Hmmm... JUPITER? Will this be located along Jupiter St in Makati City? Could be adjacent to the 2 SM BPO's along the same street as well. However, based on the rendering, it doesn't look like Jupiter St.. Also, there still seems to be a height limit restriction along Jupiter. Anyone who knows where these proposed towers will be located?

I just remembered that there was a column written by Victor Agustin not too long ago about the PLDT stockyard. If what you say is accurate then SM was the unidentified buyer of that property which is a HUGE one at 2.5 hectares! I'll post a map later. :)

The real estate market in Makati is literally rising from the dead.
The shuttered PLDT warehouse adjoining South Cemetery by the intersection of Reposo Street and Metropolitan Avenue has finally been sold, a check at the site showed.
Given that no developer would build a high-rise that overlooks a cemetery, the 2.5-hectare compound had lain unsold in the open market for years.
The going rate for the Jupiter and Reposo area, on the other side of the street, hovers in the P30,000-a-square-meter vicinity. At that price, the PLDT property would have a notional value of P750 million.
It was not immediately clear if the Philippine Long Distance Telephone Co. knocked off a few dozen millions just to monetize the idle asset.

The way the 4 towers were set-up, I think that the wide part of each tower (which are lined up like dominoes one behind the other) faces Jupiter St. to avoid the "view". The narrow part faces the cemetery on the left and Reposo St. on the right.
venntro December 19th, 2008, 10:07 AM ^^ If you pass by the South Cemetery, there's a signage there saying, if I can recall it right, that the Makati City government will be closing the cemetery within a period of 5 years (not sure about the number, it maybe 3 years). So practically, they will be opening up the South Cemetery area, which is a huge area, for investments. Now as to who will be brave enough to build over a former cemetery, that's another question.
Add to the fact is that Binay and the Makati City council have vowed to remove all squatters on government properties before 2010 and widen the Kalayaan road to make it a more viable alternative route.

The street in the first render must be Reposo Street.
The street in the third render must then be Jupiter Street with a pedestrian overpass.

If indeed the news is true that Makati would be closing down the MSC in 5- or 3-year's time, it could be that the lease period would be expiring soon and it would no longer be renewed.

That place now is booming considering that Ayala Land / ALVEO is building a 4 or 5 tower residential tower in the former Zuellig property.

I agree that this whole strip on the other side of and parallel to Sen. Gil Puyat Ave. from Chino Roces Ave. to the Zuellig Loop extending all the way upto EDSA is already starting to boom.
Since many lots along both Malugay and Jupiter Streets are currently occupied by factories and rows of old low-rise buildings and offices, these make them candidates for massive redevelopment into high rises and mini-cities in the next several years.
At this point, we already have Avida Towers Makati West of the Ayalas and Belton Square of Lucio Tan in the area. And now we are going to have Jupiter Residences of Henry Sy!
And yes I can't wait for Ayala's announcement about their 5-tower plans for the Zuellig property in the next few months! Exciting indeed. :banana:
venntro December 21st, 2008, 09:02 AM ^^ Add the Gramercy and Picar developments along Kalayaan, the planned SM mall in the Sta. Ana racetrack area (technically, Manila area already) and the almost finished Antel developments, and we will soon have a wider Makati CBD going north to complement the expanding Rockwell developments. The southern side of Makati is booming as well, Alphaland Southgate, Beacon, Trevi towers, etc..
The Makati CBD is improving and expanding real fast!!!

^^ I also noticed that construction in the corner of Reposo and Jupiter but it seems to be a different development considering that it's a relatively small lot. Most likely it will only be a low rise building about a 5-7 story building.

the travel time by car from the riles on buendia to the kalayaan flyover is often 1 hour from 8am to 7pm monday to friday...on sundays its still 40 minutes..due to the number of traffic lights and unsynchronised lights.
a little better on jupiter.
this is just a nightmare on the works in the next 2 years.

MANILA, Philippines - Upbeat on the property sector, SM Development Corp. (SMDC) is rolling out four new projects estimated to cost around P15 billion as part of efforts to further boost sales.
At the same time, SMDC president Rogelio Cabunag said the firm’s first quarter net earnings reached P400 million this year, more than 28 times the P14 million reported the previous level. This was driven by a 109-percent jump in sales to a little over P1 billion.
“We’re quite bullish that’s why we have lined up new projects this year,” said SMDC vice-chairman Henry Sy Jr. in a press briefing following the company’s stockholders’ meeting yesterday.
Sy said the company will continue to beef up its landbank to further strengthen its hold in the highly-competitive industry. The company currently has 1.4 million square meters of undeveloped land. “As we see the market continuing to strengthen, we keep developing and buying properties to ensure continued growth.
Cabunag said the four high-rise residential projects include Princeton Residences, Tree Residences, Wind Residences in Tagaytay and Jupiter Residences.
Princeton Residences, a 37-story condominium building located in a 2,400-square meter property along Gilmore St. in Quezon City, is estimated to cost P1.5 billion. Construction will start this year and is slated for completion in 2012. A total of 1,088 units will be offered to the public.
Tree Residences, on the other hand, will involve the development of eight 12-story mid-rise buildings, costing around P2 billion. The project, offering a total of 2,420 units, will rise on a 5.4-hectare pro-perty on Imelda Ave. in Cainta, Rizal and is targeted for completion in 2012.
Wind Residences, meanwhile, is expected to cost P4.3 billion and will make available a total of 2,300 units. Completion of the project is set for 2015.
Situated in Jupiter and Reposo streets in Makati, Jupiter Residences comprises six 40-storey towers with a total of 5,224 units costing around P7.2 billion.
The company has earmarked P7.2 billion for capital expenditures this year or 40 percent higher than the 2008 level. Around 80 percent of the capital budget will be sourced from internally generated funds while the remaining 20 percent will come from borrowings
Following the success of Mezza Residences in Sta. Mesa, Manila, SMDC will launch Mezza Residences 2 consisting of two buildings with 38 storeys offering 1,353 units.
Other projects in the pipeline will be located in Taft Ave., Manila, España corner Mayon in Quezon City and another project in near the MRT Boni Station in EDSA.
“These projects are products of SMDC’s winning combination of prime location that offers convenience and accessibility to homeowners, upscale look and appeal, first rate amenities and affordable payment plans,” Sy said.

^^ That's quite a huge development if it will consist of six 40 storey towers. So I assume that since it will occupy a huge tract of land then it may well be the PLDT compound adjacent to the Makati cemetery. Residents will have a clear view of the cemetery. Yikes.

I still find it weird, though. The Chinese believe that it's bad feng shui if a building is built adjacent to a cemetery. I wonder how bad the buildings' fortunes may be from a Chinese perspective if Manila South Cemetery continues to stay longer.

^^ Yeah, it's Fort Med. I had my annual PE at their original site at Jupiter corner Paseo last month and they were telling me that BDO proposed for a 14 story building on the Paseo site to accommodate existing tenants and their expansion but was turned down. So Fort Med had to transfer to the Reposo side.

