The huge hulk should be City Square instead as it's nearer. The arc of view would be reduced.

If you like Novena area, I believe there are many choices too.

Thanks. I am happy to have bought a unit even though I got it after all the price increase. Still I think it is a great purchase :) , soon I will get to my workplace in 10 mins.

I was wondering if residents like ourselves can provide inputs to improve appearance of the place ie. the "water feature" running along side the centre block ... looks unsightly to me... and also the water feature at the lobby- looks pathetic.

I was there on the last two weekends and I noticed two couples of old cascasians... wondering what is the actual population mix in the property.

Are u doing extensive reno to your place ?

I am glad you like your purchase. :)

About the improvements, works are still going on around the condo if you noticed. If you are interested, join the management committee after 1 year. ;)

About the population mix, I am not too sure. Saw the caucasian old couples a few times by the pool, 4 to 6 young Chinese families, 1 Indian young family and 4 caucasian teenage girls. hmmm... There's an French eating place called "The French Stall" behind Kerrisdale where it's frequent by caucasians and young professionals. I like its chocolate cake. :)

Nope. I am not doing any renovation works. I love white walls + ceilings. Furthermore, the paintworks is too good to pay someone else to paint again. Amazed to see how smooth the paintworks is. :eek:

Kerrisdale is indeed conveniently located. It seems most Kerrisdale owners drive. Well, guess I am one owner who advocates the use of public transportation and uses it. :D

Hi Hyacinthus,

Thank! Now busy checking for defact. Realise that the M/B room toilet's shower door is not well design. I left the toilet window open that day and the wind swing the door right onto the toilet bowl and almost smash it. There were also scratch and chipped on the granite and marble. Hope that they will get it rectify.
Anyway, guess some of the neighbours must have moved in, can anyone recommendation a good ID?

it's very windy I agree. I have yet encountered the problem but will take precaution.

I am not engaing an ID at this moment cos it's to be rented out. Personally, I like haier living at Amoy St - http://www.haierliving.com

If I wish to renovate it, probably look for them. :)

However, there are nasty remarks about them on Singapore Brides Online forum. So, it best you judge them for yourself. :yes:

$586 psf for Kerrisdale. Still reasonable in today's market since most of the condo prices have already increased. :lol:

I was *this* close to getting an unit about a year ago before the prices rise... liked the fact that it's unassuming and peaceful... again, thought very long about the neighbourhood :ohno:

It's all in the mind. The neighbourhood is colourful but not as scary as you think.

The sale price (in secondary mkt) / rental price has risen by at least 20% at Kerrisdale, comparing it to 2004/5 launch prices.

If many people could spot the potential returns, I would have paid very much more for my unit then.

But I would say the surronding is not so condusive, City square is still under construction and it looks like a rather long walk to Farrer Park MRT. See many foreign works ard and a bit of the redlight district still left, but shd be going soon.

actually i've been staying in this area for about 8 years now and i can only say this area is really convenient. the supposed red-light district is decreasing in size year by year.. so much so it's a no-issue to me. this red-light stretch is definitely unlike those in geylang area.. i've never seen anyone soliciting for customers openly on the streets. as for the foreign workers, they are pretty harmless. just as you see them on the streets, you are likely to see caucasians around as well - daily patrons of the french stall at sturdee road north, as well as the increasing number of caucasian tenants/owners living at kerrisdale. the walk to farrer park mrt isn't far.. about 5-8 minutes.

actually i think going forward, i can only see more positives than negatives. the red-light district should be extinct when city square residences are up.. and i can't wait for the mall to be ready also.. with cineplexes and retail boutiques, not to mention a park in the pipeline as well. as hyacinthus has mentioned, the rental for kerrisdale has already gone up by 20%.. i can only imagine the potential when the area is fully developed in a couple of years..

but of course, this is just my own humble opinion.. :nuts:

I saw the showroom before. I really don't like the design. The windows in some rooms are really small, like an enclosed box, though it was cheap for it location.

Units on 27 floor and above have floor-to-ceiling glass windows.

You do have a choice between aesthetics and practicality.

How big is Kerrisdale's land size? It seems that the amenites are of abundance, many facilities that you don't see in other condominiums, such as a putting green, etc. Would love the facilities but the appearance leaves much to be desired IMO.

Considering the location is at city fringe, it's at a huge discount compared to Parc and Botannia at West Coast. It's even cheaper than Casa Merah at suburban Tanah Merah.

I meant Kerrisdale's location is at city fringe, i.e. better than West Coast but price is cheaper than Parc, Botannia at West Coast.

IMO, West Coast is between Clementi and Jurong. In fact it's already at Jurong. I think it's at suburban.

I went to see Kerrisdale in 2003 and 2006, i.e, before TOP and after TOP. I would never buy this development for it's location in the past.
But now, given it is so much cheaper over other new developments at suburban location, looks like Kerrisdale is at a discount now ?

Ha! you should see Faber Crest by CDL, completed a long time ago. Its all the way in, hidden. Even if this development manages to get 80% for en-bloc, I guess no one would want to buy it. Too inconvenient.

Heard from a HSR agent that #27-1X (1259 sq ft) was sold recently for around 954 psf. Other units are asking for 1000psf or more and should be transacted soon.:cheers: :banana:
