I've seen the rendering of Pakubuwono View in Apartemen Indonesia book. It's behind the curent Pakubuwono Residence, comprises of two or three 30 storey tower. Pakubuwono area will have nice cluster of skyscraper

wah.. jakarta terus berkembang.. bangga nih,
cuman gw sedih banget.. kok semua pada bangun mall sama apartemen terus ya?? bukannya karena bangunannya sih.. cuman, kok ruang publiknya makin dikit.. gak ada apa, developer yang bisa sekalian bikin taman yang bagus dan luassss??
duh susahnya nyari taman di jakarta.. semuanya udah penuhh bangunan..

ya paling enggak pembangunan gedung canggihnya di imbangin dengan diperbanyaknya taman yang oke..

^^ Jakarta baru menyiapkan taman yang super-oke di kawasan Menteng ;) ... dan akan menyiapkan taman yang oke disertai dengan jogging track di kawasan Kelapa Gading ;) .. Sebuah taman yang cukup bagus juga sudah dibangun di kawasan sekitaran Tomang Interchange ;)

bukannya gak bersyukur.. tp taman menteng kecil bangett.. ,kalo yang di tomang interchange oke banget.. yang di kelapa gading belom liat..
hmm.. pembangunan tamannya masih belom seimbang dengan pembangunan gedung yang superagresif di jakarta.. yah semoga kedepannya semakin banyak taman yang gede dan luas kayak taman monas..

[JAKARTA] Kalangan penerbang meminta manajemen Pantai Indah Kapuk (PIK) mengurungkan niatnya membangun gedung bertingkat tinggi hingga 200 meter karena akan mengganggu operasional penerbangan.

"Kami sedang membuat kajian untuk itu. Namun, secara logika, setiap bangunan tinggi yang dekat bandara bahkan di garis lurus ujung landasan merupakan obstacle (penghalang)," ujar Presiden Asosiasi Pilot Garuda Stevanus GS kepada SP di Jakarta, Rabu (28/11).

Diakui, dia sudah mendengar adanya rencana PIK membangun sejumlah menara dekat dengan bandara. Namun, sejauh ini pihak PIK dan juga Dephub yang dikabarkan sudah membahas rencana itu belum membicarakannya dengan kalangan penerbang.

Sementara itu sumber di bandara menyebutkan, bangunan tinggi akan mengakibatkan angin yang bertiup dari laut mengacaukan pesawat yang akan mendarat. "Angin menghantam bangunan tinggi dan menyebar ke segala arah, termasuk ke atas, sehingga mengejutkan penerbang ketika pesawatnya melintas di atas gedung, sebab dia mendapat empasan angin tiba-tiba. Sementara posisi pesawat baru akan mendarat," ujarnya.

Selain soal ketinggian yang akan menjadi penghalang, sebenarnya pembangunan areal kosong di sekitar bandara itu juga tidak menguntungkan para penerbang. "Biasanya ada lahan kosong di sisi pantai agar ketika pilot gagal take off atau landing, mereka bisa memilih daerah kosong untuk pendaratan darurat. Persoalannya saat ini di sekitar bandara lahan itu akan dipenuhi perumahan. Jadi bukan cuma bicara daerah resapan air yang berkurang, tetapi juga perhatikan keselamatan penerbangan," tuturnya.

Sebelumnya, Sekjen Asosiasi Pemandu Lalu Lintas Udara Indonesia (Indonesia Air Traffic Controller Association/IATCA), Kristanto mengatakan, sejumlah bangunan yang akan didirikan PIK berada 7,5 kilometer dengan arah garis lurus dari ujung landas pacu R25.

Posisi gedung itu akan menghalangi pesawat-pesawat yang akan mendarat. Bahkan akan sangat berbahaya jika instrumen pendaratan pesawat di Bandara Soekarno-Hatta tidak berfungsi. Terutama dalam mengatur sudut pendaratan. Para pilot akan menerbangkan pesawatnya serendah mungkin sehingga mereka bisa melihat landasan dengan baik. "Persoalannya, ketika terbang rendah, ada bangunan-bangunan tingkat tinggi menghalangi penerbangan mereka, tentu akan berbahaya," katanya.

Karena itu, IATCA sudah mengusulkan agar PIK mengurungkan niatnya membangun 10 menara di kawasan PIK yang letaknya tidak jauh dari bandara.

Gubernur Belum Tahu

Terkait dengan rencana pembangunan 10 menara yang mencapai ketinggian 150 meter di kawasan PIK, Gubernur DKI Jakarta Fauzi Bowo mengatakan, dirinya belum mengatahui tentang rencana tersebut.

"Saya belum terima laporan tentang rencana tersebut. Mungkin masih diproses di dinas teknis. Nanti akan saya cek. Tapi saya tegaskan tentu kita akan memberikan izin dengan memperhatikan berbagai kepentingan, termasuk keselamatan penerbangan," tegas Fauzi di Balaikota, Rabu (28/11).

Senada dengan itu, Kepala Dinas Perencanaan dan Pengawasan Bangunan (P2B) DKI Jakarta, Hari Sasongko mengaku belum mengetahui tentang rencana pembangunan 10 menara dengan ketinggian mencapai 150 meter di kawasan PIK. [Y-4/J-9]

Agung Podomoro Group (APG) mempersiapkan proyek properti multiguna Kuningan City di Jakarta Selatan dengan investasi Rp 800 miliar. Kuningan City merupakan integrasi mal empat lantai, dua menara apartemen masing-masing 30 lantai, dan satu menara perkantoran 35 lantai di lahan seluas tiga hektare di di Jalan Prof Dr Satrio, Casablanca, Jakarta Selatan.

Integrasi bangunan komersial, perkantoran, dan hunian itu akan memudahkan aktivitas penghuni yang tinggal di kawasan tersebut. “Ini sesuai dengan konsep pengembangan APG, yakni back to the city. Kami membidik segmen pasar menengah atas,” jelas Indra Widjaja Antono, direktur APG, kepada Investor Daily di Jakarta, baru-baru ini.

Selain itu, jelas Indra Widjaja, pengembangan proyek tersebut juga untuk menjaga eksistensi APG di percaturan bisnis properti di Indonesia. Kuningan City akan menjadi proyek pertama yang akan dikembangkan APG pada tahun depan.

Kuningan City akan diluncurkan dan dimulai pekerjaan konstruksinya pada semester II 2008 dengan target penyelesaian pada akhir 2010.

Indra Widjaja mengatakan, mal di Kuningan City dipasarkan dengan sistem sewa. Namun, pengembang tersebut belum menetapkan berapa luas area yang akan disewakan dan harga sewanya.

Sedangkan untuk apartemen, APG akan membangun 1.100 unit hunian dengan luas 60 m - 120 m per unit. “Harga jual per unit apartemen berkisar Rp 500 juta hingga Rp 1,5 miliar,” kata Indra.

Hadirnya Kuningan City diperkirakan menambah marak properti di kawasan Casablanca dan Mega Kuningan, Jakarta Selatan. Di sekitar wilayah tersebut, Grup Ciputra melalui bendera PT Ciputra Adigraha juga siap membangun megaproyek Ciputra World. Setelah sempat terjerembab saat krisis ekonomi 1997, kawasan sekitar Casablanca dan Mega Kuningan yang menjadi bagian dari ‘Segitiga Emas’ di Jakarta kini kembali menggeliat. Sejumlah pembangunan proyek properti hadir kembali di wilayah ini, baik yang sama sekali baru maupun yang sempat tertunda pembangunannya.

Sebelumnya, kawasan ini telah muncul pelbagai proyek prestisius seperti Bellagio Residences, Apartemen Airlangga, dan Hotel The Ritz Carlton. Ditambah lagi akan hadirnya The East, Oakwood, dan proyek properti lainnya.

Menurut Direktur Eksekutif Indonesia Property Watch (IPW) Ali Tranghanda, maraknya pembangunan properti di kawasan ini menyiratkan bahwa kawasan ‘Segitiga Emas’ siap berdenyut kembali.

“Memang harus diakui belum mencapai level seperti masa sebelum krisis. Namun paling tidak ini memberikan sinyal ke masyarakat dan pasar bahwa kawasan ini kembali menggeliat,” kata Ali.

Bidik Cibubur

Selain akan mengembangkan Kuningan City, APG juga membidik kawasan Cibubur, Jakarta Timur, sebagai wilayah ‘ekspansi’. Rencananya, APG mengembangkan sebuah kompleks rekreasi dan peristirahatan terbesar di kawasan tersebut.

Saat ini, proyek yang belum diberi nama tersebut sedang dalam proses tahap pematangan desain. Indra Widjaja Antono mengatakan, konsep yang akan dikembangkan sangat jauh berbeda dengan sejumlah proyek yang telah dibangun APG.

“Pastinya kami tidak akan membangun hunian, baik itu landed house atau apartemen. Di Cibubur, kami akan membuat diferensiasi dibanding proyek yang lain,” kata Indra.

Indra menjelaskan, lahan yang disiapkan untuk proyek tersebut sedikitnya seluas 20 hektare. Menurut dia, pihaknya tertarik mengembangkan sebuah kompleks rekreasi di Cibubur karena di kawasan tersebut masih minim sarana rekreasi.

Dia mengungkapkan, sarana rekreasi yang akan dibangun di Cibubur seperti taman wisata air, penginapan ala resor, taman wisata alam (out bound), taman bermain anak-anak, dan lainnya.

“Setelah proyek ini jadi, bisa menjadi salah satu bagian dari recurring income APG. Proyek ini akan matang secara desain dan perencanaan pada tahun ini juga,” ujar Indra.

Namun, Indra belum bisa memberikan keterangan mengenai berapa dana yang disiapkan APG untuk proyek tersebut.

Hotel Milenium itu di deket Jalan Fakhrudin ,,, dan bersilangan langsung dengan Jalan Kebon Sirih,, dan deket banget dengan Pasar Tanah Abang ;) .... Dari situ juga keliatan Tanah Abang Underpass,, Jatibaru Flyover,, dan kali Cideng ..

Sangat dekat juga dengan Bank Indonesia .

Maklum dulu waktu SD aq pernah tinggal di Kampung Bali (1 kelurahan ma tu Hotel :D ... Kode posnya 10250 ) Nahhh Inget banget kan :D

Dinas Penataan dan Pengawasan Bangunan (P2B) menyatakan sebanyak 80 persen dari 700 gedung tinggi di Jakarta tidak mempunyai izin kelayakan mendirikan bangunan (KMB).

Kepala Dinas Penataan dan Pengawasan Bangunan Hari Sasongko mengakui, "Kami kekurangan ahli untuk melakukan pengawasan," katanya kepada wartawan di Balai Kota Selasa (18/12).

Hari mengatakan petugas yang dimiliki Dinas P2B ada sekitar 600 orang. Hanya sedikit yang ahli dibidang kelayakan bangunan. Akibatnya tidak mungkin dilakukan pengawasan untuk semua gedung bertingkat di Jakarta.

Seharusnya, kata Hari, seluruh pengelola bangunan tinggi memiliki ahli di bidang gedung bertingkat. Dalam jangka waktu 6 bulan pengelola melaporkan kepada P2B tentang kelayakan bangunannya.

Di Indonesia kebanyakan ahli gedung bertingkat yang bersertifikat adalah orang asing. Sedangkan ahli dari dalam negeri diakui Hari masih langka.

Saat ini, lanjut Hari, pemerintah untuk sementara belum bisa memberikan sanksi bagi pengelola yang belum punya KMB. "Perdanya juga belum ada," katanya. Peraturan yang ada hanyalah Surat Keputusan Gubernur DKI Jakarta Nomor 76 Tahun 2000 yang hanya mengatur tata cara memperoleh KMB.

I think a mixed-use building (offices & apartments) will not be as exclusive as those which is not mixed. Please imagine how it will be like when all the offices staff are swarming around the lobby area of your apartment. I personally think that it is best that the resiential buildings is located slightly apart from office area. That way the privacy of those living in the residential area are not disturbed.
This is why I think The Boulevard is not going to be one of those buildings you can claim to be 'keren'

I think a mixed-use building (offices & apartments) will not be as exclusive as those which is not mixed. Please imagine how it will be like when all the offices staff are swarming around the lobby area of your apartment. I personally think that it is best that the resiential buildings is located slightly apart from office area. That way the privacy of those living in the residential area are not disturbed.

Jakarta: In Dire Need of Improvement

Today, high-rises dot the skyline, hundreds of thousands of vehicles belch fumes on congested traffic arteries and super-malls have become the cultural centers of gravity in Jakarta, the fourth largest city in the world. In between towering super-structures, humble kampongs house the majority of the city dwellers, who often have no access to basic sanitation, running water or waste management.

While almost all major capitals in the Southeast Asian region are investing heavily in public transportation, parks, playgrounds, sidewalks and cultural institutions like museums, concert halls and convention centers, Jakarta remains brutally and determinately 'pro-market' — profit-driven and openly indifferent to the plight of a majority of its citizens who are poor.

Most Jakartans have never left Indonesia, so they cannot compare their capital with Kuala Lumpur or Singapore; with Hanoi or Bangkok. Comparative statistics and reports hardly make it into the local media. Despite the fact that the Indonesian capital is for many foreign visitors a 'hell on earth,' the local media describes Jakarta as "modern," "cosmopolitan," and "a sprawling metropolis."

Newcomers are often puzzled by Jakarta's lack of public amenities. Bangkok, not exactly known as a user-friendly city, still has several beautiful parks. Even cash-strapped Port Moresby, capital of Papua New Guinea, boasts wide promenades, playgrounds, long stretches of beach and sea walks.

Singapore and Kuala Lumpur compete with each other in building wide sidewalks, green areas as well as cultural establishments. Manila, another city without a glowing reputation for its public amenities, has succeeded in constructing an impressive sea promenade dotted with countless cafes and entertainment venues while preserving its World Heritage Site at Intramuros. Hanoi repaved its wide sidewalks and turned a park around Huan-Kiem Lake into an open-air sculpture museum.

But in Jakarta, there is a fee for everything. Many green spaces have been converted to golf courses for the exclusive use of the rich. The approximately one square kilometer of Monas seems to be the only real public area in a city of more than 10 million. Despite being a maritime city, Jakarta has been separated from the sea, with the only focal point being Ancol, with a tiny, mostly decrepit walkway along the dirty beach dotted with private businesses.

Even to take a walk in Ancol, a family of four has to spend approximately $4.50 (40,000 Indonesian Rupiahs) in entrance fees, something unthinkable anywhere else in the world. The few tiny public parks which survived privatization are in desperate condition and mostly unsafe to use.

There are no sidewalks in the entire city, if one applies international standards to the word "sidewalk." Almost anywhere in the world (with the striking exception of some cities in the United States, like Houston and Los Angeles) the cities themselves belong to pedestrians. Cars are increasingly discouraged from traveling in the city centers. Wide sidewalks are understood to be the most ecological, healthy and efficient forms of short-distance public transportation in areas with high concentrations of people.

In Jakarta, there are hardly any benches for people to sit and relax, and no free drinking water fountains or public toilets. It is these small, but important, 'details' that are symbols of urban life anywhere else in the world.

Most world cities, including those in the region, want to be visited and remembered for their culture. Singapore is managing to change its 'shop-till-you-drop' image to that of the center of Southeast Asian arts. The monumental Esplanade Theatre has reshaped the skyline, offering first-rate international concerts in classical music, opera, ballet, and also featuring performances from some of the leading contemporary artists from the region. Many performances are subsidized and are either free or cheap, relative to the high incomes in the city-state.

Kuala Lumpur spent $100 million on its philharmonic concert hall, which is located right under the Petronas Towers, among the tallest buildings in the world. This impressive and prestigious concert hall hosts local orchestra companies as well top international performers. The city is currently spending further millions to refurbish its museums and galleries, from the National Museum to the National Art Gallery.

Hanoi is proud of its culture and arts, which are promoted as its major attraction — millions of visitors flock into the city to visit countless galleries stocked with canvases, which can be easily described as some of the best in Southeast Asia. Its beautifully restored Opera House regularly offers Western and Asian music treats.

Bangkok's colossal temples and palaces coexist with extremely cosmopolitan fare — international theater and film festivals, countless performances, jazz clubs with local and foreign artists on the bill, as well as authentic culinary delights from all corners of the world. When it comes to music, live performances and nightlife, there is no city in Southeast Asia as vibrant as Manila.

Now back to Jakarta. Those who have ever visited the city's 'public libraries' or National Archives building will know the difference. No wonder; in Indonesia education, culture and arts are not considered to be 'profitable' (with the exception of pop music), and are therefore made absolutely irrelevant. The country spends the third lowest amount in the world on education (according to The Economist, only1.2 percent of its GDP) after Equatorial Guinea and Ecuador (there the situation is now rapidly improving with the new progressive government).

Museums in Jakarta are in appalling condition, offering absolutely no important international exhibitions. They look like they fell on the city from a different era and no wonder — the Dutch built almost all of them. Not only are their collections poorly kept, but they lack elements of modernity — there are no elegant cafes, museum shops, bookstores or even public archives. It appears that the individuals running them are without vision and creativity. However, even if they did have inspired ideas, there would be no funding to carry them out.

It seems that Jakarta has no city planners, only private developers that have no respect for the majority of its inhabitants who are poor (the great majority, no matter what the understated and manipulated government statistics say). The city abandoned itself to the private sector, which now controls almost everything, from residential housing to what were once public areas.

While Singapore decades ago, and Kuala Lumpur recently, managed to fully eradicate poor, unsanitary and depressing kampongs from their urban areas, Jakarta is unable or unwilling to offer its citizens subsidized, affordable housing equipped with running water, electricity, a sewage system, wastewater treatment facilities, playgrounds, parks, sidewalks and a mass public transportation system.

Rich Singapore aside, Kuala Lumpur with only 2 million inhabitants boasts one metro line (Putra Line), one monorail, several efficient Star LRT lines, suburban train links and high-speed rail system connecting the city with its new capital Putrajaya. The "Rapid" system counts on hundreds of modern, clean and air-conditioned buses. Transit is subsidized; a bus ticket on "Rapid" costs only $.60 (2 Malaysian Ringgits) for unlimited day use on the same line. Heavily discounted daily and monthly passes are also available.

Bangkok contracted German firm Siemens to build two long "Sky Train" lines and one metro line. It is also utilizing its river and channels as both public transportation and as a tourist attraction. Despite this enormous progress, the Bangkok city administration claims that it is building an additional 50 miles (80 kilometers) of tracks for these systems in order to convince citizens to leave their cars at home and use public transportation.

Polluting pre-historic buses are being banned from Hanoi, Singapore, Kuala Lumpur and gradually from Bangkok. Jakarta, thanks to corruption and phlegmatic officials, is in its own league even in this field.

Mercer Human Resource Consulting, in its reports covering quality of life, places Jakarta repeatedly on the level of poor African and South Asian cities, below metropolises like Nairobi and Medellin.

Considering that it is in the league with some of the poorest capitals of the world, Jakarta is not cheap. According to the Mercer Human Resource Consulting 2006 Survey, Jakarta ranked as the 48th most expensive city in the world for expatriate employees, well above Berlin (72nd), Melbourne (74th) and Washington D.C. (83rd). And if it is expensive for expatriates, how is it for local people with a GDP per capita below $1,000?

Curiously, Jakartans are silent. They have become inured to appalling air quality just as they have gotten used to the sight of children begging, even selling themselves at the major intersections; to entire communities living under elevated highways and in slums on the shores of canals turned into toxic waste dumps; to the hours-long commutes; to floods and rats.

But if there is to be any hope, the truth has to eventually be told, and the sooner the better. Only a realistic and brutal diagnosis can lead to treatment and a cure. As painful as the truth can be, it is always better than self-deceptions and lies.

