What's next?
With an undeveloped landbank of about 1,200 to 1,400 acres, with GDV of some RM3 billion, OSK Property is well positioned to take advantage of development opportunities despite the increasingly poor economic climate, says Tan.
Taman Sri Banyan in Country Heights, Kajang — the group's maiden project in the Klang Valley — was completed this year, with 85% of the units sold. The low-density, high-end gated and guarded development comprises 26 units of 2-storey semidees, and 2 and 3-storey bungalows.
"We are on the lookout for more niche pockets around the Klang Valley," says Tan, adding that in property development, one has to be proactive and aggressive.
To date, the group's flagship project Bandar Puteri Jaya, a 2,580-acre integrated township development launched in Sungai Petani, Kedah, in 1997, has delivered more than 6,500 residential and commercial units. "We are building affordable homes in the northern region," says Tan.

In the pipeline for the group is a 30-storey condominium tower with 108 units on Jalan Yap Kwan Seng — targeted for launch in 2010 and completion in 2012. The project will feature up to eight types of units of 1,100 to 3,600 sq ft, with prices starting from RM900 psf. The estimated GDV is RM130 million. The land was purchased in December 2007 when the company bought two plots totalling 26,000 sq ft, together with a 2-storey bungalow in Kampung Baru and a 1-storey office on Jalan Yap Kwan Seng, for RM11.5 million. The 2-storey bungalow, says Wong, will be rented out soon, while the 1-storey office will be let out as a car showroom. The company is still in talks with potential tenants.

The group also intends to develop 74 units of 2 and 2½-storey semidees in Bandar Baru Bangi, with a GDV of RM63 million. Tan says the redevelopment of Atria Damansara Shopping Centre in Petaling Jaya into a shopping mall with shopoffices is still in the planning stages.
In Seremban, Negri Sembilan, the group is developing phase one of Mon't Jade (a low-density development of bungalows and semidees) comprising 66 bungalows and the tail end of Seremban 3 (S3), a mixed development in Rasah.
Asked about the outlook for the property industry for 2009, Tan says, "Tread cautiously." He believes that with the right location, and with Malaysia among the cheapest in the region, there will still be buyers. "The only thing to do now is not to over-build," he says.
As of last year, OSK Property had embarked on projects, both new and ongoing, with a combined GDV of about RM4 billion.

Mature property neighbourhoods remain popular


PETALING JAYA: Some popular locations in the Klang Valley still attract buying interest for secondary properties, either for investment or own occupancy, despite the softening property market in the country, industry players said.

Townships with mature neighbourhoods and high-end residences in Kuala Lumpur which are close to the city centre remain popular secondary property markets, even for next year, according to real estate agents contacted by StarBiz.

Hartamas Real Estate Sdn Bhd managing director Eric Lim said popular locations for landed secondary residential properties in the Klang Valley included Ara Damansara, Bandar Utama, Bukit Jelutong and Kemuning Utama in Shah Alam, with people still buying properties there.

“It is expected to continue to remain active next year as the prices there are affordable versus the more mature residential areas such as Petaling Jaya. “Buyers, especially the young executives, are willing to go slightly further for more affordable property prices,” he said.

For condominiums, Lim is positive about locations such as Bangsar and KL Sentral as fewer launches in these areas in recent years have contributed to a stable supply.

Chester Properties senior real estate negotiator Kam Jun Yin said Petaling Jaya, Subang and Puchong were still the popular locations for those who planned to purchase properties for own occupancy.

Kam observed that the KLCC vicinity and Mont Kiara areas were most popular with buyers who bought for both own occupany and investment purposes, noting that prices in these two high-end locations had risen more than 100% in three years.

Secondary property prices in KLCC vicinity were ranging from RM1,000 to RM1,400 per sq ft, he said.

“Given that most of the new properties in the KLCC vicinity are looking to achieve RM2,500 to RM3,000 per sq ft, perhaps next year, secondary prices may be pushed higher,” Kam said.

According to S.K. Brothers Realty (M) Sdn Bhd general manager Chan Ai Cheng, Petaling Jaya, Damansara Heights are also attractive to secondary property buyers.

“These locations are well-established with mature neighbourhoods and populated with growing families creating natural demand as well as coveted residential address to match people’s lifestyle and demands today,” she said.

J A Valleys Properties real estate negotiator, Raymond Phuah, noted that “coupled with the limited land with freehold title in these areas, Petaling Jaya has attracted a lot of potential buyers for secondary properties.”

Challenging year ahead seen for secondary residential properties

PETALING JAYA: It will continue to be challenging in 2009 for the secondary residential property market as buyers continue to adopt a wait-and-see stance on property purchases due to the global economic slowdown, property experts said.

The degree of softening in property sales would depend on the severity of the economic downturn next year, they said.

Regroup Associates Sdn Bhd executive director Paul Khong acknowledged that the secondary residential property market has been quite slow as potential buyers have been holding off decisions on house purchases.

“This has significantly impacted the property market especially in the current quarter,” he told StarBiz.

“The quiet period is expected to continue through to the first quarter of 2009 after all the holidays are over.”

S.K. Brothers Realty (M) Sdn Bhd general manager Chan Ai Cheng said buyer sentiment had taken a beating due to the current economic uncertainties.

“It’s a waiting game for buyers. There are even ‘aborted’ cases where buyers have placed an earnest deposit to purchase a property and subsequently pulled out from the transaction, in the hope that prices will come down further or in search of fire-sales while others are uncertain of their job stability and postponing the purchase commitment,” she said.

Nevertheless, Hartamas Real Estate Sdn Bhd managing director Eric Lim is anticipating stable to moderate growth due to bargain hunting in certain segments of the secondary property market, especially landed residential property.

“(However) the market for properties that are purchased for investment and speculation will be slower,” he acknowledged.

The agency experienced a 20% to 30% drop in sales in the second half of the year versus the corresponding period of 2007.

“This is quite substantial for us. Sentiment is still not good,” Lim noted.

CH Williams Talhar & Wong Sdn Bhd managing director Goh Tian Sui concurred.

“The last two to three months have been quite bad – enquiries and sales activities have dropped. Owners are more open to negotiations in pricing,” he said.

The prices of certain secondary residential properties could also face more pressure next year due to a lack of demand and an increase in supply of completed projects.

Citing an example, Regroup’s Khong said the situation for high-end condominiums in the KLCC and Mont Kiara areas were getting critical and there would be more pressure on rental and capital values as many of the projects in the vicinity would be completed within the next one or two years.


“Supply will be mounting on a monthly basis as demand continues to be low and this will eventually translate into lower capital values and rental.

“An easy 15% to 20% shed in values are envisaged for this sector generally,” Khong said.

The asking prices for middle-class residential properties in general, for example, terrace houses in good locations such as Sri Hartamas, Bandar Utama and even Taman Tun Dr Ismail, had already been adjusted 5% to 10% lower to reflect current market conditions, Khong said.

Khong & Jaafar Sdn Bhd managing director Elvin Fernandez noted that prices of high density condominiums with a low occupancy rate in not-so-choice locations were about 10% lower now compared with a year ago.

“Although prices have softened, it is still difficult to sell such properties,” he said.

2009 a year of reckoning for luxury condos: OSK

THERE is recent evidence that higher-end landed properties in well-established locations could potentially outperform the overall property cycle in times of adversity, says OSK Research.

"This 'hedging' opportunity, stems from the hypothesis that the fast-rising 'baby boomers' of the 50s, who tend to be more affluent but risk-averse, are likely to hedge their wealth in mid-to-high end landed properties during uncertain times," the research house said in its daily report in Kuala Lumpur yesterday.

"Given that households are still flushed with liquidity, this age group is unlikely to plough all their wealth back into the banking system given the low deposit rates amid the high inflationary environment," it added.

Nonetheless, as all the market players are still trying to assess the severity of the potential collateral damage from the global financial crisis on Malaysia's real economy, it said most home buyers are likely to stay on the sidelines for a while and may not return until the second half of next year.

OSK Research said 2009 will be a year of reckoning for luxury condos.

It has estimated that more than 5,000 units of luxury condos priced at more than RM400 per square feet would come on stream in the Klang Valley by late 2008 and another wave of more than 5,000 units is expected to hit the market in 2009 before easing slightly to more than 2,000 units in 2010.

