I'm super excited of this project no doubt, the whole concept from the mall, residential spaces, church, convention center etc. is highly sophisticated.

yes 7 cinema's is more than enough dili lang nimo malikayan na ma compare sa SM NRA na naay 8 cinema's. Mag expect jud ang ubang taw na mas daghan siya ug cinema like any other SM malls kay gi ingon man na mas dako pani na mall sa current SM cebu NRA. But if you ask me ok ra ang 7 cinema's but there would be time na makuwangan siya labi na kng daghan mga nindot na movies na mag dungan jst my own opinion though.

^^ (i stand corrected) the figure presented for SM SRP's GFA does not include the parking areas...as you can see the figures presented for SM SRP (see previous pages), the figure for the parking area is detailed separately which shows the total figure of the entire development...so, if we can get the exact figure of the mall's parking area alone and add it to the 183,000 sqmtrs., then it surely exceeds the GFA of that current SM City Cebu at 268,000 sqmtrs. which includes the areas of the parking levels at the Northwing :okay: ...anyhow, in this type of project, what matters most is how huge the entire development is and the mall's design really rocks! :okay:

Sa planning stage pani, nangayo sila feedback sa mga prospective passengers ang best wharf to drop/pick up passengers. Nagkayamukat ang result. Ni gamble sila to entice passengers for the trip. What they did, they gambled and made a free ride for about 3 months. The water taxi business is doing fine.

Dili tingali tanan parts ang earthpiles bai..especially sa tubes that connect to the base of the buildings diha nga side..I guess some parts would. Pero sa kani nga sketch up.

Once SM SRP will open.. we could estimate around 500,000 visitors coming from all over the country to come during the first 2 months alone and up to 1M in the first 5 or 6 months.

In this scenario, we will be expecting a bullish economy for all Cebuanos and non Cebuanos alike.

But dont worry.. after about 3 months.. this will be stabilized, but foot traffic in existing malls is still expected to be lower than the usual FT by about 5-10%.

They will favor SM-SRP than Ayala kay duol man sa ila. Pero sa bag-o pa mu jutay ang Ayala customer kay mutan-aw man ang mga tao unsay itsura sa SM-SRP. Sa kadaghan sa mga condo ug Hotel also business establishments coming sa palibut sa Ayala ma recuperate gihapon ang volume sa mga customer. In a few years, these college students will be new customers and proprietors.

There seems to be no immediate plan to build commercial/office towers within the SRP. In addition to tourists, hotel guests and SM condo-residents, I think the upcoming mall can generate higher foot traffic by putting up a business center connected to the mall.

I found a presentation on recommendations for SRP. It was presented during the Asia Clean Energy Forum date June 18, 2009. Naay photos didto sa SRP and possible BRT routes in the area. I think mao na guro ni ang route map kay mura mudayon naman jud kaha ang BRT...

But SM Consolacion is in fact starting to be constructed initially with the demolition of the current building and according to the demolition contractor DDT Konstrukt ( mall contractor) is in fact starting the initial works while they are demolishing the old structure..

IMO dili jud ni ma postpone ang SM SRP. As far as i can remember naa man to kasabutan ang city hall with Mayor Tom and those corporation na mo invest sa SRP na sugdan dayon nila ilang project within 3 years man cguro to if sakto ko basta ingon ana kay dili ganahan si mayor na mapareha ang srp sa NRA thats one reason pod na gihashasan jud maayo ni Mayor Tom ang prospective buyers sa SRP kay basin mapareha na pod sa NRA na butangan lang ug mga cargo van ug uban pa. Actually gi qualify ni Sharkleman that its only a rumor as heard from his friend who has somebody attached to SM..

But this is only a rumor....

@ ceboom has more solid information on this because his cousin is the current.. Project Manager of the SM SRP, and as far as his information gathered, its a go na...Groundbreaking will be this March and Land development will start immediately after the groundbreaking. :)

Rumor man sab ni kang @sharkleman125. Basin ug nausab na diay hunahuna ni SY ug iya na gyud ipadayun ang duha. Kay if ang sa lacion nga dili madayon kay nganong pag agi naku gani yesterday naa man gyud koy nakitang 2 or 3 ka t-crane nga wala pa hinoun mataod pero naa kini sa grounds gibutang. Yellow and blue pa man gani ang color ato.

Idayon man gyud cguro ni ang lacion mall together with srp kay strategic baya kaau na nga area. Ma-corner nila ang entire northern towns ug danao city. plus ang tanang bagong nagsulpotan nga mga subdivisons diha nga area.

i think, most Talisaynons prefer to do their shopping in Cebu City kay daghan man og kapilian like SM, Ayala, Metro Gaisano to name few.

Naa man sad sa Talisay.... like mga big residential subdivisions.

What a whopping grand project for Cebu ! This will definitely put the Queen City on the International Road Map of recognition. This is the kind of urban development that builds a future for Visayas.

I am sure, with a new 3rd bridge (hopefully icon-wise) spanning Mactan to the new proposed airport terminal, this city will explode with tourists from the region.