SM Development Corp., the property unit of retail tycoon Henry Sy, will conduct a stock rights offering to raise as much as P5 billion to finance construction of several projects.
SM Development said in a disclosure to the stock exchange that its board approved the offering of shares to stockholders to achieve the company’s growth targets, including land banking.
The company will finalize the terms and conditions of the rights issue, including size, entitlement, price and record date.
SM Development appointed BDO Capital and Investments Corp. as lead underwriter for the offering.
Share price of SM Development yesterday closed at P4 a share, down P0.05 from Tuesday’s close.
The company has seven on-going projects—Chateau Elysee, a six-cluster mid-rise condominium project in Parañaque City, Berkeley Residences in Katipunan Road across Miriam College, Grass Residences beside SM City North Edsa, Sea Residences near the Mall of Asia Complex in Pasay City, Field Residences in Sucat, Parañaque City and Lindenwood Residences and Mezza Residences across SM City Sta. Mesa.
Other projects scheduled to be launched in the second half of this year are Princeton Residences near the Gilmore LRT-2 Station along Aurora Boulevard in Quezon City; Sun Residences, near Welcome Rotonda in Quezon City; Mars Residences along Jupiter Street in Makati City; Jazz Residences in Mandaluyong City; Tree Residences along Felix Avenue in Cainta, Rizal; and Wind Residences in Tagaytay City.
Meanwhile, SM Investments Corp., the holding company of the Sy group, announced that its board of directors approved the issuance of fixed-rate dollar-denominated bonds.
SM Investments said in a separate disclosure to the Philippine Stock Exchange that it tapped Barclay Capital and Citi as lead managers for the issuance.
The conglomerate did not say how much it would generate from the dollar-denominated bond offering.
“The determination of the timing, pricing, terms and conditions, and other features of the bonds is delegated to management to negotiate and finalize with the lead managers,” SM Investments said.
The company plans to use proceeds of the bonds for general corporate purposes, including refinancing of existing debt obligations.

I can't say much about the details and prices here, pero theyre just waiting for the license to sell and i bet ang bilis ng bentahan dito. the one in EDSA-Boni will be Light Residences.

Units will be delivered fully-furnished. Standard studio will be approximately 20sqm FA, starting at PhP1.4M
From the 2nd floor, there will be a bridgeway going to Salcedo Village, directly crossing Buendia. Road widening of Reposo St. most likely.

I know this location and I like it. This place doesn't get flooded as do some nearby developments. Clearing is currently underway. \
I wouldn't really mind having a cemetery view in the morning. But the tombs of South Cemetery are very disorganized and poorly maintained. Very unsightly imo. Until the plan to remove the cemetery is made concrete, units facing the cemetery will have a hard time being sold out.
Please give us more details as the project progresses.

haha, nice one! well, with their bldgs orientation naman, only a small percentage of units have cemetery view. they just have to deal with it! i guess, ok na rin yung solution na naisip nila. it's like having a building as a view sa condos like CGS etc.

MANILA, Philippines - Buoyed by robust sales and higher completion rates of its various projects, SM Development Corp. (SMDC) posted a net income
of P1.4 billion in the first nine months of the year, or 60.88 times the previous level of P23 million in 2008.
In a financial report filed with the Philippine Stock Exchange
, SMDC said consolidated revenues surged 78 percent to P4.1 billion during the period, mainly due to the recovery in the financial markets.
Net income from operations amounted to P1.1 billion, up 83 percent from P607 million a year earlier. Realized revenues from real estate sales rose 30 percent to P3.7 billion, resulting in an expanded consolidated net income margin of 37 percent.
“We are strongly encouraged by the healthy growth in SMDC’s profits during the first nine months of this year. Our efforts to strengthen our real estate sales operations and our keen monitoring of construction costs are paying off through higher margins and better operational efficiencies. With these positive developments, we remain bullish in our business operations this year,” said SMDC president Roger Cabunag.
To date, SMDC has seven on-going projects — the fifth cluster of Chateau Elysee (a six-cluster mid-rise condominium project in Parañaque City) which is 88 percent complete; Berkeley Residences in Katipunan Road, across Miriam College and Grass Residences beside SM City North EDSA (with the first tower 47 percent complete); Sea Residences near the Mall of Asia Complex in Pasay City and Field Residences in Sucat, Parañaque.
Other projects slated to launch this year are Princeton Residences (a 37-storey condominium building located along Gilmore St., Quezon City); Sun Residences beside Welcome Rotonda in Quezon City; Jazz Residences along Jupiter St.; Light Residences in Mandaluyong
City and Wind Residences in Tagaytay City.
SMDC has earmarked P7.2 billion for capital expenditures this year or 40 percent higher than the 2008 budget. Around 80 percent of the capital budget will be sourced from internally generated funds while the remaining 20 percent will come from borrowings.

Wala pang advice regarding payment terms and pricing. But here in Jazz, the higher the floor, more expensive. Unlike sa Grass, which is the opposite.