"Notwithstanding the risk of dimishing demand, these waves of incoming supply at about the same time, will severely depress rental yield by late 2008 and going into 2009/2010," it explained. - Bernama

OSK Property targets RM120mil-RM130mil sales

In Kuala Lumpur, OSK Property is looking to launch a high-end condominium project in Jalan Yap Kwan Seng in October. The 108 condominiums, ranging from 703 sq ft to 4,152 sq ft, would be priced from RM1,000 per sq ft. The project with GDV of RM150mil is targeted for completion in three years.

The company also owns a 0.65-acre plot in Jalan Raja Abdullah and hopes to tie up with the adjoining land owner to develop the land into a condominium project later this year.

Developer gives assurance on hot springs

The MaSa group, which is developing the area around the Selayang hot springs, has assured the public that access to the hot springs will not be affected by its Selayang Springs Condominium project.

According to Masa Builder Sdn Bhd managing director Mansur Hussein, the company has been given approval by the Selayang Municipal Council (MPS) to develop the public amenities at the Selayang hot springs.

Mansur was commenting on the StarMetro report “Hot springs at risk” on Tuesday which said that many neighbouring residents and regular visitors were worried about the fate of the hot springs in view of the massive development taking place around them.

“Our intention is for the public to use the hot springs freely and at the same time create a nicer and more pleasant environment,” Mansur said.

“The condominium project is located more than 200 metres from the hot springs and our development will not affect the access of free usage of the hots springs,” he said.

“We had chosen the name Selayang Springs Condominium because of its proximity to the hot springs and it has been approved by the MPS,’’ Mansur said.

Meanwhile, REI International Holding Sdn Bhd chief executive officer Daniele Gambero said many buyers had called the company to cancel their bookings, alleging that its project had not been approved by the authorities.

“One buyer had cancelled his booking while a few more said they are coming to our show gallery office next to the Selayang hot springs tomorrow,’’ he said.

Gambero said this at a joint press conference with Mansur and MPS president Zainal Abidin Azim at the show gallery yesterday.

According to Zainal, no development will take place on the four- acre site at the hot springs and the Selayang Springs Condominium project will not affect the hot springs.

“The previous state government had given approval for the development of an area beside the hot springs as early as 1986 but only in January last year was the project approved,” Zainal said.

“We are very strict on who is developing the area because the hot springs are a natural heritage and our uppermost priority is the public interest,” he said.

“The four-acre land, where the hot springs are located belongs to the MPS while the Selayang Springs Condominium is situated on an 18-acre land beside the hot springs,’’ Zainal said.

CF issued to apartments despite no water, electricity supply

KUALA LUMPUR: Nearly a year after getting their keys, the owners of the Medan Putra serviced apartments in Bandar Menjalara are still unable to move in.

The reason? There is no water and electricity supply at their apartments although the certificate of fitness (CF) had been issued late last year.

The 500 home owners are now demanding to know why the CF was issued before the water and electricity supply was connected.

Their queries with the developer have drawn a blank.


Angry, more than 100 home owners staged a protest in front of the 30-storey apartment block on Saturday.

"I spend about RM900 every month servicing my bank loan and paying the maintenance fees. My apartment is completed, but I can't move in.

"I have no idea how long I can survive like this," said one of the owners, Connie Lim, 29.

She added that at present, the electricity supply at the serviced apartment was only from 9am to 6pm.

Another house owner, Chong Wei Yin, was disappointed with the developer.

"I was so excited last year when I collected the keys to my new home.

"But, when I went to my apartment, I saw that there was no water. I simply don't understand, how can the CF be issued without water and electricity supply?"

Chong said the owners had also been told to start paying their maintenance fees.

"Why do we need to pay maintenance fees, when we haven't even moved into the apartment?"

Segambut member of parliament Lim Lip Eng, who was at the protest, said that he would look into the plight of the home owners.

"The CF is an official document issued by the local authority to acknowledge that a certain building is safe and can be occupied.

"The local council should only issue the CF after all the conditions stipulated have been met, but it seems in this case, they have issued the CF without ensuring that the basic amenities are provided for," he said.

After speaking to the owners, Lip Eng and some of the home owners went to the developer's office to seek an explanation.

However, he too failed to get any answers. Instead, he was told that there would be a meeting between the developer and home owners next Wednesday and he was welcomed to attend it.

Things, however, nearly turned ugly when Lip Eng and the home owners were leaving the office.

Lip Eng and the home owners had gathered in front of the office to enable press photographers to take pictures when an employee from the developer's office rushed out and confronted them.

The man started shouting at the home owners who were brandishing placards and told the photographers to stop taking pictures.

A scuffle broke out between the man and some of the house buyers but Lip Eng managed to calm the situation.

Lip Eng, meanwhile, said he would be contacting the local authority to enquire about the CF issue.

Lawyer Derek Fernandez agreed with Lip Eng that the local authority should not have allowed vacant possession before ensuring that the building had water and electricity supply.

"City Hall has no authority to issue the CF if the basic amenities are not there. Legal action can be taken against the developer. The local authority must also issue an explanation why the water and electricity were not connected before the CF was issued."

The developer, Sri Melinger Sdn Bhd, declined to comment.

9 Madge is located at the U-Thant area, a very sought after part of Ampang mainly because of its proximity to KLCC and the fact that it is within the embassies. As that would suggest, you will note that this is an expatriate area. Old bungalows in the area have been converted into embassies and high commissions. This is an old and established area, and although very centralised, it is truly secluded still with greens lining up the sidewalks. Once in the area, you tend to forget you are in such close proximity to the city centre, which gives residents here the best of both worlds really. You get something similar to suburban living, but at the same time you get the perks of living within the inner city circle too. There is privacy within U-Thant, as traffic is generally not diverted into that neighbourhood unless your destination lies there. The presence of high commissions and embassies generally means tightened security levels, a perk for other residents in U-Thant. You will have general security patrols even through the night as I have personally witnessed myself.

9 Madge does sound like a great option for own stay if money is no object. This is a low density project, which is a plus for own stay buyers. At RM1100 persf onwards, it is relatively affordable compared to some at the KLCC area which have already breached RM2500 persf - RM3000 persf now. 9 Madge's pricing is more in tuned with some like Idaman Residence and Marc Residences in case you would like to know your options at the KLCC region. I do see potential here at 9 Madge. I understand that at 1888sf being their smallest layout, we are talking about RM2Million onwards for the cheapest unit, and this is not the most affordable for most purchasers out there. But taking just the persf price into consideration, there is much potential for capital appreciation, possibly touching RM1500 persf in about 3 years from now. Taking the launch prices as benchmark, rental prospect is still plausible for 9 Madge as with any other development in that area still within the RM800-1500 persf mark. I am rather in favour of this project, barring any unforseen muck ups by the developer, though I certainly hope not on seeing that this is a joint venture between Landlovers Group and Hanil Engineering and Construction of Korea.

First Residence planned for Kepong Baru


SPECIALIST contractor-turned-developer TSI Holdings Sdn Bhd is planning to launch a mixed development called First Residence in Kepong Baru by the middle of this year.



Located along the 6th mile, the shop-cum-apartment project sits on a 10-acre leasehold site that was formerly gazetted as an industrial site. According to the developer, the site has since been converted for the relevant use by the landowner. TSI purchased it in 2000.

Its group managing director Lim Seng Kok, told PropertyPlus that First Residence will be developed over two phases. In all the project will offer 1,098 apartments, 58 shops and150,000 sq ft of commercial space.

Phase one will comprise 474 apartments and 58 shops, with a gross development value of M130 million.

Of the apartments in phase one, the developer plans to launch 237 units housed within one block first. A standard 3-bedroom, 2-bathroom unit has a built-up of 1,000 sq ft and the average price is planned to be from RM190 psf.


Each unit will come with at least one parking bay while additional bays will be sold. The maintenance fee, inclusive of contribution to the sinking fund, is expected to be between 15 and 18 sen psf.


Targeting young families with a monthly household income of between RM5,000 and RM6,000, Lim admitted that its price point is on the premium end for its medium high end target market.

“Apart from offering high-quality finishes as well as facilities in our projects, we also have reputable property management companies to manage them,” he said, adding that the project will be under the purview of the Housing Development (Control and Licensing) Act.


The developer will also be constructing a 66ft road that will link its project, Segambut and Jinjang directly to Petaling Jaya via the LDP highway.

Meanwhile, the project also offers a total of 58 shops that are located on the first two levels of the twin 16-storey project. These were launched last year and are 50% sold.

