GMAC September 22nd, 2004, 07:22 AM Im not entirely sure if it is going ahead or not, there has been limited discussion about it on here but I dont think anything official has been done about it. It would be positioned in the vacant block (currently carpark) next to CP2. There has been a number of discussions about the height with opinions ranging from around 12 stories which hardly seems worth it, to something taller than CP1 which wouldn't be possible on that site. So in answer to your question, I think it is all just talk at the moment!!

GMAC September 22nd, 2004, 08:15 AM I thought it was small, but that could just be the high walls on all sides. With the height, the only thing that worries me about that is the roof shapes, if it was taller than CP1 it might detract from CP1, but if it was only slightly shorter than CP1 then it could enhance the look of both CP1 and CP2. Thats my only concern. I hope it will be a hotel with a nice big glitzy streetscape.

mossnd September 23rd, 2004, 05:36 AM I’ve always thought there was something aesthetic about 3s, and you rarely get to see it in big city buildings. I’d love to see CP3 be taller (and even more tapering) then CP1, but it must have a “flip-top head”.
Orfeo September 23rd, 2004, 09:12 AM Keep in mind that the CP3 site is smaller than that of Emerald (ie much smaller than either of the two other CP buildings) and that if it was built taller than CP1 it would block much of CP1's views. So don't get over enthusiastic, because I can't see anything amazing happening: I can remember the article in the Courier Mail, and though I can't clearly remember the number of floors, I remember being dissapointed that it was so short

Locke October 6th, 2005, 06:32 AM It looks alright. The facade looks like CP, but the curves??? I don't know how well they will match. CP 1 and 2 are based on a crystal, so I think sharp sloping lines would have worked better.
As for the height, I suppose if I were a mouse it would look towering, maybe. Well I guess the up side is that less space here means less on the market and more they can stick in the next big 350m office tower!;)

Would be nice to continue to have a Central Plaza design at the top of the skyline.

Boom in the CBD - Third tower to complete CP trilogy
The Courier-Mail, 9 May 2006
BRISBANE'S CBD is bracing itself for a wave of new development after the approval of the third tower in the Central Plaza trilogy and a major development of one the city's premier riverside locations.
A lack of commercial space in the central business district has resulted in a rush of development applications to Brisbane City Council, which will see the face of Brisbane change significantly in the coming years.
In addition to the approval for the construction of CP3, the council has also passed plans to redevelop Queensland Rugby Union's property in Eagle St.
Meanwhile plans to redevelop the Suncorp Theatre site in Turbot St have been lodged for consideration.
QIC Real Estate confirmed it had obtained a development approval for its proposed Central Plaza 3 tower on Eagle St and was planning to start preliminary works as soon as possible.
The building once complete will offer 11,000sq m of A-grade commercial space over 13 levels and ground floor retail.
QIC Real Estate head of global real estate Laurie Brindle said in a statement it had already put the call out for expressions of interest for contractors to do the excavation works.
While he declined to confirm any interested parties in the property, Mr Brindle said it had attracted strong interest from professional service organisations and the finance sector.
Industry speculation is that a number of large tenants are seeking to lease the entire building on completion.
Jones Lang LaSalle and Ray White Asset Leasing have recently been appointed to jointly lease Central Plaza 3.
Queensland Rugby Union Club has had its plans to develop a two-storey function centre, restaurant and bar, outdoor cafe and plaza at 145-171 Eagle St approved.
Urban planning chair David Hinchliffe said the building would feature a new public square which opened up
views of the river and Story Bridge and links to riverside bike and pedestrian ways.
Cr Hinchliffe said the approved plans would include more trees and shade than were in the original plans lodged with the council.
Documents filed with the Brisbane City Council have
also revealed plans to redevelop the old Suncorp Theatre site in Turbot St into a highrise office building.
The site currently houses an office building, plaza, car park and the theatre.
It spans three city allotments.
The application is to demolish part of the existing theatre building along the Turbot St frontage and build a 25-level office building.
Messed Up June 16th, 2006, 08:13 AM Smurfit-Stone Building in Chicago is a bit of a twin to CP1&2. A smaller version of it would have looked great as part of this complex.

MyFavco August 7th, 2007, 04:55 AM They have completed the core to lthe underside of ground and poured the level B1 slab. They are preparing to pour the front part of the ground slab this week. They will come back and excavate the retained earth agaist the Trinity Building after the ground floor beams are in place then close the ground slab, a bit tricky really.
BTW, the tower crane on this job is the next generation style, you will see plenty more of these in years to come. It has an awsome lifting capacity at long reach.
QIC kept the short design of this tower (originally approved in the mid ninities) because they wanted it occupied by the end of 2008. Typically of their conservative nature.

In this pic, the lower section of CP2's roofline is virtually the same height of the grated mechanical floor of CP1.

So, in a nutshell - CP2's lowest point of its curved roofline is equal to that of CP1's grated mechanical floor and CP3's 55m corner glass element is 1/2 of CP2's 110m height...or all seems to be.
All aesthetically designed :okay:

But it appears to have topped out like the others have mentioned and the façade has caught up to the top of the building. Its got a different look about it to its older siblings but its still looks decent.

CP3 has topped out and the externals appear to be complete. Nice reflectiveness (not sure thats an actual word, but whatever) happening of this building as well. I guess that is brand new glass for ya.

MyFavco November 27th, 2008, 06:52 AM This project was finished early this month. One of the Tenants has moved in and the other will be in soon. It was fully leased before construction started.
The big "Q Super" building logo went up on a couple of weeks ago. The finished product looks quite sleek (and short).

More of a side view of it, you can see they have covered up the exposed wall above the neighboring building, which is good because it was a shocking blank wall, so the white is slightly better. QSuper have the signage rights on this one, so another Qld Government based company on the Central Plaza's. Good to see my Super Money going to good use!

BNE QLD December 13th, 2008, 03:18 AM Yeah nice size, if it were any bigger like 150m plus it would have clashed with the neighbours views :lol: and I think that part of the city needs to have a few medium sized buildings like this otherwise you get too much darkness in that street to soon during the day.
You still get a nice density and the glass and the facade is very nice. :)

ah your all development freaks and would make bad town planners. im totally against building residential high rises right next door to each other.
you need to tier development up, not build ginormous towers at the front. thats why i dont like soul positioned where it is. i think this is appropriate use for the site and adds to alleviate the commercial space shortage.
I agree but not in exact wording as ^^ hence my comments ^^ :lol:
