View Full Version : CHANGI BUSINESS PARK
spikeshamz April 17th, 2011, 07:37 PM Changi BUsiness park area has seen new development such as the extentsion of the Singapore Expo Max aria pavillion as well as the upcoming University and new MRT lines..
Hence, I hope this thread will serve as a purpose. There is no news on the development across Singapore Expo Mrt. At least 2 new construction are being built side to side. One by United Engineers and the other by Ascendas group. Both project comprise of hotel, offices and commercial components.
ASCENDAS and FRASER DEVELOPMENTS

JOINT venture between Ascendas Land (Singapore) and Frasers Centrepoint has won a tender for a development in Changi Business Park including shops and a hotel, the second such project in Singapore.
The joint venture - known as Ascendas Frasers - had put in a bid of $115.8 million for the 4.7ha site, next to the Singapore Expo and Expo MRT station. That is $119 per sq ft of gross floor area.
Sixty per cent of the total gross floor area of 1.26 million sq ft will be set aside for business park space.
The rest will comprise 'white' or commercial activities - which will be for shops and a hotel projected to have about 300 rooms.
The retail and hotel components are expected to capitalise on demand generated from Changi Business Park, Singapore Expo, the upcoming university in Changi as well as nearby estates, said Frasers Centrepoint chief executive Lim Ee Seng.
The development will break ground in June next year, said JTC.
Late last year, United Engineers won a tender for an industrial project at Changi Business Park that comes with a hotel.
Its development, with an estimated development cost of $280 million, will comprise a business centre to house 200 IT companies; an IT training hub comprising exhibition and convention halls, an auditorium and seminar rooms; a business hotel with 200-300 rooms; and office and retail space.
In a joint statement yesterday, JTC and the 50-50 joint venture Ascendas Frasers said pipeline projects in Changi Business Park remain strong despite challenging economic conditions.
Its current working population of 6,000 is expected to surge to 20,000 by 2011, it said.
Singapore's industrial market is weakening, with rents softening.
UNITED ENGINEERS DEVELOPMENTS

United Engineers (UE) has won a new project at Changi Business Park with an estimated development cost of $280 million.
The company said yesterday that its wholly owned subsidiary, United Engineers Developments Pte Ltd (UED), has been awarded the Built-to-Suit project by the Jurong Town Corporation (JTC).
The project involves UED undertaking a development to be named the Global Centre for Information and Communication (Centric Singapore).
This will comprise four main components: a business centre to house 200 IT companies; an IT training hub comprising exhibition and convention halls, an auditorium and seminar rooms; a business hotel with 200-300 rooms; and office and retail space.
The development is part of JTC’s master plan to build the Changi Business Park into an active urban development with two separate activity hubs linked by an attractive green garden environment with kiosks, sculptures and performing venues, UE said.
Centric Singapore will be sited on a land area of 29,000 square metres with an expected built-up gross floor area of 72,500 sq m.
Centric Management AG, Switzerland, an ICT hub specialist, will be the anchor tenant for the business park space.
‘With an unbeatable location at the Changi Business Park at the interchange of the existing Expo MRT station and the new MRT station to be built under the future Eastern Region Line, the project is sited at an extremely attractive catchment area, and is ideally positioned to become an Information and Communication Technology (ICT) hub,’ UE said.
Construction is slated to commence in 2008, and targeted for completion in 2011.

The Changi area on the eastern tip of Singapore will come alive in two years’ time, thanks to the development of a new commercial district, hotel accommodation and a sprawling motorsports facility.
The Changi Business Park will add a new UE Biz Hub East by 2012. The facility now houses a mix of companies from the technology, data, software, and research and development sectors.
Located close to the Singapore Expo Convention and Exhibition Centre, UE Biz Hub East will have office and retail space, event venues and a 300-room Park Avenue Changi Hotel.
Singex Venues CEO Aloysius Arlando said: “The anticipated additional catchment of 20,000 people (from the new business hub) will definitely attract more organisers to host their events at the Singapore Expo.”
Adding to Changi’s current pool of business-class accommodation, which includes the 558-room Grand Mercure Roxy and 380-room Changi Village Hotel, is a 313-unit Modena Changi City serviced residence.
Modena Changi City is the first Modena-branded serviced residence in Singapore from global serviced residence operator, Frasers Hospitality. It is also the brand’s flagship property. Scheduled to open in 2012, Modena Changi City is aimed at a younger generation of mobile business travellers.
On the entertainment front, Changi will be home to Singapore’s first motorsports facility.
The Changi Motorsports Hub will have a 3.7km-long Federation Internationale de l’Automobile Grade-2 certified racetrack, a 1.2km karting track, a drift track, a bonded warehouse, permanent seating capacity for 20,000 spectators, a 10,000-seat temporary grandstand, attractions, dining outlets, a museum and a hotel.
When completed, the sea-facing facility near Changi International Airport will play host to at least two international events a year, including the Super GT series, D1 Grand Prix and Formula Nippon. It will also feature at least two local events per year such as the Drifting Championship and Karting Championship.
Details on how the motorsports facility may be used for MICE groups are not yet available.
Ace:Daytons Direct (International) managing director Nancy Tan said: “Any new MICE-related facilities will always benefit existing facilities in the area and event organisers in general. These new facilities will breathe more life into the east.”

Mith252 February 26th, 2012, 12:41 AM Very old news regarding One@Changi, part of the Changi City project.
Credit Suisse to become One@Changi City's anchor tenant
Mar 18, 2011 - CommercialGuru.com.sg
International financial services group Credit Suisse has inked a contract to become the anchor tenant of One@Changi City by 2013, occupying a space that will house more than 6,000 staff.
The bank will be moving out of some of its current offices to consolidate its presence in the upcoming building at Changi, One Raffles Link and its data centre at Serangoon.
Developed by Frasers Centrepoint and Ascendas, One@Changi City is part of the Changi City project. It is expected to be completed in the last quarter of 2012 at a development cost of S$180 million.
Occupying five floors of the nine-storey tower, which has a net lettable area (NLA) of 650,000 sq ft, Credit Suisse has the option of occupying another two floors, measuring 175,000 sq ft.
Brokered by Jones Lang LaSalle (JLL), the lease has a 10 year term that can twice be extended by five years.
Chong Siak Ching, Ascendas President and CEO, said that negotiations with “a number” of other possible tenants at One@Changi City are ongoing.
Lim Ee Seng, CEO of Frasers Centrepoint Group, noted that Credit Suisse's decision to transfer “underscores the confidence” that it has in the development.
“One@Changi City will accommodate Credit Suisse’s expected growth and provide a consolidated site for most of the staff,” said Lito Camacho, the bank's Vice-Chairman (Asia Pacific) and Singapore CEO.

Changi City Point never insinuated it was going to be revolutionary at all. Besides, the suburbs is the last place anybody will try anything new, so don't expect anything new from the Jem, JCube and Westgate either.

NTUC FairPrice opens 5th hypermarket
By Karen Ng | Posted: 13 July 2012 1145 hrs
SINGAPORE: Supermarket giant FairPrice officially opened its fifth hypermarket on Friday - FairPrice Xtra at Changi Business Park - with the promise to keep food prices stable.
It will open a S$350 million hi-tech distribution centre in 2014 aimed at increasing productivity and therefore mitigating rising food costs.
Food prices rose by 2.8 per cent in the first five months of this year, compared to the same period last year.
Chairman Ng Ser Miang said it's all about raising productivity.
"The new distribution centre will increase our warehouse capacity by 100 per cent and with the new automated storage and retrieval system, it will increase our productivity by 25 per cent or so.
"But this is only part of the productivity drive we are looking at, on the supply chain side. At the same time, at the store front, we are also introducing automated check out system," Ng shared.
FairPrice's chief executive officer Seah Kian Peng said as a social enterprise, the supermarket chain's mission is to keep essential items stable and affordable.
"For us, keeping prices affordable is key. We maintain a set of every day low price items, we have constant promotions, we have very attractive loyalty programs, we have good rebates given out, all these put together give a very complete value for money proposition to our customers and members alike."
Since 2006, FairPrice has seen a 20 per cent year-on-year sales growth for its hypermarket chain.
Consumers said they're attracted to the bargains.
A shopper said: "Prices here are relatively fair, you know, like all the NTUC outlets. So this is one complete area where you can just complete your shopping and enjoy the FairPrice pricing at the same time."
Mr Seah said FairPrice is looking to open its sixth hypermarket in the western part of Singapore and also its first hypermart in Vietnam sometime next year.

IT giant Cisco officially opened its new regional headquarters in Singapore on Wednesday -- marking its 20th year in the city-state.
SINGAPORE: IT giant Cisco officially opened its new regional headquarters in Singapore on Wednesday -- marking its 20th year in the city-state.
The new office houses Cisco's operations for Singapore and the greater Asia region -- including operations, sales, marketing, human resources, finance and Cisco services. It will also feature a customer briefing centre, where Cisco technologies will be available for demonstrations.
The 120,000 square feet office complex is located in the Changi Business Park and boasts an environmentally-friendly workspace. The building consolidates Cisco's 4 offices from around the island, putting its 1,000 employees all under the same roof.
As the IT industry continues to grow, the company said there is room to expand.
Jaime Valles, president (Asia Pacific, Japan and Greater China) at Cisco, said: "We are in the process of connecting the 99 per cent that is not connected. In fact for many years, the internet, since 1994 in Singapore, we have been able to connect one per cent of the devices that can be connected.
"And when you start connecting sensors, when you start connecting machine to machine, people to machine, we know it's going to change everything we do across Asia Pacific, Japan and China.
"And Singapore is very connected. In the world economic forum, in the network readiness index, it came across as one of the top three countries in the world. So it allows us to do that."
Cisco first came to Singapore in 1993 and established the city-state as its Greater Asia headquarters in January 1998.
