Nope it's not po. It's a different division (housing) and a different brand. Trivia: Robinsons Communities came to existence in the midst of the global financial crisis. Naalala ko pa yun kc our salesgroup was one of those that speaheaded the teams here in MM. Actually nagsimula sya sa Escalades. Ang Escalades is a project of Robinsons Homes which is housing division ng RLC, Most of the projects ng Robinsons Homes are actually horizontal projects. And they only have two projects na vertical before Wellington in Tagaytay and also Escalades. Now since, ang forte ng mga agents sa Robinsons Homes ay mga horizontal projects (subdivisions) and mejo mabagal yung movement ng sales, inassign sa Robinsons Land - RBD (Residential Building Division) - agents na focus ay mga condo ang two projects. Then nung 2009, to answer the demand sa mga affordable condo projects, Robinsons Communities was created and Escalades and Wellington w/c the only vertical projects from Robinsons Homes were transferred to RBD, RBD that gave birth to Robinsons Communities and other brands such as Luxuria and Robinsons Residences. Then existing projects that time were also divided into Robinsons Luxuria and Robinsons Residences. :) There are also some housing projects in Robinsons Homes transferred under the Robinsons Communities brand.

Robinsons Land Corporation has housing division where Robinsons Homes is and Residential Building Division where the three brands are ;)

basin magpalahi nasad...2 ra pero widest elevator in Cebu man sad. :D

in my experience the stairs are best for going down and elevators for going up, but if youre just a few floors away, better use the stairs either way. and in most times of the day, the elevators are not in use, theres also rush hours especially on school days and when people get back from work. but i agree that 2 elevators may be insufficient

Gokongwei-led Robinsons Land Corp. seeks to boost its presence in Cebu with the unveiling of a 25-story mid-market condominium project across from the University of the Philippines campus in Lahug.

The new project, “Azalea Place,” under the Robinsons Residences brand catering to urban living, offers 407 units for as low as P2.03 million for a 25-square-meter studio unit to as high as P5.36 million for a two-bedroom 56.75-sqm unit.

This will be RLC’s fourth residential project in Cebu. Azalea Place will start construction next year and units will begin to be turned over to buyers by the second quarter of 2015.

In a statement, RLC president Frederick Go said the property developer’s growing number of residential projects in Cebu reflected the growth in the province and the region. “Our company is very bullish about this promising segment.”

“Azalea Place is all about convenience for the market it caters to: start-up families who desire a centrally located home in the metro, close to work, school and recreational areas, investors seeking good returns from a large pool of potential renters, and parents who want to invest in prime property for their children’s future,” Go explained.

The studio units have a floor area of about 25 sqm and will sell for P2.03 million to P2.52 million. The selling price will range from P2.42 million to P3.76 million for the one-bedroom units sized at between 29.75 sqm and 38.5 sqm. The two-bedroom units will be sold for P3.63 million to P5.36 million with sizes ranging from 43.5 sqm to 56.75 sqm.

RLC has put in place affordable payment schemes that allow a buyer to acquire a studio unit for as low as P10,000 a month.

“Azalea Place is the only residential condominium along bustling Gorordo Avenue, making it an ideal home for a market that wants everything within easy reach,” Go said.

Given its strategic location along one of Cebu’s major thoroughfares, RLC sees Azalea Place having a strong potential for rental income for investors such as businessmen and overseas Filipino workers, banking on an army of students, young professionals and urban Cebuano families looking for homes in a convenient location.

Since Cebu is also a leading business, cultural and social hub, RLC also anticipates that there will be many prospective buyers throughout the Visayas-Mindanao region who would want to invest in a home in the “Queen City of the South.”

Cebu to be developed into a Commercial Center...and by the way, there is no property or a condo development in particular that is involved with U.P. Cebu officials...if i'm correct, you've read about it at Padgett Place Condo Thread but it has nothing to do with it...it was posted there because the developer of Padgett is the one that negotiated with U.P. Cebu officials that wanted to develop that U.P. lot as a future commercial component of Padgett condo.

MANILA, Philippines—Gokonwei-led conglomerate JG Summit Holdings landed on Forbes Magazine’s list of 50 “best” publicly traded companies in Asia-Pacific, the only company from the Philippines that made it to the Chinese-dominated roster.

In a recent special report, Forbes Asia included JG Summit in its list of Asia’s “Fab 50” companies, an annual ranking that the magazine has been making since 2005.

JG Summit had a market value of $3.9 billion and an annual turnover of $2.7 billion, the report estimated.

