Are fires common in your city? How is the pollution? Traffic times? Be sure to check your local areas to get the scoop on why they're unhappy using the query tool.

i do not know on the whole there are only certain areas where you get the congestion but not always and the pollution is 40.... but i used the reward cheat and setup a Advanced Research Center and the news will pop up saying: Strange Goings at Advance Research Center keep residents on edge... I don't know...helpppp

From what I've learned about traffic, those certain congested areas could reflect the entire city. You could have an entire neighborhood using a stretch of road, but the whole neighborhood would have bad commute times just because of that of that one road being used. So I would look into upgrading your transit network.
If the pollution radii is inside residential areas, that could definately have an impact on mayor rating. About the advanced research center, that will most DEFINATELY reduce mayor rating. I think it's one of the top mayor rating reducers, in fact. So that could have been the core problem there.

the buildings are all buillt...how do i do double lane roads..do i demolish the buildings?

Do you have Rush Hour? If you do, the double lane road is the avenue. It would be very difficult to have to destroy buildings to place it there. Whether or not you have Rush Hour, I would moreover suggest a subway line. They really help a lot and the revenue they bring can't be forgotten.
