This is a great way to visualize what Biscayne Blvd will look like, yeah but that definitely is less than half! Thats whats so amazing about it. By the way, 50 Biscayne actually looks pretty decent in that rendering.

well, to tell you the truth, Nobody can decide on MET 3, because its at least 3 years away from building it, and with Interest rates going back up , it might not ever get started. Remember their still starting the sales in MET 2, So there's a chance if it might change design by that point of the future.

well, I'm a DOLFAN :cheers: , and Hopefully we'll have a Great Quarterback by then, and maybe we'll be in our own SUPERBOWL, and also if you ask many Miamians around Miami where I work every weekday, many Don't know that the Superbowl is here in 2007, just ask around and you'll see.

Its more important for downtown to have residences right now than anything, otherwise it will never rise to first-tier. But I see what your saying.

very true... also... i think many developers are waiting, seeing if this first round of development will actually work out downtown... then i can only imagine the boom that will happen... make this one look like a sub-development...

hopefully what will happen is investment and redevelopment of some older structures in the downtown area as well.

I think that just as office development can drive residential development, the reverse could be true as well. Although I do not expect to see a massive office boom. Just a tower here and there over the years.

As Miami's downtown grows with more people living there, the office buildings will follow. Areas that are seen as stable places to live are in turn viewed as stable places to do business (consider the suburbs).

By the way, whether it be office or residential, its great to see so much construction going on in downtown Miami.

In fact, I'm heading down on Friday (hopefully). YAY!
