't change anything with regards to my architectural layout, just do your structural design'.

so, way daghang istorya, nahuman ang design base sa iyang layout. dihang construction na, nitawag ang project engineer nako, 'Sir, bakit po 'yung columns nasa gitna ng bathroom?, yung iba nasa inodoro mismo?' - tubag 'Itanong mo 'yan sa Architect'.:)

(ps. no offence to the architects here, but this is true - i just can't stand the ego of some AR in the profession)

back to topic;

really excited with the architectural design, clean, green, no clutter - excellent space planning, integrated transport facilities, well tucked-up parking space, ample space for events, etc. etc..

very impressive jud kaau ang ilang concept, so different from the conventional SM Mall designs. Kada tan-aw nako sa design kay maka-remember ko sa Central World in Thailand.

pero I just want to ask something. nganong 183,000 ra lageh ang GFA? and I assume labot na ang parking lot ana? :dunno:

I've read man gud somewhere sa usa ka news article na this mall would be much bigger than SM City Cebu but smaller than SM MoA, it could even be included in the top 10 largest daw sa world?

I don't wanna sound troll-ish here, but I wanna know ngano lahi na lageh kesa sa earlier press statement sa SM Executives? :dunno:

agree ko nimo dha bai ok ra na mas gamay sa SM NRA ang importante and iyang jaw dropping design. I think naay future plan ang SM to expand the mall area if needed naa paman cguro ni siya cguro room for expansion base on the design of the mall but i could be wrong :)

I'm talking about the retail space only, walay labot ang mga parking lot, garden, ug convention center (lahi man siiya na building). :)

honestly, ako pud, nahibong nganong mas gamay sa current sm. but if you think about it, kung kwentahon nimo, apil na kung unsay maka-ayo sa cebu, dapat malipay na ta kay sm is not only giving us a mall (which is totally gorgeous) but also, other facilities which will basically up SRP's street cred (and cebuano pride, if i may add :))

SM basically had two choices, i guess.

1. make a huge mall bigger than the current sm city cebu - other facilities like hotel towers, residential towers, convention centers, and open parks.
2. make a relatively smaller mall + convention center, hotel towers, residential tower, open parks.

honestly, ako pud, nahibong nganong mas gamay sa current sm. but if you think about it, kung kwentahon nimo, apil na kung unsay maka-ayo sa cebu, dapat malipay na ta kay sm is not only giving us a mall (which is totally gorgeous) but also, other facilities which will basically up SRP's street cred (and cebuano pride, if i may add :))

SM basically had two choices, i guess.

1. make a huge mall bigger than the current sm city cebu - other facilities like hotel towers, residential towers, convention centers, and open parks.
2. make a relatively smaller mall + convention center, hotel towers, residential tower, open parks.

i'd pick # 2 is an jiffy.

I'm super excited of this project no doubt, the whole concept from the mall, residential spaces, church, convention center etc. is highly sophisticated.

ang small concern lang jud nako ngano mas gamay ang area sa mall compared sa earlier statements sa SM that's all, kay niingon man gud to sila nga ang mall daw mas bigger sa SM City Cebu and would make it to the world's top 10. :)

bai murag dili man klaro para nako ang design sa church ani na picture or basin nalibat lang ko hehehe. hope naa unta mas klaro na rendering sa church.

183,231 ra lge ang gfa sa mall? can anyone clarify abi nko 250,000+

very impressive jud kaau ang ilang concept, so different from the conventional SM Mall designs. Kada tan-aw nako sa design kay maka-remember ko sa Central World in Thailand.

pero I just want to ask something. nganong 183,000 ra lageh ang GFA? and I assume labot na ang parking lot ana? :dunno:

I've read man gud somewhere sa usa ka news article na this mall would be much bigger than SM City Cebu but smaller than SM MoA, it could even be included in the top 10 largest daw sa world?

Ako panan-aw sa church kay mora og gitransparent pa nila sa render ang atop.
Ang interior man tingali ni cya. Pero pwede pod revolutionary kaau ang ila design nga ila atop transparent hahaha. Aron permi maghangad sa langit hahaha.

deduct the multi-level parking of SM city cebu from its GFA. SM SRP will be bigger :okay:

Wait nalang ta sa groundbreaking ani sa March sugod na dayon ground works or land development mag start na sila backfilling to make the area elevated estimated cost alone sa abuno is worth P500 Million lang.
