About two months ago I was headed to North Miami and decided to stop by Coconut Grove South Miami...I made loops around a few blocks and snagged some cool pics!

coconut grove is a nice, quaint pocket of urbanity for Miami

This place gets uber-packed on weekends and if you're in a car, it can take 15 min to go a quarter of a mile! Keep in mind I took these pics on an early Tuesday morning!

This is one of my areas of town. I work here and explore the area frequently. It's a nice place with a lot of potential but it's been and is being overbuilt and over comercialized.

Coconut Grove is a charming place that loses more and more of that charm every year. Hopefully somewhere along the line we can regain it.

Nice pics by the way, as usual.

just a little note...
the "amazing" building with the lattice work above the shops is the mayfair. It was a luxury hotel that is now converting to condos i believe. Behind that lattice and plants are the balconies, complete with hot tubs. Now you know why the privacy was needed.

the twins are the ritz-carlton coconut grove. One tower is condos the other the hotel.

just a clarification for some who might not understand....the mayfair is different from the Lofts @ Mayfair....the mayfair is coverting to condos....and the lofts at Mayfair is another condo project all together!

thanks Brickell for the info!

thanks for the pics.

The Grovenor House condo is under construction on Bayshore as well. It's a 30+ story condo building, built by the same developer who did the Santa Maria and is doing the Dupong Plaza. Suprised you didn't get a pic of that one.

just one more thing to add, any of you that are going to visit the Grove, should definitely check out The Barnacle Homesite. It's a state park on the water. The house is a great example of early Florida vernacular architecture.

this is Coconut Grove in 1885 when Bahamians inhabited the area...actually when you leave the glitzy part, the Grove still remains distinctly Bahamian (in the neighbohood's architecture and people)...although this is quickly changing as the place gentrifies

yup and the Coconut Grove Metrorail Station is soon to be developed...here's the project that's supposed to start rising in the very near future!

http://www.co.miami-dade.fl.us/transit/images/Photos/jointdev/coconut_grove.jpg

The project will consist of a 19-story mixed-use transit center with the following:

23,000 square feet of ground floor retail
611-space parking garage
220 market, residential units
In addition, a 19-story office building with the following:

11,000 square feet of ground floor retail
500-space parking garage
157,500 square feet of office space
There is also a one-story, 30,000-square-foot supermarket with 201 surface parking spaces.

In addition to a guaranteed minimum rent, the County will receive participation rent generated from all commercial, retail, residential, or other uses. The County will also benefit from the cost avoidance of approximately $12,000 annually associated with the maintenance and landscaping of the leased property area.

The lease agreement will generate an estimated $16 million-plus in the initial 30-year term. Additionally, the lease agreement will generate increased ridership, ad valorem and sales taxes, impact fees, and will create jobs. The term of the lease is 30 years, with two automatic 30-year renewals.

The lease agreement has been approved by the Board of County Commissioners. Replatting and finalizing development standards are currently underway.

love the maps streetscapeer...great find and pics!
btw the church is the Plymouth Congregational...one of my favorite architecturally ....here's another pic:

http://www.plymouthmiami.com/pics/Sanctuary%20front.jpg

some notes: Miami’s stunning Plymouth Congregational Church is located in the Coconut Grove area of Miami and is the handiwork of a Spanish mason, who completed the church in 1917. Highlights include the church door, with hand-carved walnut planks laid upon oak, taken from a 7th-century monastery in the Pyrenees, large grounds which include a 1926 rectory and Dade County’s first public school house, built in 1887 with wood salvaged from shipwrecks

the map reminded me. Scotty's Landing is a great little restaurant on the water, if you can find it. It's very casual and caters to the boaters in the area, the food is decent, but the atmosphere pushes it over the top.

Thats because the CITY OF MIAMI City Hall is right there in the middle of the commercial area, and the commissioners love to see buildings like Downtown. BUT, Nimby , :) like you say, COCONUT GROVE is GREAT on WEEKENDS, I love the BANYAN TREES, ITS WHAT the Grove is all About, THE TREES BLOCK THE UGLY Commercial Area from the Large Homes along TIGERTAIL AVENUE. Its SO PRETTY in that area.

ya, i go to ransom

chuck... i luv those banyans so much, no way theyre ever gonna get cut... they ARE coconut grove... tigertail im by opinion is the nicest street in all of miami, but i fear that its gonna be taken over by all these "villas" theyre building all over the grove, thats aite by me, cause they are pretty nicely architectured (is that a word, lol) and they usually tie them into their surroundings pretty well, plus like the gables, they always leave as many trees as possible, and they wont tear down the "old grove houses" that give the area real character (my friend lives between tigertail and south bayshore in a house thats 103 years old)

TRUE and YES Nimby :) , Commercial Development and VILLAS are Choking COCOWALK, BUT THE MOVIE Theaters WILL keep it ALIVE and WELL, Adding BABY GAP to Cocowalk IS the Favorite of Moms and Future Moms coming from the VILLAS. COCOWALK will never be like it was Back 20 Years ago when I worked there with the county in that Area, THE BANYAN TREES I Loved so Much are Choking from too many CARS Polluting them and Hitting them in Accidents mosting by drunken Teenage Drivers driving recklessly down TIGERTAIL AVENUE, anyone who lives here KNOWS what I'm talking ABOUT. COCOWALK has drawn a Younger Crowd to its Downtown Area at Night, Especially on WEEKENDS, Drive around there sometime at night and you'll see many Teenage :bash: Drivers driving in circles around COCOWALK.

nimbyhater
October 10th, 2004, 05:37 PM
ya, the teenagers do just go and hang out, watch a movie, and just loiter around and pack it on friday and sat nites (hey, ill admit, i do it) but i dont c the traffic choking it, i mean, i walk around the grove practically every other day, and besides maybe an hour in the morning and evening rush hours, and of course the party taffic for a few hrs on friday and sat nites, the traffic really isnt bad at all, i also went to skol on tigertail and have a few friends that live there, and i have never heard of an problem with accidents, hell, ive never heard of a drunk driver accident on tigertail, and i drove down it everyday, i wouldve noticed if a big banyan was missing

what i meant was that it was being choked of its uniqueness with those generic stores, and i didnt know that they were opening a baby gap, that like my worst nightmare, im gonna protest! or maybe just vandalize it like hell, either one, lol

i dont think the villas are choking the grove, its a nice, old, charming neighborhood, but face it, its the place to be, and people will pay anything to move there, and this is better than generic apartments

ChuckScraperMiami#1

HeHe, Nimby, Same here , by I'm turning the BIG ONE, lol. Back in my teenage days , all we did was worry if I was going to VIETNAM, and Protesting against NIXON, the DICKXON, But ya , the GROVE HAS CHANGED, and I hope like you SAY, Don't TOUCH MY BANYAN TREES, Along TIGERTAIL AVENUE, That will always be the Same, even 20 years from Now when You Nimby are my age, lol.
