From a distance it looks very good by the way. I would rather recommend to improve the quality of the electrical system, of all scrap doors in the parking areas, to enlarge the area for the sunbeds at the pool (sun is gone at noon!), AND TO CLEAN THE WINDOWS!!! etc etc etc etc etc etc I wonder that these lights on the roofs last so long! Here are some things I would like to raise (and have already raised with Emaar on more than one occassion!) -Window cleaning - this was meant to be done in Feb!! -Resistance machines in our 'state of the art' gym, all other Emaar buildings have free weights and machines, we have the space so they should use it. -Making the sun bathing area around the pool larger, not enough beds given the number of apartments -Cleaning of the external building -Finishing the communal areas, the entrances look nice now, but areas around squash courts etc have poor finish -Emaar community rules means we arent allowed to hang washing on the balconies, as such they need to give washer/driers as per the original spec. Hope that helps. Cleaning of communal areas i.e parking areas P1, P2, P3: After nearly 4 months of occupation the areas still look ugly and dirty. Full of left-behind buidling material and rubbish. A proper cleaning has to be performed and damaged walls to be repainted. Cleaning of windows Since January no window cleaning has taken place! The windows are so dirty that you nearly do not see through them! Sunbed area around pool 25 sunbeds for around 450 appartments are definitely not enough, the area has to be extended to the Marina side, there is plenty of unused “dead” space. As of 12.30h every day the sun is gone behind West tower. The original drawings and plans were much better where the pool and the sun bed area were directly at the Marina side of the pool deck. Vibrations We do notice vibrations in the Lobby and in the lifts, especially in the afternoon, obviously some machines or chillers have not been installed or fixed properly. Gymnasium The equipment in the Gymnasium is everything but not “state-of-the-art” as promised and sold to all of us. First of all it is much to small for such a big number of appartments (3 towers!!!). Furthermore there are no resistance machines at all. Such machines are needed and have to be installed as soon as possible. General quality issues The workmanship and material quality is lousy overall. Lights and lamps have to be replaced every week, nearly all windows have scratches etc. etc. All doors in the communal areas do not close properly and are installed in an absolutely unprofessional manner. All doors where access cards are needed should be installed properly! A small pin in the upper door frame does not lock the doors correctly and does not prevent any abuse entry. Pest control All doors should be strictly closed at all times to prevent rats etc. which are already in the building and appartments. The door on level 3 to the pool is always open – and cannot be closed and locked properly. In light of the enormous delay in handing over (nbearly 2 years!!!) and the extremely bad quality overall that is far below your existing Emaar-standards we expect Emaar to rectify the problems as soon as possible IN A PROFESSIONAL MANNER WITH PORFESSIONAL CONTRACTORS alcrow April 27th, 2010, 05:28 PM Good job DH. Couple of things that I dont know if it's worth to mention in the letter: Building management, who is seting up the AC temperature? sometimes is freezing, it should be setup 23-24 degress. Squash court, one of the courts is still being 'fixed'? Different topic, I heard today in the radio about the 'comity of owners...' or somehting like that, there is a new law which allow the owners to be responsible for the building management... they were saying that most likely maintenance fees would be reduce since owners would decide where to put the money into, now we don't even know.... not cleaning the windows thats for sure... we should start looking into that Also, I receive bill from DEWA, only for electricity... what about you guys? cheers dirtyharry1 April 27th, 2010, 05:44 PM I have not received anything from DEWA...yet boludo April 28th, 2010, 04:11 PM I would add: - Marble: should be replace all over the place (different colors, scratches,... it´s not marble anymore, it´s crap, at least mine). same thing with the tiles. - one of the entrance barriers (the closest one to the security guard) is not aligned with the other one - too many security guards doing nothing around the site, just a waste of money. that´s what we pay what we pay (considering emaar´s mark up on top of the cost, of course), i guess... I would get rid of 50% of the workers - works going all starting from 7AM, even on saturdays. one day i will smash a hammer on their head cause they wake us up everyday in the north tower, at least. - execution of the snaggings. everytime they come to fix something they break something else. we are talking about gorila type of skills... - the stupid issue with the kitchen, that you can only use 2 of the 5 rings of the stove. they