Dubai shopping mall to add 55 new stores in 2011

Fifty-five new stores and 30,000 sq ft of extra space will be created at Deira City Centre this year as part of a refurbishment programme, it was announced on Saturday.
Majid Al Futtaim Properties' flagship mall will see a new Marks & Spencer, Toys 'R' Us and a fitness facility added as part of the plans, the company said in a statement.
Other features will include a new entrance from the metro station, new prayer room, and the redevelopment of the current jewellery and textile courts.
Other international retailer such as Aeropostale and American Eagle will arrive at the mall, the company added.
"Al Futtaim Retail is excited by the opportunity to introduce two of our key brands to a flagship centre such as Deira City Centre, one of Dubai's longest standing and hugely popular mall," said Jonathan Price, managing director, Marks & Spencer, Al Futtaim Retail.
Fuad Al Najjar, vice president, Deira City Centre, added: "Research has demonstrated that Deira City Centre retains a loyal following among a significant proportion of Dubai residents and visitors, and our 2011 enhancement is an opportunity to welcome new destinational brands."

Majid Al Futtaim May Sell Five-Year Bonds for Expansion, Debt Refinancing

Majid Al Futtaim Holding LLC, the Dubai-based owner of the City Center shopping malls, may sell five-year bonds to help refinance borrowings, fund expansion and extend debt maturities.
“The bond market offers the right maturity profile for us,” said Daniele Vecchi, group treasurer for the company. Banks prefer to lend for two to four years while it takes longer than that to build a shopping mall and for it to begin generating cash, he said.
Majid Al Futtaim announced a $2 billion medium term note program June 14, filing a prospectus with the London Stock Exchange. Barclays Capital, Emirates NBD PJSC (EMIRATES) and Standard Chartered Plc (STAN) will arrange the transaction.
Dubai’s government on June 15 raised $500 million from the sale of 10-year bonds, which received more than $1.8 billion in bids from more than 90 investors. Government-owned Emirates, the world’s biggest airline by international traffic, on June 1 raised $1 billion from the sale of five-year bonds.
Majid Al Futtaim’s first bond sale “will not be an aggressive issue” as the company plans to be a recurring seller as it exchanges loans for bonds, Vecchi said. “So we will be looking in the five year because that’s where the banking market starts to be a bit weak in terms of liquidity.”
Long-Term Debt
Majid Al Futtaim posted a loss of 144 million dirhams ($39 million) in 2010 compared with a profit of 479 million dirhams in the preceding year. Long-term debt stood at 8.5 billion dirhams at the end of 2010, according to the prospectus.
The company in May 2010 said it plans to invest $3.5 billion to develop shopping malls in Egypt, Lebanon, Syria and the United Arab Emirates. Its shopping mall in Beirut will be completed in October 2012 and it is proceeding with plans to build a mall in Cairo at a cost of 2.8 billion dirhams.
Standard & Poor’s assigned the company a rating of BBB, the second-lowest investment grade score.
Majid Al Futtaim ‘s business is supported by rental income from its shopping malls and “a large food retail exposure through our Carrefour franchise, which are relatively defensive businesses and performed extremely well through the crisis,” Vechhi said.

Majid Al Futtaim Ventures, a subsidiary of UAE conglomerate MAF Holding, said Sunday it has rebranded its chain of Cinestar movie theatres as VOX Cinemas.
The company, which operates five cinemas across the UAE, plans to open the “first of many planned” theatres outside the Gulf state in Beirut next year, it said in an emailed statement.
The chain also plans to roll out what it claims is the UAE’s first 4K digital cinema technology across its screens and introduce 3D films to its premium-class theatres.
MAF Holding bought the rights to the Cinestar chain in the UAE in October in an $77.1m deal with Australian entertainment operator Amalgamated Holdings.
The firm sold its 49 percent stake in MAF Greater Union, a joint venture between AHL and Majid Al Futtaim Group, leaving MAF Holding the sole owner.
Majid Al Futtaim Group is the largest developer and operator of shopping malls in the Middle East, with a retail portfolio that includes Mall of the Emirates, Dubai and Mirdif City Centre.

Deira City Centre has expanded the number of outlets in the mall, joining a number of other shopping centres in Old Dubai that are adding retail space.
The mall has added 55 stores and restaurants, a total of 3,065 square metres of retail, to the 370 businesses it already accommodates.
"Our expansion is creating an enhanced experience for both our loyal customers and new visitors to the mall from new shopping experiences, new amenities and greater accessibility on all fronts," said Fuad Al Najjar, the asset director for the mall.
The new brands at the mall include Tommy Hilfiger, Marks & Spencer, Toys 'R' Us and a 2,000-sq metre Fitness First. More than 15 speciality gold and jewellery stores have also reopened or been added to the mall's retail mix.
Both BurJuman mall and Al Ghurair Centre recently announced expansions as they try to compete with newer, bigger malls in the new parts of Dubai.
Al Ghurair is spending Dh2 billion (US$544.5 million) to add 150 stores to the current 200, and BurJuman is to be increased by 25 per cent in size to nearly 93,000 sq metres.
Visitor numbers at the malls have increased since the opening of the Dubai Metro's Green Line, while Deira City Centre is building a bridge to connect shoppers to the transport system.

I am aware that there are metro entrances just outside of the mall. Maybe only the shops are open but my logic tells me that they won't have the Metro Link and New Shop Price Draw for nothing.
Anyway, I have always wanted to thank you for always updating us on the projects in this part of Dubai. It is greatly appreciated.:)

BTW, I see there are 2 Tim Hortons now there. The other one is where Club Monaco used to be.

Dubai-based construction firm Kele Contracting said on Sunday it has signed a deal with Majid Al Futtaim Properties for phase 3 of the redevelopment of Deira City Centre shopping mall.
Kele has been working on phases 1 and 2 over the past 10 months which has seen the addition of 30,000 sq ft of retail space and the contract has now been extended for a third phase of work.
Phase 1 of the project has been completed, while Phase 2 is still in progress, Kele said in a statement.
Phase 3, which is set for completion by August, will see the refurbishment of the restaurant and City Walk precinct.
It will include the expansion of retail space and food courts, as well as the renovation of male and female amenities.
Kele said the construction works have been planned to have "little to no impact on the centre's activities and customers".
Andrew Elias, CEO of Kele Contracting, said: "We look forward to completing phase 3 of the Deira City Centre. This phase includes various enhancements and expansion initiatives, which will undoubtedly cement the centre's position as one of Dubai's most popular malls."
Kele Contracting was established in 2005 in partnership with Enshaa and Australian affiliate Kele International Holdings.

Deira City Centre has also invested heavily in refurbishment, adding a bridge link with around 20 shops and a Fitness First gym in 2011.
Peter Walichnowski, Majid Al Futtaim’s property director, said the mall would be continuing with its refurbishment programme in 2012.
“During 2011 we made significant investment in Deira City Centre. We’re upgrading the metro entry some time this year, we’re refurbishing the food area called City Walk, and we’re always investing in Deira City Centre in terms of bringing new brands.
“We’re also going to be rebranding the mall in terms of changing the outside and putting more lights in. So we do keep our assets up to date in that respect.”