With 29 units of shops on each level, those on the ground floor, with a standard lot size of 1,400 sq ft, are priced from RM680,000, or an average of RM450 psf. The 980 sq ft units on the first floor are priced from RM260,000 or an average of RM250 psf.

There is also the option to purchase the shops on an enbloc basis, said Lim, adding that all the walk-up shops front the main road.

The construction of the first phase, which will take three years, will begin in the first half of this year and the developer will be putting up a show unit. There will be more than 800 parking bays and amenities include a multipurpose hall, pools and landscaped areas.


Expressing his confidence in First Residence, Lim felt that there is demand for such an offering in Kepong Baru.

“Based on our past experience with D’Alamanda in Cheras, we launched it in October 2004 and received an overwhelming response through our purchasers’ word-ofmouth advertising. Many of them are also repeat buyers despite our premium prices,” he said.

Located on a 4.4-acre leasehold site in Cheras’ 2nd mile, the first phase of the RM180 million D’Alamanda comprises a 22-storey serviced condominium with 50 shops and 390 residences, which were handed over last September.


The second phase, to be completed by mid next year, was launched in October 2006 and comprises 67 shops and 320 condominiums.


On the second phase of First Residence, Lim said, “The launch of phase two units will depend largely on the sales of the first phase… we will launch phase two units at a pace that the market can absorb. We also want our early purchasers to benefit so that they can enjoy some capital appreciation.”

Lim says another project launch this year by the group is First Residence in Kepong Baru, Kuala Lumpur with GDV of RM166mil, comprising two levels of shops and 474 units of condominium in two towers, scheduled for completion by the middle of 2011.

“We did the soft launch for Block A after the Chinese New Year and to our surprise, the sales were overwhelming as almost all the non-bumi units were sold off,” he says adding that though the current market condition is slow for property sector, the group doesn’t feel the pinch at all.

“We always believe that with the right products design that can meet the requirements of buyers, the market is still there for us to continue our business,” he says.

He adds that the group does not offer freebies or gifts to its buyers to purchase the properties but will give quality products.

The group has recently launched the second block (Block B) to meet the demand from the market.

The condominium range from 930 sq ft to 1,450 sq ft and priced from RM233,000 to RM333,000 while the shops are priced from RM700,000 to RM1.2mil.

“This development will be the first in the market to offer 32 facilities for its resident on a 20,000 sq ft podium, such as karaoke rooms, yoga room, reflexology path, etc,” he says.

For upcoming development, Lim says the group will launch a mixed residential development in Puchong by early next year that consist of 520 units of condominium and 12 units of conventional shops with projected GDV of over RM130mil.

YTL Land package to help spur sales of Centrio


KUALA LUMPUR: YTL Land & Development Bhd hopes to sell the remaining units of its latest property development, Centrio, when a new financial package is offered from this weekend.

The package is launched in conjunction with the opening of small office/home office (SOHO) show units to the public.

Sales and marketing senior manager Jessica Loo said the financial package, which would be available for two weeks, would give up to RM150,000 rebates to purchasers of the available units at Centrio.

“About 75% of the units at Centrio have been taken up. We hope this special package will help boost sales for the remaining units,” she said at a media briefing yesterday.

The Centrio project that started in December 2006 comprises 306 units of SOHOs, office suites, boutique garden offices and retail stores on 3.8 acres in Bukit Kerinchi.

It is YTL Land’s latest development on the 90 acres it owns in Bukit Kerinchi after launching Pantai Hillpark and Andalucia residential units.

With a gross development value of RM100mil, Centrio is being developed by YTL Land unit Syarikat Kemajuan Perumahan Negara Sdn Bhd.

“We do have plans to launch another new development in this area, maybe next year, to build semi-detached and bungalow units,” Loo said, adding that Centrio was expected to be completed in the first quarter next year.

She said there were eight designs for the SOHO units that ranged from 623 to 1,536 sq ft and priced between RM550 and RM600 per sq ft.

The office units are priced from RM450 to RM550 per sq ft.

As for retail stores, Loo said all the units were only for rental because YTL Land wanted better control over the tenants.

Located on the immediate south of Bangsar, Centrio is accessible through the Federal Highway, Sprint Duta-Kerinchi Link and New Pantai Expressway.

“Our SoHo at the CENTRIO concept comes after our research revealed that an increasing number of young people are looking for living spaces that offered greater flexibility, with many of them wanting to work from home,” says sales and marketing senior manager Jessica S.S. Loo.