The good thing is that election day is coming very near and this will help the economy as there will be cash flow into different businesses as politicians and their supporters will pour financial assistance.
This will flood the market with more liquidity and it will be good for the economy. Very helpful, especially for those hard hit by the recent catastrophies in luzon, we really need these now.

That is nice. I remember the quote given to us by our Vice President in San Jose Cal. "Under Commit and Over execute". It doesn't mean you under commit but it simply means do not commit a lot to your customer that when times come you have to do a lot of work to meet all the promises you made. But if you give a pretty conservative promises then you over execute then you will have a lot of happy customers...

Tama, this will be a huge deciding factor. units may be offered at a lower price during preselling due to bad feng shui but if the cemetery will be gone in 3 to 5 years time eh magandang investment ito.

Based on the renderings, part of the cemetery where the tombs are will be replaced by a nicely landscaped columbary. i'll take photo of that after the storm. :) i'm planning to visit the cemetery this weekend. at least, i can have a very good reason to take photos of makati. everybody else will think i'm visiting one of those tombs inside the cemetery. hehe...

I'm guessing that the reason is...the lower you are in Grass, the nearer you will be to the mall.

this project will be a very good investment imo. it's right behind Mapua IT, very near the business district, near the City Hall...and few minutes of walk away from my workplace. :)

Hi PH. does it mean that the cemetery will not be totally out? since the cemetery will be replaced by a columbary, ibig bang sabihin, they will not be able to totally get rid of the bad feng shui? I don't know I am not an expert.
I wonder kung panong style ang gagawin ng SM dito. kc sa RCBC, ang pinaharap nila dito eh puro pantry/canteen. or at least yung offices na nakita ko.

SM Development Corp., the property arm of retail tycoon Henry Sy, has acquired three new properties worth close to P2 billion to support the company’s aggressive expansion.
Jose Gabionza, SM Development vice president for business planning and special projects, said in an e-mail that company had purchased three sites in Mandaluyong, Manila and Makati for its SM Residences brand.
The company bought a one-hectare property near Welcome Rotonda in Quezon City, where it plans to build two residential condominiums under the Sun Residences brand.
Jazz Residences, meanwhile, is located on a two-hectare lot along Jupiter Street in Makati City. SM Development plans to build four residential towers on the lot.
The third acquisition is located on a two-hectare property in Mandaluyong City near the Boni Station of MRT 3, where the company plans to build Light Residences.
“The three properties are already with us and the combined cost of the three lots is close to P2 billion. We purchased these properties at market values,” Gabionza said.
He said the company was finalizing the development cost for the residential towers.

Jeeps don't cross through Reposo or Jupiter. It's a short walk if you take the Buendia jeep to Mapúa though.

The south cemetery covers a huge lot. so there's south cemetery plus around 2 more blocks and it's Zapote Rd already.

The tombs of South Cemetery looks very disorganized from up there. Very unsightly. It's a total chaos. I've been inside (taking photos), and it's really creepy. Some old tombs were even destroyed already.

South Road properties in cebu is the next destination of SM properties. It is going to be one of the best locations for a next high rise by SM. FLI has also bought a part of this prime location. This will be a great show in terms of constructions rising in the making of a new urban area, considering this is a very raw place and everything is so flat with a very good view of the sea unobstructed for several kilometers.

The tombs of South Cemetery looks very disorganized from up there. Very unsightly. It's a total chaos. I've been inside (taking photos), and it's really creepy. Some old tombs were even destroyed already.

It looks like the entire property is unobstructed from all sides. It would be great to get a corner unit here with views from all sides, at least 3 sides, is there anything like that in the floor plans? I would love to see it, i always prefer the higher floors. Ill appreciate any input.

Again, it's not about luck or something similar. It's about the view. Believe me, the south cemetery view is not very relaxing. Unless it's a night view.

It's normal because most communes in these countries have their own small cemetery. I don't have any problem with that. We walked pass by the cemetery everytime I take my daughter to school and that's just fine. It's good to be reminded as well where we will all eventually end up one day. :skull:

My suggestion is you go for their boni project. Why? its accessible via MRT, good location in the middle of metropolis, then mas lower yun real property tax ng mandaluyong compare to Makati :)

From the way it looks and base on your tentative turnover dates, I would speculate that Jazz will start first before Light Residence.
Sa Jazz, malinis na yung grnd unlike sa Light Residences parang la pang ginagawa. Bakod pa lang.

Unit17 is a 2BR-chamfered type. For sure may windows yan facing amenities. But sana nilipat yung isang balcony sa BR na facing amenities side. (Oh, it's just me!) Dont know exactly where yung garbage room.
But what I like with Jazz Tower1, 21-24 units lang per floor. Tapos, AM sun pa yung units facing amenities.
Nov21 pa pricelist and terms. Wala pa advise when yung next tower.

Hi, there is a pedestrian crossing in that intersection at Yupangco Bldg side if I remember correctly. So even without the bridgeway, Salcedo Village is very accesible. In addition, the area is very "walkable".

It really depends on your objective for buying. If you are an End User, and work outside Makati, then Boni is better because of its accessibility thru MRT. If you work in Makati (especially in the Salcedo Village area), I think Jazz would be better because of the walkability aspect. Plus commuting is easy thru Buendia and taxi fares/gas expense wont be as high going to work.
If you are an Investor, just my opinion, Makati is better. The size of the rental market in Makati is just so huge. Makati population in the evening is 500K people, in daytime it is 1M people. 500K -That's a lot of people who COULD potentially rent.
Also, there is not a lot of middle market condos in Makati to satisfy demand right now for working professionals mainly just Cityland developments. There will be more in 2011-2012 (Malugay developments and Chino Roces developments) but I believe that Jazz would still be better located and would have a unique concept/product combination - fully furnished, resort type development, affordable price per sqm, flexi payment scheme, etc.

vatics November 18th, 2009, 01:03 PM for those buyers who are more concern of "no obstructions" from their unit's window or balcony, facing the cemetery is a wiser alternative. i don't think that having a unit at the higher floors will keep you busy worrying on the cemetery meters down from your unit unless if you are the type of person who worries what's under/beneath you than what's above or infront of you.
it would have been a different story if you have a two-storey house right beside a cemetery. that would be eerie for me.

Pag titignan mo yung photo ni Condoeast, kung san kinuha yung photo (The World Centre), yun na yung pinakamalapit na high rise tower (less than 30F). Merong mga lowrise sa paligid like yung bldg sa lower right.
Since zoning restrictions made the structures along Buendia to be lowrise, you will have a very good view of Makati from Jazz. But rezoning along Buendia and Jupiter had been implemented recently, kaya nagsulputan ang mga high rise projects.
Pero kagaya ng nasabi na ng iba, you will have an unobstucted views on the cemetery side because there's no concrete plan yet for that part of the city. The other two sides are both residential area. As for Buendia side, there is also no immediate plan to replace the old lowrise buildings.

We actually submitted our own reservation in jazz already to our coordinator for prioritization when official booking starts.
Here's our game plan:
Since we are just Investors, we have 2 strategy options:
1) Get the smallest unit cut that cost the least so we could bring the rent down eventually to the lowest level and become a "price leader" in the rental market. Renters in the middle market kasi I feel are more price sensitive, than anything else. For this the best unit maybe the lone studio unit facing amenities without a balcony, Unit 10. However they are saying unit 10 may be on hold for selling until after the price increase (sana hindi) thus the only choice would be the studio units facing at the back.
2) The next option is to get a 1BR facing Makati. Payments may be higher and therefore rent should be a bit higher, But at least you dont lose renters who may have an aversion to the cemetery view. Ang drawback lang is that ang rent for a studio and rent for 1BR would not be that far apart to justify the significant increase in price.
We're still feeling our way through while di pa lumalabas ang official pricelist. It should come out by Monday.