Comparative statistics have to be transparent and widely available. Citizens have to learn how to ask questions again, and how to demand answers and accountability. Only if they understand to what depths their city has sunk can there be any hope of change.

Can corruption be eradicated and replaced by creativity? Can private villas shrink in size and green spaces, public housing, playgrounds, libraries, schools and hospitals expand?

An outsider like me can observe, tell the story and ask questions. Only the people of Jakarta can offer the answers and solutions.

I just came across dis article and wanna know the true picture from u guys. of coz this westerners b****rd only talk rubbish bout us coz they just envy with our region's rapid growth. And i don't deny that Indonesia is one of the best place to visit esp Bali and Jakarta is incredibly booming with so many mega projects which obviously better than Kedah..just kidding..

Most world cities, including those in the region, want to be visited and remembered for their culture. Singapore is managing to change its 'shop-till-you-drop' image to that of the center of Southeast Asian arts. The monumental Esplanade Theatre has reshaped the skyline, offering first-rate international concerts in classical music, opera, ballet, and also featuring performances from some of the leading contemporary artists from the region. Many performances are subsidized and are either free or cheap, relative to the high incomes in the city-state.

Now back to Jakarta. Those who have ever visited the city's 'public libraries' or National Archives building will know the difference. No wonder; in Indonesia education, culture and arts are not considered to be 'profitable' (with the exception of pop music), and are therefore made absolutely irrelevant. The country spends the third lowest amount in the world on education (according to The Economist, only1.2 percent of its GDP) after Equatorial Guinea and Ecuador (there the situation is now rapidly improving with the new progressive government).

Museums in Jakarta are in appalling condition, offering absolutely no important international exhibitions. They look like they fell on the city from a different era and no wonder — the Dutch built almost all of them. Not only are their collections poorly kept, but they lack elements of modernity — there are no elegant cafes, museum shops, bookstores or even public archives. It appears that the individuals running them are without vision and creativity. However, even if they did have inspired ideas, there would be no funding to carry them out.

It seems that Jakarta has no city planners, only private developers that have no respect for the majority of its inhabitants who are poor (the great majority, no matter what the understated and manipulated government statistics say). The city abandoned itself to the private sector, which now controls almost everything, from residential housing to what were once public areas.

Polluting pre-historic buses are being banned from Hanoi, Singapore, Kuala Lumpur and gradually from Bangkok. Jakarta, thanks to corruption and phlegmatic officials, is in its own league even in this field.

Mercer Human Resource Consulting, in its reports covering quality of life, places Jakarta repeatedly on the level of poor African and South Asian cities, below metropolises like Nairobi and Medellin.

Curiously, Jakartans are silent. They have become inured to appalling air quality just as they have gotten used to the sight of children begging, even selling themselves at the major intersections; to entire communities living under elevated highways and in slums on the shores of canals turned into toxic waste dumps; to the hours-long commutes; to floods and rats.

But if there is to be any hope, the truth has to eventually be told, and the sooner the better. Only a realistic and brutal diagnosis can lead to treatment and a cure. As painful as the truth can be, it is always better than self-deceptions and lies.

My Comment :
Before arguing the city management, please bear in mind that Indonesia has a very absolute different law system (civil law-Dutch system) compared to Singapore, Malaysia, Australia, China, etc... (most countries in the world, with common law, British Commonwealth system).

Indonesia (Jakarta) acknolwledges and respects the Full Ownership status of The Land, known as "Hak Milik", whereas not recognized in most cities you mentioned. Beside that, Indonesia also has the other land's legal such asTanah Adat, Wakaf, HGB, etc. makes our residents so meaningful in the view of law.
The system not allows government to cut/destroy/relandscape properties that have clear legal ownership. Jakarta has experienced in facing some legal disputes because of developments of toll road, flood canal, and so many cases arised.

It is not easy to manage Jakarta like in your country.