All we then need is a beautifully renovated and greened heritage cluster like in Vigan. Cebu has a lot to offer. Yet there still is much to be done.

A spate of new condominium towers and horizontal subdivisions punctuated by shopping malls and pocket commercial developments is reshaping Cebu's skyline.

Major developers from Manila are establishing their presence as they race to build vertical residentials, but homegrown developers are also keeping pace.

Shopping Malls

Keeping up with the residential upswing is a surge in commercial developments. SM, for one, will spend at least P20 billion on two shopping malls--one in Consolacion and a 25-hectare complex at the South Road Properties (SRP)--even as it scouts for a location for its fourth retail structure in Cebu. The P800 million Consolacion mall will have a leasable space of 40,000 square meters, while the one at the SRP, SM's third in Cebu and biggest in the Visayas, would have twice the size of SM City Cebu, currently the fourth largest SM mall in the country.

The developer is also drawing blueprints for several condominiums, a hotel and a church at the SRP, a 300-hectare greenfield development that was reclaimed by the Cebu city government.

it's a fertility symbol :) a modernized obelisk, looks so spectacular and iconic. i hope they make it shiny and reflective to make it sparkle. it will be the focal point of srp.

mga bai ive jst meet my old friend yesterday naka hisgot siya na naa daw plan ang SM to buy additonal lot in SRP and part of the lot they are eyeing is where the current office of DPW (Department of Public Works) is located. Btw my friend is working for the said government office.

Maybe mao ni ang tubag sa inyong gi discuss nga kng mapuno na ang SM complex asa sila mag held ug open space concert. Naa pod cguro sila plan to built a megadome or a stadium. Naa baya to plan ang city hall to tap investors to help the city build a much bigger stadium were the city can held big event like sinulog kay huot na kaayo ang cebu city sports complex.

I think SM SRP will be SM's answer to AYALA Center Cebu and they will be targeting the same market the A and B class while SM City Cebu will target the C and D class. With that dili japon mamingaw unya ang SM City Cebu kng nana ang SM SRP kay different market man ilang gi cater.

CH makes 13th payment on SRP loan

THE Cebu City Government paid P276.5 million for the 13th amortization for the loan it took out to build the South Reclamation Project, now known as the South Road Properties (SRP).

Almost half of the amount, or P114,887,887.60, went to interest alone.

According to the summary of the amortization for the Metro Cebu Development Project III-Japan Bank for International Cooperation Loan PH-P157 the Land Bank of the Philippines (LBP) gave Mayor Michael Rama, the City has paid P3.312 billion for Loan 1, or the original loan taken out to construct the 290-hectare property, since February 2005.

Of that amount, P1,725,991,081.09 went to pay for the loan principal, while P1,586,062,168.46 went to pay for the interest.

No set amount yet

The City’s 12.315-billion-yen loan from the Japanese Government is payable until 2025. Payments are made through LBP, the conduit bank.

Assistant City Treasurer for Operations Emma Compra-Villarete said the City’s next payment will be in August.

She said the amount will depend on the value of the yen and the US dollar on the day the payment is made.

“Kung dili muubos o musaka ang balor sa yen ug sa dollar, murag ingon-ingon sab ana ang atong bayranan karong August (If the value of the yen or the dollar doesn’t fluctuate too much, then the City will be paying roughly the same amount in August),” Villarete said.

In a previous interview, City Treasurer Ofelia Oliva said the City has enough funds to cover the loan since the SRP is generating income.

Investors

This, after Filinvest Land Inc. inked a joint-venture agreement with the City Government to develop 50.6 hectares at the SRP.

The deal includes an outright sale of the 10.6-hectare waterfront area at P1.5
billion.

The City stands to get a 10-percent share in the sale of built-up units in the joint development area, or a minimum guaranteed return, which is equivalent to the price of the lot, whichever is higher.

Last year, SM Prime Holdings Inc. also sealed a deal with the City to buy 30.4 hectares amounting to P2.7 billion.

SM will build a shopping mall and a convention facility, school, hospital and high-rise residential condominiums.

Former mayor and now Rep. Tomas Osmeña (Cebu City, south district) disclosed SM will have the formal groundbreaking for the shopping mall next month.

^^ not 100% agree...hehehe! ..look what happened before to the hotel beside SM City??? heheh! plus, this is their 3rd press release to start the construction...if my memory serves me correctly, they should have started middle of 2010 but it was moved to end of 2010 and now, March 2011...i hope mo-deliver na gyud sila! hehehe!

why? what happened to the hotel beside SM City? if you're referring to radisson blue...well SM completed the building and now its operational serving our valued tourists.

even if it takes nth year to finish what SM started... the company delivered what it promised. i haven't heard of any project that SM failed to complete.

as far as i can remember, the city govt forged an agreement with sm holdings to start construction of its sm srp only after 5 years or after filinvest project has already started its construction.

patience is a virtue. SM may just be buying more time to further improve its sm srp project design as time progresses. now that will be good for this project. haste makes waste.
