This Fiesta casino is located in San Fernando, on Poro Point, a peninsula that extends into the South China Sea and was previously the site of a U.S. air force base. We have a 20-year lease on this 130 acre-tract. San Fernando, in the province of La Union, is a six-hour drive, or a one-hour flight, from Manila. In April 2008, we opened a 36 room hotel and a nine-hole golf course, which completed Phase I of our expansion. Making Way for Phase II

The clearing and cleaning up of the Phase 2 vicinity has started to make way for house construction of buyers taking advantage of The Point’s Holiday Promo on-going until January 15th. With already over 21% lots sold in Phase 2 and the lot clearing works completed all planned road networks are totally grubbed and cleared.

Facing the sea, on the vicinity of the Hotel’s right side, Section A (Lots 33, 35, 37 and 39) road completion is on-going and is currently at 89% accomplishment.

Road excavation and completion on the opposite side, to the left side of the Hotel, SECTION B (area of Lots 20 to 30) works are coming along with finishing works for road completion at 90%, while Section C for Lots 1 through 18 are now at 89%.

In Phase I facing the sea, where 60% of lots are sold, on the Hotel’s right side, Section A (Lots 33, 35, 37 and 39) road completion is complete and is at 98% completion with water line fittings and street lights nearing installation.

Road completion on the opposite side, to the left side of the Hotel, SECTION B (area of Lots 20 to 30) works are coming along with finishing works for sidewalk works at 96%, while Section C for Lots 1 through 18 is also now at 96%.

Phase 1 is due to reach 100% completion by April 2011.

Fiesta Casino is said to offer the best gaming experience, with the latest slot machines and table games, and exciting raffle promotions and special events. CSR Initiatives

Thunderbird Resorts is not all business without a social conscience. It has “TREES”, an ongoing nature preservation and social responsibility program that aims to cultivate a green culture in its employees. It is an acronym for Thunderbird Resorts Efforts on Environment Sustainability.

Among its activities have been the simultaneous tree planting activities held in Rizal and Poro Point In support of the International Day for Climate Change. Medical missions are also regularly conducted to help the resorts’ surrounding communities. Thunderbird Resorts was also one of the first companies to organize relief efforts in Rizal and La Union when these areas were badly hit by typhoons Ondoy and Pepeng.

Expansion Plans

Only 45 hectares of the 65-hectare property in Poro Point have been developed, and the company is in the process of adding nine more holes to The Cliffs Golf & Beach Club, which currently offers a par 36 nine-hole golf course. The hotel is also set to expand by 46 more rooms from its current 32, and four luxury suites that overlook the sea and golf course. The company will also launch The Point Residences, an exclusive residential zone, featuring prime cottages and villas.

“Our amenities at Thunderbird Resorts have been attracting foreign and local tourists, and balikbayans,” says Senior Property Director Shaun Thomsen. “The resort has been popular for the casino entertainment, for family outings, and for wedding receptions and other special events; many companies also conduct conferences and team-building seminars here, so we are in the process of building more meeting rooms, which will be ready by September,” he explains.

Speaking of the Philippines as a whole, Country Manager Fabio Moretti says, “I think we’ll have a lot of growth in the Philippines—of all the countries we are in in the world, it’s going to be our highest growth market, so we plan on making significant additional investments here.”

The company is exploring new areas to duplicate the success of the two properties, thus providing more jobs and opportunities for Filipinos in the process. At present, around 1,240 personnel are employed for both properties.

It was ubiquitous as the blue domed white structure got visible from the distance. Thunderbird Resorts sits, ensconced at the tongue of land that is the peninsula of Poro Point in La Union, the only five star resort in Northern Luzon as of this writing.

It was a great relief as we finally, after 5 hours on the road from Manila, drove up the main building in all its white washed glory whose architecture has been inspired by the traditional structures of Santorini Island in Greece. Mention of that far off place not only brings historical facts of one of the biggest volcanic eruptions in recorded history but more for its beautiful bleached whited buildings that are perched on the rugged terrain of that ancient caldera.

Like its inspiration, Thunderbird Resorts is also atop a promontory spanning 65 hectares of undulating hills, 100 foot cliffs and giving a beautiful view of the sea that, at the time we were there, was rather dramatic as dark clouds pregnant with rainwater hovered above. The sight was just memorable. Like impressionistic paintings of the masters.

I just like its architecture. The smooth clean lines, block like with its arcade. An open air structure that is both inviting and invigorating to the tired soul and body. Despite its minimalistic approach, there are still surprises. The dome itself seems to be the piece de resistance, where everything else revolves around. Inside, a peek up does provide a beautiful monochromatic (blue hued) artwork.

The area is large. With its casino, restaurants with good food, golf course and sports facilities, and eventually, the residences that will be built later on. From the main building going to the sea, is a swimming pool in an aptly landscaped area while the sea is untouched left to its rugged state.

But its not all beautiful and rosy though. The benches and sheds along the coastline can be an eyesore and a bit garish even with its tri-toned color scheme. It would have been better if the structures were built in consonance with the minimalist architecture of the main building or in harmony with the environment but what you have is rather detached and imposing.

The place is actually still in development and many areas are barren or undeveloped considering that this is a five star hotel and resort. It can be a bit untidy to look at but I think, a few years from now, it will be transformed into one big landscaped area.

If given a chance to linger more, I would have just sat on a chair at the verandah of the main building or at the rooms and stared for hours at the sea, contemplating on the vagaries of life while observing nature: the changing tides, the brooding sky and fading sun as day turns to night.

The hotel is also set to expand by 46 more rooms from its current 32, and four luxury suites that overlook the sea and golf course. The company will also launch The Point Residences, an exclusive residential zone, featuring prime cottages and villas.

It was a wonderful three day stay for me and my friends! The resort itself was very beautiful and seemed like the ideal place to have the best rest and relaxation sessions of your life! I was told that weddings and company retreats are also very common here, but most often, guests come to relax and get away from the crazy busy city life.

Overall, it was a great experience! The rooms were clean and I love their beds and how it just seemingly made me melt into them. In the room was also a nice flat screen television and WiFi access throughout the Thunderbird Resort. There was an amazing view from the patio.

The bathroom was beautiful and clean. Best of all, it was really spacious. Unfortunately, the rainfall shower was broken in my room and they weren’t able to fix it before I left so I wasn’t quite able to enjoy the very spacious bathroom as much as I had hoped. I’m sure it would have been a very relaxing shower had it worked.

Oh and did I mention the extra cool stuff at the resort? They had everything from an 18 hole golf course to a giant pool with a pool bar!

Also, do try out the restaurant “Olives” within the Thunderbird Resort. The breakfast buffet was great and we also tried some wood-fired / brick oven pizza for lunch which tasted great.

MANILA, Philippines - Feel like going on a quiet getaway somewhere near the sea where no one can bother you? Then take a cue from stressed out city folk and foreigners who have been going to a quiet 5-star resort up north for some serious R & R the past few years.

Located at the former Wallace Air Station, a US military base (the conversion of which was supervised by the Bases Conversion and Development Authority), the 65-hectare Thunderbird Resorts in Poro Point, San Fernando, La Union has been the secret hideaway of high-end locals, balikbayans, and foreigners since April 2006 when it first opened.

The resort sits on a cliff side on the peninsula of Poro Point, giving guests a picturesque view of South China Sea either from the 9-hole championship golf course or the beach club and hotel.

"Because of the location wherein you have the cliff and the sea, it was more appropriate to have a Greek theme," explained Shaun Thomsen, Senior Property Director of Thunderbird Resorts Poro Point. The white stucco-finished luxury resort, described as "the only 5-star hotel in the North," calls to mind seaside resorts in Santorini, Greece. It was designed by Angel Sueiro, a Spaniard who also designed Thunderbird's property in India.

According to Thomsen, market response has been good, and the occupancy rate has more than doubled since last year. Aside from balikbayans, foreigners, and locals with income to burn, companies have also been booking stays in the resort for their team-building activities.

Beach, golf, casino

The resort's main attractions are its beach, golf course, and casino.

It claims to have the only white sand beach in the area, where surfing is a common activity. Other towns adjacent to the resort, such as Bauang, Canaway, and San Juan, have greyish-black to black sand on its beaches.

Admittedly, the white sand area is small, but it is private, and is in a quiet cove away from the maddening crowd.

Guests who prefer the pool, on the other hand, do take a dip in the heated infinity pool overlooking the sea.

The all-weather golf course right now has only 9 holes, but it will be expanded to 18 holes in the future. Thomsen said they have been getting good compliments from guests for the par 36-course. "'You can't beat the view,' they say," Thomsen added. "Every hole has a view of the ocean."

The Vegas Casino located on the resort grounds is only 45% complete but expansion is also ongoing. The casino is open 24/7 and it is not unusual for people from Baguio and La Union to drive all the way to Thunderbird to unwind and play at gaming tables here.

"What makes our casino different is our customer service, which is more personal, and the ambience," said Thomsen, who was once a card dealer himself. "The casino here is more for entertainment and relaxation."

A full-service spa will be open in the future, but for now, in-house therapists can do massage for guests in the 36-room luxury hotel.

As for meals and drinks, the resort's Olives Mediterranean Restaurant, Santorini Lounge and Bar, Vegas Cafe, Cabana Bar, and The Pool Bar take care of guests' needs.