However... city's public infrastructures mean nothing, -fragile, freeze, frightening-.. when people are banned to express their opinions... when protesters were arrested by police as experienced in Indonesia's neighborhoods :ohno:

You said we're poor... but infact, we are rich of democracy. Even the Poor people have the freedom of expression without state legal intimidation (not like ISA-bad experience:bash:).
You said we're poor, lack of city's property... actualy people are very rich because many people have full Land Ownership Status (Hak Milik) not just borrowing lands from government and can be kicked out anytime.
You claimed you built culture centers/ buildings... sorry to say that the culture belongs to Indonesia, China, India, Melayu (mostly in Indonesia +30 mio pop. reside in Northen Sumatra), because you just a melting point not culture origin or producer.
You said city development... but you stole our sands, woods and treated our workers like slaves.
You said corruption... but you keep Indonesian corruptors in your "amazing" cities.

Indonesia´s state-owned housing developer Perum Perumnas said it will build 21 low cost apartment towers in Jakarta.

Construction in the Indonesian capital has already started, with six towers in Pulogadung, 10 towers in Cengkareng and five towers in Kemayoran, said Himawan Arief, Perumnas President. "Perumnas will handle the construction of three towers and construction of the remaining 18 towers will be handled in partnership with other developers," said Mr Arief.

"In Pulogadung, construction is now in progress with two floors of the 15 floor towers already completed." He said the apartment complex includes a school, a sport center and other public facilities. The apartment units will be sold at prices below Rp200 million (US$22,000) each, and are designed for middle income people.

I reckon the old Sahid Jaya hotel should just be kept. It looks old, but it's got heritage value. The new refurbished design has no character..the new paint makes it look like a cheap apartment....

Pantai Jakarta Hancur

JAKARTA (Pos Kota) - Kawasan hutan mangrove di pesisir pantai utara Jakarta nyaris punah. Sepanjang 23 tahun, sekitar 83 persen hutan mangrove hilang. Kini, sisa seluas 170, 60 ha juga terancam punah karena diincar pengembang untuk direklamasi menjadi permukiman elit dan pusat bisnis.

Dari total hutan mangrove tersebut, hanya 25,02 ha yang secara hukum dilindungi sebagai daerah Suaka Margasatwa Muara Angke (SMMA) di Kelurahan Kapuk Muara, Kecamatan Penjaringan, Jakarta Utara.

“Bila hutan mangrove hilang maka tunggu saja Jakarta hancur. Program reklamasi dari pemerintah harus dihentikan,” kata Slamet Daryoni, Direktur Eksekutif Walhi Jakarta, Senin (4/2). “Sekarang saja Jakarta sudah mulai hancur.”

Banjir yang terjadi saat ini berkaitan dengan rusaknya lingkungan hidup berupa hutan mangrove. Reklamasi juga merupakan biang kerok dari musibah banjir, karena air yang mengalir dari hulu ke hilir tidak mampu ditampung laut.

Hutan mangrove sebagian besar kini sudah sudah diurug dan disulap menjadi perumahan mewah, contohnya di Kapuk. Anehnya, hutan mangrove di kawasan itu sebagai penahan diganti atau dipindah oleh pemerintah ke kawasan Jawa Barat. “Hutan mangrove itu, untuk melindungi Jakarta, tapi dipindah ke kawasan Jawa Barat. Ini kan lucu,” tandasnya.

Daryoni mendesak pemerintah segera mencabut Keppres Nomor 52/1995 tentang Reklamasi. “Bila Jakarta tidak ingin tenggelan, hutan mangrove harus dikembalikan,” ucapnya.

PERUMAHAN
Pada bagian lain Daryoni menilai pembangunan perumahan elit di Kapuk Jakarta Utara memiliki kontribusi cukup besar terhadap parahnya banjir, hingga merendam jalan tol Bandara Soekarno-Hatta.

“Kawasan permukiman Pantai Indah Kapuk telah melakukan konversi rawa-rawa sekitar 831 hektar,” ujarnya.

Konversi lahan seluas itu, memiliki konsekuensi berupa hilangnya tempat parkir air sebanyak 6,6 juta m3. Jika terjadi hujan yang berbarengan dengan pasang di laut, maka air yang tidak bisa parkir (tertampung sementara) itu akan menyebar ke mana-mana.