China produced 23 or the biggest bulk of the companies on the list. “The story of Asia is increasingly the story of China and this year’s list of the 50 best publicly-traded companies in Asia-Pacific certainly reflects that,” the report said.

In 2010, China claimed only 16 slots but as the country’s real estate, construction, auto-making, appliance manufacturing and gold-mining industries continue to boom, an additional company from each of those sectors barged into the top ranks, Forbes reported.

The magazine said the most notable newcomer this 2011 was Qingdao Haier, the world’s number one white goods brand.

China only had five of its companies landing on this elite list in 2005 and two in 2006. The swelling of its representatives since then, according to Forbes, is “a mark of how quickly China’s companies have arrived on the world stage.”

On the other hand, Forbes said China’s gain was largely India’s loss. After matching the number of China’s honorees last year, India had only seven representatives this year.

Japan—once Asia’s wealthiest nation which had 13 companies in the top 50 when Forbes started analyzing corporate Asia six years ago—had zero representative for the first time. Forbes said this was partly a result of the devastating earthquake and ensuing tsunami last March.

South Korea produced eight Fab 50 companies, the most it has had since 2005, when it also had eight. “The chaebols are going like gangbusters and seven of the companies are chaebol affiliates; the eighth is hot Internet company NHN (Corp.)” Forbes said.

Forbes said the changing lineup each year was “a window on the region’s dynamism, and this year was no exception.”

In terms of industry, Forbes said technology companies dominated its list this year with eight representatives, down from 11 last year. This was followed by the consumer durables industry (7) and food (6). For the second year in a row on our Fab 50 list, none from the oil/gas industry made it to the list.

Forbes said it came out with the list by analyzing 1,073 companies that had at least $3 billion in revenue or market capitalization. “We looked at the five-year track records for revenue, operating earnings and return on capital, and then the recent results and share-price movements, and finally the outlook. If it had too much debt, or the government owned at least half the shares, it was out. The result is an honor roll of the region’s best,” the magazine said.

The magazine also recently released its list of top 200 Asia-Pacific companies under $1 billion in market capitalization. Two publicly listed gaming firms from the Philippines made it to the list—Pacific Online Systems Corp. (with estimated $91 million in market value and $28 million in sales) and Philweb Corp. (with $453 million in estimated market value and $24 million in sales).

70 units are sold to be exact excluding the on-hold units in the inventory summary. levels 18, 22 and 26 are currently blocked and are not yet available for sale. there are 408 total units in azalea place.

17 units per floor x 24 residential floors = 408 available inventories

perhaps that agent was aiming for 171 sold units or he might be counting another project development and mixing up the facts. other reason is he might be under pressure. if you're in sales it can be so stressful.

i agree :okay: that area has a better neighborhood view versus some parts of cbp which when you look down will make most of our privileged clients sad. others prefer to own a unit facing the happy side of cbp.

CEBU, Philippines - Gokongwei-led Robinsons Land Corporation (RLC) is going to start the construction of its second shopping mall project in Cebu called the “Robinsons Galleria-Cebu,” located at the General Maxilom Street at the North Reclamation Area (NRA).The ground breaking ceremony, which will formally start the project, will be on July 25, 2012.

Recognizing Cebu’s fast growing economy and booming retail industry, the company is pouring in a significant investment to the province aside from its aggressive movement in the real estate industry through Robinsons Land Inc. (RLI).

In an earlier interview, RLI president and chief executive officer (CEO) Frederick D. Go said that aside from the establishment of the “Robinsons Galleria-Cebu,” the company plans to develop a mixed-used development at the five-hectare property at the NRA, that will include building of a hotel, commercial complex and high-rise condominiums.

just heard that there was a brgy permit issued by brgy Lahug and consequently OBO issued a locational clearance for the project. Unfortunately, brgy Kamputhaw claimed the area belongs to to them. If indeed there was already an issued barangay permit by Lahug, any claims made by Kamputhaw shall be brought to the city council to resolve the dispute between barangay units internally. RLC should not be made to suffer for acting in good faith.

If Lahug has issued a barangay permit, its actuation is enough proof it belongs to its jurisdiction. Otherwise, it would have turned down the application and referred it to Kamputhaw.

To avoid confusion, the OBO should revise any of its procedures in granting building permits. OBO shall require barangay units to submit a master list of projects within its jurisdiction after 3 days the barangay clearance application has been filed. OBO shall not act on the granting of permits if there is an irregularity in the filing of barangay clearances. OBO will serve as the regulating body to oversee barangay jurisdiction disputes.

Jurisdiction disputes must be resolved before the granting of any building permit as it will become a major tax concern later on.