1120 Park Avenue receives encouraging response

KUALA LUMPUR: Peter’s Holdings, the developer of condominium project 1120 Park Avenue along Old Klang Road in Kuala Lumpur is offering an Easy Zero Payment Campaign (EZPC) scheme to its purchasers. It is believed to be the first such package done for the medium-cost property sector.

The RM250 million 1120 Park Avenue sits on a 12-acre leasehold tract, consisting five blocks with a total of 1,120 units.

A spokesperson of the developer told theedgeproperty.com that buyers only need to “pay 10% down payment and nothing for 4.5 years”. This means that a buyer pays a 10% down payment and with a housing loan in place, the developer will help pay the buyer’s loan interest (three years) and after the vacant possession (handing over of keys), the developer will pay the buyer’s loan installments for a period of 18 months, subject to certain terms and conditions.

The EZPC scheme was designed for homeowners in the medium-cost sector and investors. “We believe many would already be committed to an earlier housing loan, and to have the burden of a double mortgage especially during the construction period would be too heavy for them. We are giving them something like a grace period after the collection of keys, as we believe it would take some time for them to sell off their existing homes and renovate their unit.”

As for investors, the grace period of 18 months (after handover of keys) is to allow them time to rent or sell their units. “However, for those who sell, our subsidy is until the month they sell as we are not able to transfer this benefit to the next owner,” she said.

According to the spokesperson, 1120 Park Avenue achieved 100% sales within a week of the launch of its first phase, with buyers mainly from Puchong and Jalan Kuchai Lama. Unit sizes range between 870 and 1,193 sq ft.

There are two phases to the medium-cost development. The first phase of two blocks was launched in December last year and the remaining three blocks were launched on Jan 15. Prices are from RM200,000.

“We are now providing free air conditioning units as well as tempered glass shower screens for the bathrooms. For our second phase, we have achieved over 50% sales,” said the spokesperson. Each block has an average of 200 units and the whole development is scheduled for completion in 2013.

Each unit comes with two car park bays and facilities include a swimming pool, multipurpose hall, playground, jogging track and security.

Other projects by the developer include Papillon Desahill condominium in Taman Desa, Taman Seri Berembang in Port Klang, Green Acres in Ipoh, Zeus Business Park in Johor, and a medium-cost apartment project in Balakong, Kuala Lumpur.

DEVELOPER Sri Seltra Sdn Bhd is going to change the perception that contemporary inner city living will burn a hole in your pocket with its up-andcoming D'Pines@Ampang condo.

Located just minutes - or eight kilometres - from Kuala Lumpur City Centre, a unit here is expected to cost less than RM1,800 a month in loan repayment.

The developer, a subsidiary of the City Motors Group, is opening the project to early bird previews today. What early birds can expect are discounts of between five and 10 per cent of the sale price that is between RM370,000 and RM630,000 as well as legal fees absorbed by the developer.

D'Pines@Ampang, which has a gross development value of RM280 million, will boast a resort-type lifestyle with spacious layouts and lush landscaping across eight acres of leasehold land.

"The number of enquiries and registrants for the project has been strong, which indicates that prospective buyers are least concerned about the 99-year leasehold status of the land.

"They are more drawn to the product's concept, design, location, attractive price and the desire to live nearby to KLCC," said Sri Seltra general manager Terence Chia.

Buyers at the preview will get to choose units in the first phase that will comprise 265 units, including eight penthouses, in a 20- storey block. Each floor will house 17 spacious units accessible via three lifts and each unit, depending on its size, will come with one or two car-parking bays.

According to Chia, D'Pines@Ampang is designed with the modern family in mind featuring 1,195sq ft to 1,321sq ft for twoand three- bedroom units, 1,394sq ft for three-plus-one bedroom units and 1,875sq ft for four-plusone bedroom units. All will enjoy a panoramic view of the KLCC skyline.

The two-phase project will have a total of 532 units.

It will come with a three-tier security system and an entrance statement.

On the fifth floor at d'pines@ampang will be a sky-deck, which is a one-acre facilities podium.

"With about 60 per cent of this one acre dedicated to landscaping and greenery including a jogging track, you would feel as if you were actually jogging at the KLCC tracks," said Chia.