BERLOMBA KONVERSI
Kondisi itu, katanya, juga diperparah dengan semakin banyaknya pengembang yang berlomba-lomba mengkonversi rawa atau mereklamasi pantai seperti yang terjadi di kawasan Ancol dan Kapuk. Selain untuk permukiman, konversi lahan juga dilakukan untuk pergudangan.

Di masa yang akan datang dia meyakini banjir yang terjadi akan semakin parah. Pasalnya daerah tangkapan air di Jakarta saat ini tinggal 9 persen saja dengan kemampuan menyerap air hujan sekitar 26 persen saja.

Air hujan yang jatuh di Jakarta per tahun rata-rata sekitar 2 miliar m3. Jika yang berhasil diserap tanah hanya 26 persennya dan sisanya sulit masuk ke laut akibat buruknya sistem drainase serta tidak adanya tempat parkir air tentu kelebihan debit air itu akan menggenangi lingkungan permukiman.

Dia mengharapkan sudah saatnya pemerintah melakukan audit lingkungan secara menyeluruh. Dengan cara ini bisa diketahui siapa yang memiliki kesalahan terbesar dalam pengelolaan lingkungan.

Hutan Lindung Angke Muara Kapuk 44,76 ha, Hutan Wisata Kamal Muara 99,80 ha, Suaka Marga Satwa Muara Angke 25,02 ha, Suaka Margasatwa Pulau Rambut 45,00 ha, Cagar Alam Pulau Bokor 18,00 ha, Cagar Alam Pulau Penjaliran Barat 19,85 ha, Cagar Alam Pulau Penjaliran Timur 19,65 ha.

RELOKASI PERGUDANGAN
Hancurnya hutan mangrove juga mengundnag reaksi dari DPRD DKI Jakarta. Dewan meminta pergudangan yang ada pada sisi jalan menuju Bandara Soekarno-Hatta harus segera direlokasi ke tempat lain, karena keberadaannya juga salah satu penyebab terjadinya banjir.

“Tidak hanya relokasi pergudangan di kawasan jalan menuju bandara, tapi juga untuk keseluruhan Jakarta. Sebab, kerusakan dan pelanggaran sudah begitu parah,” kata H. Muhayar Rustamudin, Wakil Ketua Komisi D DPRD DKI Jakarta.

Menanggapi berbagai kritikan, Gubernur H. Fauzi Bowo mengatakan persoalan pergudangan pada jalur bandara sudah sesuai dengan peruntukan. “Kalau itu tidak masalah karena sudah sesuai dengan ketentuan,”ucapnya.

Fauzi berdalih persoalan banjir tersebut tidak hanya masalah Jakarta semata. Tetapi melibatkan daerah sekitar seperti Bogor, Depok, Cianjur dan Tangerang.

JALUR BANDARA
Sementara itu, jalan tol ruas Bandara Soekarno Hatta, Cengkareng sudah dibuka dan bisa dilalui berbagai jenis kendaraan, sejak Senin pagi kemarin.

Sekretaris Perusahaan PT Jasa Marga, Oke Merlina mengatakan air yang menggenangi Tol Sedyatmo itu sudah mulai surut. “Semua jenis kendaraan sudah bisa lewat dan kami juga mulai menerapkan tarif tol,” katanya.

Menurut Oke, sesuai dengan rencana, Jasa Marga akan meninggikan jalan yang selama ini sering terendam air terutama di KM 24 sampai KM 26 setinggi 1,5 m. “Insya Allah peninggian jalan akan mulai dilaksanakan Maret 2008 ini,” jelasnya.

SBY KE BALAIKOTA
Melandanya banjir di Jakarta menjadi perhatian Presiden Susilo Bambang Yudhoyono (SBY). Sesuai dengan jadwal, hari ini, Selasa (5/2) SBY ke balaikota membahas masalah penanggulangan banjir di Jakarta.

Menurut Ari Budiman, Kepala Biro Humas dan Protokol Pemda DKI Jakarta, kedatangan SBY untuk mencari informasi lebih dalam mengenai banjir dan dampaknya.