Quiet but full

Although Thunderbird hasn't gone all out in advertising the property, word about the resort has been going around high society.

The resort is fully booked during summer, said Thomsen, and during summer, they are already accepting reservations for Christmas. Come Christmas season, they are filling up reservations for the Holy Week break.

Thunderbird is currently selling private villas featuring Greek-inspired architecture in The Point, a residential property to be developed in the area. "If you purchase a lot and villa, you also get golf membership," said Thomsen.

The company is targeting city folks who want a seaside vacation home easily accessible from Metro Manila. Thunderbird is about 200 kilometers north of Manila, just 5-6 hours drive away from the nation's capital using the North Luzon Expressway (NLEX) and the world-class Subic-Clark-Tarlac Expressway (SCTEX) opened in 2008.

"Our overall strategy is to be in the developing parts of the world that have the most future," said Fabio Moretti, country manager of Thunderbird Resorts, in a statement.

"I think we'll have a lot of growth in the Philippines. Of all the countries we are in the world, it's going to be our highest growth market. So we plan on making significant additional investments here," Moretti added.

Thunderbird Resorts, Inc. is an international property developer of themed venues anchored by casinos. It has a property called Thunderbird Resorts-Rizal in Binangonan, for which it spent $22 million for the development of its first phase.

For its Poro Point luxury resort, the company poured in $28 million for its construction and operation for the first 3 years. An additional investment of $42 million is planned to cover the resort's second phase development.

MANILA, Philippines -- This is just the kind of house you’d see in glamorous destinations like Acapulco, Monte Carlo, or the Greek isles. It’s could blend very well in any upscale neighborhood in Greece, since after all, its architecture is unmistakably Greek. This house stands on a cliff that overlooks the South China Sea. It’s not Greece but according to its builders, it could make a good substitute. Its address: The Thunderbird Resorts in Poro Point in San Fernando, La Union.

Credit ought to be given to the builders for turning this scenic spot into something that resembles a jet setting playground for the rich and famous. Thunderbird Resorts at Poro Point has a casino, a luxurious hotel, and a nine-hole golf course, among others. Its developers are also selling residential lots in a neighborhood dubbed The Point Residences. As with most real estate developments, this resort has adopted an architectural theme, which is Greek.

The mansion is one of the first residences to be built at The Point. It occupies four lots ensconced on the edge of the cliff, near the hotel. It’s owned by a businessman who asked the resident architects of Thunderbird to build and design the house and the interiors. This is the same team that developed Thunderbird and built the hotel and the casino. The builders belong to a construction company called Impact Asia, which also built the various Thunderbird resorts in South America. “Lot owners can also hire their own architect but we have to approve the design to make sure it adheres to the theme and requirements of Thunderbird,” says David Chong, Thunderbird’s real estate manager.

The houses in Santorini are shaped like cubes and are made of local stone. The homes are whitewashed or washed in lime. The mansion at Thunderbird follows the basic shape and color of the Santorini house, but this has been fused with modern minimalist themes. Of course, white is the dominant color, inside and outside. Interiors feature modern classic accessories, with blue serving as the main accent (blue is the color of Thunderbird). This blending is tastefully executed as there is no Greek overkill in the house or in any of the other structures at Thunderbird. You won’t see any statues of Zeus or Helen on the grounds or in the pool area.

The Greek theme was chosen by one of the architects of Impact Asia. As it happened, when he married he honeymooned on the island of Santorini in Greece. He fell in love with the place which has such dramatic cliffs that overlook the beautiful Aegean Sea. These cliffs and hillsides are filled with clean, immaculate white houses and buildings. “When it was time to develop the Thunderbird resort here at Poro Point, he inspected the site,” says Chong. “Poro Point reminded him of Santorini. The only difference is there where no Greek-style houses and buildings. Well, it was decided that this is the perfect place to build his version of Santorini.”

Both the house and the hotel set the tone of the entire property. All other future construction projects will adopt the same theme. Last week, Thunderbird launched its latest real estate project which will see 51 luxury condotels rise in the 15 hectare land area of Thunderbird Residences.

“These condotel units are ideal for members and guests who like to visit Thunderbird regularly,” says Poro Point’s general manager Damien Ball. “The hotel is almost always fully booked so this gives guests another option. But we’re also expanding the hotel to accommodate more guests.”

All purchased units will automatically be enrolled in Thunderbird Resorts’ condotel program operated by Thunderbird Pilipinas Hotels and Resorts, Inc. Ball says the owners will benefit from having their units under the direct supervision of hotel management. The unit then becomes a “self-liquidating” investment with hassle-free property management as the hotel will be leasing it out with all the services provided. Also, owners are entitled to exclusive use of their unit for 30 days annually, while enjoying huge investment returns on the lease out of their units for the remainder of the year.

“As an added privilege, owners will have access to the hotel’s first class facilities – the beach club, the Cliffs golf course, the pool, and casino.

Once these condotels are finished, The Point Residences will look more complete, and more like the island of Santorini. The difference is this destination is just a six-hour drive away.

Part of the itinerary we had when we were invited to check out Thunderbird Resorts in Poro Point, San Fernando, La Union was this so-called "property tour" where we went on a trip all over the place.

I must say that despite of the blistering heat of the sun that morning, the fresh breeze of air coming from the side of South China Sea was very pleasant, making our trip really relaxing and fun.

Thunderbird Resorts bosses, Sir Damian and Sir David led our group to see the whole lot of Thunderbird Resort - Poro Point. And our first destination was the first-ever residential unit built inside the resort property.

According to Sir Damian, the residential development started last October 2010, and to their surprise, phase 1 and phase 2 of this whole project are already on their way to completion - completing the Santorini of the Philippines. All the houses inside the resort are required to follow the Santorini theme to establish a pleasant ambiance that guests and residents can enjoy.

According to Sir David, this house built on the east side of Thunderbird has 7 rooms and a pool. It also has a separate unit for the maid's quarter that made us all feel so envy.

The whole place is such a paradise, if you will ask me. Perfectly situated on this very peaceful and heavenly place.

After that, the bosses took us to two of Thunderbird Resorts' golf course's hot spots to check out the other developments that are on their way to make Thunderbird - Poro Point the best place up north.

We also got to see the current Fiesta Casino a few meters away from Par 4, and with the number of people I saw that morning, I really think that they should a bigger and better casino. Hehe.

Our last destination that morning was this other house that'll be finish anytime this year. We've met the owner of the house and he seemed so happy about the location and outcome of his new place.

We were finally having dinner after a grueling 8-hour ride by van to La Union. My mouth was having a foodgasm from eating their poached fish, when Nica mentioned that in order to accommodate us bloggers for this tour, they had to block off the dates several months before. As it turned out, Thunderbird Resorts Poro Point is fully booked on weekends for the entire year, especially holidays.

It wasn’t entirely a surprise since it was a first-class resort. In fact, out of all their branches in the world, the one in San Fernando, La Union generates the most revenue. With a record like that, I only had one thing on my mind: “I am one lucky bastard!”

We were brought to our rooms wherein, after lying on my bed for a few minutes, I had an epiphany. This is why tourists don’t leave their hotel rooms! I’m a 3rd-world boy and I don’t get to sleep in a bed like this very often. It was love at first… errr… touch. It was at that very moment I knew that brining my laptop to do some pending work was pointless. “I will maximize my time with this bed”, I thought.

But as I learned from the staff, the resort had one major problem. They were turning down too many potential guests because there were just too many trying to make reservations. Some people, right before checking out, would already book for the following year! There was no way you can book for late holiday deals because rooms were being reserved early on in order to experience a world-class vacation.

So they came up with an amazing solution.

The best way to accommodate more people is to EXPAND. They started last year with The Point Residences where they gave people the opportunity to buy their own property within easy reach of the hotel and live there for the rest of their lives. We saw a couple of houses already being built and they looked great. They even have houses for the maids that look better than my house!

This year however, they are stepping it up a notch when they showed us their latest real estate project—the Condotel. It will offer 51 new luxury units separated in 2 buildings in front of the current one and the design with still follow the same Santorini style.

What makes this different is that, all purchased units will automatically be enrolled in Thunderbird Resorts’ condotel program and owners will benefit from having their units under the direct supervision of hotel management. Not only that, owners are entitled to exclusive use of their unit for 30 days a year, while enjoying huge investment returns on the lease out of their units for the remainder of the year. A pretty good investment, right? If only I had that much money.

I guess after the project is finished, they won’t be having the same problem anymore. Plus, people won’t have to get turned down as well so it’s a win-win situation right there.

Most of the searches leading to my blog these days has something to do with the keywords "no other woman resort". The popularity of the latest Star Cinema box-office hit movie made people curious about the beautiful resort where some of the scenes were taken. The Santorini inspired THUNDERBIRD RESORT Poro Point has therefore become the No Other Woman Resort people have been googling for.

I am so proud I stayed here for 3days and 2 nights a few weeks ago. That was before the latest Star Cinema movie was shown do the big screen.For those who have been dying to go there but hasn't done so yet, let me take you within and around the vicinity of the resort. Again, I wanna say we stayed where Anne Curtis, Derek Ramsey and Christine Reyes stayed.

Seriously, to have TBR Poro Point in my list this year was another dream-come-true. Thunderbird Rizal is just my neighbor,I can walk to its gate for 10 minutes from my village Saint Monique Valais so its understandable that I am always in the vicinity of TBR Rizal, this one is a bit more elusive. Aside from I have to travel longer to get to La Union, the published rate for Poro Point is also more expensive. When you get to see the resort in person though, you would understand why. It's a standout in this part of Northern Luzon. As a matter of fact it's the only Santorini inspired Resort in the area.....