Aside from the track and lush greenery, residents can also enjoy facilities such as a gym, semiorganic pool, Jacuzzi, children's playground and sand court.

Chia added that D'Pines@Ampang's strategic location plays a big part in the demand for the units as it close to amenities such as Tesco, Carrefour, Ampang Point, Great Eastern Mall, Kelab Darul Ehsan, Raintree Club and the Royal Selangor Golf Club.

Also within a five-kilometre radius are international and public schools and hospitals while the LRT stations of Cempaka and Cahaya and exits to highways such as the Ampang-KL Elevated Highway, Duta- Ulu Kelang Expressway and Middle Ruing Road 2 are nearby.

Need your thoughts & feedback on this one.

Recently launched. Freehold development sandwiched between Kesas highway & Old Puchong Road, somewhere where i thought Kampong Bohol is. Big project with over 4000 units spread over 30 acres over dunno how many blocks. Plenty of freebies. Sits on commercial title with shops below but SA said residential rates for electricity but wasn't sure about water. When i was there yesterday except for inner view between blocks everything's booked. Some units come with 2 carparks @ RM 30k. Last unit available was on 27th flr at 334k or something like that. 32 flrs with 3 lifts. Let's hope they're fast lifts! Completion sometime June/July 2014. Last 3 blocks to be launched year end!

S P Setia to redevelop low cost homes in Cheras

PUTRAJAYA: S P Setia Bhd will redevelop the Sri Johor, Sri Pulau Pinang and Sri Melaka low cost apartments and the Taman Ikan Emas low cost homes in Bandar Tun Razak, Cheras in Kuala Lumpur at a total development value of RM2.8 billion.

S P Setia's Deputy President & Chief Operating Officer Datuk Voon Tin Yow said the first phase of the project would take off next month.

He said this at a press conference after a meeting on June 3 with Federal Territories and Urban Wellbeing Minister Datuk Raja Nong Chik Raja Zainal Abidin on the proposal to rebuild the housing area.

Nong Chik said the first phase of the project will involve the development of affordable, quality homes totalling 1,255 units. This would be completed in three years.

He said S P Setia would also undertake an apartment housing project in the area for young executives with each unit to cost not more than RM300,000 and with a built-up area of at least 800 ft.

The decision to build quality, affordable homes in the area was made in view of the housing area which has been rundown. The area will be modernised with well-appointed homes as well as public facilities and improved landscaping.

Under the second phase, Nong Chik said the housing developer will also develop a commercial and residential centre which will take between 14 and 15 years in the 53.4-hectare area.

On the number of housing units to be built, Voon said this has not been decided yet as it will be concentrating on the first phase. - Bernama

Casa Lumayan, the township’s final residential phase — which will be launched next month — offers 900 apartments with built-ups of 1,142 to 1,364 sq ft. The GDV of this phase is RM205 million while the units are priced between RM245,000 and RM249,000.
At the end of last year, DLSB had launched Astana Lumayan whose 250 apartments — with a built-up of 1,208 sq ft and priced from RM245,990 — were sold within two hours of launch.

After Casa Lumayan, the developer will be focusing more on its commercial component, the first phase of which was launched in 2005. Called Danau Lumayan Avenue, the phase offered 56 shoplots with sizes ranging from 4,990 to 6,704 sq ft that were fully sold. The completed shoplots now have a market value of RM1.5 million compared with the developer’s price of RM930,000.
The next commercial phase will be Lake Park Avenue, comprising 105 units of 2, 3 and 5-storey shoplots to be priced from RM210 psf. Some 50% of them have already been booked.

“Response to the commercial phases has been good so far. It took some time to sell RM1 million shoplots in this location back then but we managed to sell all of them within a few months. We also have had no problems selling the bumiputera units. We have had a number of repeat buyers.

“For Lake Park Avenue, we are talking to en-bloc [more than five units] purchasers so that we can build according to their requirements and specifications, so they will not need to waste money on renovations. We have some anchor purchasers [who are] in medical services, retail and [are] hoteliers. We plan to launch Lake Park Avenue in the second half [of this year],” Shahril says.

He says the undeveloped commercial parcels can sustain the developer for another four to five years. “The targeted completion of this township is 2015 and we are on schedule. We have weathered two financial crises and shown our capability in developing townships.”

