residences in Sucat, MOA
SM Development Corp. is replicating its Mezza-type development in two new projects the company is looking to develop towards the latter part of the year.
Rogelio Cabunag, president of SMDC, said SMDC will build Field and Sea Residences, both mid-rise residential condominium projects that will highlight the projects’ proximity to the public common convergence point – SM malls.
SMDC earlier announced that it has allocated P3 billion as capital expenditures for the year for its list of projects, which include two others in Tagaytay and Baguio, the launching of which are still being planned.
Field Residences is a seven-hectare development beside SM Sucat mall and will be composed of six clusters of 15-storey condo units with combined available units of 1,700.
Meanwhile, Sea Residences will be a six-cluster project to be constructed in the vicinity of SM Mall of Asia with total available units of 2,600. The Sea Residences will be developed in three phases, with the first phase slated for completion by 2010.
SMDC plans to develop their projects around its chain of SM malls around the country, leveraging on the Filipinos’ habit of going to malls to pass time.
SMDC’s maiden offering of such concept was the Mezza Residences located in front of SM Sta. Mesa mall.
Mezza is a 2,420 unit, four 38-storey towers connected by a retail podium.
Sales for the residences, by end of 2007, have reached P1.6 billion.
Meanwhile, SMDC said it is looking to generate P2.3 billion from its Berkeley Residences project along Katipunan Avenue in Quezon City.
Launched late last year, Berkeley Residences is a 35-storey condominium that is marketed primarily for families with students studying at schools located in the Katipunan area – Ateneo de Manila University, Miriam College and the University of the Philippines.
Berkeley offers a total of 1,063 studios, one-bedroom and two-bedroom units sold between P1.5 million and P3.5 million.
The P1.36-billion project has been 53-percent sold since November, according to Cabuñag, with turnover set for December 2010.
This is where it will rise, northbound of EDSA Extension. Across the SM offices. Site is already fenced.

SM Development Corp. (SMDC), the middle-income property unit of the SM Group, is expecting the completion of the first phase of their residential condominium project Sea Residences in 2010.
The P3-billion project consists of six 15-story towers housing a total of 2,580 units and spanning a 1.8-hectare property along Diokno Boulevard at the Mall of Asia Complex in Pasay City.
“We expect this area to be very busy given our proximity to the Mall of Asia and the upcoming Pagcor [Philippine Amusement ang Gaming Corp.] development,” said Rogelio Cabuñag, president of SMDC, in a press briefing during the groundbreaking ceremony held Wednesday.
He said the company is targeting a “younger crowd” as well as small families in the middle-income category. Unit prices for the condominiums start at P2 million for a one-bedroom unit with a balcony.
He said the first phase will see the completion of towers A and B as well as the podium, ground floor and most of the amenities. By 2011, about 1,000 units—or 39 percent of the total—will be available.
During the same event, Adelaida Cobres, assistant vice president and project director of Sea Residences, said SMDC expects to sell about 30 percent of Phase 1 to generate about P800 million. “The development of the succeeding phases will depend on how well we do in the first phase,” she said.
Cabuñag said they were still unable to start selling activities as they are still waiting for their license to sell from the Housing and Land Use Regulatory Board. The company expects the license to be issued next month.
Even with reports of a slowdown in the real-estate market, Cabuñag expressed confidence that Sea Residences will do well.
“We’re very optimistic given the success of our other projects, and in the case of Sea Residences, we have the best location,” he said adding that while other developers have experienced this slowdown, he doesn’t believe it will affect the Sea Residences project.
He pointed out that the SM Group has a practice of starting construction projects immediately, allowing them to be insulated from sudden price increases of construction materials.
When completed the Sea Residences will be the seventh project of SMDC in the metropolis, following Field Residences, Lindenwood Residences, Chateau Elysee, Mezza Residences, Berkeley Residences and Grass Residences.
SMDC is a publicly listed company that is 59.4-percent owned by SM Investments Corp. and is chaired by retail magnate Henry Sy Sr.

Looks very much like Net Plaza which is an architecturally challenged building in terms of aesthetics. They will make a lot of money kasi mura to build but in the future when people boat around that area they will ask what the name of those commie housing blocks or industrial flats are.

in all fairness your view may be correct but SM have never pretended to be anything but efficient and pragmatic...they are providing necessary housing in a confined space with proximity to the working areas of Manila so that the owners/tenants do not need to commute for 5 hours per day.
it would be more relevant to make such judgements about places like BGC/Libis where the issues involve lifestyle of wants and not needs...definitely the architecture of BGC is somewhat bland for some condos

SEA will be the only nearest Residential community to Mall of Asia. I think it will take you only 5 minutes to walk from the site to mall and vice versa
a coliseum will be built here too! the "SM Arena". it will be better than araneta coliseum. at last there will be an alternative coliseum! Salamat naman may magtatayo na ng bagong coliseum!
another info for the MOA complex! if im not wrong the complex will be 80% commercial area. which makes the residential community very prime!

Are you trying to suggest that the Manila Bay area does not deserve good architecturally designed buildings? I believe anyone investing that kind of money at Sea Residences also deserve a well designed building.
plmetzen July 18th, 2008, 08:52 PM Sorry guys for being blunt once again, but doesn't the design look like the call center buildings which are right next to the Mall of Asia?
Truly uninspiring design to the Filipino culture and it looks like its one of those low cost buildings for people wanting a quick condo.
Other than that I think the design is meant to be like this because it is in harmony with the other designs nearby i.e. like a village that has similar houses, in this case, the construction of this design reflects the architecture of the surrounding area.
Plus, they all seem to be focusing on many of the flats having a sea-facing view...but truly, the design did not tickle my bones.

Chikito888 July 24th, 2008, 03:08 PM Yes it's really kinda Boxy. but the thing is SM is offering a chance for OFW's to own a home with their flexible schemes. and yet Sea Residences offers a lot of potential in terms of property value. because there will be a lot more development in the complex. So at least middle income earners can now have a chance owning a residential property at a master planned area. and on the price side.. well actually its very competitive. compare it to other its not that far and is almost the same. Well there condo's out there that are really very affordable but what do you get? low quality... bad maintenance. does the property value appreciate? at least here you get value. your just 5 minutes walk away from one of the tourist spots in the Philippines.

adverg August 3rd, 2008, 08:05 AM I think to solve the problem of boring and boxy look of this building, the plain blue wall must be repainted into abstract featured wall like one done in Germany, but the only different they are using, aluminum cladding panels, for long lasting effect. If they transformed this facades with vibrant colours like yellow, red, blue, mint green and pushia, with grey or off white base colours, I think the perception will change and a good impact to their marketing. Or if they put the earth tone colours, is another options..

could it be the reason only a mid-rise construction were thought to be put-up here? but being mid-rise, no chance to appear to be like an iconic one for the area.
I haven't done research but I know there is a twin tower raised somewhere near buendia (which happens to be the concert venue of michael jackson in 1997) and I think it was a high-rise one. what about hi-rises built over reclaimed area, will it be really safe come a catastrophe?

So I got the curiosity to inquire (as I am currently looking at another real estate venture). I asked for a quotation for an 8th flr 24sqm - bay view and 9th flr 24sqm+4.5 balcony - amenity view. there's a big difference on the price for the bay view. Actually, mas mataas pa ung binigay na price for bay view!
In summary, I'd still prefer a change in it's structural design or kahit daanin nlang sa pintura huwag lang mag-mukhang boxy. Emphasized kasi maysado yung balconies ng blue tone. Tanggalin din yung SM logo sa taas ng Blg. A at B, ilagay nalang somewhere the podium area gaya ng sa Mezza. Lastly, babaan muna sana ng konti yung price or offer a discount.

Well its has been really a rumor ever since. that a reclaimed area would possibly sink. But Roxas Blvd. and Part of Malate areas are reclaimed too. Hongkong, Dubai have been practicing this. I could not really explained how it will not sink. Any Engr here can explained how to reclaimed an area?
Lets put it this way, will SM invest millions or billions in bay city if he knew it would sink? Will foreign or local investors invest $100 billion for the PAGCOR entertainment city if it will sink? :)

Haha I have to admit the building design is really Boxy and so simple. Me myself dont know why too. But the important thing is the location, location, location. Yes there's a really big difference on the bay view. but even if you choose the bay view. there are no more to offer. But majority of the buyers here got the bay view units at a lower price. from my own estimate 90% reserved the units at lower price before it was that high.

But as my own conclusion, maybe it is bec of the development that will soon emerge in the area. It is planned to make SM Bay Central as a world-class complex.
Future developments will be Pagcor City (eyed to be Las Vegas of the Philippines), Microtel Inns and Suites, 4 high-end hotels, SM's own boutique hotels, a coliseum bigger than Araneta, a ferry terminal which will link SM MOA to Hamilo Coast in Nasugbu, Batangas and etc, etc, etc.
This maybe one of the reasons. In short, LOCATION.

The target market are investors, people who are looking for a prime investment. Buyers mostly are overseas-based Filipinos, with dual citizenship. I have a Physical Therapist buyer, and a Doctor of Medicine inquirer.
Existing "features" within the complex is the IMAX Theater, SM Science Discovery Center, SMX Convention Center, Concert Grounds, Olympic-size Ice-skating rink, Cinemas, Supermarket and the very spacious Mall itself.
All these plus all the future developments pa within the complex, everything is accessible.
You are right that the pricing of 100k/sqm is of BGC's range. I think it's because madaming variety of leisure and entertainment (compared to BGC) surrounding Sea Residences kaya ganyan ang pricing ngayon pa lang. Some are even existing na. Ideal talaga siya kung for investment purpose. Daily rentals c/o Balikbayan friends (who love to shop!), or ipa-rent sa mga office workers dyan sa mga corporate offices, or even to the students of Manila Doctors College.
The best price we have is at 2.1M. 24sqm, Amenity View.

I believe in regards with turnover finishes, they are the same. May add-ons lang. Like the kitchen, included na yung overhead and under counter cabinets, rangehood and electric cooktop. And mas madaming amenities ang Sea.

i have raised that question before, but as of now there are no impending plans (not that it was stated/advertised that they will) of a bridgeway to MOA or even an underpass (like in rockwell).
and based on their future plans of the whole complex, there will be future developments on the existing SM offices in b/w sea residences and MOA, not to mention the SM Arena proposed to be built infront of SMX which is currently a parking lot. this concretely brush off the prospect of having a bridgeway.
and if there is going to be one, the safest option would be an underpass.

i have raised that question before, but as of now there are no impending plans (not that it was stated/advertised that they will) of a bridgeway to MOA or even an underpass (like in rockwell).
and based on their future plans of the whole complex, there will be future developments on the existing SM offices in b/w sea residences and MOA, not to mention the SM Arena proposed to be built infront of SMX which is currently a parking lot. this concretely brush off the prospect of having a bridgeway.
and if there is going to be one, the safest option would be an underpass. Wow! 3M na pala starting price sa mga bagong towers. I'm assuming sold out na A and B?

Wow..not a very long time to wait! Yup I was busy exchanging emails this weekend and finally decided on the unit I like. There were already some early reservations because the original unit I wanted was already reserved! what i can safely say that it is being discussed upon. many have suggested that to make use of the space and have a full view of the manila bay as well.
afaik, it can be done unanimously and if their willing to cough up for funding.

all are sold, but there might be reopened units for building A on the higher floors. even the newly launched towers, those with partial view of the bay had already been sold.
last time i was there, they're already on the 2-3rd level of building B and ground level going 2nd for building A, and 3 cranes are now erected.

i don't think theyve announced anything yet, pero from what I know, agents/brokers, when asked, should not guarantee that the view they'll be having upon turnover will be the same, i think even the units facing the bay are not guaranteed. the only permanent view to have would be the units facing the amenities.

Yup same with in_a_rush, for me the location was the main selling point of this project. Also for the amenities, looking at Mandara's web site, they don't even come close to the amenities that will be provided by Sea Residences. Then there's the developer where the choice was a no-brainer for me. Good luck whichever you choose. :)

but even if ever they construct a tower that will cover your view, you can easily walk going to san mig by the bay and enjoy the "bay view". maybe get a beer or two while enjoying it.. so convenient..

yup.. 7% lang discount ko sa price ng house..
direct na ako mismo sa smdc nagask, yan na daw talaga ang bentahan nila.
nagustuhan ko talaga yung place nong nagpunta ako dyan sa pinas kaya kinuha ko na agad.
then naavail ko yung 15thou reservation nila kasi may promotion daw sila.
so less 10thou ako instead of 25thou.
though expensive sya talaga compared sa ibang condo units dito, i think ok syang investment because of the location. malapit sa airport, moa, baclaran church, heritage hotel (casino :p) and other future plans na itatayo "daw" within the area.

"The new Pag-IBIG housing loan interest rate structure retains the 6%-rate for loans up to P400,000, and 7% for loans over P400,000 up to P750,000.

likewise, am too hoping the amenities in general will be better than the existing projects of SM residences. considering, under the umbrella of SMDC, Sea residences holds premium.
Their Makati and Edsa Boni project is very promising and affordable!

4 cranes now erected at the site.
they must've started working on phase 2, neighbor.
