San Juan
No me acuerdo bien.

Gallery Plaza could pave way to future development
Plans call for transforming entire Condado entrance with major investment and construction
By LORRAINE BLASOR
At the entrance to Condado, Gallery Plaza aims to be the first salvo in a dramatic transformation that the investment group, Swiss Chalet Inc., envisions for this familiar corner of San Juan, dominated at one time by Pueblo De Diego supermarket.
The group, whose partners come from different fields, is looking beyond its $100 million development of the twin towers at Gallery Plaza and the $20 million upgrade of neighboring Hotel Pierre, which it also owns. In fact, it has set its sights across the street on the parcel of land occupied by the last remaining asset owned by Pueblo International, once the largest grocery store chain in Puerto Rico. As part of a Chapter 11 filing, the parent company of Pueblo International last year sold all its assets with one exception: the supermarket now serving the public under the name of “De Diego” and the sizeable lot on which it sits.
Joseph P. McCloskey, one of the partners of Gallery Plaza, said Pueblo owns some 8,337 square meters (equivalent to 89,706 square feet) and his group owns an adjoining 2,000 square meters (21,520 square feet), a smaller section of the block formerly occupied by different stores, including Bambola and Bell Book & Candle. Abandoned for a number of years, the stores were recently torn down to make way for a spruce grass lawn, at least for now.
According to McCloskey, Pueblo intends to sell the land at auction sometime this year and his group is interested in buying it. While the partners are keeping their plans close to the vest, McCloskey said the “only way to go” in the area is a mixed-use development built around housing and commercial space for sundry businesses, including a large, upscale supermarket. Other competitors for the land include Empresas A. Cordero Badillo Inc.
Whatever development prevails is sure to advance the radical transformation of what until a couple of years ago was a nondescript section of San Juan, best known for its tapones or traffic jams at the confluence of De Diego with the narrower Loiza and Wilson streets. The construction of Gallery Plaza has already reshaped the urban landscape with its large scale. The project consists of two 24-story towers, each with 109 apartments.
“Gallery Plaza is more than just another condominium project. It is a lifestyle,” he said, pointing to the array of amenities available to residents such as restaurants and a decorator studio, which take up most of the 14,000 square feet of commercial space on the ground floor. Meanwhile, the whole fourth floor, with 23,000 square feet of space, will be devoted to wellness, including a spa and a health club.
Priced between $400,000 and $700,000, the one- and two-bedroom apartments in the buildings are open-spaced and well-laid out. McCloskey said people buying into Gallery Plaza are a mix of young and old. They include young, single executives and empty nesters, couples who are quitting the suburbs where they raised their children to return to the city in a trend paralleling a similar one on the mainland U.S. Buyers also include corporate executives who commute to the island as part of their work. Construction on the project should be pretty much complete by April 15, McCloskey said, adding that delivery of apartments in the North Tower, 80% sold, was set to begin in February. The South Tower was delivered in November and 50% of the apartments are occupied already. The rest have been sold.