But if I'm an investor and I need to choose a 2BR to invest in, I would choose the VAT free 2BR. It maybe small, but the rent of a small 2BR will not be more than double the rent of a big 2BR (corner unit 17), but their prices are more than double - from 2.5M to 5.8M (including VAT). Therefore as an investor, I would be better off buying 2 small 2BRs and renting them separately than renting the corner 2BR. So I would choose the small 2BRs facing ammenities.
The corner 2 BR would be nice if you are going to live there and you would want to benchmark against the typical Makati Developments.

I think you are correct Aziza based on Google Earth. At least half of BGC, the half nearer the Essensa Towers. Half would be blocked by tower 2, the half nearer St. Lukes.
I just cant estimate what the effect of some Salcedo Buildings will be on view blockage going to BGC. I reckon some tall buildings in Buendia could get in the way such as Petron Tower and Pacific Star. They are in the direct line of sight going to BGC. But it will probably just partially obstruct the view.

Lots of food, music was echoing all over the place, disco lights dazzles to liven up the place, VIPs, investors and agents swarming over the scale models, couples dancing on the tune of swing music, etc. Calculators, pens and checks sway here and there, indicating closed deals...man it was crazy! Kudos to SMDC, specially for Jazz Residences that sell like hotcakes! :banana::cheers:

But the worse thing about this project would be the traffic condition since the streets are too narrow for this large scale residential project.

From Left to right...you can see Pacific Star, Salcedo Place, Petron Megaplaza, Grand Soho, The World Centre, Trident, RCBC, among others. The closest skyscraper will be The World Centre (less than 30F). There is Buendia St, Mapua and Metropolitan St in between. In other words you will have a very good view of Makati Skyline. That's why I prefer the units on this side.

However, as I was leaving, I noticed the reservation area was packed with agents and buyers trying to catch the last of the remaining units. It appears that the event was a huge success for Jazz Residences.

THE residential property unit of the SM group has launched on Thursday four residential condominium projects in Metro Manila and Tagaytay City. In a statement, SM Development Corp. (SMDC) said the company would develop Jazz Residences near Jupiter Road in Makati City, Sun Residences right beside the Welcome Rotunda, the Light Residences near Pioneer Street in Mandaluyong and the Wind Residences in Tagay-tay City next year.
These projects will be under the SM Residences segment.
“Our four new offerings affirm SMDC’s vision of becoming one of the leading residential developers in the country,” Roger Cabuñag, SMDC president said.
“We will end this year with a menu of 12 different offerings for our clients who may choose their homes from the best locations in the metropolis, plus a special offering in scenic Tagaytay,” Cabuñag added.
According to SMDC, Jazz Residences will rise within the 25,000-square-meter property along Metropolitan Avenue, which interconnects with Jupiter Road near the central business district of Makati City. The project will consist of four towers above a five-story podium, which will be constructed in four phases.
Each 41-story tower will have an estimated 1,228 one- and two-bedroom units.
Sun Residences will be built along España Boulevard in Quezon City on a 11,832-square-meter land. The two 43-story towers will rise on the property, with each tower housing 1,992 units.
The third new project is the three-tower Light Residences that is located at the corner of EDSA and Madison Street in Mandaluyong City.
The only offering outside of Metro Manila is Wind Residences, which will be built along Emilio Aguinaldo Highway on a 15.45-hectare of land. The project will have ten 20-story towers rising in several phases over the medium term. Each tower will offer approximately 702 units for sale.
SMDC’s other ongoing projects include Chateau Elysee in Paraña-que City, Mezza Residences across SM City Sta. Mesa, the Berkeley Residences along Katipunan Avenue in Quezon City, the Grass Residences beside SM City North EDSA, the Field Residences in Parañaque City, the Sea Residences near the Mall of Asia Complex in Pasay City, and the residential subdivision Lindenwood Residences in Muntinlupa City.

In front of SM Prestige Lounge, 4th floor of SM Makati. It was closed (Hamilo) since last Friday pa. Im not sure kung open na for JAZZ.