DLSB owns another 20 acres in Klang Valley which, Shahril says, can sustain the company for two to three years.


The company is looking to bring in a 3 to 4-star hotel operator and a medical specialist centre to complement the medical institutions nearby. Hospital Universiti Kebangsaan Malaysia (HUKM) and an integrated health complex that is under construction are located within 2km of Danau Lumayan.

“The maturity of the location is shown by the number of banks and shops here,” Shahril remarks. According to him, there is good demand for 2 to 3-star hotels to cater for visitors to HUKM and the future health complex. The KL Badminton Stadium and a teacher’s training college are also close by.


Shahril says there is a 2-star hotel in Danau Lumayan that has an average occupancy rate of above 80%.

Bukit OUG condominium owners object to development project

RESIDENTS of Bukit OUG condominium in Kuala Lumpur voiced their objection against a project in the area at a meeting with City Hall (DBKL) officers yesterday.

The residents are objecting against the increase in density from 50 people to 500 per acre if the said the project, Lot 3001, is carried out.

Bukit OUG Condominium Residents Association vice-president Charles Ho Fook Wah said they had no problems with the development on private land, however, they were concerned with the problems arising from an increase in population density.

Ho and his fellow neighbours are worried that traffic congestion will worsen with the development.

He said there were three projects, Lot 3001, Kiara Residence and Z Residence, planned on three plots of land.

Kiara Residence is a four-block 19-storey condominium project, while Lot 3001 consists of four blocks of condominiums.

“Even now without the new developments, the traffic congestion is bad. We can imagine how it will be after this,” added Ho.

Another cause for worry is the access road that will need cutting of a steep hillslope near their condominium.

According to Ho, the residents are concerned about the slope-strengthening work on two plots of land.

He said if the slope was touched it would affect their side of the hill as well.

“We also want to know the method used when work starts. We are sure huge boulders and rocks will come rolling down the hill when they start cutting the slope,” added Ho.

The Bukit OUG condominium car park is located down the hill and the residents fear another Bukit Antarabangsa incident if the matter is not dealt with in a proper manner.

During the meeting, the DBKL officers promised to look into the issues raised by the residents.

DBKL assured the residents that they would not proceed until they have received a complete report from Ikram Sdn Bhd, the independent panel hired by the KL mayor Tan Sri Ahmad Fuad Ismail.

Projects must follow Ikram directives, says mayor

KUALA Lumpur mayor Tan Sri Ahmad Fuad Ismail has assured residents of Bukit OUG Condominium that the projects in the area would be carried out according to the recommendations and directives of Ikram and there will be no compromise.

Ahmad Fuad also said no blasting work should be carried out without the approval of City Hall.

“The developers should also not carry out work on Sunday and public holidays,” he told residents during a visit to inspect the projects in Bukit OUG on Monday.

“There is going to be a lot of inconvenience for the time being but when the projects are completed and the LRT station is up, we will re-tar the road and build pedestrian walkways,” he said.

The residents were also concerned over the air pollution which was affecting some of the residents and wanted a guarantee from Ahmd Fuad on the safety of their building structure during the construction period.

Bukit OUG Condominiums Residents Association vice-president Charles Ho said the residents were pleased with Ahmad Fuad for meeting them to check on the situation.

“All this while we went to see him in DBKL, but it is a nice change to have him here,” Ho said.

Also present during Ahmad Fuad’s visit were Seputeh MP Teresa Kok and City Hall Advisory Board member Banie Chin Yen Foo.

One of the three projects in their area is the development of four blocks of 31 to 33-storey buildings and a parking lot.

UOA to partner Viet firm on RM400m job

UOA Development Bhd and Vietnam's Hoa Binh Construction and Real Estate Corp will jointly develop Sri Petaling residential development comprising 670 units of condominiums with an estimated gross development value (GDV) of RM400 million.

In a statement today, UOA said work on the project was scheduled to commence in the fourth quarter of 2011 and the project was slated for completion towards end-2013.

Both companies signed a memorandum of understanding (MOU) yesterday.

As part of the MOU, a commitment is established by UOA and Hoa Binh Corp to explore a synergy of construction capabilities for projects in Malaysia, Vietnam and the region.


UOA said it was confident the strategic construction collaboration with Hoa Binh Corp would complement its existing construction arm in its developments. -- BERNAMA