Poro Point used to be a military base. Just like Clark and Subic, it is under the Bases Conversion Development Authority (BCDA). Thunderbird Resort and Hotels has rented most of the property for the span of 50 years. If you have your own car, it's a comfortable 5-hour drive from Manila. If you plan to take the bus, you can ride till downtown San Fernando City and take the tricycle for 100 pesos. I was surprised that they actually allow tricycles inside. Although if you think it is a little awkward to take the tricycle to the main building, you can drop by the gate and walk for a kilometer. I think there is no taxi in the area. I am not sure.Whatever it is, just get there. The experience is extraordinary.

When I said Thunderbird Poro Point is a Santorini inspired Resort, I mean it in every way. All that is about the resort could make you think you are somewhere in the Meditteranean. It's not just about the dome and the architecture of the main lobby and the hotel itself,the corridors, the paintings on the wall, the furnitures, the curtains in the room, the tiles on the pool, the pots are all Santorini themed. Even the towels in your room or the pool are in white and blue stripes.

The rooms, flawless. The beds and pillows, soft as ever. The best beds I have experienced so far.Be warned, the room could be so comfortable you might not want to leave. But there's a lot to explore outside so be sure to fight the temptation.:D

We were taken on a property tour on the second day. From the main hotel, to the Point Residences, the gold course, to the boardwalk and beach area. Very beautiful place indeed.!!!!We went around using golf cars. Fun fun fun!!!!

A honeymoon spent at the Aegean island of Santorini in Greece by a top company executive was enough reason for the developers of Thunderbird Residences, the premiere leisure and wellness residential community in San Fernando, La Union to adopt this general theme of white cliff-side houses overlooking the Aegean Sea, for all its projects in this 65-hectare leased property in Poro Point.

And this includes its latest offering, the Condotel, a 51-room expansion project of Thunderbird Resorts Hotel.The soon-to-rise three storey structure will follow the Santorini-inspired architecture and plush interiors of the existing 31-room hotel. The project is currently being developed alongside its three-phased residential proejct right across the white and blue colored hotel. MANILA, Philippines — The building boom in Metro Manila and key cities across the country has been on full throttle for nearly eight years now. From office buildings to housing projects, hotels to shopping malls, construction continues to grow at exponential rates.

With the prolonged explosion of the construction industry, many are beginning to wonder…are we now approaching the point of glut? Is a real estate bubble about to burst? After all, we all know that real estate markets operate in cycles.

We’ve seen it happen before. In the late ’80s, construction grew at an unparalleled pace only to collapse in 1990 as supply outstripped the economy’s absorption capacity. There's a beautiful and new place to visit in the North : the Thunderbird Resorts, at Poro Point.
The Thunderbird Resorts is a 65 hectare beachfront development at the Poro Point Special Economic and Freeport Zone in San Fernando City, La Union in the North. Poro Point used to be the location of the US Military Base-Wallace Air Station. The resort boasts of a 5-star hotel, a beautiful infinity pool by the sea, a spa and wellness center, fine dining restaurants, a casino and a beautiful creamy white-sand beach. The resort complex is perched on a cliff overlooking the China Sea. The resort buildings' architecture are Greek and Mediterranean inspired which makes it stand-out in its location by the sea. This resort development is definitely a big tourism boost in the Ilocos region.

Incorporated in the resort and hotel development are the Point Residences, a residential village (where lots and villas are being sold) and the Thunderbird Residences, a condotel. The Thunderbird Residences Condotel is being offered as an income generating investment package.

The Thunderbird Residences privately-owned condotel units will be pooled together as part of the hotel managed properties and whatever income that is generated from the renting out of a condotel unit will be shared by the two parties (i.e unit owner and hotel management). On income sharing, seventy(70) percent goes to the condotel unit owner and thirty(30) percent goes to the hotel management. Even if the unit is not rented out, a condotel unit owner still gets an income from the use of the common areas facilities. It seems to be a very good investment indeed.

I hope that more developments of this type will sprout in the northern part of the Philippines. Having visited many provinces of the country, comparably, Ilocos ( Region 1) is one of the most scenic and historical region in the country. Add to that the hospitable and friendly people of the North, this new resort development will indeed be a beautiful place to visit, live and invest in.

update: to improve the water supply in the resort, the Metro San Fernando Water district is currently installing water pipeline from the water source in Bauang up to the Poro Point, including this resort

Miguel Cerqueda and Jack Mitchell like to talk about new beginnings. It is appropriate, considering the new hats that both have been sporting since March 1, 2012, when a company Cerqueda started more than a decade ago has been fully acquired by a new partner and is now known under a different name.


Cerqueda is the new president of Thunderbird Hotels Asia, and Mitchell is the new chairman, while retaining his position as CEO of the mother company Thunderbird Resorts. This new entity is a subsidiary of Thunderbird Resorts, an international property developer of resorts and casinos in Asia and Latin America.

Cerqueda was previously the head of the Genesis Hotels and Resorts Corp. (GHRC). Genesis is an all-Filipino company that was incorporated in 1999 with the objective of helping owners and developers of new and existing hotels and resorts in the Philippines gain competitive edge through their professional management services.

On the other hand, Thunderbird Resorts is an international developer of themed resorts. It is in the NYSE listing in Amsterdam (Euronext: Tbird). It provides branded casino and hospitality services in five countries — Costa Rica, India, Nicaragua, the Philippines and Peru. In the Philippines, they own and operate the Thunderbird Resorts in Poro Point, La Union and the Thunderbird Resorts in the province of Rizal.

He said that Thunderbird sees Asia as the growth area for the coming decades. More than the country’s vast natural resources and beautiful land and seascapes, he said that the number one asset of the Philippines is its people.

Thunderbird Resorts, a Panamanian-based hotel and resorts operator and management firm, is expanding its presence in the Philippines with $65-million new investments and the establishment of a headquarters here for its expanding operations in Asia.

Jack R. Mitchell, President and CEO of Thunderbird Resorts, told Business Bulletin the company is investing $60 million over the next years in the Philippines. In the past seven years, Thunderbird poured in $50 million for its two upscale resorts in Poro Point, La Union and in Binangonan, Rizal.

Thunderbird also recently merged with Filipino-owned hotel management company Genesis Hotels and Resort Corp., which has eight hotels under its management. Together, the merger has resulted in a total portfolio of ten hotels and resort facilities in the Philippines for the Thunderbird Hotels Asia to manage and operate.

It’s an awesome location. I was not familiar with this resort before I stumble here. This is really a fantastic resort and best camping location. Now I can understand the fact that why is this attraction of tourism. Really, it has superb views and echo friendly environment. It’s a place to look forward to when my family gets back to the Philippines.

SAN FERNANDO CITY — Thunderbird Resort Inc. embarks on a P563-million expansion for its casino and hotel business inside the Poro Point Freeport Zone to spur tourism in Northern Luzon.

Sean Thompson, chief gaming officer, said the P348 million casino upgrade along with the P215-million improvement of the hotel and villas will be completed within the year.

“The growth opportunities in Poro Point and San Fernando City are enumerable considering that we strategically located at the heart of Northern Luzon,” he told Manila Standard, adding that over 1,000 local residents will be hired.

THE THREE-STORY Athena, which is near the golf course and the hotel's main lobby, in all its five-star amenities.

Athena, Chloe, Selene, Alexa and Aphrodite may surely sound Greek, but they all look good enough for guests to go on a five-hour road trip from Manila, or go down from the cool mountain breezes of Baguio to this humid province in Northern Luzon.

The destination is the luxurious Thunderbird Resorts in Poro Point, La Union, where the payback for a long trip and a hot day is a breathtaking view of the West Philippine Sea and the five-star amenities of the resort hotel, where villas with Greek names have been permanent fixtures since the Thunderbird Residences’ launch in October 2010. Thunderbird Resorts property is Santorini-inspired due to its proximity to the cliffside.


The villas are actually lifestyle beach homes dotting the 65-hectare resort-cum-golf course-cum-casino. Specifically created for vacationing families who want to rent them out or buy them, Thunderbird Residences is situated within the vicinity of the Thunderbird Resorts Hotel, an all-weather golf course, and a beach club. Soon, an expanded area will be the location of a P200-million condotel.

Livable model unit

One of the beach homes—actually a livable model unit—is named Athena, which is a prominent structure when viewed from the hotel’s main lobby. There have been two Athena model units built, in fact.

Currently, there are 10 villas being built, but only two (including Athena) are enrolled to the Thunderbird rental program. Katalene Ross Agmata, corporate communications manager of Thunderbird Resorts and Residences, explained that each unit owner has the option to rent out or own in full the unit they would occupy.

Should the homeowners opt to manage their home privately, it becomes a private venture. The owners of the lots are also entitled to free playing rights to the Cliffs Golf and Beach club. Aside from Athena, four more designs—Chloe, Selene, Alexa and Aphrodite—have been approved by Thunderbird.

The 80 lots launched for the Thunderbird Residences are all situated within 15 hectares of each other, to ensure that the property maintains visual space and ambiance. “We have also committed to a three-hectare park and recreation area which will be devoted to wellness and the retirement lifestyle,” she told Inquirer Property.

The 80 lots for sale is now 75 percent sold. Agmata said that each property owner is required to follow certain setback allowances ranging between 2.5 and 5 meters. Aside from this, the planned three-hectare community park would offer lots of open spaces.

P25,000 a day

The three-bedroom Athena, which has a floor area of 310 square meter, was built at a cost of approximately P9 million. Fully furnished, Athena is being offered for P13.5 million. The minimum downpayment is 30 percent, with the balance to be paid in five years, with applicable interest rates.

With the same Mediterranean lines as the hotel, the Athena Villa has five-star amenities, and promises quick and efficient residential services. Guests can experience the Athena Villa living experience for P25,000 per day. This includes a breakfast buffet for six persons, plus access to all the resort amenities and leisure living, while at the same time soaking in the seaside atmosphere.

Agmata said most Thunderbird visitors come from Manila (80 percent) and Baguio, but there are also foreign visitors.

“To our surprise, casino players have not played an important role on the lot sales. Most of the sales have come from hotel guests and walk-ins,” she disclosed.

Agmata added that Thunderbird Resorts has been “regionally strong” in advertising and marketing the lots, and future condotel projects.

Thunderbird Resorts has also announced an additional P200-million investment aimed at constructing the condotel. The condotel project is expected to start this year. It is a response to address the need for more rooms in the hotels, which now has an 80-percent occupancy rate. The project effectively adds an additional 51 rooms, each offering a breathtaking view of the West Philippine Sea.

Clients who purchase a condotel unit will also have the option to enroll their units to the rental program, enabling them to enjoy significant returns on the rentals. Within this program, owners turn over their units to Thunderbird. The unit will then be managed as a hotel room.

La Union can be exceedingly warm and humid during summer, and be directly in the line of storms during the rainy season. Currently, there are plans for additional air-con units for the spacious Athena model to address the heat. Asked if the designers of Thunderbird Resort were familiar with the weather condition in Poro Point during the early years of construction, or if there had been any issue on weather, wind and storm, Agmata said this was the reason it took 18 months to build the resort.

Thunderbird Resorts Poro Point (TRPP) was a major sponsor of the Sillag Festival of Lights, playing host and venue to its key activities last April. The Thunderbird Boardwalk was the venue of the Lantern Fluvial Parade, performance by the Philippine Marine Band, releasing of the Hope Lanterns, rock concert and Pyromusical Show last April 28.

The following day marked the groundbreaking ceremony of TRPP’s three-storey Thunderbird Condotel. Thunderbird is set to build 51 additional rooms in the Condotel, to add to the existing 41 rooms at TRPP, with a total investmentof R200 million for the expansion project. To date, TRPP has pumped in a total of R1.2-B investments in the country since it started five years ago.

Clients who will purchase a condotel unit will have the opportunity to enroll their units to the rental program, which will enable them to enjoy while earning significant returns on the rentals.Within this program, owners turn over their unit to Thunderbird so that Thunderbird can manage the unit as a hotel room and allow owners to relax while earning.

The April 29 groundbreaking had the following key officials (see photo) in attendance: (from left) Wilson Tieng, corporate partner of Thunderbird Resorts; Felicito Payumo, BCDA chairman; Fausto Liriano, TRPP operations director for construction; David Chong, TRPP project manager for real estate; Shaun Thomsen, Thunderbird Resorts chief gaming officer; Arnel Casanova, BCDA president and CEO; Florante Gerdan, PPMC president and CEO; and Yves Remondeulaz, TRPP hotel general manager.

Meanwhile, Thunderbird Residences continues to expand, with the plan to build approximately 140 more villas or lifestyle beach homes in six to 10 years.Thunderbird Residences was launched last October 2010, and occupies 15 hectares within the total 65 hectare property of TRPP. Thunderbird Residences launched only 80 lots for sale and is currently 75 percent sold. The owners of the lots are also entitled to free playing rights to the Cliffs Golf and Beach Club. A Thunderbird residence is the perfect vacation or retirement place, as included in its expansion plans is a three-hectare park and wellness area, and a commercial area.

Other ongoing TRPP projects include the expansion of the Casino, whereby 1,100 square meters more of floor space is being added to accommodate more machines and gaming tables, a bigger entertainment area and bar, another kitchen, and to which the VIP rooms will be relocated; and the continued expansion of the resort’s all-weather golf course.

It must be about 18 years left now and another 25 years total?

When i asked about this project also they could not sign both lease together as they only had permisson for the first 25 years although at that time nearly 3 years had gone and since then its been 2-3 years and the build time etc.

I have e-mail here they are trying to off load a house for 13.500.000 Million peso for a lease which is possible 18 years plus 25 years.

Do the maths on that one crazy idea.

Its a nice place though worth a visit but invest na.

If only they had decent lease's many foriengers would buy but like this it could end up with out a place to live in ones retirement.

hmmmm the house depreciates but the lot appreciates, but it's the house' condition that matters more

What you were talking about might be more of the business sense, but I'm more on the developments in this project (Constructions, urban development of the area, architecture, etc). i'm not connected to Thunderbird at all to tell you, so I don't know about the facts here. Now I understand what you mean here. I sought the help of a friend

so for example I buy a unit for 13.5 million and I will let it to be rented at 50k per month, so after 43 years, i have computed it to be 25.8 million. So my investment has doubled but after 43 years I might be dead (hopefully not yet :lol:)


If I am to compute the break even point, or the number of years of payback, I compute it as 13500000 / 50000 = 270 months or 22.5 years. So when I for example invested in 1990, all of thos what i have Invested will return just this 2012.


Well Thunderbird I think must bargain their house and lot prices so as to attract more investors, or if not, investors must be cautious investing here. thanks for pointing out these :)

MANILA, Philippines - The local business community is abuzz with rumors that San Miguel Corp. president Ramon S. Ang has entered the broadcasting and casino resort businesses.

According to the rumor mill, Ang, a prime mover of Southeast Asia’s largest food and beverage and packaging conglomerate’s diversification strategy, now partly owns broadcast media firm Solar Entertainment Corp. alongside movie industry pillar Wilson Tieng.

Stock market pundits said Solar Entertainment has partnered with Ang to acquire up to a 50-percent stake in the Philippine operations of Panama-based branded casino and hospital services firm Thunderbird Resorts Inc. for around $52 million.

Cash-strapped Thunderbird fended off the possible closure of its two casinos – one located in San Fernando, La Union and another in Binangonan, Rizal, two of the country’s hottest tourist destinations – following an agreement signed with Solar Entertainment.

In a disclosure last July, Thunderbird said it would focus on obtaining approval from the Philippine Amusement & Gaming Corp. for the $52-million equity financing from Solar Entertainment pursuant to a deal entered into in August 2011.

If the proposed transaction receives regulatory approval, Solar will invest into a newly-formed Philippine holding company (holdco) to which Thunderbird will assign all of its Philippine operations.

Solar will initially pay $25 million in exchange for a 32.47 percent interest in the holdco, primarily to be used to expand Thunderbird’s existing properties at Poro Point and Rizal, and to pay down debt.

Solar and its Filipino partner will have a 12-month option from closing to pay the balance of $27 million to complete the purchase of up to 50 percent of holdco. The additional funding will allow Thunderbird to develop new properties in the Philippines.

Thunderbird will own the remaining 50 percent of holdco and continue to manage the hotels and casino under its brand hotel and casino names.

Thunderbird conquered the Philippine market in 2005, investing a total of P2.4 billion from 2006 to 2010 (which according to Pagcor accounted for only 69 percent of the amount the group originally committed to invest during the period).

It incurred over $120 million in debt, leading to construction and start-up funding delays for its India casino project. The company was forced to unload a 64-percent interest in its flagship Panama operations and four hotels in Peru to stave off increasing financial difficulties.

Thunderbird is counting on its partnership with Solar to grow its Philippine operations, the largest income producer for the group worldwide based on its 2010 annual report.

The company was given a new lease on life after Pagcor extended the gaming license of Thunderbird for 15 years or up to June 2027, provided the Poro Point and Rizal casino resorts pay a gaming tax of 30 percent and infuse an additional fresh capital of $30 million each.

Solar Entertainment is known for providing quality content with its roster of premier entertainment and sports channels such as ETC, 2nd Avenue, Jack TV, Solar Sports and Basketball TV. Known for pioneering television block timing in the country’s broadcasting industry, the group operates six cable channels and three free TV channels and a film distribution company.

The Solar Group owns 34 percent of RPN 9 and intends to bid for the sequestered network. The Privatization Council is reportedly working the sale of the government’s stake in RPN 9 to further boost the country’s cash reserves.

Ang, currently San Miguel’s single largest shareholder, said in June the conglomerate was seriously considering entering the broadcast industry to add to its growing business portfolio. He said he received some offers that would allow the group to invest in media but declined to give out other details.

He also said the conglomerate was interested in bidding for government-owned stations RPN9 and IBC-13 when they are put up for sale.

While he suggested the privatization of Pagcor in 2010, Ang was quoted in Esquire magazine’s September issue that San Miguel would not invest in any gambling business as he noted the “undesirable” activities related to it such as prostitution and illegal drugs.

It would be recalled that Ang made an offer to acquire Pagcor for $10 billion with Malaysian magnate Robert Kuok as one of his partners.

Ang said the privation of Pagcor could transform the country into a big tiger economy.
