DMCI bags P9.34-B construction projects from Razon, SMC
By JAMES A. LOYOLA

MANILA, Philippines – DM Consunji Inc., the construction arm of DMCI Holdings, has secured contracts for office, residential and hotel-casino projects worth P9.34 billion.
In a disclosure to the Philippine Stock Exchange, the firm said it has been contracted to build the P8.59 billion Entertainment City project, the P625-million Makati Diamond Residences, and the P117-million One Network Bank Headquarters.
The Entertainment City project is owned by Sureste Properties Inc. in joint venture with Bloomberry Hotel and Resorts Inc. and will take about 22 months to complete. It is located at the Philippine Amusement and Gaming Corporation’s Bagong Nayong Pilipino Entertainment City in Parañaque.
It will be an 11-storey hotel with a three-level entertainment podium, and 10-level parking garage building. The project will have a covered floor area of about 180,000 square meters.
Makati Diamond Residences is owned by San Miguel Properties Inc. and will take 26 months to complete. It will be residential condominium with 28 floors and four basement levels in Legaspi Village, Makati.
The One Network Bank headquarters will be a five level banking building in Sasa, Davao City and will take 12 months to build.
Bloomberry recently announced the successful first concrete pouring for its Entertainment City Project, signaling the start of structural works by DMCI. It said the entire project will cost $1 billion.
Sureste chairman Enrique K. Razon Jr. said he has high hopes that the project will help boost tourism in the country by providing a world-class, state-of-the-art resort and entertainment facility.
The project uses mostly Filipino expertise from concept, design, and construction to project financing. It is expected to generate some 4,000 jobs once it starts operations by the third or fourth quarter of 2012.
The Entertainment City Project features an integrated resort facility including a five-star, 500-room hotel covering an area of 8.3 hectares. It will also feature a state-of-the-art meeting and convention and ballroom venues, restaurants as well as health and wellness facilities.

DMCI unit bags three major deals
THE CONSTRUCTION arm of Consunji-led DMCI Holdings, Inc. has secured P9.336 billion worth of new contracts, the company said in a disclosure yesterday.
The new contracts involve the construction of a bank headquarters, an entertainment complex, and a residential tower.
“The corporation’s construction subsidiary, D.M. Consunji, Inc., has recently been awarded the following projects: the Entertainment City Project, Makati Diamond Residences, and One Network Bank Headquarters,” the company told the local bourse.
The biggest of the three construction deals is the Entertainment City Project owned by Sureste Properties, Inc. under a joint venture with Bloomberry Hotel and Resorts, Inc.
The P625-million Makati Diamond Residences of the San Miguel Group meanwhile will have a 28-storey residential condominium with a four-level basement. The residential tower will be built at Legaspi Village in Makati within 26 months.
The construction firm will also build the five-storey, P117-million One Network Bank Headquarters in Davao City.
Ongoing projects of D.M. Consunji include the Skyway elevated toll road, 168 Residences in Manila and the Raffles Condominiums & Hotel in Makati.

Again, if they are about to start construction where is all the info? The floor plans and pricing, etc. Do they not want to sell units here?
I would be very interested in getting in early on a condo that is across the street from Greenbelt. Who wouldn't be? :)

Gr33nArch3r June 27th, 2011, 04:34 PM Called San Mig Properties this am. They asked where i got the info regarding this property since its not on there website. They dont give out info daw pag wala pa sa website. A lot of bull if you ask me.
Baby_face June 27th, 2011, 06:51 PM If I am not mistaken, this is beside Eton Residences at Greenbelt opposite Greenbelt 1. Might not be for sale since its serviced residences.

So up to this time, still no residential units for selling.

Ako kasi ang nag manage/oversee ng demolition ng lomang building dyan with some supervisors of SMPI as my boss kaya involved din ako noon kaya alam ko may units for sale.
Gr33nArch3r July 4th, 2011, 09:43 AM Sir ays- thanks and let me know kung bebenta sila ng units. Sana lahat ng units ang pagbili. Pero it doesn't sound encouraging. If magbenta sila, malamang mahal na sobra.

Sige pag may ibebenta mag post ako.

Jose Mari August 29th, 2012, 01:05 AM The design is very clean...neat.
I'm really getting tired of buildings with podiums but this one's got a nice facade to it and blends well with the top part.
Jefferyi August 29th, 2012, 06:01 AM i also like it! it looks glassy and classy, and it will complement eton residences greenbelt next to it.

dandman September 6th, 2012, 11:46 PM the consolation is the location...but you're right. Could affect the resale value of Eton units with blocked views on that side facing MDR...
absolutblue September 8th, 2012, 10:10 PM People complain when a building has a firewall but in situations like this it makes sense, it is pointless to have a window facing another building which is that close. No one wants that. Eton should have built a firewall that side and just clad it in glass to look nice.
back2PI September 8th, 2012, 11:21 PM Why build a firewall when they can sell every inch of the area? Developers don't care because they know it will still sell. Investors who bought units on this side took that risk.
AYS September 9th, 2012, 05:05 AM Technically, I mentioned this in the Gramercy thread years ago that not all of those walls are just firewalls but some are actually shearwalls which act like multiple columns bundled together and counteract wind and seismic loads which in turn increases stability of these vertical structures.
Most of these shearwalls are located on the core or multiple cores of the building which these are the main components and some are located on the perimeter of the structure off from the core like this project.
You'll find it shearwall if you see much vertical bars on it and have simultaneous concrete pouring with other columns. Otherwise, are non-bearing wall and are simply firewalls.
absolutblue September 9th, 2012, 11:44 AM Why build a firewall when they can sell every inch of the area? Developers don't care because they know it will still sell. Investors who bought units on this side took that risk.
They could still sell the same floor area, the layout could be changed if needed.