call it a design issue, my god... - washing machine was supposed to be washing and drying machine. that´s what we have in the contract. - extraction of air from the bathrooms nonexistent - the ceiling in the corridors is in very bad condition and it´s dirty and scratched. at least in the 2nd floor of the north tower. it´s a shame. - works in the walk are way behind since we started moving long ago i´m so tired of this... boludo April 28th, 2010, 04:12 PM ah, and the lights in the top of east and north are supposedly bothering the guy up in the west tower... this was mentioned by carvajal. dirtyharry1 April 28th, 2010, 05:03 PM Yes, I told again today one security idiot, if he shows me ever again the way I have to drive to P1, I will kill him!! All doors damaged and hanging lose in the frames, they will never close properly. Those cards are totally useless. Never ever look closer... m2 May 2nd, 2010, 07:10 AM Also we need to add: -cleaning of the parking floor on levels 1 and 2 - it is very dirty and since couple days ago there are oil spills from some car/truck. If they cannot clean it succesfully it must be repainted -ramps at the ground floor for going up or down the parking need to be activated ASAP. There are people entering from outside and leaving their cars over the weekend. Someone is always parked on my spot and sometimes they are not moving for a week -marble in the main lobby, just after the main door is completely different color than the rest. It has to be replaced since it is the MAIN entrance -it would make such a big difference if there are some trees/palms in front of the security gate like in Al Sahab and all the other projects. The area in front of the building looks stark. We should ask for the usual slidding doors (e.g. Al Majara). Is pathetic to have such an small door in such a big hall. - Gym: just have a look from our gym to Al Sahab gym in front. They have the proper resistance machines. Why Quays not? - Light sensors in the corridors are not working properly. sometimes I have to walk until my door with no lights ( high risk to step on a rat!) - Before DCE hand over the maintenance to Emrill, we can discuss whether we want to continue with them or not. At these extremely high maintenance fees we need high performance maintenance company. Guys, i think is important to set some dead lines, or else, the 1st warranty year will expire and we will live with what we have. Bear in mind that due date for next maintenance payment is 1st July, I am keen to hold the payment if all the complaints I have been submitting over the last 5 months are not closed 100%. That is not to say that there are none in my apartments. Just no heard anything from tenants. Can any of the regular owners perhaps comment on conditions they are aware of? Remember that the building process generally involves mixing water with powder which initially sets hard before it has properly dried out. The infamous SWAT came and to my surprise did quite a good job. They re-painted so it looks quite ok. I am still looking for a tenant. 07 apartment on a high floor. If you know anyone, let me know! True Blue July 26th, 2010, 01:44 AM ^^This sounds like drag crack lines in the plaster coat caused by using plaster which is not fresh and that has started to set. Sometimes this can just fall off all together. Try chapping it with your knuckles to hear if you can find any areas that may not have bonded properly with the wall blockwork. For the new year, the maintenance charge should be expected to further reduced due to the economic weather shouldn't allow the charge to be running sky high especially the leasing return nowadays is pretty bad, and the maintenance company also can accept to reduce the charge with the same level service. If Marina Quays West's maintenance charge can be reduced to around 10 to 11 AED/Sqft, that would be a good news for all the owner, and investors for this project. Emaar is telling me that I have to pay off Emaar's DEWA bill for my apartment that they incurred PRIOR to handover. I was notified that my apt was ready at the end of Nov 2009. This was a lie - but it did allow them to insist on getting the final installment payment. The apartment wasn't handed over until March 3, 2010. I transferred the DEWA into my name the next day. But apparently they are now trying to say that I am responsible for whatever DEWA costs were incurred between the end of Nov 2009 and my handover date of March 3. Even though the apartment wasn't ready, wasn't in my name, etc etc. I spoke to DEWA twice about this and they say not to worry about it. But I'm still getting emails from Emaar saying I have to pay. Emaar will be calling me back within 24 hours to discuss the issue, but I'm sure they'll just say the same thing - pay. After viewing I think the development is great and location excellent also however I am disseapointed with the finish both in the communal areas and the apartments themselves. I did however see many workers around the development presumably trying to improve the situation, is this the case?
